      I live in a condo below a property managed by Homeriver group. I had damage to my condo from their property and ********* since October 13th 2024 I now have more damage since another leak and have yet to talk to anyone from the company. I have no idea how a company let us so bad can continue to operate without any investigations into it. I have called numerous people and Ive never had a call returned. I have over $10,000 worth of damage to my condo due to the bad work that was done on the condo. They rented out. This is without a doubt the worst I have ever seen. Possibly the news media can find out things I cant and get me some answers. And Im sure Homeriver can use the publicity.

      This company is not to be trusted with anything. They took no responsibility or accountability over my home which they managed for several years after they bought out my original leasing company. The owner moved out three months before they even contacted me and when I stopped receiving rent it took them two months to even contacted me. My house was trashed and I ended spending 60k to rehab it. Stay away from this company!!

      This is a horrible company that should not be in business. I have given them money out utilities in my name. Not keys or acces to the house, cant get a hold of anybody except their outsourced call center. My family and I have been homeless all weekend with our rented U haul and trailer just parked and our new rental because we can't get inside! This company needs to go out of business.

      Dealing with HomeRiver Group, particularly their Pensacola branch, has been an incredibly frustrating and disappointing experience. Over the course of two years managing my property, they have repeatedly demonstrated unprofessionalism, including lying about completed repairs. Even four weeks after the tenants moved out, the property remains uncleaned. Attempts to contact their executive team have been futile, as they either do not respond or fail to provide accessible contact information for their corporate office. Calls to the branch are routed to a generic call center that offers little to no assistance, leaving you to contend with the incompetence of the assigned property manager. Overall, this company exemplifies everything wrong with untrustworthy, unprofessional, and poorly managed property management services.

      We had 'One Prpoerty Management' managing our Dallas property for 17 years without any problems. Since the 'Home River Group' bought out 'One Property' we have had nothing but problems. We have suffered outrageous costs against our one single family that they managed. Over the past twelve months they charges us $6,940 in management and miscelaneous charges. Our rent was only $1,750 per month. When you add in insurance and taxes we made only $336 for the entire year! We just received about half the monies they owed us after we had cancelled their service on January 14, 2025- four months later! We also have NO access to our account to audit their poor business practices. DO NOT USE THIS COMPANY!

      Don't rent anything from this! They're a scam! All the extra fees they try to hit you with is ridiculous! ****** insurance fee, I already carry renters insurance cheaper than what they charge. Filter delivery fee, I can go to ********** and buy my own filters. Concier fee, so I'm supposed to pay them to perform maintenance on a home that I rent that their responsible for maintaining anyway. Identity theft protection fee, why should they care about my identity? No lease legally requires any tenant to maintain identity theft protection! In the end they're charging over $50 a month in useless fees on top of the rental price! Not going to happen!

      Avoid this place at all costs, especially if your looking to rent from them!! I have lived in *******, ******* for quite some time now, and never had I had so much trouble with a rental property. This company knows how to take advantage of protection laws that I'm sure they are aware of so they can collect late fees from "insufficient funds" transactions. Myself and my family moved to a property in ******* that they have and not one of my complaints to them was resolved. First day of my lease, there was a homeless encampment in the backyard, and who had to deal with it?? Me! Called the cops twice, and had them removed. Then, in order to get keys to move in, ALL utilities are on you to have in your name, but the city of Phoenix says " HRG is not able to sign as the Landlord"......hmmmm, plot thickens more. Called HRG to fix it, and the only thing I get is "we are waiting on our Utilities Coordinator to handle the situation". Now on to paying your rent. Paid my rent with money in bank account, and they send it back for "insufficient funds" excuse. I tell them, I'll pay it today. Their response is " ok, good, but until it clears, late fees can still be applied", EVEN DURING THE PROCESS OF THE PAYMENT! HRG needs to stop preying on people for their own financial gain! They are not Landlords or a decent rental company.... They are **** *****. Plain and simple.

