Extremely deceptive practices!!!!! My husband ***** had a conversation with a representative( i use that term loosely). Next thing I know we have a charge on our credit card of $249. IIMMEDIATLY call back to cancel the transaction. They tell me the charge is nonrefundable. Asked for a transcript of the call, denied. researched the requirements, which we don't even financially meet. Qualifications and requirements were NOT discussed with my husband. BUNCH OF LIARS!!!!!!! Spreading the word to everyone NEVER to stay at a holiday inn.THAT IS WHY THEY GET 1 STAR wish i could give 0 starHoliday Inn Club Vacations Incorporated

1 starI am extremely dissatisfied and unimpressed with the services Ive received from this company. When I initially contacted them about how the deal doesnt work as it was explained, they provided suggestions that only made things worse. I followed their advice and attempted to sell the ownership using the resources they recommended, but all it did was cost me even more money with absolutely nothing to show for it leaving me more in a financial hole.This timeshare has turned into a never-ending money pit. Despite my efforts to resolve the situation, the company has shown no real interest in helping address my concerns or complaints. Once the ink dries on the contract, youre stuck with a massive mistake that only drains your finances further.I would strongly caution anyone considering a timeshare with this company to think twice. The promises they make during the sales pitch are misleading, and their lack of support after the sale is incredibly frustrating. 1 starThey are selling off Silverleaf properties and not given any consideration to the long-time owners of these properties. Many of the owners are looking for a way out of this nightmare of a company. If you have not purchased from them, DON'T. If you have, join the owner's groups in ******** as we discuss possible class action suits against this company that has no regard for their customers.Review fromJill C

1 starWe purchased a timeshare with Holiday Inn Club Vacations a couple of years ago and have only used it once. The fees have become outrageously expensive, and there seems to be no realistic way to recoup our money or exit the contract. It's one of the biggest regrets of our ******** make matters worse, were now being harassed with constant phone callssometimes two or three times a dayover a slightly overdue balance. Terrible experience! Salesman was very nice but VERY dishonest about fees required to transfer points to ***. Im thankful I found the companys FB page before the FL recession period ended. Do not purchase from this Silverleaf resort. They use high pressure techniques and lie to you about the things you will receive in your resort package. I was completely misled during my Holiday Inn Vacations presentation. The sales *** painted a rosy picture of an "exclusive private club" that would be a valuable investment, a legacy for my children, and easy to use or rent out. None of this is true.Reality check: Booking vacations is nearly impossible without planning a YEAR in advance. When I tried to rent out unused points, I hit wall after wall due to "limited availability." Yet mysteriously, these same "sold out" rooms appeared available to the general public on regular booking sites!The worst revelation? This "investment" is actually considered a "junk asset" I can't sell or leverage. The promised value was pure fiction.Their exit process is a complete joke. After numerous ignored calls and emails, they finally responded only to tell me I'm on my own to find a buyer - they'll just handle the paperwork afterward. So much for their "comprehensive exit solution."The maintenance fees are the final insult - continually rising with no end in sight. Passing this financial burden to my children would be cruel, not the "legacy" I was promised. What parent would willingly saddle their kids with escalating fees they can't escape?Don't fall for the friendly presentation and empty promises. ************ is a complete scam. Everything they tell you when they are trying to sell you this ************* membership is a lie. Right down to the website they have you play around on. That is NOT the website you actually use. The surprise fees just keep on coming. Why are we purchasing, then paying yearly maintenance fees, and a yearly membership fee?!? Because they are scammers. Last year they sold me a membership with a home resort they announced they were closing in less than a year of me purchasing. They claim its safer to stay at these resorts meanwhile there isnt even a fence around them and used a human trafficking story to sell me that lie, by the way i travel as a single woman, something that was preyed upon by the sales WOMAN(ya she was clearly looking out for herself not my safety, which is a disgusting thing to lie about). In the dark i was walking across the resort with all my luggage alone(no offer of help). The room was also very dirty, and i got no reply to my complaints of course. The websites dont even work, i cant book anything on them. Every complaint you put in goes nowhere. No accountability for scamming us all. The BBB looks awful supporting them and giving them an A. ************ needs to be investigated and needs to be taken seriously. Preying and lying to women about their safety to make a buck. Never came into contact with a bigger scam. And then they apparently harass you your entire vacation to upgrade. How this is all ignored is beyond me.Holiday Inn Club Vacations Incorporated

My relationship with Holiday ***************** began with a promotional offer for a free trip to ****************** in ************, ********. It was during that trip that I attended my first sales meeting, during which I was led to believe that a timeshare held investment value, was financially better than throwing away money on other vacations and would be something I could eventually pass down. However, the crucial long-term obligations were never clearly disclosed. I was never informed that my daughter would be held liable for the mortgages and maintenance fees upon my death. As someone who was over 60 years old when I signed the contracts and who will soon be seventy-two, this omission is both unethical and exploitative. Additionally, maintenance fees have skyrocketed beyond reasonfrom $663.02 at the time of my initial agreement to $5,649.99 as of January 1, 2025. This was never disclosed or even hinted at during the initial or subsequent sales presentations. Their owner update meetingsare where I and others are manipulated into purchasing more points under the guise that it would improve usability and increase benefits. Despite reaching Premier Platinum status, I still could not get the usage I wanted or the customer service I needed. Instead, I was repeatedly told that I needed more points to make the system work effectively for me and my family. This experience has taken a significant financial and emotional toll. It is unconscionable that an organization would target senior citizens with such misleading tactics, then bind them to contracts under terms that were never transparently explained.Holiday Inn Club Vacations Incorporated

Literally everything I was told when purchasing this was a complete lie. Beware the sales people will beat you and then switch it when you go to actually try to use your points. They will tell you you can stay at any Holiday ********** that there are no blackout dates, that there are no changes to the amount of points for a week stay. These are complete lies. They will tell you that if you have a large family getting a two bedroom is no problem. They dont tell you that it will cost you twice the amount of points. They dont tell you that if you want to actually book during the summertime, it will cost you three times the amount of points. They dont tell you that to stay at one Holiday ********* for one night King cost you a years worth of points. They will tell you that there are no maintenance fees but instead you will get hit with a huge $1200 tax every single year. This is without a doubt, the biggest scam going.
