      In October 2021, I received an unsolicited phone call at my home offering a short trip to Las Vegas for a reduced rate, with the requirement of attending a short, two-hour presentation on the advantages of Hilton Grand Vacations ownership. Little did we know that day, that we would be here today writing this review to warn others about the fraudulent actions coming from them. They held us hostage in this sales presentation, even after rejecting their offer 4 different times. We were there and being worn out by their salespeople for a total of 5 hours. Once I finally agreed to purchase so I would be able to leave, they rushed me through the signing process. I was only given brief summaries of the paperwork, but those summaries were lies. I also was not able to leave with my contract that day. They sent it to me in the mail, conveniently after the rescission period in Nevada had passed. In the year since my purchase, I have tried at least three times, in three different seasons, to book a stay in their resorts. There was never availability where and when I wanted to stay, despite being assured I could travel whenever and to wherever I wanted. Do not waste your time with Hilton, they will just scam you.

      I attended their “presentation”because we of the preview paying lower rate package and was promised to get a $100 gift certificate which they did not gave us after we declined the offer, the sales rep even pushed too hard that she made me apply for a credit card that I do not even want to use or accept, I felt being pressured and pushed with that act, Hilton Grand Vacations should bot do business like this. I am glad I did not sign up after seeing comments from buyers and non buyers. I hope I still get the $100 gift certificate that was promised though.

      Hilton Grand Vacations Club (HGVC) blatantly lied to us not once but twice. We were misled about interest fees and costs in general. When we reached out about our concerns, every single concern was met with employees who responded very apathetically and heartlessly telling us that there was nothing they can do to address our problems. There is never any availability and when we tried to book something once, we had to pay so many fees that it basically was cheaper to just book the room separately. We have had to do our own research and came to find out that we have been taken advantage of. That was entirely unfair and not how it was sold to us. The salespeople will talk of luxurious stays, visits to exotic places all over the world, and best of all, flexibility with open availability. As such, we thought it was worth spending our hard-earned cash on the dream that was offered. WE WERE WRONG! I am well past retirement age and my beautiful wife, not a native English speaker, reached out for assistance in ending our “relationship” with HGVC officially and in full. To date, all we have received is an offensive response from one of the minions, who clearly do not have the company’s Owners or brand in mind.
      It truly leads us to wonder, how they are getting away with this level of deceit legally. Is no one watching? Either way, we are not millionaires, and we are not interested in ensuring the Executives at Hilton Grand Vacations are. Sign nothing, buy nothing, and expect no empathy or ownership for their actions.

      I thoroughly enjoyed my buying experience. They answered ton of questions, repositioned the offer to a point-size that fit me, and I negotiated for 5x my club points in bonus points.
      The whole presentation took 4 hours. Not because of them, but because of me. My wife and I ventured away from the table 3 times to talk budget, planned trips, availability to travel, and for me to run numbers on my calculator.
      We applied for two American Express Hilton Honors cards right then (150,000 Hilton honors points), and paid for the deal with the cards (7x honors point per dollar spent).
      This was in December of 2022. We closed on the deal and got our credit cards and website access around 1/15/23. We’ve already booked Las Vegas for April and Portugal for October. We’ve been quite happy overall.

      We admit that we were a little naïve to Hilton Grand Vacations motives at first, but now we have their number. Beware - when they offer you Hilton Honor points, cruises, show tickets, gift cards etc. in exchange for “2 hours of your time” this is nothing more than a marketing tactic to distract you from their hard-core, high-pressure sales environment. What we were naïve to was once you become an Owner; the target on your back is bigger than ever. No matter what you own, it is never enough, there is always something more needed. And the truth is there will NEVER be a new benefit or opportunity or event that you will not be able to access without spending thousands of dollars. Every time you step on a HGVC property as an Owner, you will be hounded and harassed throughout your vacation by local employees. These salespeople will tag team you to death until you either a.) believe them or b.) you are worn down to signing a new contract.
      We have invested nearly $10,000 in mortgage payments and maintenance/ownership fees; we still hold a balance on one Hilton **** credit card and have a loan balance outstanding with a unreasonably high interest rate.? For what we have spent thus far and are forecasted to spend, we probably could have taken that dream vacation that HGVC prides itself on every year WITHOUT ownership. This was definitely not the investment in vacation dreams of a lifetime it was promised and sold to be.
      Hilton Grand Vacations is not concerned about you as an Owner, or as a person, unless you are sitting across a sales table from one of their employees. That is the only time you will be treated with any semblance of respect.

