1 starI would like to share my experience with ZRS Management ***************, where I currently still reside. Unfortunately, I have faced multiple instances of abuse and discrimination that have been very evident and unjust, carried out by the property management office staff.During my tenancy, my apartment suffered from mold contamination and several flooding incidents, seriously affecting my health and damaging my personal property. Despite repeatedly reporting these issues and requesting assistance, my concerns were dismissed or inadequately ************ response to the damages, I filed a legal claim, and as retaliation, the management has attempted to pressure me into signing a document waiving my future rights and has even sought legal action to enforce this.I consider the treatment I have received from ZRS Management to be unfair, arbitrary, and retaliatory. 1 starIndigo Apartments. On May 20, 2025 I was approved, completed e sign lease documents, paid my deposit, paid my prorated rent and on June 20 I called to confirm pickup of the keys. Was informed that my contract was voided and I was not moving in. A signed legal document voided? I have Welcome letter, I have proof of $1950 received to Indigo and Proof on my bank Statement that they took my money. That money needs to be refunded because this is called a breach in contract. No one returns emails or responds to my requests. So any suggestions? Small Claims court? ***? I have saved every single email for like I said have confirmations and proof of payments to them and they breached their own contract!!******Review fromLisa M

2 starsWe are on our 3rd property management company since our move-in approximately 2.5 years ago. ******* ********* was by far the most responsive and professional management company we have had the pleasure of working with. *** recently replaced ********************************* and the differences in their approach to dealing with resident and maintenance issues is quite lacking. We have had "access" problems for months that have gone unresolved so we do the workarounds ourselves. Maintenance requests sometimes don't get a response at all or it takes a few days. I have explicitly noted on all requests that I did not consent to maintenance entering our apartment when we are not home and requested that they call first so we can coordinate. We work from home so we are home most of the time. Our last maintenance request was addressed after 2 days and the maintenance staff entered while we were not home. In addition, ********************************* always responded to requests rapidly and with a smile. They really demonstrated that they cared about each resident. That is not the case with ZRS. They have also raised the cost of items and want to charge residents for fixtures that belong to them. For example, the awful vertical blinds tend to become brittle from the sun beating on them and will occasionally crack where they are attached at the top because they are plastic. I was told that I would have to pay $10 per slat to have them repair one that simply cracked when opening the blinds. I bought my own repair kit that repairs 20 vertical slats for $5.99. In addition, we used to pay $25 for a new water filter for the refrigerator, but since ZRS took over it is now $50. I can buy one myself for $25. This kind of behavior does not demonstrate good will or care for the residents they serve.Review fromZoey G

