      I am a resident of this property right now. The worst property management company by far. A leak from the apartment above me for over a week. It took me complaining for over 4 days before anyone would address the issue. Now I have hole in my ceiling with a fan and a dehumidifier that has been leaking for the past 3 days. My frustration is communication. I called afterhour maintenance about the issue and no one ever returned my call. When maintenance request are put in you have no idea if it has been taken care of. We have been thru 2 property managers in 5 months and the first one was never available. Not a happy resident right now and would not recommend this property management for anyone. Awful unprofessional and lack customer service skills

      I am a resident at a property owned by Pegasus residential (************************) I have been without central a/c in my unit since June 10th. There have been excuses after excuse regarding this issue only to have portable a/c units in my unit, which causes my power to trip in areas of my unit. Most recently, a new unit was installed only to have maintenance come out days later because the unit is still not working properly. I finally heard back from a regional manager who only approved a 250 dollar for one month; in addition suggesting if I wanted to break my lease, I will not be charged. That is not my intent as it will cost more for me to move, and etc.Fast forward, on 8/10 im still without central a/c. I had to call the office to find out the status and was apprised that management is waiting on approval to fix my unit from a outside contractor. I tried the office back several times and no once answered. I showed up to the office and the door was locked. In addition to the door being locked I saw one of the office agents standing behind her desk locking at me and refused to open the door. I enjoyed my unit in year's and months past, however, the new management and property owners are the worse. My city is under a heat advisory again with heat index reaching 110 degrees. Again, my complaints continue to fall on deaf ears.

      I live in what is considered a "luxury" senior complex...Sage at Highland Creek in ********* ** Pegasus fails there too. I'm told the manager is very tight with the owner...is why she is able to get away with having such an unfriendly and non approachable demeanor. #been here one year...can't wait to NOT renew in Oct 2023!

      Facilities are run down and infested with Coach *******. ********************** is below average at best. Unresponsive to calls when you summit notice to vacate premises. Pet waste and garbage outside has always been a problem.Yearly increase on rentals that are run down and poorly managed is what you can expect.Youre better off renting a house for what they will charge you. The negative reviews below probably are true testaments like mine.

      Please be aware a week ago NEW I would love to come on here and write a wonderful review, but I have experienced a nightmare. lets start by saying I was excited to move to this complex and everything went well up until a discovery was made. I received keys 02/11/23 and moved in later that day. On 02/12/23 while friends came over to help unpacked they discovered a rodent (mouse) inside of the unit. Terrified reached out to after hour maintenance in which no return call of course. I immediately packed a bag and left. Called and reported it again to the rent office the next morning. With no urgency was told somebody would come out on Thursday. Mind you I moved from ******* therefore had to drive back down after a couple days. I came back to the unit on Thursday and met the pest control vendor. Per the vendor this has happened in multiple units contrary to the rent office stating no reports have ever been made. The vendor did put traps down and I also went and bought traps as well. Again I left the unit and booked another airbnb for a couple nights. In this time I have emailed the rent office multiple times with no response. They will call around 5 when the office is closing with little information. Upon returning on Sunday which is now week 2, I then located roaches in the unit as well as the dead rodent.I again reported this to rent office on Monday and was told the vendor has to come out which was supposed to be on Tuesday. Again there is a dead rodent in the unit decomposing and no urgency to have it removed. There is a smell in the unit which is unpleasant and the vendor did not come out until Wed to remove it. I am saddened that this issue has not been resolved even though I have been trying day in and day out for the last 2 weeks. My wish is to be released from this property and get a peace of mind. I am uncomfortable looking over my shoulder to see if other rodents are going to run out or roaches appear out of nowhere.

      Let me preface this review by saying that the staff is kind and does their best managing this property. I would give them all 5 star reviews. My issues are with Pegasus Residential.Pegasus Residential is exploitative and takes advantage of its residents. We are only numbers on a spreadsheet to them. My wife and I have lived at *********************** for more than 4 years and never had any issues with the previous owners. We always pay our rent on time, respect our neighbors, and the staff. Pegasus Residential purchased the property earlier this year and decided to raise our rent by 32%. The staff tried to negotiate a more reasonable rate for us, but they were denied by corporate.The services at the apartment have stayed the same or declined since Pegasus Residential took control. The staff try their best but they are limited, so I know the extra money is not going to them. When we asked why our rent was being increased by 32%, we were told that Pegasus Residential wants us out of the apartment so they can renovate it and charge more. It literally sounds like the villain of every Christmas movie. I dont know about you, but my wife and I did not receive 32% raises this year. I hope whatever ******* decided to squeeze us out of our lease loses everything in the upcoming real estate crash.

      The hire contractors , sub contractors and very small buissness owners to provide work for them and expect you to jump when they say jump . Go out of the way for them and rearrange your schedule and whenever the job is done they say thankyou and ghost you for payment. They a a corporate ***** feeding off the small buissness man. They should be shutdown. Not to mention horrible property management.

      Very unprofessional, will feed you full of lies and then use everything against you. Lies to residents. Hires managers that have zero experience. They use their ***** cash cards to buy personal items.

      If there's one thing all of these reviews have in common, its the use of the term: 'Slum Lords'. I've had a major leak in my one bedroom apt caused by improper drainage from 2 gutters on the exterior wall of my apartment. Every time it rains, a pool of water the size of a hot tub forms in the corner of my carpeted bedroom. Obviously, the east coast is rather rainy in July/August, and with the buildup of moisture, rain and humidity, mold growth exploded and began making me and my family very sick to the point that we could not stay there.I called multiple people at the office, submitted maintenance ticket after maintenance ticket, and even visited in person to ask for alternative housing while the problem was remedied. The property manager then asked for private medical records as 'proof' and offered another apartment at an increased price that would become available 30 days from the day my apartment flooded. Effectively making me homeless for 3 weeks. Both are illegal here.After 12 days, Pegasus residential has done nothing to remedy the problem. I notified them that I would be breaking the lease and walking away from the unit due to unsafe/uninhabitable living conditions that they refused to amend. They then flaunted a >$2400 early termination fee that I would have to pay on top of my normal rent. The BBB needs to look into them. They are actively breaking the law and abusing low-income families because they know they cannot retaliate.

      Quite literally the worst service I have ever seen.I have filed several complaints over the last 5 months, called corporate more than 15 times, no call. filed the online support form, no response. Not sure it even works.Found and called 2 regional or division managers.Emailed ********************* and ***** ever wants to call back they "punt it back" to a lower level manager.I guess when you're the big shot you don't have to talk to the customer level people.I would not recommend any Pegasus Managed property and if you are in a property that they take Management over I would get out immediately.Also when you make public posts they ask that you email them and as usual there is not any. I love the ** moves to make it look as though this company cares. The same sort of reply when I called corporate over a dozen times, ********************* and *******************************. Let's not even mention the time I actually got ******************* on the phone and she openly stated she meant to deny my call as she was on another call.At this point my biggest issue is the lack of response which shows the blatant lack of care for the residents.I suppose $20,000 a year residents are so easily replaced in today's market you don't have to care for the resident any more.
