I have been given the run around for weeks about my deposit , as of today nothing have been to corporate office in Maitland FL , told Haley Sawyers would contact me about my deposit check, sent emails ,nothing sent emails to the CEO Steve **** pleading for help as I need my money ..Went to office again given email / name of VP Becky Coleman nothing - Its a horrible feeling to know that no one cares or calls to help - That is my money I am due - Central Park was my apartments have been told incorrect information from the startReview fromNeal J

Worst Management of an apartment I’ve ever dealt with.
Our lease has ended. One party has decided to stay, and found another tenant.
A new lease was signed. I have been released from the apartment.
A deposit needs to be collected from the next party and then refunded mine. I believe Fl Law say 15 days.
The office manager at Solis explained the money I paid stays until all parties leave. ( What if they don’t for years???
That is unacceptable. I paid ZRS, they should pay me. They told me to collect from the Other new tenant.
The new tenant will not pay me because they are concerned at the end of their lease, ZRS will pay me, not them, as they never paid a deposit.
My only other option is court. As if they are unwilling to pay me ( People I don’t even know) this leaves me to collect the only way I know how. Which was the suggestion of the person at the apartment office when I asked. What do I need to do, sue you to get my money back? “Go Ahead” was the response.

1 starI moved out of Fairway Meadows Townhomes in Smyrna, TN on July 3rd, 2023 and as of September 6th, 2023 I have not been given my security deposit back. This is over 60 days. The Property manager has no idea why but I have called and emailed two property managers multiple times and they also have not received the check. When trying to call ZRS Property Managements office I never get an answer and none of my voicemails have been given a call back. Do not expect to get your security deposit back in a timely or frankly legal fashion.Review fromChris R

1 starWorst property management group in the world. They will lie, steal and come up with every excuse in the book as to why they cannot fix something. The entire complex was charged $35 without any reason so everyone was in the red when rent was due. The management team for the complex changes almost every month. I just thought I'd drop another message, you know, because I have all this free time on my hands to bother your oh-so-freaking-busy office. It's just amazing how your revolving door of front desk people keeps spinning faster than a tornado. Seriously, it's like a carnival ride in there!
But hey, I'm still waiting for that mythical Nancy **** to grace me with her oh-so-important call. I mean, who needs prompt customer service anyway? It's not like I have anything better to do with my life!
Oh, and let me tell you about my phone call experience yesterday. I had the audacity to suggest that I wait patiently until Queen Nancy finishes whatever royal task she's working on. And can you believe it? They hung up on me! What a delightful way to treat a valued customer!
So naturally, I tried calling again today, expecting something different. And guess what? I got the same old automated message! How thrilling! So, thanks to your amazing office, my favorite hobby is now hanging out on hold.
You see, I've given up on the idea of physically going to the office. Why waste my precious time and gas when I can just get the same nonexistent service over the phone? It's like winning the lottery, really.
All I'm asking for is my deposit back, which seems to be the hardest task in the universe for the lovely folks at Marela/ZRS. They are just lightning fast at accepting money, but when it comes to returning what's rightfully mine, well, I might as well start praying for a miracle.
And let me tell ya, I'm so desperate for that deposit that I'm willing to take this oh-so-serious matter to court. Yup, you heard that right! I'm ready to hire a whole team of fancy lawyers because wasting my precious work hours on chasing my own money seems like such a wise investment.

1 starThis company needs to be shut down. We paid our rent, and two days later they filed a court summons claiming that we owe them. They are so money hungry and predatory. I cannot believe they have so many residences. They do not care about their buildings at all, otherwise there wouldn’t be garbage bags in the parking lot and broken appliances in every building. My daughter's license plate date tag was stolen and she didnt realize it. It was likely due to lax security at the apartment complex Arelia St james in jacksonville. She has an up to date registration. She received a notice from APS towing that her car would be towed in 48 hours. ZRS and APS Towing never checked to see if she had a valid registration. .There was no other info given to my daughter. She called me extremely upset. I called the towing company they said it was the property management behind this. I called the property managers office and told her of my concern that communication from management should have been done before threatening a paying renter like this. She barely let me speak and hung up on me. The office has also been abusive to my daughter and her fiancee on a few occasions. recently a notice was sent to renters not to walk loudly in their apartments. What if someone has a limp, a cane or a walker ? I did email ZRS management in Orlando and have yet to receive a reply . Perhaps they don't even know about this so I will leave a 3 star review as the benefit of the doubt.
I understand the pressure that these management companies have to keep things regulated but his was clear abuse of a renter and ZRS needs to be informed of this.Review fromChad G.

1 starPredatory business practices at ***** ***** Tampa by Leidy *****. I have been constantly threatened and charged excessive fines even though I follow the rules of the lease to the tee. The lease is designed to waive all your rights as a renter. They violated my right to privacy as a renter and have entered my apartment without my consent. Their corporate office never answers their phone or email during business hours and I never get a response to the messages I leave. I am looking into small claims court.Review fromsteve j

1 starZRS manages ***** ** ****** **** apartments. After 4 months of back-and-forth, starting in Sept 2022, ZRS has acknowledged it was professionally cleaned and we are due a check, but still has not returned my $1,000 deposit. Here is a timeline of events as of today:
… Sept. 28, 2022 - ZRS (Corinna) responded to email stating the deposit will be returned within 30 days (FL state law)
… Nov 5, 2022 - ZRS (Corinna) replied to another email stating they did not have a forwarding address, which we provided again.
… Nov 18, 2022 - Email sent to ZRS (Corinna) stating we still had no check. No response.
… Dec 3, 2022 - Registered letter sent to ZRS again stating the apartment had been professionally cleaned upon departure and they now are breaking Florida state law.
… Dec 23, 2022 - Email sent to ZRS stating our intent to file charges if they do not return our deposit.
… Jan 4, 2023 - Email received from ZRS (Haley) claiming a check was made out in November, but never cashed.
… Jan 6, 2023 - ZRS (Haley) says check will be reissued and mailed with a tracking number.
… Jan 19, 2023 - I emailed ZRS to express disappointment the check has not yet arrived. ZRS (Haley) replied with a tracking number.
… Jan 21, 2023 - ***** / ZRS check arrives but is for $875.33 not the $1,000 owed with no explanation. The check has 3 names on the pay to line ... Myself, my son, and a roommate I never met who was not part of our lease.
… Jan 23, 2023 - My bank refuses to cash the check without all 3 signatures.

1 starI lived at Union West at Chicago, Illinois.
I revived a notice that they were terminating my lease on June 19th backdated from June 16th, saying they were terminating my lease with the bulk of the complaint coming about a **** review.
The following day was a national holiday preventing me from looking for apartments for another two days, giving me not sufficient time to move out and clean my apartment.
And I was billed over 1200 dollars for this as they also charged me for prorated rent of the next month rent despite telling me I couldn't even live in the place and did not give me back the rent from June after I vacate the apartment. And I had to prove via their own staff that they knew I had to vacate the apartment.
. So, they waited to a national holiday to loudly serve me a backdated notice of terminating my lease in front of all my neighbors at the pool to make a scene, giving me essentially 5 business days to move out.
It was done out of retaliation and was petty. I was not given sufficient time to move out. To bill an exhorbihant not due to damage, but cleaning is unreasonable due to way they terminated my lease
I would like to be refunded the entirety of the move out fees associated with the clean up or furniture removal. I could not get a furniture mover in 5 days in Chicago.
