1 starTheres no number low enough we live at ****************************** should any one of the con-artist that work for this company decide to read my review then maybe I could actually get some communication for a change. I do not know how the employees at this company sleeps at night its their goal to take your money and constantly threaten eviction as a dangling carrot to keep charging you insane fees. We are still missing $2050 sent March 7th as instructed by ****** and ***** ******* and A Bassario at HRG on Feb 28th. We called daily to see if they received it and it took 5 days for someone to call us back. We spoke with ***** ***** on March 12th and she said she sent it back Shortly after we moved in, I miscarried and found out I had cervical cancer. I was unable to work (Im a hospice nurse) for 6 weeks. My husband in an effort to not stress me out didnt tell me that all of a sudden we owed $4000 for a deposit after we moved in, he also managed the bills at this time which is my job. So everything that we were paying was being applied towards balances and other late fees or superfluous charges. I found this out on December 4 spoke to the property manager ***** and she agreed to let us make payments. In January, we got the 3 day eviction notice. I worked a ton of OT and on 2/5 paid $4,525, We received the eviction notice 3/20 and responded on 3/24 to stop the eviction and requested a jury trial. We were never made aware of any kind of hearing. We went to the *********** today to pay *****. This would be for March and April rent and $2000 in additional late fees, their lawyers fees, resident benefit package fees (which we never got access to) plus other chargesAnd they informed us that we would be evicted and a cop would be showing up anytime now and we would have 24 hours to vacate the property. My husband received an email yesterday telling us if we paid that $8900. It would stop the eviction process, even though the judge ordered it.Review fromJehmal J

1 starHomeriver group is the worst rental company to ever use in my second contract. They ripped me off they charge me a $44 package for filters thatI never got in November 2024. Homeriver told me to mail in my payment for rent. they claim they never received it on December. It was time to pay my December rent. They wouldnt accept my December rent unless I repaid my November rent, so they file an eviction on me and then turned around and offered me 1590 to move because I wouldnt resend my November rent. I out they was holding my money. They told me they was sending me my money back instead they sent me copies of my money order and told me I can cash this like the original. so I had to do an emergency move I went to court. They attorney through everything out, took away of me owing them anything but I want to talk to an attorney for pain and suffering of what they took me through.Review fromAbigail K

1 star*********************************************************. We were scheduled to leave our apartment complex into this ready rental house on February 9th, 2025. We had moved all of our utilities and signed a lease for that move in date when, on February 5th, we received a text from ****** asking us to push our move in date to March 1st, 2025. We said no and asked for more information since none was provided in the initial communication. We, then called, when we had not heard back from ******. We were put in contact with ******* ****** (Regional *** Leasing Manager) who told us there had been confirmed vandalism (entire kitchen had been dismantled/ no countertop or appliances) and that it was not livable. We expressed our concern but tried to be understanding. They said there had to be a reports filed with the police and insurance but that they would get back to us with a new move in date as soon as possible. A new lease was signed and deposit transferred to move in on February 28th. We moved our utilities back to our apartment on our own and waited to hear from them. On February 20th, ******* told us there were no updates from the owner and that she would have to move toward releasing the lease since they had no clear timeline. As a property group, why did you not push further to get updates from this owner if you had renters waiting? From there, we have received the same version of updates from several different representatives but no one has any real information. We released an active lease with our apartment to move into this house at the beginning of February and now, after paying to leave, we are having to extend. Today, March 20th, we have received mixed updates from ******* and the representatives saying that the property was being renovated and was never vandalized, after confirmation of vandalism. Our security deposit check was sent to said property, where we were never able to move in, and we had to wait 3 weeks to receive this refund due to this mishandling.Review fromKaylee C

1 starMy boyfriend and I moved in January 10, 2025 and have just given notice to terminate our lease March 31, 2025. I LOVED this house from the minute we viewed it. Immediately applied, got approved, and got ready for move in. A week before we were supposed to move in the cities police department called saying the appliances had been stolen from someone within home river group but I was assured they would be replaced. Move in day comes and appliances had gotten stolen again. Damage to the kitchen doorway due to Im guessing the stove getting pushed through when it clearly didnt fit. February 1st we paid rent. I came home February 5th to a three day notice on my front door. I called and they excused it but made us pay an eviction reimbursement charge of $62 (plus a $50 payment submission fee) then February 19 we got another and I called and they said they sent it out on accident. We also had problems with the plumbing, and the hot water heater. As much as my boyfriend and I loved this house, it wasnt enough to put up with Home River Group any longer. They are a terrible organization who couldnt care any less about their tenants.Review fromEmily M

