      Can someone give me a call. I've been sending emails and leaving voicemails. Yesterday I was called by my front office, not a pleasant call at all. I was accused of smoking and I don't smoke. I'd be welcome for them to come to my place and investigate the situation. Instead I was told very aggressively that I did something and was given a consequence without even being able to speak on my behalf. If I was given the opportunity to speak I could have shown them the incense and candles that I burn always in my home. Coming to my door and being unhappy about the smell and charging me for it is unfair. Again I am completely open to them coming in and checking it out for themselves. I'm in fear of being in my apartment because of this matter. Please help me.

      I received an email from our corporate office on 12/15 from Mr. ********. After speaking with the property manager at the site, there have been numerous complaints from residents regarding the smell of marijuana from his unit. I quickly responded to Mr. ******** email on December 15, and he replied back to me later that afternoon. I have copied a snippet of that correspondence below.

Only a nasty call telling me my door has an odor and I have to pay $500. I have a two year child so I donâ?Tt smoke, and also I potentially have CHS so it was advised by the doctor to lose weight and not smoke to avoid future episodes of nausea and vomiting. I have my physical check up next month. I could have shared all of this information if I was given the chance to speak. Instead I was told I did something I didnâ?Tt and was given a punishment.       I am in receipt of your email and phone messages that you left on our resident hotline. My role is the Regional Manager overseeing this property. I understand you are claiming that the aroma is incense, however others in the building have complained that the odor smells of marijuana. I have attached a copy of your lease, which prohibits the use of candles (and technically incense) as both are a flammable material. Please refer to clause 20 in the lease agreement. As you know, the property is a smoke-free community (only allowed in select areas) as well as every community in NC, a drug-free community. That addendum is also a part of the lease agreement.
      While I realize this is a he said/she said situation, we will be monitoring the situation. Our goal is to provide an environment that fosters the quiet enjoyment of all residents. Thanks so much.

      The property manager Cindey ***** has a rude disposition with residents. Doesn't know how to talk to people and snaps at residents when they have concern with there apartment. The property is being sloppily renovated and under managed. We pay too high in rent to receive such crappy service from ZRS management. There's all type of unfinished fixtures in my apartment not to mention the growing smell of mold since the last 2 storms where we witnessed water coming in the back room through the foundation. Upon maintenance inspection manager called my husband and proceeded to being rude and disrespectful to him. Her attitude needs to be addressed with the condition of apartment. Because no one pays $1900.00 a month to be undermined by Cindey because property management seems to be getting to her. Can't address paying residents like they're her underlings.

      Ms. *****, I am terribly sorry that you feel that the level of customer service you have received from the Leasing Office is less that what should be expected. Our office is dedicated to ensuring that all residents are treated with the upmost respect. We do also expect that all residents treat the office and service staff with the same level of respect. You and your husband on multiple occasions have been aggressive and threatening to the staff. This latest incident resulted in you being asked to leave the office from screaming, name calling, and made the staff feel unsafe.

      In regards to your electric, please contact your service provider for service interruptions. Unless an emergency situation for repair, or life safety the community will not turn off services. The Fitzgerald did not turn off your electric in your home so the interruption must have been at the provider level. Your apartment has been inspected for mold, and none was found. We did recently provide you with an EPA guide to mold, moisture, and mildew in your home as well as a copy of your mold addendum. Please use these as tools. You must run your HVAC unit, and use the equipment provided to ensure that no mold grows after a leak especially. Recently it was discovered that you are not running your AC properly, or using the equipment as instructed so that is likely the result of the stale smell you are mistaking for mold. All of the maintenance issues with your apartment have been handled according to our company policy.

      Thank you for your reply. Have you also communicated all the tenant rules and rights to your property manager. She has expressed her nasty disposition with residents over and over since the application process. Please don't assume or be biased to the concerns of paying tenants. Cindy ***** have displayed disgusting threatening and ill mannered communication over and over again from move in process to now. Who addresses her disrespectful attitude toward residents and obviously staff since they're always leaving.

