I am appalled at the way I am being treated at ***********************. I need to terminate my lease early as I have a neuromuscular disease that prohibits me from safely living in a non-*** apartment and at this point from living alone so I must move in with family. If that is not enough crush to my dignity, I then have to deal with the unpleasantry and stress. I have notified the office that per the Fair Housing Act the waiver of early termination fees is warranted. They sent me an email with "forms attached". There were no forms except the ones I had originally been sent. I questioned this via email and stated that if my doctor needed to sign the form, I would have to take it to him this morning as he is on vacation for three weeks after today. The email response back was that they just needed the forms attached and then the reason for the accommodation. I sent those back. Interestingly I received an email within 5 minutes of returning home that would require my doctor's signature. My specialist is 45 minutes away and not accessible now. I am unsafe living here and yet I feel I am being harassed because of this. They are not disability friendly as I have experienced a few times. And mostly they obviously do not care about their tenants. I have been a good tenant for three years but that accounts for nothing. It is tempting to think that a serious illness or disability will not happen to you. I thought the same thing until it did. If only I had control over it. If only I could regain some dignity and move in peace. I am not one to leave bad reviews, but I think it is important that others know what can happen.ZRS Management LLC

I would like to provide a detailed response to address the concerns raised regarding our efforts to accommodate the residents request for lease termination due to *** medical issues.1.Efforts to Resolve the Issue: We have made extensive efforts to address the residents request for early lease termination due to her disability. Below is a summary of the actions taken:oOn September 5, we sent an email containing the accommodation form. Unfortunately, the attachment was not included as intended.oWe followed up on September 6 with a corrected email, apologizing for the previous oversight and providing the necessary attachment.oWe offered to personally visit the residents apartment to collect the completed form and even proposed scanning and sending it to her doctors office to facilitate the process. Despite these offers, we did not receive a response from the resident.2.Reasonable Accommodation Form: The resident was asked to complete and submit a Reasonable Accommodation form to proceed with the lease termination process. Our records show that we have made several attempts to provide and retrieve this form, but the resident has not yet submitted it. The form is crucial for us to evaluate and process the accommodation request properly.3.Previous Accommodation Requests: In June, the resident discussed the need for shower grab bars with our staff, specifically *******. At that time, she was informed about the requirement to complete a formal accommodation request. We have documentation, including screenshots from Onesite, showing this communication and the request for formal documentation, which the resident did not submit.We are committed to resolving this matter in compliance with the Fair Housing Act and ensuring that the resident's needs are addressed appropriately. We are prepared to continue working with the resident to find a solution, but we require the completed Reasonable Accommodation form to proceed.Review fromBrenda C

I was on the second floor and had to PAY to transfer to a different unit because my neighbor below kept calling the front office everyday, complaining about my daughter and son. I was very uncomfortable and unhappy. So I decided to be the bigger person and move. (We ended up transferring to building 10 on the first floor.) You would think that management would have some ethics or morals to waive the fees or give us more time to move. In order to make both tenants happy. But they didnt, all they care about is s******* tenants over. (When I would complain about my neighbor below, they would say oh we know, shes been an issue, since before you moved there.) Management cant keep the place together. There is no control of parking (if you work night, youll never find parking when you get home from work), after hour noise, office on call doesnt do anything, security patrol does nothing, kids running and screaming in the hallways, parties, trash and dog p*** everywhere! They need security officer at all hours of day. Thats how bad it is. Also, worst **** experience ever! I know a lot of tenants that are currently living there and are unhappy. However they dont say anything because they dont want ***** ******* to come after them. Forget about your security deposit!. Theyll find any reason to use up the deposit and STILL bill you for other things. I personally did not like knowing that The assistant property manager (*******) lives in the complex. Its weird. ANOTHER REASON why I transferred units because she also lived below me. And she wasnt friendly. I think its weird having someone who knows your personal information live there. ******* and the other girl who works the front they were rude, insensitive and disrespectful. Speaking Spanish amongst themselves like Im not there and as if Im not a fluent Spanish speaker myself. If youre not part of the **************** they dont care about you.Review fromJoseph C

Myself, my wife and our son received two keys when we finished signing the lease. We were supposed to receive three. I filed a complaint with the office two days ago and they said they would get back to us on Monday. The requests we made to have the apartment repaired before moving in were not completed. The broken door on the first floor patio which poses a security threat to our internet access was finally fixed yesterday by an employee claiming to work for *******. The employee did not show any type of identification before entering our apartment.ZRS Management LLC

I had a terrible experience with one of the *** properties. The property manager screamed at me and called me a liar even though I had proof of my fridge freezing. She came in with two large men and they all screamed at me. There is no reason why a resident should be treated like this. I will be moving out as soon as possible. 1 starZRS IS THE WORST COMPANY!! Management and staff are the worst. I had never received my security deposit back after I cleaned out my place after move out. I wish I could attach photos of the move out on here to show you all proof of how immaculate I left the condition of the home. I almost wish I would have left everything behind so Id have a reason to not have received my deposit back. They lied and said I had 20 bags of trash while otherwise my dates and photos/documents on move out shows otherwise. Very unprofessional staff. I tried to request corporate number I was told they dont know. DO NOT rent from them in ************ ** or youll be on here writing paragraphs as well. I tell all my friends and family you see this name run the other way just know they are not fair and dont care about tenants but money. They purchased the property and it was and had been a nightmare ever since. Not to mention the excuse I got was that one of the staff members wrote my forwarding address incorrectly so thats why I never received my return til this day I never gotten a return or even an apology. Florida law states you have 15 business days to put a claim in of any damages, etc. If there is not any damages to the home landlords have 30 days to return the full deposit. I Never received anything. But I got the cold shoulder when I went to the rental office to speak to staff no one knew anything as usual. Stay away everyone. I warn you.Review fromJaedyn B

