      abusive and undue charges. lack of communication. On the same day they charged me almost 50 dollars in fines because the company's app did not process the payment I made on the 30th that was due on the 1st, which was Sunday. Even so, I received two fines.

      This is my second very negative review of Homeriver Group. We have some issues and not getting any kind of response from Homeriver Group. This is very frustrating!!!! We did all of the required obligations and why can't Homeriver Group do their part!!!!If I have to, I will submit a negative review everyday until our issues are resolved.Our house is located in *********, ***I just sent this to Homeriver. Anybody home? Why is a response so hard for you guys? I still have received any kind of response as to the status!!!

      TERRIBLE and UNEATHICAL. We rented a home and moved in 11/1/2024. From the pictures the home looked nice once we actually viewed it of course after we already signed a lease,the home was filthy and in disrepair. Food and grime on walls holes in doors and walls side gate broken.This home had NEVER been cleaned. I mention this and it was "cleaned prior to move in" if that's what you want to call it. We had to sign 2 different leases. The accounting **** is brainless and will toss charges on your account multiple times with duplicate charges i spend to much time on the phone trying to get it resolved my ** is very hard to get ahold of i was in tears this am due to again being charged for stuff we shouldn't be charged. Hours after those bogus charges are added we then get multiple emails that we are past due and will get late fees lol funny thing is the due date on the bogus charges are for the 1st we got them on the 27th so definitely not past due either This should be a good experience we like the home itself and its been nothing short of a nightmare. We are quiet respectful responsible people who pay our rent and take extra good care of this property and we are met with this constant financial stress at home and at work. IM TIRED of needing to check my account to see what new charges are being added that are in fact incorrect.I also didn't get the walk thru check list until well over the 5 days and i DO have pictures that are timestamped of all damages filthiness ect prior to move in and ill have ALL proof of cleaning light bulbs ectat move out. I AM DONE BEING A VICTIM of your unprofessionalism and deceit and utter lack of caring about your tenants and their needs. The call center is all you get when you need to speak to someone they are all out of the country and simply go off a script so not much help there either. If the ** were out in the field they would know what conditions these homes are in. Someone moves out its up for rent as is they don't even check it!

      Ive been with Home River Group for 3 years, and my experience has been frustrating. Tenants often paid late, and the company refused responsibility for unpaid rent. This went on for a year until tenants stopped paying entirely. Its now been 4 months since they stopped, and a month since eviction, yet progress remains slow.Whenever I try to address issues, the staff treats me like a nuisance. The team is disorganized, with conflicting information about timelines for listings, photos, and releasing funds. Promises are repeatedly broken, leaving me in a difficult and helpless situation.This feels like customer abuse, and I have all the documentation to prove it.

      I rented from this company for 1 year & paid rent on time every month. At move in I notated what appeared to a water leak behind a toilet. The baseboard was black, rotted, and had stuff coming from the bottom. I put in a work order and he confirmed there was a leak and it was going to be a big job. It was never fixed and had mushrooms growing from the baseboards by the end of my lease.MOVE OUT CHARGES ARE UNREASONABLE AND EXCESSIVE At move out I cleaned the home and left 4-5 bags/items together in the garage to throw away as the trash can was already full. They are charging me $315 to remove items can fit in the trash can.$650 to clean carpets in a house that is 3 bedroom 1600 sq ft (the lower level is not carpeted)$50 for a pool fob that I paid $50 to get in the summer $850 for touch paint that was a result of an upstairs leak that I submitted a maintenance order on and never completed $125 for light bulbs and filter (a new filter was left on the counter they order these every 2 months and have them delivered) bulbs that were NEVER replaced before I moved in (I submitted a work order shortly after move in bc the ceiling was too high & the light was going out) they denied it. I have proof $250 to replace 2 toilet paper holders & 2 towel racks that were never properly installed and broke shortly after move in.Ultimately they want to charge as much as possible to keep my deposit.

      Company is very predatory with gaining tenants. They do not mention on any online site about the extra fees they charge before you get the lease. You can't talk to anyone who knows anything and they cancel work orders out of the blue and tell you nothing. You meet no one to view the house and have to pay to even get into to view to which will either have running water and electricity or doesn't. Mine didn't when I viewed the place and I only rented because I'm on housing and it was the only place that was available to me.

      First, I am so glad I'm not the only one who realizes how predatory and unprofessional, Homeriver group is. It's really sad for these owners who pay them to manage their property, be aware the make more money off you if your property is vacant and they will do everything possible to destroy your tenants trust, and basically force them to look elsewhere. I've been in my apartment for seven years . I just told the owner, I'm not renewing my lease with him unless he drops this company.

      They add fees and unexplained fees to the rent, and then never answer their phone, texts, or emails. Calls to corporate go to a call center. The first property manager quit and the second property manager didn't know we existed until 3 months after the lease ended, and only because I reached out about a lease renewal. We never received the furnace filters from the expensive benefits package that no one will cancel for us because we have no use for any of it, and they will not respond to any inquiries about that.

      They are con-artists. They wont do repairs unless its to protect their property value. They dont care if they refuse repairs that make it hard to live in the home. If you ask for a repair and they get annoyed, they give flippant answers and blow you off. If you leave a negative view, they will retaliate. They blatantly violate state laws but think they are big enough to get away with it. You can pay every month on time, but if they think they can get more money, they will become hostile and antagonistic. Property managers never call you back. The only time I have ever heard from mine was when she wanted to have an appraiser tour the house. They only care about their own interests.

      THIS IS THE WORST PROPERTY MANAGEMENT COMPANY IN CLEVELAND. I've been with a few that sucked, but this one blows them out of the water. I am the owner of a couple of properties and I feel like giving the tenants my number to contact me if there are any issues. I am totally the tenants' advocate when the PM suck on every level. First off the communication is awful, almost nonexistent unless I text them, call them, email them. They go on vacation and forget about you and that your vacant unit needs to be rented. There is Lorri, the on-boarding person who assigns you to a property manager, Brooke, in my case, who I am not really sure does what. Then there is a leasing agent, who apparently they contract out. And she is the one who posts my place and vets the candidates and ultimately finds the renter. Hence I really don't know what PM does, except pass my info to the leasing agent. I sadly signed up with this shitty company on October 1st and for 3 weeks I didn't even hear from the leasing agent, because Brooke went on vacation. I haven't heard from anyone. She told me everything was taken care of while she was gone. But nothing was done. Second, when you do get to talk to them, they tell you what they do and will do and how soon they will get everything done and then nothing happens. And then they come up with all kinds of excuses. When I first talked to Lorri and Brooke they told me it takes 3-6 weeks to find a tenant. I understand. Even if it takes 8-10 weeks. But doing nothing is what pisses me off. I am also still waiting for the explanation of money disbursement and a statement. This company is so disorganized, hence they hide and don't communicate. I have only been with them for 4 weeks and the communication has been a struggle since day 1. I am mortified what's in store for me til my contract with them is over, if I stay. And then I run for the hills. If I could give them negative stars I would.
