We paid for a year of mentorship for $40,000. The coach did not respond to emails often. It was evident that he probably was moonlighting (having 2nd employment with) another job. We did not feel that the money was well spent. These guys use high-pressure sales tactics and deceptive marketing to encourage customers, "students", to put the $40,000 on business credit cards. I wish we could go back and never pursue this with Multifamily Mindset. I will continue to preach online and in person against this company. They do not bring much "value". This entity should be under federal investigation. I'm sure they have a great legal team with all of the money grabbed from customers. My former coach can send me an email asking to continue "learning" with them, but can ignore emails sent his way. We are extremely displeased. I am a disabled veteran and was a college student when they took advantage of us at their in-person seminar.Business Response

Hi *******,
Thank you for taking the time to share your concerns.
We recognize that a $40,000 investment is significant, and we sincerely appreciate the trust you placed in us by enrolling in the **************** Program. We take that responsibility seriously, and were committed to addressing your concerns respectfully and transparently.
After carefully reviewing your complaint, your mentorship records, and internal communication logs, we want to respond clearly and with integrity. You mentioned concerns about your coachs responsiveness and availability. Based on our records, your assigned coach, **** *****, consistently responded to your inquiries and conducted several mentorship calls during your active participation. We also noted a four-month period during which we did not receive communication from you, and no dissatisfaction or requests for support were submitted during that time. To our knowledge, **** maintained his responsibilities and was not involved in other work that interfered with his role.
We understand your statement that the program didnt feel worth the investment. The **************** Program provides structured weekly coaching, extensive multifamily online training curriculum, underwriting and deal analysis tools, private community group, and access to live events. According to our systems, these services were delivered and available to you throughout your enrollment. That said, we acknowledge that value can feel subjective and results vary. Many students who enrolled at the same time you did have gone on to close real multifamily deals, raise capital, and build passive income streamsdozens of whom will be recognized at our upcoming **************** event for their achievements in 2024. However, we also recognize that outcomes depend greatly on each students engagement, market timing, and personal efforts.
You also raised concerns about the sales process and financing options. Wed like to clarify that our enrollment process is designed to be professional and transparent. Financing methods, including credit cards, may be discussed to make the program more accessible, but students are never required or pressured to use any specific payment method. All decisions around how to move forward are entirely up to the individual.
Regarding your request for a refund, our policies are clearly outlined and are based on the delivery of servicesnot on individual outcomes or perception. That being said, if you believe there are unique circumstances we may not be aware of, we welcome the opportunity to discuss them with you privately and respectfully.
Were sorry to hear that your experience did not meet your expectations. We genuinely respect your background, especially as a student and veteran, and thank you for your service to our country, and want to reiterate that our mission is to empower individuals from all walks of lifenot to mislead or take advantage of anyone. If there are additional insights youre willing to share that could help us grow as an organization, we are open to listening.
To better understand your journey with our mentorship program, and to continue learning as a company, wed appreciate your input on the following:
- What specific markets did you evaluate or target?
- Approximately how many multifamily deals did you analyze or underwrite?
- How many **** (Letters of Intent) did you submit?
- How often did you attend coaching calls or use the provided resources?
- What steps did you take toward raising capital?
- What specific deliverables did you feel were missing or unclear?
- In hindsight, what actions could you have taken differently based on the mentorship provided?
*******, were not here to dismiss your experiencewere here to listen, respond, and grow. Unfortunately at this time given the delivery of service, the expiration of your right to cancel, Multifamily Mindset is politely declining your request for a refund. The company paid the costs of providing the services to you, and it cannot reverse those costs at this time. We are happy to meet with you and extend services to address any concerns you may have.
With appreciation and respect,
The Multifamily Mindset TeamInitial Complaint

This program is a scam. 60 days into the program and their lead underwriter tells us, the students, in an official training that the underwriting template is not really meant to be used in deals. Further, I submitted 4 deals to the fund and didnt hear anything back. I addressed it with mfm and was told that they will not issue a refund and they will not update their templates. I asked all the coaches if they had experience and the coaches did not have experience in being gp side on deals within the last 6 months. Everything that was said at the 3 day event turned out to be completely false. Asking for a refund for the remaining amount back of *****.Business Response