1 starRenters nightmare! I moved in right after Hurricane Milton. I was advised to have all utilities set up in my name. Water, trash, sewer, and electricity. I had my TECO set up thankfully done online. After Hurricane Milton everything was shut down. I was advised my water would be plant city water, nope… but I had already called to set it up. 10/16 I received a call from Hillsborough Co water and Utilities to set up service. I was like oh it’s not P/C water? Nope bc where I live is like the border blah blah. I set up services in MY NAME 10/16, paid the fee to set up services. My move in date to the rental home was 10/17. I am good to go right..?? Or so I thought.. I move in, my home had no internet set up bc again this was after Hurricane Milton it was still DOWN. Which I needed bc I wfh and my child, also I’m disabled smh. Anyways I stay at my old house on the floor until that’s set up properly. When I moved in 10/17 aka started moving stuff in.. the toilet was running. It wasn’t running during my rental visit before moving in. Let’s fast forward to 11/20.. now it’s time to pay RENT, no more pro-rated just regular rent. Or so I thought.. they added on fees for utilities for the water. I was told don’t worry about it we will look into it. Thanksgiving rollls by that’s why there was a “delay” .. here comes rent due day.. now for December.. to be paid. They took my rental payment with my benefit pkg and moved the funds to pay for their utilities fees. Which I found out was water, trash, sewer. I explained over and over it was set up with Hillsborough Co water 10/16. Turns out in error fully activated 10/28/2024.. I was sent a water bill !408.48. I talked to HC water it was sky high due to the issue with my toilet. Mmkay.. that made sense.. I set up a payment arrangement with them and paid $125 that day to them. Then I was advised make sure the rental company fixes the running toilet issue. Let me add for that bill it said I used almost 80k gallons of water.Review fromshaVonda d

1 starHomeRiver Group is an absolute joke. I started renting with them in 2024. Was not going to renew my lease. We eventually renewed beginning/mid ******** signed retraction agreement even. No rent posted on my portal from 12/31/24-1/26/25. My partner and I signed our new lease in January. Only for them to send us a notice to vacate on 1/27/25. Now, I have never been late on rent , always pay before due date. This company is beyond unprofessional, you call only to get a call center with NO absolute help! They continued to tell us they were escalating issue to senior coordinator . I have been dealing with issue for going on 3 months with them. They have constantly added late fee after late fee. Only to find out ******* **** never signed our renewal papers until 2/11 after I reached out property manager *** ****. Still havent been able to pay my rent on portal after being told late fees were going to be waived so I can now pay rent. Guess what, 3rd notice to vacate only this time from a lawyers office ***. I have every conversation had . Promises repeatedly broken , highly disorganized . They do not care about their clients. We have been trying and willing and wanting to pay rent since January. They management the COVE ASSOCIATION IN FORTMyers Florida After 6 months been in my rent the decide to tow my car and wait for them to see if they will be approved my lease because they system was so wack that they didn’t have me on. 1 starThis company is the worse!!! Beware they have hidden cost and when my son moved inthe house was filthy!! They got everything turned on and there is no working water! The plumber even told them they shouldnt have let them move in because of it. We shouldve looked this company up before they signed anything! Red flag #1 they are not accredited by Better Business Bureau. They keep giving them the run around. They keep telling them they are waiting on the owner to approve it! Its going on 4 days now. So ridiculous that this company is still a business. Small claims court is are next step. They need to be shut down!!! 1 starRental price listed is not true. There is a fee of an additional $49 that supposedly covers filters for the home. You are basically pressured into getting a security system another $75 per month. The homes look good but are not up to code. The first 3 months I had work orders every other week. Please read the fine print rent is late on the 3rd of the month. This has truly been a learning experience for me.