      If you heard the message clearly you heard that we pay too much for her to think she could treat people as she see fit and talk down to a paying resident. I expressed myself clearly so there's no need for anyone in my household to make false claims against property manager.Your communication is one sided it seems while you reiterate the rules about lease. Please inform Cindy using her title to demean and belittle and threaten the well being of paying residents when they express concern regarding issues in unit. Is considered illegal under fair housing laws.

      Cindy has expressed rude and threatening behavior during application process making rude threatening statements about cancelling application when we called to follow up with in the time she previously advised us to. Then got off the phone and proceed to say to staff let me stop arguing with this lady. Leaving them to apologize for her disgusting disposition. As I said prior who reaffirms the rules with her regarding her attitude and communication with residents and staff. Is this sort of attitude and behavior aligned with ZRS management training also.?? If she was following proper procedures representing company in a decent manner. Why lie about each interaction with my household.

      As for the communications prior. It seems you're also resorting to false claims that in October, communication between office and husband was aggressive or threatened. Which is a false lies as well. So let me understand Tiffany, everytime a resident communicate issue in apartment to office because Cindy said so. It's considered aggressive threatening or intolerable. How Say???.

      We were doing the correct procedure of reporting growing smell of mold since after first storm in beginning of October. Where water seeped through foundation and came through walls in master bedroom. The AC unit is on when I walk in to apartment and the smell of mold is present. The maintenance can't see through walls and go back to rent office with their inconsistent report further overlooking the report and smell of mold. Then your property manager sends a falsely reported and rude follow up email. The prior leak which you are referring to isn't the same issue. That's why you shouldn't be biased and also hear out a valued tenants concerns. Instead of assuming information you not clear on.
      Furthermore none of the fixtures reported on move in check list have been addressed. Cabinets all shelves are leaning/ lopsided. A lot of finish work wasn't properly finished.

      As stated in the voicemail. We pay too much rent for the lack of service from ZRS management and it's staff. Much less to have Cindy think we paying rent for her nasty disposition and lack of communication skills.

      At this time please could a respectable, unbiased representative from ZRS management contact me that could address a paying tenants concerns. Not just back the action of a rude disrespectful, employee who glitches and snaps, threatens, and talk down to people. Because your communication clearly isn't to resolve any concerns the tenant has dealing with the lack of service from property manager. This shows that ZRS doesn't value it's paying residents.

      Below is the email you received from our regional manager in response to your complaints sent on 12/2. Your actions and demeanor were witnessed by other employees, contractors, and residents alike. It is not a biased opinion when so many witnesses were present. Abusive behavior, and threats will not be tolerated at any point from or to our associates, residents, or guests. I believe the name calling will address your questions regarding what is intolerable, as well as what is listed below. I omitted the names you used, but you are welcome to reference the initial email. I believe there you will find them to be perceived as prejudice at best, as well as completely uncalled for. Your body language was observed to be aggressive, escalating, and made team members feel unsafe. All of it will not be tolerated as stated below. All of your concerns have been addressed multiple times. We do value your resident experience, and have tried to cultivate an environment where your concerns are addressed, and heard. It's become increasingly difficult to communicate with you in person which is why utlimatley we have to draw a boundary on how we do business with your household moving forward.

      Dear Valued Residents of unit ****,

      I have received all of your communication, and reviewed all voicemails and notes received.

      The recent leak was addressed, and the unit was inspected for Mold per your request. Our associates have specific training on identifying mold, moisture, and mildew in the home and did not find any evidence to support your claim of hidden mold. Attached to this email you will find an EPA guide to mold and mildew, as well as a copy of your mold addendum. Please review both carefully as it provides valuable information regarding the differences between mold, moisture, and mildew and how to identify. I understand that you are new to Florida from my last conversation with your husband in October. There is a humidity level in Florida which is not presented in your past climate of New York, that is covered in these attachments. Additionally, the mold addendum lists specifically the residents' contractual obligations that are not being followed from your unit and will need to be corrected moving forward. Please review carefully, as we will hold you to those requirements and mold could grow if there is not proper ventilation such as running your HVAC unit, or refusing to operate the blowers we provided as instructed. In the event that residents do not follow the mold addendum, they could become liable for any property damage that occurs. The blowers have a counter on them that show how long they are in operation.