1 star******* Bluffs -I had an absolutely horrendous experience with ******* Bluffs Townhomes. At the beginning of the month, I made a deposit with plans to rent, but quickly changed my mind due to their utter disorganization and countless issues. They had no problem taking my money instantly, but here I am, still waiting weeks for my refund. Their excuse? Its their system. Ridiculous. No one should ever have to wait weeks to get their money back for simply changing their mind about living there.I was interested in renting a unit with retail space, but they were completely incapable of providing clear documentation for the charges related to modifications. Instead, I received conditions via email without any formal letterheadextremely unprofessional. The leasing office was clueless about the retail space details, despite it being a part of their own townhomes. I was given the runaround constantly, with repeated requests for more information that should have been asked for in the first place. To add insult to injury, they took forever to respond to my emails, further exacerbating my ************** yourself a favor and stay far away from ********************* Townhomes. They seem to be running a scam, withholding accurate information, and unjustly delaying refunds. Its outrageous that they can take my money instantly, yet I have to wait weeks to get it back. Regatta at *******: AVOID THIS PROPERTY I strongly discourage renting here:1.Unresolved Noise Disturbances Ive filed two formal complaints and provided 25 video references to the assistant manager, ******, regarding excessive noise disturbances from my upstairs neighbors.Ive spoken directly to ******, the property manager, who dismissed my concerns, saying the heavy gate and children living upstairs werent things she could address. This is despite the noise being so severe that it caused my ceiling fan to shake violently from the stomping.The noise has repeatedly woken me up and disrupted my work hours, yet no meaningful action has been taken. All follow-up emails regarding this issue have been ignored, and my requests for corporate contact information have been flat-out denied.2.Refusal to Waive Early Termination Fees After neglecting to resolve these noise issues and failing to uphold their end of ensuring peaceful living conditions, management has refused to waive my early termination fee and concessions. 3.Unhealthy and Poorly Maintained Property The property reeks of mold whenever the heat is turned ona serious health hazard that has gone unaddressed.While the entrance and office area are nicely landscaped, the rest of the property is in disrepair, with rotten staircase wood, outdated windows, and a consistently overflowing trash compactor that leaves mounds of garbage outside for days.4.Unfair and Misleading Fees Residents are required to pay for valet trash, even if they dont use it.Charges for extermination services are mandatory, yet in my eight months here, my unit has never been sprayed or treated.5.ZRS Managements Awful Reputation This property is managed by ***, a company with an F rating from the Better Business Bureau, with over 200 complaints filed. Good afternoon, I would like to inform you we were made aware of the noise issue and reached out to the resident causing the noise disturbance to try and resolve this issue. We understand the noise issue subsided for a short time and then increased. The manager reviewed the 25 videos submitted to observe the noise issues. Some were found to be loud and others a reasonable noise level per the recording. Since this type of issue can take time to resolve, our staff reached out to the resident and offered to transfer the resident to another apartment home. The resident opted to break their lease instead of transferring; therefore, a termination fee is due. The manager also reached out to the resident to obtain additional details regarding the location of the odor the resident was experiencing and the location of the staircase concerns. The office will have maintenance address these areas of concern once the information is provided. The manager reached out to the resident to let them know pest control is available to them every Monday upon request. 1 starStay Away from ****** at *********** I strongly advise anyone considering Seazen at *********** to look elsewhere. This apartment complex comes with an array of issues that make living there extremely frustrating and unpleasant.First and foremost, the property consistently smells of urine and f**** because dog owners allow their pets to go anywhere, with little to no enforcement or cleaning. This is just one of many maintenance and cleanliness problems on the premises.The elevators are another major issue. They are frequently out of service, which is not only an inconvenience but also a serious safety hazard. There were numerous occasions when my family, including elderly parents, had to wait minutes for an elevator due to their limited number and frequent malfunctions. This is unacceptable, especially in emergency situations.The cleanliness of the property is dismal, especially in the garage. Trash, bottles, and debris are scattered throughout, and the gate to the garage is perpetually broken, allowing unauthorized access and leaving residents struggling to find parking. On several occasions, the system that grants access to the building was down, leaving us forced to walk several floors because the key fob was unresponsive.When I decided to move out, they charged me an exorbitant fee for supposed unrepairable scratches on the floor. The lack of transparency and willingness to work with residents is alarming. To top it off, contacting corporate for assistance was virtually impossible getting a human on the phone felt like an unreachable goal.Put it this way, I could have waited two more months for my lease to be over, but I decided to pay a 10K lease termination fee, than having to put up with their poor management and unsafe and unsanitary conditions. In conclusion, if youre looking for a place that charges top dollar but offers terrible service, poor management, and unsanitary living conditions, then Seazen might be for you.Review fromAl D

T12 on 6/30/2023 and shortly after I moved in, I began to notice some brown dropping on the floor and though that it was from the building being old, but did not know that there were termites within the unit. I went to the office and reported the issue. Right of way they said that they will put me on the list for pest control. The next week a guy show up at my door with all the apartments keys on hand, no office staff accompanying the pest control guy and he told me that he was going to put some treatment for roaches and never mentioned anything about termites. No one came out to find out where the infestation was coming from nor to fumigate. The termites started coming out in the bathroom, the living room and inside the closet. The termites have winds and fly. I gave the leasing office notice to vacate around July of 2024 with a move out date of September 11, 2024.I moved out on September 10 and handed the keys in on the same day. The leasing office staff informed that there were going to be some penalty added to the final bill which they did not know the exact amount. That the final bill gets added after move out. Then on September 17, 2024 I was sent an email with a final bill in the amount of $2,265.87. The account where I was going to make the payment was disabled on that same date and no contact number nor any indication of where or how to pay. I emailed the property manager and no response. Then I emailed the corporate office no response either. I persistently kept calling the office until one of the leasing agent answered the phone and informed that all final bills are sent to collection-period. I asked her are you sure. So I said to her. You mean to tell me that tenants after giving 60 days notice are not given a chance to pay the supposedly amount owed. Her replyyes, that is correct-all accounts are sent to collection. So, if you want to pay you have to wait until the bill is sent to you from the collection agency.Review fromSherry R

Point of ***********************. Horrible office staff. We complained about excessive noise above us. They ignored and did nothing. When I finally went to the office and voiced my complaint we were then told we needed to vacate within 10 days because I had filed a complaint with the corporate office regarding them not responding to my complaints. We had planned to move but the unprofessionalism of the front office - especially *** the manager - is beyond belief. The elevator was disgusting and dirty always. There were multiple car break ins. The gates were always broken. The trash compactor always overflowing. We never received a move out statement and 20 days after moving out they turned me over to collections for $108 as a way I guess to get back at me. This office staff is by far the worst Ive ever dealt with. We only lasted 4 weeks - during that time our fridge died twice, water leak under kitchen sink and the second bathroom shower k*** was broken and never repaired properly. Run away from this place. Its gone to c*** after being taken over by new management company and office staff. Regional manager also horrible. They only care about collecting money and do not address complaints or requests of any kind then get **** hurt when someone is smart enough to go above the front office to corporate to get resolution to issues.ZRS Management LLC

