My experience with Sheraton Vistana's timeshare program has been nothing short of frustrating and disappointing. What began as a "required meeting" in 2019 turned into a high-pressure sales presentation where I was aggressively convinced to purchase a timeshare with promises of exclusive access to Sheraton and Marriott resorts. The reality has been completely different. I've found it nearly impossible to book at promised destinations outside ******* and ************. Each time I've expressed dissatisfaction; I've been subjected to more "update meetings" that were just disguised sales pitches pressuring me to buy more points.Sales tactics were manipulative and intense. I was repeatedly told this was an "investment" that would appreciate over time and could be passed to my children or simply end with me. Instead, I discovered I was taking out a personal loan affecting my credit, with maintenance fees increasing 6% annuallyforevereven burdening my heirs. The final insult: My contract costs $10,885.27 yearly for a 7-day stay, equating to over $1,000 per night! This is outrageous for what was promised. Purchasing this timeshare has been one of the worst decisions of our lives. We were misled by promises during the sales pitch on our honeymoon, believing it would offer simple and amazing vacation opportunities. Instead, the program has been confusing, frustrating, and nearly impossible to use. The booking process is overly complicated, points expire quickly, and securing availability requires planning over a year in advanceunrealistic for most families.Customer service has been no help, offering vague explanations and directing us to useless resources like "Ownership 101." When we tried to exit, we were told it wasnt possible because we waited too long after the rescission period. Their so-called "exit options" require paying off the loan entirely, despite ongoing life challenges weve faced.Weve spent tens of thousands of dollars on something that brought no value to our family. We strongly warn anyone considering a timeshare with Vistana to think twice. We have been hoodwinked by Vistana, part of the Marriott Vacation Club. It is NOT a gift for your children to inherit a product that today costs over $1,600 a year in Maintenance Fees. We were never told that they would be required to take over our financial commitments as part of this farce. No one should or could take on this debt. They hide behind different umbrellas of product that is impossible to understand. Moreover, we have found that it is impossible to use. Every time we called to get clarification or assistance in obtaining what we were promised during the initial sham of a presentation, we are met with customer service agents that are not remotely trained in the product they are supposed to service. I have personally reached the point of being so overwhelmed and distraught that I was brought to tears. They held us hostage and kept us from enjoying our real vacation with our kids. At Sheraton Vistana Resort Villas in *******, we were repeatedly approached to attend a presentation. At the presentation, we were introduced to a salesperson who gave us a tour of the resort, emphasizing the exclusive member access to various locations worldwide. He showed us impressive pictures and shared personal stories about his own family vacations. When we expressed interest in visiting ******, he assured us he could make that happen for free, implying that we would receive free points to use toward our trip. He assured us that these nice, spacious rooms would always be available for members, reinforcing the impression of unparalleled access to high-quality accommodations. After the tour, we sat at his desk where he continued displaying vacation spots on his computer, mentioning how he had visited or planned to visit each location and further cementing the idea of endless travel. However, my experience encountered numerous restrictions. He also misled us about the online booking system which he maneuvered smoothly during the presentation, assuring us that our access would be the same. But once we became owners, we found the online portal was frustratingly difficult with two separate portals for international and local bookings. Maintenance/HOA fees also increased each year without transparency and had to be paid through a different website. The online terminology is unclear, and we often called customer service representatives who frequently used these calls as opportunities to upsell us on more points. The final deceptive step was the rushed signing of paperwork. Instead of carefully explaining the contract, the representative provided only a summary and expected us to sign or initial each page without question. He mentioned a time limit for setting up online accounts, but at no point did he inform us of any cancellation window should we change our minds. I recently had a frustrating phone call with Vistana regarding my account and the possibility of exiting my contract. When I spoke to Owner Services, they informed me that an exit is not available if there is a balance on my account. However, they mentioned that if my account were brought up-to-date, they might consider an exit. They also explained that the lien on the property is for taxes and maintenance fees, but because my account is overdue, an exit is not an option. Instead, they encouraged me to speak with the ****************** to explore other options.I was transferred to **** in Finance, and she reiterated that the only way forward was to bring my account up-to-date, which Ive made clear I am not planning to do. **** explained that the property is currently 104 days overdue, and at 150 days, they would begin foreclosure proceedings, including sending letters and eventually involving a lawyer. However, she also stated that an exit is not available, despite their willingness to foreclose on the property.This policy makes no sense to me. If Vistana is willing to foreclose on the property and take legal action, why wont they simply take the property back through an exit process? This approach seems unnecessarily difficult and counterproductive. **** confirmed that neither Finance nor Owner Services records conversations, which I find concerning for transparency.I am requesting clarity on Vistana's policies and a reasonable resolution. If foreclosure is an eventual outcome, there should be an option for owners to exit without going through such an unnecessarily drawn-out and punitive process. You do have the option to sell your ownership on the external resale market or through a third-party resale company. Our relationship with Sheraton Flex, part of the Marriott Vacation Club, began in 2011 when we attended our first presentation, and we subsequently upgraded our ownership in 2020, believing it would enhance our vacation options.This experience was utterly disappointing, as the accommodation we received was substandard, more comparable to a ******* than the luxurious showroom presented during our upgrade presentation, more in line with a ******** branded property. Despite