      In one of the voicemails there was a statement that rent will be withheld as a result of this recent unpleasant exchange, and/or the leak - I would advise against that as you will be held accountable for nonpayment of rent and will incur late fees if not paid on time. If not paid at all your household will be sent to the attorney to start eviction proceedings and will incur attorney costs at this point. A few areas of your lease cover this including, but not limited to page 5 - section 27, page 6 - section 32 and section 33 for you to review.

      Also, attached is the 7 Day to cure that was delivered yesterday regarding prohibited conduct that was not only displayed recently, but also a handful of times in the past. As stated above I personally spoke with your husband in October regarding another incident where our staff was subjected to aggressive, threatening, and intolerable behavior by your household over a late rent payment. It was evident while listening to your voicemails where you alleged that "Cindy had a XXXX XXXX attitude, and was in need of her next fix", and also addressed her as a "XXXX XXXX" in the office in front of her team members (while yelling) that this was an escalating situation where team member safety was a concern. Cindy's decision to ask/demand you leave the office was in line with training she has received regarding team member safety. All communications moving forward will need to be in writing - no exceptions. Please refrain from entering the office, calling the office, or disrupting any team member including maintenance while they are performing tasks.

      Our associate's and resident's safety, health, and general well-being are at our utmost concern and top priority. We will not tolerate any type of abusive behavior to either our residents, or associates. As a result, the attached 7day will be enforced to its entirety. Any future incidents will result in a 7day to vacate where your lease will be terminated, and all fees will apply such as lease termination fees, damages, etc.

      All documents attached to this email, and the emails will be placed on your door before the end of the day today.

      Please govern yourself accordingly.

      ZRS took over at ******************* Apartments in Winter Springs Fl a few months ago. In
      that time rent for renewal leases have gone up at least my apartment, $425.00 a month when
      I renew. I am on a fixed income and find this is robbery. I have lived in apt. for 20 years and
      was told I needed to sign a new lease for a 1 bedroom and IF I qualify in February can move in to smaller unit. Also was informed I should look for a different apartment complex as there
      probably will not be any apartments available. As I am retired and still have carpet and
      same paint for 20 years think this whole thing is just plan greed. Fireplaces have not worked
      as going to put in electric but never got permit to do so. I have contacted the Attorney
      Generals office and Senior Legal Services because of how I am been treated. Never, ever
      late in the years lived there late on rent and feel like a second class citizen when dealing with the people at 1020. ZRS - ROM used to be a good company and management when managing this complex about 6 years ago.

      Alexan 5151 transitioned to ZRS Management in July 2022. I renewed my lease under the previous management, Greystar. With the hussle and bussle of the summer, I didn't save a copy of my lease. On September 23rd, I received an email from Hollie *****, the property manager, about renewing. I immediately went to the front office to handle this and she said she was only missing my updated renters insurance. I simply sent it over to via email. October 5, I logged into the portal to pay my rent and there were fees that I knew nothing of. I contacted the front office and they couldn't provide me a clear answer. Cristian was able to break down my ledger for me. I am being charged for a parking space (that was an incentive for me to renew my lease under the previous management) and a new amenities and trash fee that wasn't on my lease agreement. In addition, I was told that my lease was renewed on September 23rd and not July 21. However, they can't provide me with a lease agreement that was signed and dated for September 23rd. I currently don't have a lease and paying rent for a unit that they thought was vacant. I've tried to reach out to Hollie via email and Shelly *****, and haven't received a response. On October 5, I was threatened with an eviction if I didn't pay the amount that was in Active Build. I was also called "sketchy" by the interim assistant manager when I FORWARDED an email sent to me from the previous property manager.To me, that equates to fraud and that's a huge accusation to make about a situation her and Genesis was "lost" about. I have not been given any options on how to move forward. I would like for the previous lease signed under Greystar to be accessed and for ZRS to follow that lease date and term. If not, I am willing to move forward with a breach of contact case. This situation also happened to two other residents, and their situation was taking care of. This goes against the Fair Housing Act!

