      I would rate it zero stars but that's not an option. They swoop in to buy properties that are awful, they "slap lipstick on a pig", then double what the rental price was and wait. In the meantime their policy is to not keep up the exterior and do any yard maintenance unless a neighbor complains. There are several of their properties in my neighborhood they own, that sit vacate with a for lease sign that can't be seen because the grass is so tall. THEY DONT CARE about your neighborhood or your property value. Beware if HomeRiver buys in your neighborhood. *********** NC

      The Application to Leasing Process for tenants has been a miserable. Many regrets - do not expect reliable communication from this company and their employees. They make the leasing process as fragmented and painful as possible to justify their fees. Buying a house is easier than renting from these people. Save yourself some piece of mind and rent with a tenant friendly company for Nashville such as ******************* or ******************* they have a streamlined application, pet process and friendly employees. HomeRiver relies to on rental market demand for tenant acquisition rather than quality of service.

      I moved out of a home in ************* managed by this company in the middle of March. I left the unit in immaculate condition. They had miscategorised my pet deposit as a pet fee and never sent it back to me and tried to charge me for utilities after my lease had ended. After exchanging emails with them for over two months about their misappropriation of my deposit and lease violation in doing so, they finally conceded and agreed to return the entirety of my remaining deposit in full promising to overnight it. I still have not received a check and have been playing email ping-pong with staff members in their office. Ive been a professional property manager for over a decade and never in my life have I experienced this level of incompetency. They are holding $900 that belongs to me and I cant get anyone on the phone. I threatened to *** them in an email today and will now be reporting this incident to every review site that exists for them in hopes it will grab someones attention and they can get the job done. People are over here struggling to pay rent and they wont return $900 they legally and lawfully owe to me (and have admitted they owe in writing) because theyre incompetent. INSANE! Find another management company!

      I would give zero stars if it was possible. My wife and I put in our application and paid our application fee. Once approved, the website wouldn't allow us to pay our security deposit. We emailed and notified the Resident Coordinator, and she told us she would "escalate this to her supervisor, and she would get back with us." This morning, we were told that were were no longer in the systems because we failed to pay the security deposit. We were also told that we wouldn't be receiving our application fee. This place has poor communication, and poor service. Worst experience I've ever had. Now my family will have two months to find a place to live due to a fraudulent rental group.

      This company is a rip off! My family and I are looking to rent a home, for we need a bigger space. This company has poor communication. We applied for several homes, but kept getting the run around. Then I finally emailed and asked that someone email me a home that I would be the first to apply. We waited 3 weeks before someone contacted us the let us know that someone already was approved for the home but it was supposed to be first come first served. Well that wasn't the case. How was someone able to be approved for the home ifi wasthe only one that applied for it?!?! Then they told me I could request my $200 in application fee back and I could get it back. I did just that. Once I askedfor it back there was no response. I would like to have my money back please. How could this company continue doing this to people is beyond me

      If I could give this company zero stars I would. This company has zero communication and if they do, you have to go back and forth with them in order for them to understand what you are needing/wanting. I submitted an application for a house that I had no clue that was pending because they didn't let me know, then I received an email days later saying that the house has been leased but I can transfer my application over to a new property. So then I have to go through the process again, find a new house. Wait days again. For them to keep sending me the SAME email stating I'm missing information (mind you I KEPT calling and leaving voicemails and nobody was returning my calls). My fiancé doesn't have paystubs, I said that in an email and said I had an employment verification letter instead, nobody said anything about until I received another email stating I was missing information and then they decided to tell me they do not accept employment verification letters only paystubs. So they let this go for two weeks instead of telling me from the beginning. Then they told me they couldn't read my paystubs I submitted and needed to send them another way without telling me how to send them. They fully want everyone's application money and that's it. I spent weeks dealing with them wasting my time when I could have spent my time with another company that's a lot better. This company is horrible and I'm so mad they took my money.

      This is by FAR the WORST property management company I have EVER rented from. I moved into a home a month ago and have had 10 service requests that have needed attention. Air conditioning, bathroom leaks, dishwasher leaks, garage door access, etc. The property manager only speaks through the service request site. I have emailed countless people, sent texts, left voicemails to the same people that email and still no vocal responses. Their time line in getting things fixed isn't efficient, and don't expect to have any serving done outside of normal work hours as they won't accommodate that. This is my first month and I hope that this isn't an indication of how the next 12 are going to go. I wouldn't recommend this company or it's staff in any way shape or form and am in regret of not doing my research prior to signing a lease.
