      We became owners with Hilton Grand Vacations in 2019 we’ve spent thousands of dollars and received nothing in return as far as we are concerned. We have actively pursued the cancellation of this contract and have Hilton Grand Vacations release us from this obligation, but they continue to ignore us.
      If ANY of these things happen to you, you know they are not working in your best interest. Do not give up your Driver’s License to them; if questioned, they will give you a “reasonable” response. Why do they need it in hand? So, they can hold you hostage and run your credit WITHOUT your permission or consent.
      They will miraculously come back with better offers and lower pricing every time you say no. If they say it is real estate or they are associated with Disney; you are being lied to. Like us.
      If you think (because they told you) that you are going to have access to “thousands of hotels” at discounted rates. WRONG! The truth is you will be saddled with large “maintenance fees” associated with properties that are not accessible during what the average family would be looking for.
      Here is the dead giveaway that the sales reps KNOW they are doing wrong. Prior to being presented to the Quality Assurance Agent, we were coached how to answer a series of questions. As we sped through the signing, the QA representative simply pointed to where we had to sign and initial. There was no overview of interest rates and the Truth in Lending document, resulting in not having the opportunity to review the complete contract until after it was executed. The biggest omission, in the end, was neglecting to audibly notify us (or pointing it out in the contract) our legal right to cancel this contract within a timeline that is specific to the state.
      To this day, they are still calling us trying to get us to go on more “mini vacations”, which is code for another high-pressure sales pitch. Lose our number Hilton, unless it’s a call to release us from this abhorrent contract.

      This is an absolute scam. I am reading up on what the email was about I received, 4days 3 nights in Vegas, for $225. Seems like a good price. WRONG. First of all, I accidentally booked it because my card was already saved in my phone and my Face ID processed it. THEN when I call and say hey listen, my phone accidentally charged it when I was doing my research, they says we’re sorry it’s un refundable, well okay, understood THEN they inform me that there is a $199 additional fee for coming in on a Friday WHICH IS NOT LISTED ANYWHERE and you have to go to a MANDATORY timeshare meeting. Absolutely not, both representatives I spoke with we’re not being reasonable or nice, SCAM SCAM SCAM.

      We speak from experience, as nice as it sounds, and as tempting as it is…do not bite when offering a weekend get away from Hilton Grand Vacations, or any other Timeshare Company for that matter. You, like Us, will most likely regret it emotionally and financially for years to come.
      We were lured into a Hilton Grand Vacations contract nine years ago, then again in 2017. Both these “presentation” experiences shared these facts in common:
      6-8 hour “presentations” that were not supposed to exceed two hours.
      4-5 Salespeople rotating in and out, engaging in what is truly high-pressure sales tactics.
      Misrepresentations related to this being a “real estate” investment that only gains in value.
      Misleading statements critical to financial commitments - “Hilton will buy it back if we aren’t comfortable with our decision.”
      Flat out lies concerning the rescission laws specific to South Carolina.
      Regardless of all this, there is the truth of the matter. After several years of owning this timeshare, we have not used our “property” once due to the lack of availability. There is nothing exclusive about any of these properties as they are all available on Expedia and the like for far less than we have already paid with nothing being available to “Owners”. We’ve been subjected to exorbitant fees not disclosed when we purchased, including the maintenance, special assessment, and booking fees. We were rushed through signing the contract, and our very specific questions were falsely answered. Also, our timeshare has zero value; we cannot rent it out or write this off on our taxes like we were told. The high pressure and lies are overwhelming, and this is a lifelong financial burden.

      It seems implausible that Diamond Resorts has not been shut down as a multi-level scam at this point. It is obvious that what they do is initially lie to get you in to the fold and then keep you there by continuing to manipulate you through omissions, deception, and deflection. We naively fell for one of their marketing scams in Las Vegas and entered a contract during what we were told would be about 1-hour long presentation. (We were approached in a casino and bused to the Cancun property). 7 hours later, we were still be held hostage, as they had our IDs. During that presentation we spoke with 5 different salespeople, evidence of their high-pressure sales tactics. We were told about the easement of booking, availability, rental opportunities and it was CLEARLY STATED that all properties were PET FRIENDLY. We had almost immediate regrets, however it wasn’t until we utilized our “investment” a few months later that we realized that it was worse than we even expected. Upon check in we were told that we were REQUIRED to attend an Owners Class, that we were charged a deposit to attend. As it turns out, this was not a class but another sales presentation where the following was discussed; Diamond is NOT PET FRIENDLY – THEIR solution…see your Dr. and lie about having a service animal. Fantastic! This speaks volumes on the ethics of these guys.
      In the end, we were basically told that what we initially purchased wasn’t going to give us what we were “sold”. At the same sales office a few months earlier we were “upgraded” into a financial disaster of a contract. Our goodwill was taken advantage of by deceiving and conniving sales employees. Simply put, Diamond sold us a mountain of lies and then emotionally and mentally manipulated us into signing another contract with them.