      I rented a home from this organization several years back, and it was **** just trying to get them to fix anything in the house. I had overgrown trees that were not only overtaking the property but also that of my neighbors. After years of back and forth and letting the property manager, Anthony *****, know that the branches were scraping the roof and windows loudly..nothing!! One morning the tree came down on not only my house but also that of the neighbors. a city violation to have a tree of that size blocking the entire sidewalk. Another battle ensued. I had issues with the gas plumbing and issues with gas leaks in the house. I also had problems with plumbing where my front lawn would flood with sewer backing up in the front yard and into my neighbor's yard. plumbing. They never addressThey would not come out and fix the issue. I called the City of Dallas and asked the issue. I moved out of the home in 2022 due to them constantly going up on the rent and not making fixes to the home. There were so many issues that went unaddressed and ignored by them, but they wanted to charge me at move-out for things they should have done. They charged me for everything! Even things that were broken before I moved in, they never fixed, like garage door openers that were never provided to me when I moved in, and so much more. I was in the home for 10 years, and I did my best to keep my end of the rental agreement up. They attempted to keep my entire deposit. Absolutely NOT! I took them to court and won my case. Here we are a month later, and guess what?! They still have not paid me what was ordered for them to pay. So, I guess I will have to take them BACK to court and hold them in contempt and use all the tools necessary to collect what has been ordered for them to pay me. To anyone considering renting a home that is managed by them, be sure to keep every single phone conversation and every single work order, and if you can, try to demand a physical walk-through upon move-out.

      Stole majority of my security deposit for late fees as well as a deduction for heavy smoke smell of $750 for a fire in the apartment that was supposed to be covered by insurance. They charged $50 for a smoke detector alarm battery, $200 for sliding glass door blinds, and $45 for a missing mailbox key that I was instructed to leave under the front doormat. I have argued with them for over three weeks disputing some of the chargers. When I did my walk through the property manager had no idea what the deductions would be and couldnt even give me a heads up that they would replace some of these things. She was horrible at her job, never responded to my texts, then said depends on your lease how do you not know what my lease says??? Im over this company. They had the landlord and vendors constantly showing up unannounced with no notice or less than 24 hour notice always violating my tenant rights. I hope they feel good stealing from a single mother with two kids, one being a newborn!!

      Theres no number low enough we live at ****************************** should any one of the con-artist that work for this company decide to read my review then maybe I could actually get some communication for a change. I do not know how the employees at this company sleeps at night its their goal to take your money and constantly threaten eviction as a dangling carrot to keep charging you insane fees. We are still missing $2050 sent March 7th as instructed by ****** and ***** ******* and A Bassario at HRG on Feb 28th. We called daily to see if they received it and it took 5 days for someone to call us back. We spoke with ***** ***** on March 12th and she said she sent it back Shortly after we moved in, I miscarried and found out I had cervical cancer. I was unable to work (Im a hospice nurse) for 6 weeks. My husband in an effort to not stress me out didnt tell me that all of a sudden we owed $4000 for a deposit after we moved in, he also managed the bills at this time which is my job. So everything that we were paying was being applied towards balances and other late fees or superfluous charges. I found this out on December 4 spoke to the property manager ***** and she agreed to let us make payments. In January, we got the 3 day eviction notice. I worked a ton of OT and on 2/5 paid $4,525, We received the eviction notice 3/20 and responded on 3/24 to stop the eviction and requested a jury trial. We were never made aware of any kind of hearing. We went to the *********** today to pay *****. This would be for March and April rent and $2000 in additional late fees, their lawyers fees, resident benefit package fees (which we never got access to) plus other chargesAnd they informed us that we would be evicted and a cop would be showing up anytime now and we would have 24 hours to vacate the property. My husband received an email yesterday telling us if we paid that $8900. It would stop the eviction process, even though the judge ordered it.
