      Terrible business - they hound you for money and then disappear. When you can contact them, they have a set of excuses a mile long.

      I sent this response to the client via email and will provide additional marketing at no cost. "Dear ****** ******,I reviewed your complaint regarding our alleged terrible business and further stating that we hound you for money and then disappear. Im sorry that you feel that way. When you purchased our marketing on two different occasions, you signed contracts in advance of your marketing purchase indicating that you had acknowledged your understanding of the purchases that you were making. Otherwise, you should not have signed the contracts electronically in advance of purchase. In the contract, it provided the contact information for our **************** team and Concierge Team at the corporate office of Timeshares By Owner. Those were numbers that you could contact at any time to discuss your marketing concerns and issues. We have a very responsive *************** team that returns all calls if not immediately available. We also conducted two different quality control calls in which you had to acknowledge your understanding of the services that we provide and the fact that we cannot guarantee a timeframe in which your timeshare will sell or what amount might be offered for either a rental or sale when there is an offer. If at anytime during the quality control call you had not acknowledged your understanding or felt that the services discussed with you were misrepresented, we would have stopped the recording and would have discussed the fact that you would be entitled to a refund. Both quality control calls were completed without ******** for contact with you to purchase additional marketing, there are additional programs that could put you closer to that buyer or renter, but again we cannot guarantee success within any particular timeframe, other than to say we have been very successful for many of our clients and have maintained an A rating with the Better Business Bureau, as well as 4.5 to 5 star ratings with **************** and ******. We are proud of the success we have achieved, but I can also appreciate the frustration with many of our clients when they are not receiving the success they immediately thought they would. Therefore, your marketing that included website/walk-in office advertising and the Autumn ******** will continue with yet another three month showcase program for the Summer ******** and the Elite Plus program that includes both the ************************* and Elite Magazinesboth digital marketing magazines. You will also be getting email blasts that go out to those interested in your timeshare or other ******************** properties like yours. All of this will be provided without extra cost.Of note, your Diamond Resorts timeshare was purchased by ******************** and its name has finally changed accordingly. Your website ad has been updated with the name change.       This company and the people who work for them are scam artists/crooks, we should ban together and hire an attorney, there is a class action suit brewing here, after reading all the other reviews and having first-hand experience of their misleading and manipulative sales tactics I am convinced we would have a case against them. I too, was lead to believe they had 2 buyers for my timeshare at a ******* showcase in January 2024, the man I spoke with was going to contact me the following week with the offers and said that the whole deal (sale of timeshare property) would conclude within 4 months. Id make *****K and that it was cost effective to hire them to showcase it for nearly 2K, I didnt have enough credit or money in the bank to do this, so I scrapped up money believing it was going to sell and I could pay it back with proceeds. I never heard another thing, I called them about the showcase, they NEVER told me anything about it. I could NEVER reach that man I was dealing with again, I wrote emails, made calls, etc. in April I finally heard from a management team member, he was rude and could descending stating the entire conversation was recorded, you knew what you were doing They should not be able to get away with this. Im going to create a ******** group and will call it Timeshare By ******, please join it so we can ban together. This is SO CRIMINAL!!

      Completely a fraud. $ ***** for a marketing contract with no feedback. Two months later tried to pressure us for more money for additional fees for registration and other costs. No indication of any sale of the property. Tried to take a credit card on file and charge it without our Autherization. These guys are criminals. Stay way from them

      I first signed up with Timeshares by Owner on 6/24/24. I paid $999 for a rental contract. I never received any offers but they reached out in June and convinced me to pay an additional $5597 for a sales contract. I was told the rental option would be available until a sale. I again received no offers. I was contacted by ***** ******** on 8/20/24 and told that I needed to pay an additional $2300 to guarantee no closing costs when I got a sale. When I refused to pay more money and expressed my unhappiness she said she could have it waved. She then asked if I had received any rental offers and I said no. She was shocked and said she would work on getting me an offer. Miraculously, I received an email with a rental offer the next day but it was ridiculous. It asked for a beach front property in one of 3 Florida locations on Labor Day weekend. My timeshare has no resorts in the locations requested and it was up to me to do all the searching. What exactly did I pay for? This company is obviously scamming people and I am frustrated that I fell for it. I am going to look for a way to get my money back but wanted to worn others to just say NO.

      While I wait to sell my bought and paid for timeshare (admittedly not holding my breath), I have had several opportunities to rent it out with the help of ***** She is always on top of getting offers out to me and following up. When someone agrees to rent, the paperwork is not far behind - quick and easy using DocuSign - and the check is in the mail a few days later. Great service on the rental side every time.

      I have Dealt with **** for a number of years, including 3 units this year. She is prompt, kind and efficient. I keep coming back every year and I do not search anywhere else because she is a excellent at her job. Kudos ****!!
