We had a terrible experience with Westgate that began in 2019 when my wife and I were lured into a pressure sales pitch to purchase during an anniversary trip. We were persuaded with free cruises and a chance to generate income through timeshare rental, but after multiple rejections, the pressure escalated to an aggressive real estate pitch for a "cheap" foreclosure. The sales process was rushed and legally deficientimportant documents were never disclosed. Everything was skimmed over and rushed through.When we finally visited the Westgate Villas Resort, the unit was much smaller than promised, and the promised rental income was nonexistent. We were misled into upgrading, which only worsened the situation. During the pandemic, we couldn't cancel or use the property but were still forced to pay increasing fees. The availability of units was also restricted, making it impossible to generate the promised rental income.The deceptive tactics, false promises, and failure to disclose important contract details have caused financial strain and emotional distress. Our advice is do not engage with Westgate and save yourselves the trouble.Central Florida Investments, Inc.

Westgate employs liars and deceitful salesmen that are very smooth talkers and exude trust, but dont be fooled! If you talk to anyone that works at Westgate, you will fall victim like us. In June 2017, my husband and I spent hours listening to their high-pressure sales presentation where we finally caved in and bought a Westgate timeshare at ************. Westgate teaches their salespeople incredible techniques to use on unsuspecting tourists like us, promising great experiences and repeatedly pushing the idea that this timeshare is an investment. They even took our drivers license to get copies. We didnt know why but when they returned, we were told we qualified for a Westgate credit card that we could use to conveniently pay our yearly fees.Since then, we have NEVER been able to schedule anything. Even with an upgrade, we have literally paid tens of thousands of dollars over the past 7 years, and we have never been able to use our week vacation because there is never availability. What a waste and a burden. Stay away! I would have given a 0 star but that was not an option.Central Florida Investments, Inc.

Westgate misleads people, using manipulative tactics to trap them in a cycle of debt. Their marketing is designed to hide the negative aspects of their product and bury critical information in fine printdetails that are nearly impossible to read or fully understand. During the contract signing, they handed me paperwork filled with small print, knowing I had no time to review it, yet expected me to trust their word without question. Dont trust a word they tell you! This all started in January 2021 in Florida. Upon arriving at our hotel, we were approached by a Westgate *** in the hotel lobby who offered a "free" 4-day, 3-night vacation to attend a timeshare presentation.He asked me about my occupation and income, and then he immediately scheduled me for the timeshare presentation. He assured me that I would receive the vacation package after the presentation. I returned to Florida in August 2021, with my children. The kids were thrilled, but, I found myself under intense pressure to upgrade my contract. The agent showed us fancy rooms with Jacuzzis and high-end amenities. After a long day of being pressured, I caved and upgraded. After several months of making payments, I received a call from a Westgate agent, who suggested I purchase additional points to use for vacations anywhere in the world! I paid $3,600 for ****** points. However, when I tried to use those points for a trip to *****, Westgate claimed to know nothing about the points program. When I asked about the equity I had supposedly built up in the property, they told me that timeshares dont function like physical property and gave me the runaround. Westgate ***orted me to the credit bureau, and my credit score dropped from 795 to 620. As a result, I am now unable to secure a home for myself and my children, which has severely impacted on our mental health. After researching, I discovered that the entire timeshare system was a scam! Had they been honest, I would never have agreed to any of this.Central Florida Investments, Inc.

We kindly ask you to review your payments to the company you purchased these points with in order to get clarification, as it was not Westgate.
As for your concern with credit reporting, we ask you to remember that you executed a Note, which you received a copy of on the day of sale, that was secured by a mortgage. While we regret to read your frustration with being reported, ask you to understand that Westgate is well within its rights to report to the credit bureaus accordingly.

Horrible Experience Stay Away!Our stay at Westgate Lakes **************************** in Orlando was a disaster. We expected a smooth vacation but instead endured terrible service, outdated rooms, and a lack of hospitality.Check-in took nearly TWO HOURS. The line stretched out the door, and staff made no effort to speed things up. No apologies, just pure disorganization.Our room was outdated and musty. The furniture was worn, the decor outdated, and the cleanliness questionable. We expected at least a modern, comfortable space.The next morning at the **************, service was awful. The woman at the desk didnt smile, didnt greet usjust rudely snapped, Whats your last name? Her bad attitude ruined the experience even more.Many amenities require extra charges. The water park isnt includedyou have to pay extra. A total money ******* top it off, the pool bar CLOSED at 6 PM on a Friday. Who shuts down a bar that early on a weekend?This place is a waste of money. The long check-in, rude staff, outdated rooms, extra fees, and early closures made this our worst vacation. In 2018, I received a written notice inviting me to attend a meeting in order to review and update my timeshare. That was not the case! It was evident from the start that the meeting set up to sell me a second timeshare. I was promised that the meeting would be short to discuss my upgrade options, no longer than ******************************** attendance for four hours! Nothing was mentioned about my timeshare, and I was led to believe that this second timeshare would be an "upgrade". Their intentions were clearly misrepresented. The pressure tactics soon followed to induce me to make a quick purchasing decision. "Purchase Terms", purchase price, was negotiated, and "Mortgage Setup" papers were in place. I declined the offer! More pressure tactics ensued with incentives of other travel offers and a floating use plan. These predatory practices are reprehensible and criminal. Definitive steps need to be taken to rectify the damages inflicted, not only me, but on countless others who have fallen victims to this organizations unscrupulous actions!Central Florida Investments, Inc.