      Hilton Grand Vacations are probably going to end up paying far more than expected in the end for Diamond Resorts. We owned Cypress Pointe in Orlando since 1995, with Diamond Resorts. Our experience over the years saw an increase of high-pressure sales tactics, overpromising, layering on costs, fees, and astronomical interest rates. Diamond Resorts methodology appears to be one where they tell you need more, they act like you are “upgrading” and you end up just spending more for the same thing, old properties, available to the world on websites like booking.com or hotel.com. Now, Hilton Grand Vacations is involved too, and we cannot seem to be able to get any help or answers to what we “own”, only bills increasing year after year, with less benefits, availability, or value.
      We have reached out to Diamond and Hilton, asking for resolution. We do not need, want, or can afford, this valueless points system. We have spent thousands and thousands of dollars on mortgage payments, maintenance fees and FINANCE CHARGES. We have been lied to repeatedly by Diamond employees over the years; Hilton must make it right or relieve us of the burden. It isn’t like they are just figuring this out, we found articles going back to 2020, if Hilton Grand Vacations did not do the proper due diligence prior, that is on them. It is 2023, we take care of our business, they need to step up and take care of their mismanagement of properties, personnel, and costs. Leadership needs to understand, they need to get rid of their lying staff or own the fact that they too are lacking integrity.
      We have not asked for a refund of any of our payments…just to have this contract terminated as we cannot afford it at this rate, and we will not tolerate being lied to in such an egregious manner.

      Purchased an HGV club membership in Oct 2022 and I am already regretting it! No customer service is my #1 complaint! Nobody knows anything about what I was promised, rates at the property websites you want are much cheaper than trying to book thru the HGV site and the dates I want are never available on HGV but available on the property website. I’ll be canceling this scam contract immediately!!

      I was a very happy timeshare owner at the Hilton Grand Vacation (HGV) Club. It was thanks to the tireless effort of many HGV employees that I was mostly pleased and getting the most out of my timeshare ownership. For those 3 years, me and my family got so much joy and fulfillment out of the timeshares that I upgraded three times.

      My awakening centered around a very aggressive and out of line salesperson who tried to get me to upgrade a 4th time and suggested I use my retirement funds to pay for it. I was completely INSULTED! What has ultimately turned my HGV allegiances into an enemy is discovering all the fees, especially the maintenance fees. I’ve come to learn that at each presentation, I was lied to about these fees. All along I was told my monthly mortgage would increase, but never a discussion on the increasing maintenance fees. I placed a lot of faith and felt a certain friendly camaraderie with many Hilton employees, but the omissions and misrepresentation are too much. When I thought I was upgrading in Florida, they actually sold me an entirely new contract with a separate maintenance fee. I didn’t know that until much later when the bills came in. What started at $1200 annually has now ballooned to over $5,000 in just a few years.

      I am a Priest and have served God my entire life. That makes me a trusting person and I had put a lot of trust in these folks, only to be stabbed in the back and robbed of my family inheritance.

      I have done additional research, reading accounts of other Hilton Grand Vacations Owners, and this is a pattern of bad business. My hope is that they will make the changes necessary to “clean up their act”.

      What a Joke
      I signed up Nov 28,2022, and paid it off Dec 2022 and I still have not gotten my points from Hilton Grand Vacation. Lance the sales Person what a joke you will be owners in 45 day from Nov 28, 2022. Spoke to Linda ********, and I have sent over a dozen emails trying to get a straight answer. Spoke to Bruno ********* the direct so I'm told he gave us 20,000 more points but still waiting for the points I paid for not happened as of today Feb 10. Now I'm being told that the escrow closed yesterday but no points yet. WHAT A SCAM they are running. I just want my Money back and I will never stay at another Hilton hotel or resort ever. it would be nice if they can just admit that they dropped the ball and give us are money back for there SCAM

      I was solicited by Hilton Grand Vacations for their Daytona Beach Resorts Property. There 4 Day/ 3 Night package was misrepresented. They stated no restrictions, No blackout dates and/or blocked out rooms. I called the property and rooms were available. When I called the Hilton Grand Vacation Club to book the mini vacation, they stated that there were no rooms available. This package was obviously misrepresented and felt like a " Bait and Switch". I called the General Manager of the Daytona Beach Resort Property. His response was that they are 2 separate entities and there was nothing that they could do. I was surprised as they both represent the Hilton name. Being a Hilton Reward's Member, this leaves a very bad taste. I can only come to the conclusion that Hilton Grand Vacations is in the same category as the other " Time Share Hucksters " out there. Very disappointing. I'll be staying at the Marriot from now on.