Dear BBB Team:
Thank you for your patience while we got back to you as we have team members on ***. In looking into our records, we have already successfully resolved these concerns with Ms. ******* in May 2024. Given the refund policy we had at the time, we were able to provide her a partial refund, which she agreed to, for services not used. We are not sure why she did not include those details in her inquiry.
Sincerely,
The Multifamily Mindset

I attended a live event that claimed you could invest in multifamily real estate with no money by raising capital from investors. They heavily promoted a 3-day class for $1,400, promising step-by-step guidance on how to invest. However, the class turned out to be mostly motivational, providing little actionable information. Instead, they assigned "coaches" who pressured attendees into joining a mentorship program costing $40,000. If you couldnt afford it, they had a 3rd party offer loans disguised as "no-interest financing" using credit cards with high limits, claiming youd pay it off quickly after securing your first property. The $40,000 mentorship promised hands-on coaching, access to a ******** group, live training, and an online course. Convinced by my coachs assurance that my dedication would lead to success, I paid $6,000 as a down payment. However, my partner backed out, and I decided not to proceed. Despite this, I was relentlessly harassed by coaches urging me to pay the balance, claiming it would change my life and get me out of debt. They even negotiated the price down to $24,997, citing my lack of a partner.Shockingly, I later discovered they targeted vulnerable individuals, offering the program for as low as $7,000 to those who refused to pay the full price. After paying, I never heard from the coaches again; they even pretended not to know me at another event. The course materials provided were grossly overpriced, consisting mainly of scripts for misleading others, with minimal educational value. The assigned coaches were unqualified "mindset" mentors, not experienced investors. Weekly calls focused on motivation rather than practical knowledge, and learning crucial skills like capital raising required additional payments of $5,000 or more.Attempts to resolve my concerns have been ignored. This mentorship is a scam, offering no real value while continuously upselling additional services.Business Response

Dear BBB Team:
We have reviewed Ms. ********* inquiry. Here are our findings/assessments.
Ms. ******* purchased a 12-month Elite package on 1/4/2024. She missed her initial call with Coach on 2/15 due to family emergency, as well as follow-up calls on 2/22 (no reason provided) and 2/29 (she had an emergency client meeting scheduled). Ms. ******* lost her partner and switched to a single Elite package, which she paid in full.
She had her initial call on 3/13/2024; she shared she won't be able to fully focus on her business until after tax season April 15th. We adjusted her expiration date of 5/8/2025, which allows for the full year use of our services.
Our coaches reached out to Ms. ******* at a minimum monthly to set up 1:1 coaching calls. While we do want to see every student reach their goals, we are not able to make any guarantees because individual skills, time availability, and dedication to the program make a difference in individual performance in growing any business. We recommend Clients put in a minimum of 5 hours per week to their future business and work with them based on the pace they set.
We have denied Ms. ********* request for refund for two reasons: 1) because we have fulfilled on the items she purchased, and 2) she is outside of the 30-day refund period. While we are not able to provide a refund, we would like to engage with Ms. ******* on a plan to get back on track so she can optimize the time in our program to grow her business.
Sincerely,

$40k for someone else to help themselves rather than teaching and allowing us an opportunity to get what we paid for. Not only did we pay $40k but every program they introduced us to involved additional charges. They said we could use their names to invite investors to do business with us but that required another $6k, which we paid. After attempting their services, which was an epic fail we requested a refund which we were given. They also introduced us to tax advisors that were asking for additional funds for their services. Every program they introduced was just another attempt to get more money although they knew we were just starting in the business. They would also have others within the company asking for more to invest in the MFM deals. Once we completed the fast track MFM introduced yet again to another coach. Our coach ***** Card reached out to us bi-weekly. During the sessions she basically asked how things were going. We continuously expressed our concerns that we werent getting what we needed and the tools they provided didnt lead to opportunities. Her suggestion was always to utilize ******* and ******** to network and/or refer us back to the online training and resources they provided. Again, after being told it would take a year to get the first deal we kept attempting to make this work. After 1 year they discontinue your access to the online tools unless you pay an additional $3k. Unfortunately, weve exhausted our funds attempting to make this work. We now understand why they tell people itll take 1 year to get a deal. Its so youre well out of the refund period. We have reached out to MF for a refund only to be told just that. We would like every ***** weve paid including the bootcamp fee which totals $41,497. This program is a scam and everything about it was misleading from day one. Our goal is to get our money back as well as inform as many as we can not to do business with this company. ************ ****************** **** D **** **Business Response