      My name is Bianca *****. I applied to rent an apartment, in which I paid for the security deposit. My application was denied and they said that iriM would refund my security deposit of 175.00! So far I haven't received my money and they just roll with me, say they'll send it and nothing! I've been talking to the attendants and they just tell me, they don't know why! I just want my refund back!

      I moved out of Villages on *************** townhomes 08/13/2022, and I still have not received my security deposit. I was told that ZRS are no longer managing that property. They didn't settle my account before leaving because I'm still owed money. I've left a message with the cooperate office in FL and they referred me to Keri ****** in Dallas TX. She has yet to return my call. Somebody please help me get my money.

      I finally received an email from Keri, after leaving several voice message and emails. She said I would receive a check in 3 business day. Thant was three weeks ago. I still have yet to receive moneys owed.
      Poor business practices and communication. Very disappointed consumer.....

      I approach Ashley ****** manager of *************************** with an advertisement for my apartment unit for rent for less than I'm paying. I ask Ashley ****** can I re-rent my unit for this advertised price and she says "NO, you cant pay less than your paying now". I say "that's not ethical" and to call her boss so she does. Her boss Christine ***** calls me on the phone and states "if you want to play this game your gonna have to move out". To say I wasn't insulted would be an understatement. I respond with "show me on paper where is says I need to move out". I never heard from Christine ***** again and the giant *** that Ashley ****** is referred me over to some law firm to hide behind. Ashley ****** and Christine ***** forced me into a month to month program that increased my rent by $1400 a month. They did all this as soon as I went on vacation to Maui. This company is not only unethical but acting illegal. 2 FTC violations right out of the box. False Advertising on more than one occasion as well as Anticompetitive practices include activities like price fixing. I did reach out to Darren ****** the president of ZRS management but no response. I've included links and images of all involved and the FTC violations in question and FTC filing receipt. I sure do hope they are all held accountable at some point.

      Mientras la señora Daniela ********* sea la administradora por favor no vengan a vivir aquí, yo dure 5 anos viviendo tranquilamente y nunca tuve ningún tipo de inconveniente esta señora es una abusiva, abusa de su poder se presenta como la dueña de la propiedad como la gerente y hasta como la representante legal del dueño, nadie se puede acercar a reclamar porque es experta en llamar a la Policía, pero como arrendatario si se llama la policía la señora empieza una persecución tuve un inconveniente con sus asistente que es Lara y igual o peor de grosera que ella misma le pedí que me diera un video para poner una querella y se negó rotundamente y desde ahí no paro su abuso de poder, cuando iniciaron las remodelaciones le pedí que por favor me avisara para irme a un hotel con mis hijos ya que mi bebé ha tenido problemas respiratorios la señora muy amablemente programo y me dejo la nota un día antes para las remodelaciones programo 2 días no vinieron en esos días sino después ella argumentando que no veía la necesidad de sacar mi hijo de la casa esto es poco a todas las amenazas que me hizo de dejarme por fuera de mi casa teniendo mi contrato vigente y mi renta al día, en estos momentos me encuentro buscando apto desesperada porque esta señora acabo mi contrato apunta de mentiras y después de 5 anos vivir allí sin ningún problema

      I moved out of Arbors of Las Colinas on May 31 2022. They Sent me a incorrect amount of the Deposit refund, which they acknowledged and they agreed to resend me the modified amount. It's been over 1.5 months since I've made the complaint, and they are not responding to any of my emails, and never answer the phone for the last 30 days. The legal time frame for them to send the correct deposit refund is 30 days after moveout. There's absolutely no professionalism with Arbors of Las Colinas.

      Do NOT move to 8800 Lakeside Apartments in Tamarac, FL, even if the rent was free! The Property Manager Daniela is very unprofessional and egotistical. She's faulting me for a problem that occurred after the upgrades were completed in my apartment. Initially, the water pressure in my kitchen was too high, the water was literally splashing onto the coutnertop. So maintenance lowered it to a medium setting and the water pressure kept going out since then. However, the Maintenance Supervisor already informed me that sediments can backup into the faucet fixture since it's new. After four times of contacting maintenance, FINALLY someone noticed the issue is the fixture itself causing the problem due to clogging. Luckily, I only have two months left with my current contract and I'm leaving this place. Don't not move here!!