On May 11th we received an email from *********************** about noise from the unit above. On the same day the Property Manager and Regional Manager also met with Ms. ****** wife ******* to discuss the matter. After the discussion, the Property Manager had a phone call with the upstairs neighbor letting them know they had a new downstairs neighbor and to be more mindful of those around them and remind them of the quiet hours. The upstairs neighbor stated they would be more mindful but the claims of them being loud at all hours and until 4 am were just false as he has a job he reports to. On several occasion the Property Manager and Regional Manager had personal meetings with *******, where we explained the legal process that we must go through when dealing with these issues and to let them know if they felt it necessary, they could call the after-hours non-emergency police. At no time did they ever call the local police to respond to their claims of noise during quiet hours. After continued complaints and verbal assaults from ****** to our staff and the neighbor we discussed with ******* an onsite transfer. At the time of the discussion to transfer, we had no like unit and only had larger two bedrooms to offer at a higher rent. On May 27th, the issue became more complicated when *********************** placed a note on the neighbors door discussing his children and then making verbal statements to his minor children when she saw them outside near the elevator. After the confronting of the neighbors minor children, the upstairs neighbor then filed a complaint against **************. Once we informed ******* of the compliant, they requested to be let out of their lease with no penalty. We agreed to release them from their lease with no penalty as the situation between the neighbors became almost hostile due to ******* repeated profanity laden comments and pounding on the ceiling of her unit.After they agreed to move out, they then changed their minds and requested a transfer. At that time ownership and management thought it best they vacate the community based on Sherrys volatile interaction with the staff and other neighbors around her. The deposit was processed in our system 5 days after they moved out on 6/11/2024 and a final account statement was emailed to both ****** and ******* on 6/13/2024. The only amount owed was their one and only water bill which was not paid 30 days after moving out, so amount was sent to collections.Review fromTena C

I lived n lakeside 8800 for a year these people are straight thiefs ******* ********* and ****** ***** I moved in thinking my rent would be $1,990 plus trash $35.00 once moved in everything changed I never paid the same amount of rent different price every single month! Then had roaches the size of my thumb, called maintenance on Thanksgiving 2022 because my refrigerator went out he responded I'm not a slave. By October 2023 I was do stressed out and depressed living there I decided to move out only for my deposit to be stolen moved out leaving unit 150 immaculate and was told I never paid a deposit even tho it's showing on my original lease document. Also I never could use the pool are exercise room they wanted me to pay $50.00 even tho I'm already paying 2100+ monthly rent. They even called the police on me because I wanted to know why was I being charged more that what I was originally quoted for my monthly rent. The issues with this resident began before she even moved in because she was refusing to pay her $275 administration fee. She raised her voice at the team.
According to her ledger, she paid $0 deposit. At the time of her move in, we were running a special with $0 deposit at move in. Her rent was $1990 plus trash of $35, but she was also responsible for her electricity and water/sewer. She received a non-renewal at the end of her lease because she caused a lot of problems at the property, such as going into the office and yelling at the team, and on one occasion, she was being chased through the parking lot by Tamarac police. She was carrying a duffle bag. This was one of many domestic disputes. They smoked marijuana and their apartment was above the model.
On November 25, 2002 she submitted a work order for her refrigerator stating it was not cooling properly. ****** answered her service request for the refrigerator on November 26. He replaced the refrigerator thermostat.
Every resident pays a $50 fee for a key fob to enter the gym and pool. She refused to pay her fee for the fob, however, any time she wanted access, one of the team members opened the door for her.
She currently owes $91 for her final water/sewer and trash bill.Review fromJennifer N

1 starI would like to be contacted about a very unprofessional interaction I had with your assistant manager at my apartment. After I wanted to contact the corporate office about how poorly a situation was handled, she came to my apartment, even though I asked her not to, knocked on the door repeatedly and called me 6 times. I work from home and was on the phone with a government regulator(as this is my profession)..she interrupted my call a total of 10 times (4 rounds of knocking and 6 phone calls). Leaving a voicemail would have been the rational thing to do. This is a form of harassment that was uncalled for. I asked to speak to the property manager, but she refused to give me a number. I havent pursued any further action, but would now like to, as she's escalated this further. Shes personally retaliating by wildly overcharging me upon move-out.Shes made it a more severe matter, Id like to speak to someone above her to resolve this please.