      Scam, Fraud, Lies, etc. I regretted the day I was allowed to be manipulated by the HGV Sales representative. I saw a warning but did not take to that. I have been a great member of the Hilton Hotel and during one of my stays, I was directed to the sales dept who told me that because I have been a valued customer that HGV is giving me a deal to visit Florida. At first, I wasn't interested, but after several calls and persuasion, I eventually fell into this. I was told that Las Palmeras had space to accommodate us, & when we arrived reverse was the case. We couldn't lodge into the LP, we were told there was no space & promised to move us the following day which never happened. They apologize & invite us to view LP, & told us that we can use the gym & the pool on the day to compensate us. Sales Strategy
      Fast forward, they showed us everywhere, I was lured & manipulated into the contract. The salesperson won't give you the opportunity to read the contract and I was rushed to sign the contract.
      After Covid, my business wasn't going as normal since April 2019 I have been paying a monthly loan plus a maintenance fee with a $2500 or $4000 deposit I made at purchase. I can't remember the actual figure, but it's around that price. By October 2022, I was struggling to meet up with the payment that I have been paying and never visited the resorts. Now I informed them that I cannot afford the payment & request they sell it because I wanted to be free from their chasing and manipulation. Unfortunately, the sales representative said that I can't sell and was trying to sell another lie to me. I have over 50 letters and several calls to continue paying the monthly payment. I am stressed, tired, and frustrated. I have ended up having sleepless nights because of HGV. Please sell it & If your team does not stop harassing me, I will spread the news all over social media, perhaps I will come across a legal team that can help all that have fallen into this trap.       Highly not recommended
      I purchased the VIP package to try it out. I'm trying to book the hotel 3 month in advance. The rep is telling me that hotel is fully booked. I'm looking online and there are many rooms available!!!

      A class of its own. The worst experience I have ever had. The room wasn’t ready. I was told it would be in about a half hour and they would call me. 2 1/2 hours later I got tired of waiting so I called and was told it had been ready for some time. Then they tried to put me in a room other than reserved. Now I know why. The room the tried to put me in was not near, nor did it have any view of the pool.
      After I insisted on getting a room over the pool, they magically found one.
      Upon getting to my room I looked out over the pool and the entire pool area was closed and having heavy construction.
      Going back to the front desk I spoke with the resort manager and asked why this wasn’t mentioned when I made the reservation as the entire reason for the stay was to enjoy the pool area, as we had many times before under the previous management. I guess Hilton just doesn’t care about its guests.
      The manager told me it was mentioned on all sites on the internet.
      I then showed a copy of the internet receipt. The manager read it. And as she was doing so, I asked if she happened to notice something missing.
      No mention at all about the pool being closed.
      She then stammered and said “We’ll, it’s supposed to be there.”
      And I’m supposed to get what I pay for, too. But I didn’t.
      I told her I was checking out and expected a FULL refund.
      She then informed me that there would be no refund as the time had lapsed to get one.
      I WILL get a refund, because I will not stop until I do.
      AND…I WILL NEVER STAY THERE AGAIN.
      Hilton an hospitality may start with the same letter…but they certainly don’t have the same meaning.

      Upon selling me the promotional getaway, I was falsely told information about reservations, that I can pick location and dates it took me 5 to 6 calls, many hours to even get dates that we could go. finally I got dates and a location of a Ocean air resort for April 22- 25 & then called to confirm that my granddaughter of 2 years old would be attending the presentation. They said yes, but that she could not stay in the room with us, it is a 2 pp occup. . They said absolutely not Oceanaire resort will not let you check in. They will deny you. but that I could call Oceanaire & ask or look for different, I said I would call Oceanair The front desk manager said this is false information! All units are 4 person occupancy That they have the king with sofa bed & that they do have 2 double bed occupancy available packages, and they would never deny someone checking in at the front & absolutely we could check in and stay there in our king room with sofa bed with her ! so I left the reservation alone and was happy with it and then yesterday I was at work and cannot answer the phone and I have a voicemail from someone at the Orlando location named Deborah ?!
      That she had changed my reservation to a two double bedroom at the Virginia Beach Hilton oceanfront at 3001 Atlantic Ave. where I will be now , that was my voicemail!!??
      I was satisfied finally, with Oceanaire resort, I get a call saying change my reservation to a different hotel without talking to me without confirming it with me and leaving me a voicemail of this so and a phone number I called the phone number of course they don’t know who Deborah is. There’s no extensions not one person I have talked to has been able to give me an extension or any contact number so I’ve never talk to the same person again twice they said yes my reservation is now at the Hilton oceanfront and not at the Oceanaire and the Oceanaire now and does not have availability for those dates of April 22 through the 25th

      Stay away! Everything that they told me was a lie. I was told that I would be able to go to Bora Bora if I held my points for 2 years and that is not even close to being true based on the points that I have.
      I have such a hard time booking places and it always costs money. The maintenance fees increase more than what you would expect and every time you book a stay, they want you to come to an owner’s update where they try and get more money out of you. When you decline, the salespeople call you nasty. When you try to book, you can book a vacation for what you pay in maintenance fees. I had no idea that Elara could be booked by the regular public which drives up the cost in points.
      Oh and one of the ladies said I should have spent the down payment for my house on this crap as it was a better investment. She got mad at me for buying a house!
      The resale market is horrible and you basically have to give this “investment” away. They won’t even buy it back so basically they don’t stand behind their product. Also, you can’t write off the loss on your taxes as it is not a true investment.
      I hope someone can bring a class action suite as I will be one of the first people to sign up. STAY AWAY.

      Just sat through a 3 hour sales pitch to learn that our Elite Premier status with HGVC is worthless compared to the “new” offer of buying into The Hilton Club in NYC which offers much higher HHonors point conversion values. We were also told that there is absolutely no way to get out of the two international properties we own as they have no value towards a trade into “The Club”. We feel we have been sold a bill of goods from HGVC and have no recourse, ownership costs a fortune and the customer service is non existent. Not to mention that they say they’ll buy it back, but they won’t, probably because they know how worthless it is. Run, do not walk, away from purchasing a HGVC timeshare. The regret and buyer’s remorse runs deep and the costs of ownership go up EVERY year.