Dear BBB Team:
We have reviewed Mr. ****** inquiry. Here are our findings/assessments.
Mr. **** and Ms. ****** purchased a 12-month membership on 6/3/2023, which expired on 6/3/2024. Our refund period is 30 days, which is disclosed in the customer agreement. We received their refund request in October 2024, which is after both the 30-day period as well as the program expiration date.
During their program time, ***** reaches out with them bi-weekly, as stated, to review their progress on recommended actions. They were not consistent about scheduling and making meetings, responding to communications, or doing the recommended actions. During an October 2023 coaching session, we noted that not much progress had been made as they were working on a non-multifamily property they purchased and the process of renovating and finding tenants. We acknowledged it can be easy to get distracted, encouraged Ms. ******* and reinforced the need to regroup and focus on actions to grow their multifamily business, such as sourcing and underwriting deals weekly, joining sponsor and networking calls to build their team, and creating goals and action plan for 2024. We want to see every student reach their goals but are not able to make any guarantees. Individual skills, time availability, and dedication to the program make a difference in individual performance in growing any business. We recommend Clients put in a minimum of 5 hours per week to their future business and work with them based on the pace they set. That said, we have students that want to get a deal done within 6 months (more time dedicated weekly) and others in 2 years (less time dedicated weekly).
While we are not able to provide a refund for the reasons stated above, we would like to provide a few months extension of services if Mr. **** & Ms. ****** would like to continue to work on their multifamily business.
Sincerely,
The Multifamily MindsetCustomer Answer

It is unacceptable the response in why I am not getting a refund. It was never told us we had 7 or 30days, from the beginning we was never told it would **** * months to a year to even close to getting a deal. I WOULD HAVE NEVER invested over $40k if we were told smh of what the response was we were giving about coaching calls. The coaching calls are a way they waste time and string you along. Very redundant and unproductive. This experience has been a complete hustle/scam. If I dont get my refund I will obtain an attorney concerning this. The response they give for not refunding money is a joke. Never in the program do they have anyone feel as if it takes over a year to make your Investment back! Refund our money!Business Response

The company refuses to give me a refund for services I have not used. It is a real estate course, and I messaged how the seller/presenters made it seem it was nearby to my location but it is not. Additionally, I was not told about a contract, the person just swiped my card and told me to sign the iPad. I messaged that their offer to go to ******, ** is too far and that waiting a year for them to come back is not feasible and defeats the purpose of the workshop. I then contacted customer service and was referred to the refund/support department which refused to give me back the money as it was not within the 7-day period. There was no mention of this and confidently put it into the document that I was pressed to sign hastily and it was at the end. There was no mention of this or the contract, just sign in the iPad. This feels like a bait and switch and I have not utilized their services.Business Response

Dear BBB Team:
We have reviewed Mr. ******* inquiry. Here are our findings/assessments.
On 9/18/2024, Mr. ***** attended our free event and purchased our 3-day workshop. Please see the attached contract he signed on the iPad. The last slide of our presentation at these events displays the details for the respective 3-day workshop being offered so attendees can plan accordingly.
On 9/19/2024, Mr. ***** reaches out to our Customer Support team expressing he will not be able to get the days off needed to attend and is curious about what options we could have for him. We provided two options for him.
1. An alternate session in ******, **. While the next closest event, it is further away so we do provide a travel voucher for such instances to allow a reschedule to be more feasible financially.2. Watch a recording of the first two days and attend in-person the last day.
An additional option we can offer is to exchange his in-person workshop for the 3-day recording, as well as two *************** tickets (April *****, 2025 in *******), so he can still connect in the network as he expressed networking was important to him.
On 10/1, we received a refund request from Mr. ******************** denied it because it was outside of the agreed upon 7-day cancellation period but did offer to provide a credit to him to attend a future event within the next calendar year.
All 4 options above are still available as we'd like to come to a reasonable resolution with Mr. ******************************* Multifamily MindsetCustomer Answer

