  Run! This company has numerous LLC to get around how terrible they are & laws in different states. Battling with service animal law & now non metered water/sewer? Trying to force me to pay a percentage of 300 buildings, some with 2 stories & multiple residents with washers?

  I would strongly advise against using this company. Management varies at each location from bad to worse. Have to wait weeks in order to resolve problems such as refunds, that is if you get a call back. Things break and management does NOT care. Please save yourself the headache and avoid properties owned by this company.

  Been renting a 3-bedroom unit at *******************, *********, for three months. Unfortunately, we made a huge mistake. The building we reside in rarely gets clean. This past Saturday, the garbage shoot was clogged and there was a massive amount of garbage all day over the floor, some of which were broken raw garbage was strewn all over. It wasnt cleaned up for three days. As a result, yesterday we saw a ***** in front of our apartment. We also had a major leak on n our living room ceiling which was the result of the incorrect installation of the water pipes. They were aware this as they previously did not pass the *************** Inspection. They had to cut out a large area of the ceiling. The apartment was a huge mess for days. We have never lived in a place like this and never will again.

  Be warned do not Rent from any properties from Pegasus Residential LLC. They have Engaged in Breach of Contract And Breach of Warranty of Habitability Arising from a Housing Code Violation filed on November 6, 2019.On December 16,2018 I resided at The Villages at ********************* apartments in ***********, and made a complaint to the property manager that it was about ****** roaches in my apartment in a box,I continue to complaint for the next 10 months meanwhile my husband was being treated for scabies. Management refusal to make necessary repairs to the apartment in having to endure uninhabitable and unsafe conditions and suffered physical and financial injury.PEGASUS Residential Has NOT Excepted Accountability!! Loss of damage occurred on November 21 2019 .

  My car was stolen from the apartment complex parking lot. I contacted the leasing agents to see if there was anything to be done about security within my complex. I had to sell my car and lost $7000 in the process. I am thinking of seeking legal help because I was not given any response from management, despite repeated attempts.Also, I keep getting random requests for more money. When I question what the costs are for I get no answer.I think I am owed money that Ive paid from random fees that come out of nowhere. Add to this is a higher rental price, despite any agreement signed off on by me to approve. I keep having to pay for things Im not sure why or what for. When I ************** I dont get an answer. I keep getting charged with random fees that dont make sense and I dont get an answer from the office.

  Extremely poor management. Deplorable living conditions for some residents at their property located in ********. They are highly unprofessional. Willingly and knowing refuse to follow renters ************** Black mold everywhere. Plastic windows. Rotted floors. Windows that dont lock. The place should be condemned. They put bandaids on everything and call it a day!

  Horrible management company. This property has taken a nosedive since Pegasus took over. Poor maintenance responsiveness, and from my unit, a seemingly permanent construction site as a major eyesore and general nuisance. Amenities are available and in working order sporadically. Property Manager ****** has been kind, but I still have a terrible taste in my mouth about what this community has become. Would certainly not recommend residing at Hawthorne Gates in ******************. Pegasus has come in with many unnecessary renovations which has done no more than disrupt the atmosphere of the community.Update: Following my initial ****** review, I have experienced several months of daily noise disturbances from the unit located directly above mine. I have been asked to provide "evidence" of such noise, by "recording" the occurrences, which is not possible, since the disturbances are unpredictable and intermittent, often lasting just a few seconds. Despite my numerous complaints to Hawthorne Gates management and Pegasus management, the offending resident has not been issued a final warning or evicted from the property. I have had to call 911 on more than one occasion and was advised to continue to pursue a resolution until an acceptable action is taken. Additionally, I was able to detect marijuana usage coming from the unit that is generating daily and excessive noise disturbances. I have sent numerous messages and left numerous voicemails with Pegasus management, without a single response, including an escalation to the *** of Pegasus, *******************:(as expected, I have not received a response).   TERRIBLE. They took over for a previous property management company that was ran out for UNACCEPTABLE service in the building I live in. Literally nothing has changed since they have taken over. Same employees, same issues.

  I have left 6 messages thus far in the span of over a week. I've not received a call back. I emailed a message on their website, filled out a survey they sent all stating the same issues surrounding moving in and still no response. I am not surprised at these 1 stars. I agree. I would give them 0 if that was an option.I will never, ever rent an apartment that is managed by Pegasus Residential.I am coming from an apartment building in ************ managed by **** Management and they had been excellent. Totally on top of things. Dealing with Pegasus is like dealing within a black hole.

  If I could give zero stars I would. They discriminate against people in the military! **** active orders to the manager at ************* and she refused them. Tried contacting people to help at **************** and no one will call us back to help us. Such unethical collection efforts!!
