My family and I have struggled with the financial burden of this timeshare for too long, and are unable to continue paying for something we can't use as promised. We were told we had access to thousands of hotels and locations, yet every time we tried booking a location affiliated with Diamond, it was unavailable. The only locations we've had access to are owned by Diamond, limiting our vacation options. Furthermore, our "concierge" was of no help planning our vacations; every time we made a request, we were told it was unavailable. We were promised we could use our points for concert tickets, only to find out these concerts are organized on Diamond's property. This is a clear example of deceptive practices, as we were led to believe we'd have access to a wide range of events, not just those organized by Diamond. The debt we've acquired from this timeshare has caused tremendous stress; constantly worried if we can afford the monthly payments without running out of funds. Our timeshare monthly payment is higher than our home mortgage, not including maintenance fees, and not something we can sustain. We've gotten tired of living paycheck to paycheck, and our savings getting depleted every month. It's truly disheartening to see a company like Diamond taking advantage of "owners" by getting them into more debt. The tactics and language used are incredibly deceiving, even for smart and educated average people simply looking to enjoy time with their families. The maintenance fees alone are a lifetime burden that we don't wish to leave for our children. We're seeking a way out of this timeshare as soon as possible. We've been deceived, misled, and exploited by Diamond Resorts, and we're no longer willing or able to continue paying for something we were promised we could fully use, but cannot. We hope this review will serve as a warning to others considering a timeshare with Diamond. We urge the company to take responsibility for their actions and provide us with a way out.

Dont wait your money going to ******** *********** they are charging outrageous prices for admission and parking but all water rides, smaller rides , drink and food options all closed but ti what a staff member said was staff shortage. Oh and we went to the orca encounter show and the orca didnt want to work either and the show was cancelled. We immediately tried to get our money back but they refused stating no refunds. They gave no alerts on website or app. Its like buying a sandwich and paying full price but only getting half a sandwich. ******** should be ashamed of ripping off the public. SHAME ON ********!

As first-time visitors to the city, my spouse and I were excited to explore the vibrant attractions. When we approached the receptionist at our hotel for recommendations, we were offered a seemingly great deal: three attractions for half the price if we attended a one-hour presentation. Little did we know that this one-hour meeting would stretch into over three hours of high-pressure sales tactics from multiple representatives. The presentations were so polished and persuasive that we found ourselves caught up in the excitement and, unfortunately, made the impulsive decision to purchase a timeshare. At the time, we explicitly informed the salesperson of our plans to buy a home and start a family, but we were led to believe that the timeshare would be a beneficial investment for our future vacations. In hindsight, we realize this was a significant oversight.Since purchasing the timeshare, our financial situation has taken a toll. With rising costs of living and the mortgage on our home, weve struggled to keep up with the payments for the timeshare. We have two young children and had hoped to allocate our funds towards their college savings. Instead, we find ourselves in a position where the ongoing financial burden of the timeshare is detracting from our familys resources and future aspirations. We are disheartened by the thought that if anything were to happen to us, our children could inadvertently inherit this timeshare. It feels profoundly unfair that they could be held responsible for a financial commitment that they had no part in agreeing to. This situation weighs heavily on our minds, and we are desperate to find a resolution. We believe that we were misled during the purchasing process and would like to return the ownership.

DO NOT GET INVOLVED! Bluegreen Resorts, under the Hilton Grand Vacations parent company, has totally conned me. So, beware! The presentation I was duped into attending on March 28, 2024, was a marathon of manipulation. During the check-in process, I was entirely under the impression that I was signing up for a vacation package offered by the hotel itself. ****. That was not AT ALL what I was getting signed up for. There were no signs identifying a woman offering discounted prices to the waterpark, restaurants, and shows as a part of another entity altogether. The only thing that I was told was that I would have to attend a 2-hour presentation in order to get the much more reduced prices to all these things that my nephew and niece would enjoy, who, quite naturally, were very excited. The promised brief two-hour affair stretched into a day-long ordeal, with my niece and nephew kept in a limited supply day-care, going crazy with boredom and hunger, because we were there for 5 hours. The representatives spun a web of half-truths and outright lies, painting a picture of a timeshare paradise where the reality is more akin to a lifetime of debt. Including a woman who told a very compelling story about how she had been sitting in a chair just like us years ago, and as a result of joining with Bluegreen, she had managed to take her son on many vacations and to new destinations that would have never been possible without Bluegreen. She also stressed business relationships between ********* and companies and organizations like *******'s, *************, ******, and Hilton as examples of credibility. The opportunity to lock myself into a perpetual contract was glossed over with all the finesse of everything salesmen pretend not to be, promising a legacy of vacation bliss while conveniently omitting the lifetime of debt and despair that my future generations would inherit, something that no one would ever want to pass on to their kids or relatives.