I am rejecting this response because, as stated, ******, ** is far too northover four hours away. Additionally, I was not informed about any ******************* I was only made aware of the online version with access for up to a year, which defeats the purpose of what they encourage. Furthermore, if it's true, as stated in other BBB complaints, that to fully benefit from what they hype, you must pay for a $40k mentorship, what would be the point or difference in the 3-day course and training? My refund request was made because I have not used any of their services or materials, and I still haven't. Therefore, I am simply requesting a refund for services I have not utilized.

I went to their free seminar which in turn promised a "Master Class" for $1500. I went for three days and learned 1 formula and the rest of the time I was bombarded with the speakers personal life and how cool his options are because of this business. He evaded 17 total questions throughout the 3 days. He never taught anything. He was more interested in making people say yes and raise their hand to every little point he made. He did not teach anything. This is why I want the initial $1500 back. I was in the hospital for 5 weeks, starting 2 days after the master class was done, so I was unable to request any refund until 3 weeks ago when they confirmed I could request the refund. This morning they said that it was denied for services rendered and that my time limit to request a refund was 14 days. So why then did 3 different people reach out regarding a refund??Second, I paid $2000 to start a mentorship because I see the value in the program. However, Medical treatment is going to be intense until early next year. I cannot start a mentorship, this is just my reality. I have a brain injury and spinal injury that requires alot of attention and my 5 week hospital stay is what made this clear. Completey unforseen. So I cannot do anything until next year. I made this clear to them and this is why they responded with me getting a refund. 6 weeks after I had paid. Now they are denying a refund because I was unable to request it within two weeks of payment. I wish I could do it but I am going through intense treatment and I wanted the refund which they agreed to. I message you to help me resolve this since they are suddenly refusing to give me my refund. I have no use for it until next year. That money can go to my wife and children while I finish getting medical treatment. Please help me get justice and a refund that they agreed to. I have text messages and I also have the notebook they provided with unanswered questions and empty pages because the speaker did not teach.Business Response

Dear BBB Team:
We have reviewed Mr. ****** concerns. Here are our findings/assessments.
On 8/1/2024, Mr. **** attended our 3-day workshop in ******, and while there, signed up for our Basic Program, which provides 12-months of unlimited access to our coursework online. He was given the agreed upon access and has a $5000 balance on the Basic Program cost.Re: Mr. ****** request for a refund of the $2000 partial payment he put towards his Basic Program. He was denied the request at the time because 1) his request was made after the 14 day cancellation period, 2) the reason he provided for his request was because he would not be able to dedicate the time and energy he initially thought due to his upcoming procedures (we would generally offer a hold or extension on his program time so as to not lose time in the program while receiving care), and 3) we fulfilled on our end even though he has not paid in full for the full program.
In reviewing this case, we see a few additional points to consider.
1. Mr. **** was in the hospital for 5 weeks, starting 2 days after the master class was done, so he was unable to request a refund in the agreed upon cancellation period.
2. While we fulfilled on the Basic Program access, Mr. **** did not use any of the online services yet because of his hospitalization.
3. Given the extent of his condition, we are not certain on a timeframe of when he'll be able to pick up the coursework to make a hold or extension reasonable.
4. He has a financial hardship as his settlement is not yet complete and would be unable to pay the remainder of his program balance.
Given these points, we will refund Mr. **** his $2000 partial pay for the unused Basic Program.Re: Mr. ****** request for a refund for the 3-day workshop, which includes 3 full days of taught content, access to our Quickstart guide, our Underwriting Template, and a free guest. Additionally, our speakers and strategists stay at the end of each day to answer any questions students may have. We delivered on the items we stated we would, including all workshop slides in a book to reference for taking action on their business post event. For those reasons, we are declining this part of his request.
We hope Mr. **** finds these resolutions reasonable. We wish him all the best in his recovery and health.
Sincerely,

