I have been trying to reach PeakMade corporate office. This company is a JOKE, due to a recent murder that took place at one of their properties and ongoing lack of upkeep on the property, I have serious concerns. I have attempted to reach someone. I have gone through every prompt at the corporate office to No avail. I have filled out the form for someone to contact me, No response . Clearly I am going to have to go the legal route and involve the news in order to accomplish what I need to. Its sad that I cant get someone to return my calls, emails, or speak with me. I signed my lease in November 2023 and moved into a 4 by 4 August 7th, 2024. My room was significantly warmer than the rest of the apartment. It was at a resting 86 degrees when the thermostat was set to 70. They placed a window ac unit in my room as a temporary fix; they seemed to have forgotten about it for months. I made a request around September because my ac window unit was having trouble cooling my room. They then discovered my room had no insulation above it, so they got a contractor who went up into the attic on September 12th and accidentally stepped on a water pipe causing the ceiling to collapse and my apartment flooded while I was home. I have anxiety, so this was a very traumatic experience having a grown man yelling early in the morning that I need to evacuate with two cats and the ceiling falling all around me. I pay 7500 a year plus monthly utilities, which have been doubled since I have had to have a window ac unit for the whole year. I stayed at a hotel for a month, and moved back in once the ceiling was repaired. When I moved back in, I still had my window AC unit, and my room was still hot. My room right now on 5/6/2025 at 3:27 pm is 76 degrees while my thermostat is at 68 and that continues into the night making it impossible to sleep well, which I need as a full-time student. I made the rash decision of renewing my lease too early on because the apartment was pressuring me saying pricing would go up and they are one of the cheapest in town. Now Im trying to relet my hot apartment room that they are refusing to admit is hot since they installed insulation. I would like them to release me from my lease for next year *********, I have paid all year for an extra Ac unit in my room because they have refused to fix the main issue. Im a college student this was my first apartment, and I feel like they are taking advantage of that.Initial Complaint

An agent from PEAKMADE forged through my leasing application. They have committed fraud. My credit now says I owe them over 2000$ for an apartment I never stepped foot on. I have tried to call the company to reach a resolution and no one picks up the phone. None of the extensions for the number picked up. I cant resolve an issue if no one picks up the phone or if the business pretends not to exist so they dont have to deal with other people they have scammed and stolen money from and ruined credit for.Initial Complaint

To whom it may concern,I am a resident at Crossings at ********* in **. I have a leak in my kitchen ceiling. The initial work order was submitted on 5/9/24. No one has come to fix it. I have spoken with the office manager, ***** *******, several times advising the water comes through the light fixtures and I am afraid of an electrical fire. I have emails about this issue between she and I but still no one has come. I have videos of the water actively coming through the light fixtures. These have been emailed to ***** at her request. Can someone PLEASE help us? We also have not had access to our washing machine for over a month. This was also emailed to management. The washer doesnt work. I have two kids under the age of two. Ive been going the laundromat since I cant get anyone here to repair it. I am submitting this complaint regarding a $975 fine issued by University Gateway Apartments, which is managed by PeakMade Real Estate, located at *************************************************. The fine was imposed after a staff inspection found that I had temporarily hung a few small decorative lanterns on the fire sprinkler head inside my unit. While I now understand that items should not be placed on or near sprinkler heads due to safety regulations, I was not aware of this policy at the time. The lanterns were lightweight, non-flammable, and intended solely for temporary decorative purposes.There was no prior warning, notice, or communication from the management before the fine was issued. Moreover, no damage occurred, and there was no indication that any actual safety hazard resulted from the decorations. I believe the $975 fine is excessive and unreasonable under these circumstances. A warning or a nominal fee would have been a more appropriate and proportional response. Therefore, I respectfully request that the fine be reduced or waived.Initial Complaint

I am a student who rented from Trailside Apartments near the ************************. In December 2024, I reached out to management regarding an urgent issue about reletting and I already found a replacing tenant. One manager ****** ****** assured me over the phone that they would speak to another manager ******** ***** and follow up with me however, I never received a response. I followed up several times via text and phone call, and each time was told I would receive a callback. It has now been over two months, and I have been consistently ignored.Trailsides communication is deeply unprofessional. I sent emails which also received no response for over a month. It appears that their strategy is to wear tenants down through silence, hoping they will give up and accept unfair charges or unresolved issues. They send my information to a collection agency without contacting me and kind of forced me to pay the extra unreasonable fee for reletting(over 2000 dollars without explaining the purpose) This behavior disproportionately impacts students without much financial stability like me, who may not be familiar with tenant rights or lack support systems.When I informed a female manager that I planned to share my experience online to warn others, ******** ***** accused me of trying to ruin their reputation. I found this highly inappropriate and dismissive. Sharing a personal and truthful experience should never be met with threats or guilt-tripping. When I was crying in their office, they continue show micro-aggression that difference to force me to pay the fee.I am filing this complaint so that others especially vulnerable student tenants are aware of how ********* operates, and so the company is held accountable for their lack of professionalism and transparency. Dear Better Business Bureau,I am writing to formally file a complaint against ******************** regarding unfair move-out charges that were imposed on my unit after my lease ended in August 2024.After vacating the apartment, our unit was charged over $700 for alleged repairs, including full-wall repainting. However, the charges were based on normal wear and tear, not damages caused by us. We left the unit in good condition, and there was no justification for such excessive fees.Upon receiving the charges, I attempted to contact Trailside Apartments via email to request receipts and proof of the claimed repairs. Unfortunately, my emails went unanswered. Approximately two months later, I was contacted by a third-party agency demanding payment, despite never receiving any proper explanation or documentation from the apartment management.Trailside Apartments predominantly rents to students, and many tenants have faced similar unreasonable charges upon move-out. When we try to dispute these fees, management delays responses or ignores inquiries altogether, leaving tenants with no choice but to give up. I believe this is an exploitative practice that takes advantage of student renters.I am seeking BBBs assistance in holding Trailside Apartments accountable for these unfair charges. I would like them to provide legitimate documentation proving that the alleged repairs were necessary and actually performed. My name is ******* and I am the co-signer on an apartment rented by by cousin *** ***** from Clubhouse Apartments in **********, **. Since August 2024 when *** moved out, the apartment charged several damage charges which are fraudulent and doesn't have correct proofs. We provided pictures of pre-existing damages shown in some of our photos taken in August 2022. Apartment provided a statement with charges and pictures. However, as you can see in there statement there is no proof of them showing what it actually looked like when my cousin moved in. They have sent the charges to debt collection and reported it on mine and my cousin credit report which has adversely affected our credit scores. I am a business owner myself owning three hotels and I am frustrated that a business would scam people. The amount of money can be easily paid by me but since this is unethical I want to ****** the business. More so, after I read their reviews from other students/residents on how they treat and scam their customers. I have already got in touch with ********************************************************** to get involved in this. If this has to be a legal battle, so be it.
