I'm reaching out to share my concerns about my timeshare at Daytona Regency and to get your help with the challenges Im facing.Managing this timeshare has become really hard, especially after losing my husband, who bravely battled cancer. During that tough time, we were not only dealing with his health but also with rising financial pressures. The costs tied to our timeshare, particularly the *** fees, have gotten out of hand, adding stress that was difficult to manage alongside my husbands illness. The *** fees keep going up, and theyre now taking a big chunk of my monthly budget. Since my husband passed, the financial strain has increased as Im now the one covering all the expenses we used to share. The extra costs from the Silver upgrade are becoming too much, and the constant push from the timeshare company to move to Gold membership feels overwhelming and unnecessary. Our family vacations havent been great either. Once, when vacationing with my son and his familywho have three young kidswe found bed bugs in their room. We had to move to another room that was on the street side, far from the ocean view we wanted. Despite asking for an oceanfront unit multiple times, we rarely got one, which is frustrating since family vacations should be a time for relaxation and joy.The limited booking options have also been a hassle, restricting our travel plans. I spend way too much time trying to coordinate dates that would let us visit different places, but we keep ending up at Daytona Regency. This lack of flexibility has taken the shine off our family trips. As I plan for retirement, Im at a tough spot, trying to balance my home and the financial burden of this timeshare. Im looking for peace and stability after my loss.Given these circumstances, I kindly ask for a way out of this timeshare. Im eager to resolve this matter peacefully and relieve the ongoing worry the timeshare has brought into my everyday life.

The whole thing was a lie. I was told I could bring my dog. ****. I get ********* see huge dogs. The person on the phone lied. Just getting the info about where we were staying was a nightmare. I confirmed 3xs but I still wasn't confirmed. It took a while to find out the correct phone # to call. The woman confirmed & also sent me the *************** for the preso. I was sold a preso for 1 hour but it was 2 hours. The sales person we had was nice. It seemed like she may have been in an MLM before & now she was doing this. They love bomb you & put you off guard asking you about family & such. When you ask specific questions like "if this is your flagship resort, built specifically for the program, when was it built?" & "what's the lifespan of a resort" & "how many reservation points do you need to get a night at a resort, go through a booking example" & "what happens if the plan changes". It's a hard sell of course & they lie from the start. You buy resort points (RP) to use. They can be converted to Hilton Honor (HH) points at a 1-to-16 ratio. They will say for $10k you can buy 5504 RP. There are 168 resorts world wide. She pulled up 3 on the computer, they all showed "limited availability". She brushed it off by saying the system is wrong. This will at first be either yearly or bi-annual depending on where you are in the sales pitch. They will bring in the closer who will talk to the man in the relationship (if hetero) & ignore the woman. They will say you can get 7-12 resort nights, but that's not true. We learned this actually gets you 1-4 resort nights & if converted to HH points, 1 night. They'll finance you at 10%. There is an HOA fee that goes up every year. They don't mention that the points program changes requiring more RP every year to get a night's stay. That you'll pay for any **************** If you do the math with the cost per year ($1600 for paying the loan, HOA fee) vs just renting the same room ($900) you save $700 not owning the time share.

We are timeshare owners with Diamond Resorts/Hilton Grand vacation who have spent well over $900,000 with both Diamond and Hilton. We are extremely uncomfortable and displeased with the recent treatment that weve received from both Diamond and Hilton employees, who we believe have engaged in deceptive sales practices, providing us incomplete and misleading information to get us to not just purchase timeshares with Diamond and now Hilton but to upgrade our timeshare through not just mental and emotional manipulation but through vague threats of us losing our timeshare benefits if we dont endlessly continue to upgrade our timeshare. This has lead us to spend a truly astounding amount of money with Diamond Resorts. After years of pouring money down the drain in May of this year, we decided to NOT continue paying any more monthly payments to Hilton due to a total breach of contract on their part, and the abuse of our trust by Diamond/Hilton employees. As we reflect on our journey through the timeshare maze, its clear we were viewed not as valued customers but as vulnerable targets. The realization that we, as medical professionals who have spent our lives caring for other could be subjected to such elder abuse by a reputable companys sales team is both shocking and deeply disheartening. We share our story in the hope that it will shed light on these predatory practices and prevent others from suffering a similar fate.

Unwelcome **** for Hilton Grand Vacations, their acquisition of Diamond Resorts and their subpar resorts and employees, will no doubt introduce them to hundreds of unsatisfied customers. Our nightmare of a relationship now exceeds a decade. We have been to several high-pressure sales events with multiple representatives aggressively promoting the new and improved Diamond Resorts approach. They convinced us to upgrade by purchasing points, which they claimed would elevate us to a "higher status" and improve our vacation availability. We ended up paying $10,625.00 for this upgrade, with a ******% interest rate. The maintenance fees for this new upgrade were $798.00. This meeting coincided with ***'s rollout of their points-based system. They explained the new system in grand fashion, though much of it was hard to grasp due to the high-pressure environment. The salesperson emphasized that the point system was the future of timeshare vacationing, claiming that the deeded week model was being phased out. He assured us that points could be used anywhere, anytime, with unlimited availability thanks to Diamond's vast collection of resorts. He even said, "Availability is no issue with points if used in prime-time April-September." This turned out to be a lie. This system is broken, designed to make money for the company while families are left compromising on unwanted vacations!