On Aug. 15, 2024, my son and I purchased a class by the Multifamily Mindset organization in the amount of $1,497.00. After attending an informational meeting, the staff of Multifamily Mindset sold him this three-day workshop (Aug. *****) that was supposed to provide a comprehensive course on how to purchase dwellings with 20 units or more for the purpose of renting them out. The workshop turned out to be an intense, hard-sell session to purchase a $40,000 class, which was supposed to provide an even more comprehensive course with the "keys to the kingdom" of a giant network of advisors, possible investor partners, and special access to a ******** group where one may ask questions and advice and have them answered. Twice during the $1,497 workshop we were to meet with a Multifamily expert, one who had experience and success in this business. We were assigned to an ill-informed man in his early twenties, a college student, who had done one transaction in February 2022. He sat down with us to basically sell the $40,000 class, NOT to advise us on how to get in to the business or be successful. Oh wait, he shared that if we bought the class, we would then be ABLE to start our business and be successful. He was unable to answer basic questions about taxes and when profits would be realized. As other attendees complained, Multifamily Mindset *** the ante to ultimately get people to purchase the $40,000 class. I emailed Multifamily on September 4 to request a refund, then again on September 8. No response from them, which is why I am appealing to the BBB for assistance with a refund. Thank you.Business Response

Dear BBB Team:
Thank you for your patience in our replying. We got derailed the tail-end of last week through today adjusting operations in anticipation of Hurricane ****** arriving tomorrow. We have reviewed Ms. ********** concerns. Here are our findings/assessments.
On 8/15, ***** ******** purchased our 3-day workshop, which include the Workshop itself, Access to our Quickstart guide, our Underwriting Template, and a free guest. All deliverables are stated on the signed paperwork. ***** paid with his credit card. Ms. ******** is not listed on the paperwork as a partner, but ***** did eventually bring her to the workshop as his free guest.
On 9/8, we have a record of our Customer Support team guiding Ms. ******** on how to request a refund. The next time we heard from Ms. ******** was via this BBB inquiry. To date, ***** has not reached out with any such request himself.
We do host a free 1.5 hour intro course to our product, followed by a paid 3-day deep dive workshop, followed by a paid year-long mentorship. We share openly in our free intro course that ***** attended on 8/15 that we sell paid programs on apartment syndications so attendees aren't surprised when we make such offers during future events.
We understand Ms. ******** did not like that we offered another product for purchase at the 3-day workshop, however, ***** made the purchase and we did deliver on the items we stated we would, including all workshop slides in a book to reference for taking action on their business post event. For those reasons, we are declining her request for a refund.

I am rejecting this response because Multifamily Mindset aims to profit on the class fees - $1,497 and $40,000. The strategy session is a one-on-one hard sell of buying the next class. The content provided is simply not enough information or step-by-step process on how to actually begin one's business. Going to another class will be about listening to more hard selling of the product, which is the $40,000 class.Sincerely,

I am writing to file a complaint about this company due to their deceptive business practices. I enrolled in their course while pursuing a career in the real estate industry. I urge all consumers to stay far away from this company.Initially, they had me fill out a questionnaire and then assigned a strategist to sell me a $40,000 program. This strategist pressured me into getting credit cards and using all my savings to pay for the program. I later discovered that the program is a complete scam. The course material is outdated, and the so-called "coaches" are not even in the industry. This company had no right to sell such a program to someone as vulnerable as I was. I was young and naive, and although I take responsibility for my decisions, I am now burdened with over $40,000 in credit card debt with interest rates exceeding 30%. Instead of improving my financial future, this program has ruined it.I experience extreme stress due to this situation and feel trapped. I would like a refund but fear being bullied by the organization. My goal is to at least prevent others from being scammed by this company.Business Response