Westgate is horrible and if I could give negative stars on this review, I would. Timeshare companies like them prey on vulnerable individuals, offering false promises and manipulating emotions to secure a sale. My ex-partner and I tried to explain to the representatives that we were uninterested in purchasing a timeshare, but they kept getting us better deals to the point where we wasted half a day of our vacation going to this worthless presentation. After several hours of significant pressure, they finally wore us down, and we agreed to sign. Then one of their representatives coached us on what we should say to the loan officer in order to get approved. So, looking back on it, it seems they knew that financially, this was not a good investment for us, yet they pressured us to sign it anyway. I don't know who is in charge of Bluetree and, to be honest, they are refusing to give that information up via phone or email. When I called lately to cancel my timeshare here is how BLUETREE RESORTS is being TOLD TO ANSWER by Central Florida Investments, **** (this is an actual conversation with a BlueTree *** shirking responsibility at they are trained to do:THEM: I'm sorry, **** there is no way to get out of your contract other than to sell it or transfer it to **********: so you are holding a gun to my head and making me pay the maintenance fee?THEM: You signed the contract ME: I was lied to and deceived.THEM: Well it was another company probably 20 years ago or so we didn't have anything to do with it.....ME: GoodbyeCentral Florida Investments, Inc.

Fraudulent and Deceptive Practices by Westgate Resorts I had an extremely negative experience with Westgate Resorts at their Orlando location on September 17, 2023. My family and I were promised a free lunch, a week-long hotel stay and significant discounts on Orlando attractions in exchange for attending their sales presentation. None of these promises were delivered.Instead, we endured over 7 hours of relentless high-pressure sales tactics. The representatives falsely claimed that their timeshare program would provide lifetime 70% discounts on hotels, cruises, and vacation services, as well as investment potential with guaranteed resale value. These statements were entirely untrue.When I requested time to review the contract, I was denied and coerced into signing an electronic agreement without seeing the full terms. I later discovered that the benefits promised during the presentation did not exist.Florida Laws Violated:1.Florida Deceptive and Unfair Trade Practices Act (FDUTPA): Misrepresentation of the timeshare product and unfair, high-pressure sales tactics.2.Florida Vacation Plan and Timesharing Act: Withholding critical information, making it impossible to exercise my cancellation rights.Additionally, the physical and emotional toll on my family, particularly my three young children (ages 5, 5, and 7), was immense. They were hungry and distressed as the promised meal was never provided, and there were no breaks during the grueling ********************** Impact:To date, I have paid $3,000 upfront, with over $30,000 in additional costs expected over the next decade for a "product" that provides no value to me or my family.Conclusion:Westgate Resorts uses deceptive, unethical, and manipulative practices to exploit families. With this document, the Developer strives to eliminate the possibility of any misunderstandings with regard to what may have been presented to you, which may have influenced your decision to purchase. Your initials on the document show that you purchased this property for personal use, that there were no representations made regarding investment or resale potential, and that the Developer does not have a rental or resale program to assist you. Additionally,the Public Offering Statement discloses that the purchase of a timeshare interest should be based upon its value as a vacation experience or for spending leisure time, and not considered for purposes of acquiring an appreciating investment or with an expectation that the timeshare interest may be sold.

