      They harass you with emails and text messages. They constantly change your ledger. They place fraudulent charges on your account. They asked for maintenance fees, but dont do any maintenance. They say their units are central air when they are not. allow me to move into a Unit without a working furnace

      I was an owner of a property managed by HomeRiver Group. It was my first rental property, so it was a learning experience for me. I believe they took advantage of my inexperience to get as much money as they could out of me. Here is what I experienced: - They charged $125/month for every month the managed my home while it was vacant. That should not be allowed. The PM should eat the expenses of an empty unit, otherwise why are they motivated to rent the unit? It took them 7 months to get a near-turnkey property rented. I expected less than one month to prep, and 1-2 additional months to secure a tenant. It took nearly 4 months for them to market it, and another 3 months until a tenant moved in. - The photos they took of the unit were TERRIBLE - Their watermark on the photos of the unit were worse than the actual photos - They wanted to rent the until for 2/3 of the actual final rent price. They were shocked at the final price. - They did not consult me with my tenant criteria. I learned much later (through my own investigations) that the tenant they placed had three prior evictions, and two criminal prosecutions. The tenant would not have been accepted under my criteria. Because of the issues outlined above, and other issues I had with HRG, I ended my relationship with them at the end of my initial 1 year contract.

      Please do not use this company. Every comment and review is true. I lost hope on getting any of my deposit money back. I dont have time or emotional energy to spend on them. GOD DONT LIKE UGLY AND I HOPE THIS COMPANY GETS EVERYTHING COMING TO THEM

      Company is entirely unreachable despite being the alleged "Property Manager" for my tenancy. They are also charging me for services not delivered.

      We were tenants for 2 years with Homeriver, in 2 different houses and they were great. Fixed the problems that arose and were friendly and helpful throughout. That being said, we just got the move out calculations and was charged a $360 cleaning fee for what our property manager said “hard surface floors, sweeping the garage, hard water stains in the bathroom, and wiping down cabinets.” I do not agree that any cleaning was required, but even so, ALL of those items listed are categorized under idaho law of normals wear and tear and should not have been charged. I spoke with the cleaning company and they informed me that Brad (PM) had requested them to clean the entire house rather than spot clean his observations. They charge $45 per room and most rooms they didn’t even touch. I’m sick to my stomach over it. Further, he contacted a vendor to touch up paint and change bulbs with a charge of $180, mostly labor. Again, wear and tear. We patched and painted everything. Bought and left extra paint and bulbs. He purchase an ENTIRE NEW STOVE for the house for $842 when the part that needed fixed was $400 (glass top that broke under the heat of cooking). He just didn’t have time to fix it before turnover. Disgusting. Idaho falls Homeriver group is a good company, but bad property managers that take advantage of renters.

      This company is sending out violation letters to residents in the Belmont 2 community for white rocks being placed in much beds. White rocks were voted in by the HOA back in March in 2024. However, HomeRiver still sends out out letters to home owners threatening fines and legal actions if the rocks are not removed. I have an email chain with them stating they are aware the rocks are allowed, yet they are still sending out violation letters. They are completely unethical and unprofessional. Sending out false violation letters to residents for things that are not violations is borderline illegal. This company should be barred from doing business with this and other communities in the Tampa area.

      I am so surprised with all these reviews, I am glad I searched up the company. I will definitely not rent from them. I had found a home, that sounded too good to be true. And now I know for sure, it must not be worth renting if there are so many negative experience reviews. It's unbelievable how these companies are allowed to continue to rob from so many tenants.

      This is the worst management group I have ever dealt with. I have made many requests and filed melds(repairs) and they ignored and did not fix on a timely manner. I had to open the pool on the property as they could not find anyone to do it. I have spent my own money on chemicals and tools because no one is around to communicate with. I try to call the property manager and the district manger and no answer. The only form of communication is email. I cleaned the property beyond acceptable and still got nailed for a BS cleaning bill. Its the only way they can make money. If you are ever thinking of renting from this group please run and do not even think about it. I would give them a minus rating if possible. STAY AWAY

      If I could give a zero no stars I would this company needs to be investigated and reported for a class action lawsuit because they our horrible you cant talk to anyone and they give emails and numbers for nobody to return people changing everyday I have a long list of zeros for this company but the one that puts the icing on the cake is the little despot they returned when I went to deposit the check it states that the check couldnt be cashed and to contact the maker when reaching out to the company I got the run around and still getting the run around so now Ive been contacting my attorney who is going to handle this matter because they are wrong nobody can handle this situation I call and they give me 6 different numbers to call and none of them are right like wth til this day Im still out of money thats owed to me and Im going to get it one way or another so court me go stay away from this crappy company they take your money and place you in trash homes

      This is a horrible property management company. They have horrible customer service. They have so many departments and they dont communicate in any way. They have no rush to get your maintenance issues fixed within any sort of time frame but yet they will hound you with emails if you are even one day late on rent. I will never use them again and if I could get out of my contract now without owing them more money or anything I would but unfortunately there isnt a way. We wont be renewing our rental agreement and will make sure our next house is not managed by them.