I am writing this review because of the horrible customer experience I have had with Diamond Resorts. We have been trying to terminate our contract because of the fraudulent claims and misinformation that their sales **** presented in order for us to upgrade and purchase points that werent even necessary. We have wasted over $100K and have nothing to show for it! Back in April we spoke with someone from Hiltons Transitions Team who advised us that we were eligible to get out of our contracts for $1000 each and that they would send us documents in ***** days. Although we didnt want to put any more of our money into their company, they offered us a way out so that we could move on with our life. We are now in Mid-August and the documents that they promised were never sent. When I was finally able to speak with someone, they told me that I am no longer eligible for the transition program because I was set up on Auto Booking and their system booked a stay for me without me realizing it, and although I canceled that reservation, this mishap disqualified me for the program. They bounced me around to different departments and said they were going to look into things. Since then they said my request was paused and I havent heard anything from them at all. This is just another example of how Diamond Resorts treat their customers. They just dont care. All they care about is the money they can get from you. To Diamond Resorts/***********: We want out of this contract! We demand that you cancel our contract and let us out OR honor the offer of paying $1000 for each contract! Being ignored is not an option!

We have, once again, experienced the scam that is Hilton Grand Vacations. On August 30, 2024, we spoke with **** and agreed to a marketing package for ****** Beach to visit the property and endure the presentation. **** was aware that we are a family of 5 and never mentioned that to book our stay we would have to monetarily "upgrade" our stay. This is a huge omission.I spoke with *** to book our stay and he said our original package is non refundable and that there was nothing he could do except reduce the upgrade fee. We feel scammed because this upgrade fee was not included in the original conversation. I specifically detailed to **** that 12 years ago we had a horrible experience at HGV and he assured us that this would not be the case this time. However, it seems like nothing has changed. Hilton Grand Vacation needs to make this right and either wave the "upgrade" for our stay at ******************* Condos in ***************************** or refund our package payment that was made in good faith.

I am writing to express my immense dissatisfaction with the timeshare ownership I have with your company. Despite being promised access to a range of exotic locations and priority booking through our "elite" status, the reality has been far from this.My experience as a Diamond owner has been atrocious. Every time I have tried to use my membership, I have been met with disappointment and frustration. I have had to pay extra to exchange points because there is no availability at the locations I want to travel to, or because I don't own enough points. This has made it impossible for me to plan the vacations I had hoped to take with my family.Furthermore, the resorts we have stayed at have been shabby and cramped one-bedroom units that are not suitable for a family of four. The subpar accommodations have put a damper on what should have been relaxing and enjoyable vacations. To add insult to injury, we have been forced to attend presentations that have gone on for hours past the scheduled time. This has made me feel like my time is not valued and has added unnecessary stress to my already frustrating experience.Given these reasons (and many others), I have made the decision to cut off payments. I will not be making the February loan payment, and I have not paid the 2024 maintenance fees. I am requesting a full refund and to fully part ways with your company.I believe that the promises made by your salespeople were nothing more than a brazen lie to lure in unsuspecting customers. I feel misled and taken advantage of, and I do not wish to continue this relationship any longer.I hope that we can come to a resolution quickly and amicably. Thank you for your attention to this matter.

My husband and I wish we could turn back the clock and never sign up for this timeshare program. We had already been members of Hilton's Members Points program for 2 years when we were scheduled to visit our family in ************** for Thanksgiving holiday, we wanted to plan a special trip for our children ages 12, 12 and 14. We booked our stay in ****** Beach at the ************* Resort. We were pressured to attend the timeshare HGV event to keep the low hotel stay price. This is when my whole family has been swindled and taken advantage of by the Hilton HGV points program. My husband and I used to be so proud to be a part of the Hilton Honors program. Now I have the $245.00 a month payment for the next 10 years, plus ANNUAL MAINTENANCE FEES GOING UP on average to about $1200.00 yearly on top of the package cost!! The ************ disapproved our loan application and wont help us refinance the timeshare. Now we must pay $17,983 in interest on top of the initial loan of $11,417.00, which is $29,000 total. We were defrauded into this Ponzi scheme and in the end our credit union denied refinancing our loan as timeshare are essentially worthless and big-time scams (THEIR WORDS, NOT MINE)! It is not our fault that Hilton employees chose to be dishonest and deceptive with us. We tried explaining this to Hilton customer support multiple times but instead we were greeted with callous responses insulting our intelligence and calling us liars. We are left with very few choices and instead we reached to the CEO personally in the hopes that this matter can be resolved quickly for us. We seek to terminate our relationship with Hilton moving forward, as we believe that this relationship and trust is broken beyond repair at this point.

The decision to end our relationship with Diamond Resorts/Hilton Grand Vacations stems from a multitude of ongoing frustrations and disappointments that have spoiled what was supposed to be a seamless and enjoyable vacationing experience. Regardless of how long we have been connected to this company, it in truth, only gets worse year over year. Compounding the issues is the consistent difficulty in navigating the DRI/HGV website and the inability to reach a concierge for assistance, leading to a significant barrier in planning and booking vacations. Upgrades to higher membership levels, which promised easier access and support, have failed to deliver the "hassle-free" vacationing experience that was advertised, with availability often not aligning with our requested times and locations. Additionally, repeated attempts to resolve these issues through customer service have been met with unfulfilled callbacks and unresolved complaints, even after escalating to supervisors. The pressure to purchase additional points during owners' updates, coupled with a feeling of shame for not having enough points for desired vacations, has only added to the discontent. Financially, the situation has become unsustainable, requiring us to dip into retirement savings, all while navigating health issues. These accumulated grievances have led to the decision that continuing this relationship is not in our best interest, seeking instead a resolution that frees our broken household from these burdens.

Ive been a Hilton Honors member for years. I decided to try Hilton Grand Vacations in ******* a few months ago. Although I did not become an owner, I was made to open account to purchase package. For last week, I have been trying to have account disabled so my information is not floating out on the internet but am told I have to keep changing password. I dont expect my info to be deleted, but I do expect my information to be disabled so no others can retrieve. For the rest of my life, I don't feel like I have to keep revisiting this website to change my password. Seems asinine to complete such a task when it is not my website.