From the beginning, this purchase was misrepresented, and my family was placed in an unfair and deceptive situation that led to the signing of a contract that we never intended to enter into.1.Misrepresentation and Deception The presentation initially did not represent the offer as a timeshare purchase. Instead, it was marketed as an exclusive membership offering lifetime travel benefits at discounted rates. It was only during the high-pressure sales process that the actual nature of the contract became cleara classic bait-and-switch tactic.The claim that all terms were disclosed on the day of sale is misleading because the pressure, exhaustion, and deliberate withholding of key information led to an uninformed decision.The acknowledgment document you referenced does not negate the fact that I was provided false and misleading verbal information that led to my decision. If verbal misrepresentations were not a widespread issue in timeshare sales, such acknowledgments would not even be necessary.2.Coercive and Unethical Sales Tactics The presentation exceeded the promised time, making it impossible to leave without missing the incentive. My wife does not speak English and could not read or understand the contract, yet she was required to sign legal documents that she could not comprehend.Our children, who were 5 years old at the time, were subjected to prolonged stress while we were pressured into staying for hours beyond the promised timeframe. This created an environment where rational decision-making was not possible.I repeatedly stated that I did not want a timeshare, but the pressure tactics, exhaustion, and manipulation resulted in an unwanted purchase.3.Acknowledgment and Public Offering Statement Are Not a Defense The Acknowledgment of Representations document does not override the fact that the sales representatives intentionally misled me into believing that the purchase was something different than what was ultimately presented in the contract.The contract itself was rushed, and the high-pressure sales environment did not allow for a thorough review. Signing a document under coercion or deception does not make it legally valid.Requested Resolution Westgate Resorts must recognize that this contract was signed under fraudulent and deceptive circumstances. I am not interested in mediation that simply reinforces an invalid contract. My review is pretty much a copy of all seen below. This company has taken us for thousands of dollars and fulfilling none of their promises in return. We are constantly harassed for money, because theyve locked us into a contract that is falsified in every way. They are ruining families financially and criminally, but somehow able to get away with it. We keep fighting and trying to take all the right steps with the states and arent getting anywhere. I am writing this review for Westgate to express our disappointment with the deceptive sales tactics, misinformation, and extremely high pressure that we were subjected to by their sales reps. **** took advantage of us and as retirees in our 70s, we simply cannot manage to keep up with the rising cost of the maintenance fees. This all started when we agreed to attend a 1-hour presentation that ended up with us being stuck in a room with salesmen for over two hours! After declining several offers, they continued to pour on the pressure and wouldnt take NO for an answer. **** claimed that this was a lucrative investment in real estate due to the resorts proximity to ************. He said that the value of the timeshare will increase over time and that it would be highly marketable to resell or to rent out. That was a lie. **** wouldnt give us time to think things over. Instead, we were told that we needed to make an immediate decision or no deal. After we had paid off our Westgate Orlando mortgage we traveled to *****************************************. Upon our arrival we were encouraged to attend another sales presentation where, after significant coercion, we ended up purchasing another three-bedroom unit. This presentation was also full of pressure and false claims. In addition to the falsified claims, there is also an element of cost that was never properly disclosed to us. We were not told about the maintenance fees that we were responsible for. We also were never told that this contract would last in perpetuity and would transfer to our heirs. Had we known these two details then we never would have agreed to purchase anything! We were told that our timeshare would appreciate in value and could be sold for a profit. If it werent for the lies and misrepresentations from their sales ***** we wouldnt be in this situation. To anyone reading this, let this be a warning to stay away from Westgate, they do not have your best interest in mind.Central Florida Investments, Inc.

Mr.********, first and foremost, although we appreciate your feedback regarding the original presentation you attended, please understand that the purchase was over fifteen years ago, making any successful claim for relief at this point,improbable. With this in mind, we will only be addressing the claims presented for the most recent presentation you attended.
Regarding your claim that you were allegedly coerced to upgrade your ownership, we apologize if you felt uncomfortable or pressured in any way while attending our sales presentation. Since there may have been offers presented on a first-come,first-served basis, depending on the available inventory, the representative may have expressed some urgency regarding the offer. However, you were never obligated to remain past the agreed-upon time or to upgrade your ownership.Ultimately, you had the right to inform the sales staff or closing officer of any discomfort to ensure proper action was taken, or refrain from upgrading if your concerns were not addressed to your satisfaction.
With respect to your claim that you were allegedly advised that the purchase or upgrade of your timeshare interest would be an investment opportunity with profit and rental potential, as it is not possible to validate verbal statements, the Developer requires all owners to complete the Acknowledgment of Representations (AOR) document. With this document, which you received on the day of the sale, the Developer strives to eliminate the possibility of any misunderstandings with regard to what may have been presented to you, which may have influenced your decision to purchase. Your initials on the document show that you purchased this property for personal use, that there were no representations made regarding investment, rental, or resale potential,and that the Developer does not have a rental or resale program to assist you.Additionally, the Public Offering Statement (POS) discloses that the purchase of a timeshare interest should be based upon its value as a vacation experience or for spending leisure time, and not considered for purposes of acquiring an appreciating investment or with an expectation that the timeshare interest may be sold.
As for your claim alleging that you were not informed of the associated maintenance dues and taxes (M&T) obligation, please be advised that multiple documents that you received on the day of sale, including the Contract for Purchase and Sale (Contract), AOR, and Closing Disclosure, disclose the estimated M&T to be due each occupancy year.This information was also fully discussed and disclosed in the recorded closing.
Moreover,regarding your claim that you were not informed that ownership is perpetual,please be advised that, as disclosed within the signed Contract, the timeshare period being sold includes the conveyance of an interest in real property in perpetuity. Further, we ask you to understand that you purchased a deed, and deeds are perpetual. With this in mind, just like any other deed, you remain responsible in perpetuity for the purchase until a transfer of ownership or unless the deed changes hands.
Finally,with respect to your concern with your heirs inheriting the property, as each owners situation is unique, we encourage you to consult with a professional legal advisor regarding the inheritance process.