1 starWould not live in the place that is a property of ZRS management. A useless management team overall. Do not live in ********* If you would not try to get your car broken into. They have done nothing about it for probably 4+ years and do not even consider speaking with *********** about the terrible street lights. Would not go outside after 11pm. 1 starI am writing to formally lodge a complaint regarding my lease renewal process and the subsequent issues I have encountered with The Wave Apartment managed by your company.On February 7, 2024, I was offered the option to renew my lease or to switch to a month-to-month arrangement. I visited your office and spoke with Ms. *************************** informing her that I intended to renew my lease. Subsequently, I received an email prompting me to renew my lease via the company portal, which I did.Due to a temporary loss of income, I applied for and received rental assistance for the months of March through May. After receiving this assistance, I visited the office to discuss how to bring my account current. During this visit, I was informed by Ms. ******** that I had been placed on a month-to-month lease, which I never agreed to. I explained to her that I had signed the lease renewal online but could no longer access the portal to view the new lease.******************** then explained that the assistant manager had removed my access to the portal and that I would regain access once the balance was paid. I expressed my concern about being removed from the portal without prior notice, which seemed unfair and unreasonable.Upon further investigation, Ms. ******** found my current lease on her computer. However, when I requested a copy, she stated that while I had signed it, the manager had not, rendering it invalid. This situation makes no sense to me, as I had fulfilled my part of the agreement by signing the renewal. 1 star**Avoid Magnolia at Spring and ZRS Management Poor Management and Unresolved Issues**I had a very disappointing experience with Magnolia at Spring and their management company, ZRS Management. Despite multiple attempts to resolve an issue regarding my account, the ********************** team failed to respond or address the matter satisfactorily. This lack of communication is unprofessional and frustrating.I encountered issues with unsubstantiated charges and lack of proper notification, which created unnecessary stress and inconvenience. Despite having a credit on my account, ******************** has not processed the refund that is rightfully owed to me.Whats worse, they refused to even acknowledge the problem or admit that they violated tenant rights under the law. This blatant disregard for legal obligations is unacceptable.If you are looking to move here you should be aware of the severe shortcomings of Magnolia at Spring and ZRS Management. The ongoing failure to address simple issues, coupled with poor communication and disregard for tenant rights, makes this complex a poor choice. I recently had the unfortunate experience of residing at ************ Property Management and I must say, it was nothing short of a nightmare. Allow me to elaborate on the numerous issues that made my stay unbearable.First and foremost, the property turned into a party zone every weekend. The level of noise and chaos was completely out of control. Picture this: beer bottles floating in the pool, loud music with pounding bass that could be heard through the walls, and parties with screaming guests taking over the entire pool area. It felt more like a rowdy dormitory than a residential complex. The lack of responsibility and control exhibited by the young residents was truly disheartening.To make matters worse, the disregard for basic decency and consideration for others was evident. I was appalled to witness kids swimming naked at 3 AM, disrupting the peace and privacy of other residents. It seemed as if there was a complete lack of empathy towards fellow tenants and their right to a peaceful living environment.What adds insult to injury is the management's negligence in addressing these ongoing issues. Despite notifying the manager a staggering 16 times, the response has been far from satisfactory. Each time, I received the same generic email that gave no indication of any meaningful action being taken. It is evident that the management is either unwilling or incapable of addressing the problems and maintaining a peaceful atmosphere for residents.In conclusion, my experience at ************ Property Management was nothing short of a disappointment. The constant partying, lack of consideration, and the management's failure to address the concerns have made it an extremely unpleasant place to live. I strongly advise potential tenants to reconsider choosing this property unless they have a high tolerance for noise, chaos, and a complete disregard for the well-being of residents.ZRS Management LLC

Unprofessional management team that clearly wants everyone out to renovate and and raise the price . My ac froze on March 8th and I put a service request in the portal and I was called March 9th while I was at work . My daughter woke up sick March 9th with a cough .The worker was let in by my daughter and he told her that it would be fixed Monday because they did not have the part . Monday came and as I was at work my daughter let him in and he took the blower motor and said he would be back with the motor but never came back .Tuesday March 12th the repair was marked complete at 10:34 am and when I came home at 5 pm that day the blower motor was still missing . I was off Wednesday the 13th and home most of the day but no one came. I re submitted the service request stating how it was marked complete but it was not and that it was unacceptable. I started to get sick with cough that night and called out of work the next day and awoke to multiple missed calls.from management. I spoke to ********************* on the phone and she made an excuse that the air was not fixed because the master key did not work in the lock. I never changed the lock and you would think that I would have received a phone call 4 days prior informing me of this. Terrible communication and negligence. Also the renovations are planned with only a loose time frame such as a painting project stated only for the month of March instead of a specific schedule. Residents need to know an actual date when they are doing renovations. On Wednesday March 20th my balcony furnishings were rearranged with no notice whatsoever. This is unauthorized entry and a breach of the lease . 2 days later I received a notice that they were going to power wash that is why they moved my belongings. There were several other incidents were workers were present without prompt ,informed scheduling and scared my daughter with ********'s syndrome .I am asking you to waive my early lease termination fee. my lease ends 4/30.