Dear BBB Team:
We have reviewed Ms. ********** concerns. Here are the details we have on our end for the case.
********************** joined in April 2022 with her then boyfriend, **********************. They paid $38,997 in full for our 12-month elite membership via cash wire not credit cards. They also purchased a branding kit for $4,000 for total purchases of $42,997.
********************** and ********************** completed their year-long membership in April 2023. A month after their package expiration, they communicated they felt they didnt receive the value of their package. Legal standard is to allow a 3-day cancellation period; we provide a 30-day cancellation period for students to express dissatisfaction for a full refund, which is disclosed in the agreement. Their refund request was made outside of our 30-day cancellation period as well as past their 12-month expiration date, however, we had empathy for the situation they were in (ie. they broke-up and needed the money), so we ultimately made an exception and provided refunds totaling $23,498.50, despite having used and had full access for the agreed upon 12 months.Customer Answer

I am rejecting this response because:Thank you for providing the detailed breakdown regarding my concerns. I appreciate the steps that have been taken to address the situation so far. However, I would like to clarify a few key points and request a refund for my portion of the payment.
While I understand that ********************** received a partial refund, that refund was solely for his portion of the payment. I have never received any refund, nor did I authorize or sign any documents acknowledging a refund on my behalf. It's important to recognize that I am a legally distinct individual and my financial obligation remains unresolved.
I would also like to highlight that, contrary to what has been stated, payments were indeed made using my credit cards, for which I have receipts showing interest accruing over time, I have attached copies of the proof that credit cards were used. This contradicts the claim that no credit cards were involved in the transaction. The financial burden caused by these payments has had a significant impact on me, and I have been unable to meet these obligations due to the lack of a refund.
Previously, when I reached out to express dissatisfaction with the program, I was advised to continue trying to build a business, which only resulted in deeper debt and no tangible results. My renewed confidence to request a refund now stems from learning that other individuals, including **********************, have been refunded. I believe its only fair that I receive a refund for my portion as well.
Additionally, I have significant concerns about the legitimacy of the program. Based on discussions with industry professionals, I now understand that some of the practices and advice taught in the program are not only outdated but also potentially illegal.
Sincerely,
*********************************Initial Complaint

On April 4, 5, and 6, of 2024 I attended a three day bootcamp, which cost me $1,497 to attend. I was told that I would receive extensive training on how to purchase multi family properties without using my own money. From the first day to the last day the teaching coach *********************** and his staff did not teach anything of value. We were given a thick binder loaded with assignment and terminologies that we were suppose to go over and learn during the class, but that didn't happen we didn't even complete half of the lessons in the book. Most of the time we were in class all that ***** and his team his team talked about was their personal experiences in the business, how many deals they have done, their families, why they decided to join MMF and how many vacations they have been on. It felt like they were simply bragging about their lives and the properties that they own. They promised to teach us how to do the business worked and the steps we need to be successful in it, But every lessons of value was rushed through. Nothing was taught with any detail. when any of the students asked questions the responses were opened answered and left unclear. the first day they passed around a form for each of us to fill out asking about our credit and income. based on your answers we were put in a group. each group was sent to a team member which they called strategist and that strategist would pull you to the side individually to convince us to spend more money. Each day we attended the class we would meet with this strategist during the time were suppose to be learning everything we paid for. So, not only did I not get the knowledge that I paid $1,497 for, but now I'm being asked to pay another $40,000 to continue the course. I truly felt ripped off. I feel everything was false advertised. I did not get what I was promised and paid for. I wasted my time and money, I did not receive any information of value during the three days I attended.Business Response

We attended Multi Family Mindset conference 2 weeks ago in ********. We were told prior to signing up for the $1300 conference we would receive travel voucher for $300 if we had travel expenses for the conference. After refusing to pay an additional $30,000 for signing up for their coaching program, we have not been able to get any response from the company with regards to the travel reimbursement.Business Response