We are writing today in reference to our timeshare ownership with Diamond Resorts/Hilton Grand Vacations. We have been members since 2021. We believe that the cost of our membership and maintenance fees is ridiculously priced, considering the services and accommodations offered. We do not feel like the return we get from this is worth all of the money we have invested. We have made several attempts to use our membership, but we have not had the freedom to go when and where we want. The locations we are interested in are never available to us, and even when we do find suitable locations, they do not meet our standards. When we tried to use the timeshare, the accommodations were not up to par with the high-quality vacation experience that we had been promised at the time of purchase.Considering all these factors, we have reached out to them directly requesting assistance in resolving this and just hoping to speak with someone who would be willing to address our concerns but continue to be given the run-a-round and absolutely no guidance on what we can do to move forward. We now realize that this was nothing but a ploy to sell us on misinformation and lies. It is very disappointing!

I have been a Hilton honors member for years. I purchased a discounted vacation understanding I would attend a sales presentation to purchase a time share. I was open minded and interested. The experience was high pressure. When I said I wanted time, they got progressively irritated. They went from friendly to basically pushing me out. They compare lifetime vacation spend to the cost, and it kind of makes sense on the surface, until you look at maintenance fees and the expense of financing if required. Also, when I asked to understand the point values for stays at properties; they couldnt give them. So you have no way to know the actual value youre ********** addition, they couldnt show me the contract details. And when I asked for them; they said do you read the contract and terms and conditions on your hotel stays? Sarcastically? This was at Hilton Grand Vacations in *********. **** was the sales guy. ***** was his manager who know more things.Hilton will lose hotel business. Bad investment. High pressure. Disappointed.

The proper rating for Hilton Grand Vacation HG (Thieving) Vacation is 0 stars. This company should be sued by the *** and *** for their deceptive practices. They are the most soulless individuals that I have ever encountered in my life. All the other 1 star comments are absolutely correct. They follow the same script. I purchased a short-term, non-member guest accommodation package, only to be told that I must adjust my plans because the sales office is closed. After attending a presentation for 6 hours, they actually want me to attend another 90 min presentation to hear the same hogwash of lies. The sales person told me the presentation would be optional - LIE. The sales person told me the deadline can be extended - LIE. HGV is no better than the scammers in ******, ******* and ****. HGV are the American scammers.

Hilton Grand Vacations is a total scam. They pressured me to buy this vacation timeshare when I didnt have the money. They convinced me to open up a credit card to pay for timeshare that I couldnt afford. They didnt disclose the interest that I would have to pay for this timeshare every year. For the first year $9280.00 for the second year, it went up to ******* the next year. They made me believe that I was buying a two bedroom property. That it would gain Equity, and that I would be the owner of this two bedroom resort. When I call to schedule a vacation, the unit was not available to me. So I dont own the two bedroom, because if I did it would be available for me whenever I want to go on vacation. Its not my property, but they are charging me like it is. They also didnt disclose the public offering statement to me.

I am writing this BBB complaint in regards to our LV Tower timeshare that we have owned for the past three years. We were sold this timeshare by a salesman named ******** ******, who unfortunately, deceived us with false information and promises.******** assured us that we would have access to thousands of locations worldwide and that owning this timeshare would guarantee us significant savings when it comes to vacation expenses. However, in reality, we have been unable to book our desired locations through this timeshare and have only been successful in booking twice during our entire ************ a result, we have had to compromise on our vacation destinations, settling for places we did not even want to visit because there was simply nothing else available. We have attempted to book our vacations six months in advance, but even then, we have been unable to secure our desired locations.******** suggested that we could rent out our booking during the off-season to offset the costs. However, how could we even rent out our booking when we cannot even book anything for ourselves? We feel deceived and misled by ******** and the LV Tower timeshare company. We have not received the benefits that were promised to us and have had to compromise on our vacation destinations, which is unacceptable. Therefore, we request that the person in charge of sales in ***** contacts us to discuss our grievances. We demand to be released from our ********* ownership and want our money refunded. We have made a good-faith effort to use this timeshare, but it has proven to be nothing but a disappointment.

We are requesting a release from our contract with Hilton Grand Vacation Club. We are not seeking any refunds, reimbursement for fees, or compensation currently. Our primary goal is to be released from the contract and any future obligations. After attempting close to 50 times to book a reservation, weve managed 1 trip for a total of 6 nights and have paid them close to $25,000. This is NOT the affordable way to vacation that was hammered into us by HGVs salespeople. We initially purchased a timeshare with Hilton Grand Vacation Club on December 16, 2022. As part of the deal, we received a complimentary stay in exchange for attending a mandatory sales presentation, which we attended. During and after the presentation, we were promised bonus points if we signed up that day. We were also informed that this was an investment that would appreciate. However, we were not made aware that the annual maintenance fees could potentially rise each year. We were told that while the fees were variable, they had not increased in recent years. After the presentation, we decided to start with the lowest level of ownership to assess it out and see how it worked. We understood that we would only receive points every two years at this level, but we soon discovered that the limited points we received, along with our ownership level, severely restricted our ability to travel as we had hoped and as we were promised. We feel completely misled and misinformed and no longer wish to continue as owners of Hilton Grand Vacations.