countless attempts to book vacations, we consistently encounter complete unavailability, forcing us to resort to booking through ********************** and paying additional out-of-pocket expenses for our vacations. Our frustration has been compounded by the dramatic increase in maintenance fees, which have doubled since we became owners. During the sales presentation, we were explicitly assured that any fee increases would be nominal. This misrepresentation, along with others, has significantly impacted on our financial planning and trust in the entire ******** organization. One of the key factors that influenced our upgrade was the promised access to ****** Resorts and cruises at Member discount rates. While we cannot guarantee availability at any of our resorts, we recommend reserving your stay 12 to 13 months in advance, depending on your owner benefit level, for the best booking experience. Although ****** is not part of our program, you do have the option to exchange your ownership through **********************, which is owned by Marriott Vacations Worldwide. Owning a timeshare with Vistana has been one of the biggest mistakes weve made. We were promised so many incredible benefits during the sales pitch, but the reality? Its been nothing short of a nightmare. How can a so-called "dream vacation opportunity" cause so much stress and hardship?This ownership has become a massive financial burden that's draining us. The price were paying is ridiculously high and offers no value. We were told we could exchange unused points every year through ********. That was supposed to be a great feature. But in practice? Its an overwhelming, chaotic mess. Nothing works as advertised. It feels like we were sold a fantasy that never existed.Its heartbreaking that we cant even afford to take our child on vacation because of the financial hole weve been dragged into. How is that okay? The price that we are paying for this timeshare is extremely elevated for a normal vacation. The fact is that we could find better vacation alternatives for cheaper price.Vistana has taken what was supposed to be a joyful experience and turned it into a source of ongoing frustration and regret. I wouldnt wish this situation on anyone. This timeshare has brought nothing but problems, and its clear that ownership with Vistana is not the "dream" they sold us. Its a nightmare we cant seem to escape. We have requested to cancel and they refuse until it is paid in full. While we acknowledge the initial agreement, it is disheartening to realize that the promised benefits have not materialized, leaving us in a difficult position.Initially, we were led to believe that owning a timeshare would enhance our family's vacation experiences and bring us closer together. Ive stopped payments on my timeshare because I cant afford it, and it hasnt lived up to the promises made when I bought it. It was sold to me as an "investment," with assurances that I could rent it out for significant returns. However, when I tried renting it, I earned far less than expected. For instance, I was told I could rent the Presidents Day week for $8,000, but I only made $2,100. I was led to believe rental income would cover maintenance fees and leave me with a profit, but that hasnt happened.When I made a second purchase, things became even more confusing. I felt pressured during both transactions. The sales team continuously lowered prices, added incentives, and insisted I couldnt leave the room or take time to think. The first purchase took me all day to finalize. The second time, I spent 4 hours at the presentation, went to lunch, and returned to complete the paperworkturning it into a 5-6 hour ordeal.The promised value simply isnt there. Booking has been a constant struggle due to limited availability, tight deadlines, and overly complicated processes. Vistana is the ugly step sister of the ********************. Before the merger it was difficult to get ****** properties. Nothing but excuses as to why, In total, they sell more points to properties then they have room for, making promises that never come to fruition. And, they are still selling points now. Now that ******** has taken over it is worse as they save some inventory for ******** club owners so even less property is available. They promise that if you buy more you get higher opportunity, but again property is never available. Today I called at exactly the time on the second, and multiple properties are already filled. Recently property was not available through points that I could rent per night for cash. So they take your owner fees, then rent out your property. It is difficult to understand how this does not rise to RICO ********** However the pages of carefully worded contracts leave no relief to the buyer, so PLEASE don't purchase anything from this company (Vistana associates or ********) for any reason. To increase your chances of securing a reservation at a specific resort, it is best to book during your available booking window when inventory is released. However, please note that this does not guarantee you will receive the specific room and dates you desire, as other owners also have the ability to reserve during this time. If there is no availability, I recommend asking the owner services representative to place you on a waitlist for your requested dates. Regarding availability showing as a paid rate or *************** points, owners have the first right of usage. However, owners also have the option to trade their ownership for *************** points. When this happens, the availability becomes open for Marriott Bonvoy points usage. Similarly, owners can rent their ownership through Marriott Vacation Club and receive funds for renting it out, making the rental availability open for nightly rental. We deeply regret ever purchasing a timeshare with this company. One of the main reasons we bought it was the promise of flexibilitybeing able to use our points (Star Options) to vacation at different locations. However, we quickly discovered that most of their other locations are unavailable at our points level for the same amount of time as our home resort at ********. The only way we can get a 7-day vacation is by using our home timeshare, which completely defeats the purpose of what we were sold. During the initial presentation, they assured us we could enjoy a 7-day stay at any of their locations, but that turned out to be a complete lie. To make matters worse, our timeshare is fully paid off, yet they still refuse to let us out of the contract. This has been an incredibly frustrating and disappointing experience, and we would strongly advise others to avoid doing business with this company. 1 star is too generous.Vistana Signature Experiences

If this is a decision made by the *******************, why are most owners unaware of the increase and opposed to it? Who exactly makes up this association? If we pay our fees to you, why dont you have the authority to put an end to this? Once again, no one in your company is willing to take responsibilityjust shifting the blame.
