      Having bought many homes over the course of my adult life, I can honestly say the experience with buying our Beazer home ranks at the top. We bought our home before they had models up. We were so impressed with the sales rep ******** *****) who was in a makeshift trailer they had placed while they built the models, we travelled west 30 miles to another more Beazer development. The quality and well thought out design sold me immediately and I signed a contract that day for **************************I have a lot of experience in building stretching back 5 decades. I visited our home site every day of the build from June 24 until December. The builder team was very efficient. Something happened every day 7 days a week. The site superintendent (****** ******) was always open to visits and answering questions. He gave me his cell number in case I saw anything of concern. The build was very high-quality throughout and used leading edge building techniques to ensure maximum energy efficiency. We were able to choose from myriad decorating options such that the home was effectively a semi-custom home. We love the home. In fact, my wife says shed like to eventually be buried in our walk-in closet. I cannot speak highly enough of Beazer. We rented a home in a competitors development while we waited for our home to finish. The quality difference could not have been more *****. Beazer homes are built like a tank while others seem carefully balanced between minimal sturdiness and minimal material expense. Each passing day convinced us we had chosen the right builder.Once we moved in, we had 1 occasion to reach out to the warranty team to finish an item that had been overlooked because we had pressed them to move in early. They were there the next day. I recommend this builder to everyone I know in the market. They made us feel like family members and like friendly neighbors once we moved in. If you want quality & extreme value in your home, Beazer's the answer.

      Poor ethics, horrible customer service horrible products that they use in their home they do not fix anything with us paying almost a half $1 million for a home they refuse to fix items. They were supposed to complete the year in report a year into our home, were almost 2 years in and still havent completed anything theyve had to replace And paint our door several times when booking appointments they have very poor customer service and do not know how to schedule appointments Ive gone through almost 5 different representatives because they changed representatives like every three months. Very very poor customer service I would not recommend you to buy Beazer Look for a different builder.

We recognize your frustration with the number of representatives you have worked with, and while staffing transitions are sometimes unavoidable, please know that your most recent representative was promoted due to outstanding performance and leadership. We appreciate your patience during that transition. We would like to respectfully clarify a few points. Every warranty item you have submitted has been addressed, and any scheduling challenges were resolved as quickly as possible. In one instance, we even repaired an item that was damaged after closing as a gesture of good will.We also want to address the matter of your front door. While we understand you were hoping for an upgraded door, our trade partners are unable to install products that were not part of the original agreement or covered under warranty. That said, instead of pursuing a repair that we felt would not be a long-term solution, we opted to fully replace the door at no cost to you. We genuinely appreciate your patience and cooperation as we took the time to build a protective tent in your garage, allowing our team to paint the door in a controlled environment to ensure the paint cured properly. Beazer is committed to honoring our warranty obligations and to providing timely and courteous service. If there are any open warranty items, we encourage you to reach out through the proper channels so we can continue to assist you.

      Our experience with Beazer Homes has been frustrating from start to finish. First, our home took 18 months to be built, far longer than the original timeline we were given. Throughout the process, communication was lacking, and delays piled up with little *************** of the biggest issues is that we were never informed that the left side of our property was on a sewer easement, making it unusable for permanent structures. Despite obtaining HOA approval for a fence, two years later, we are being forced to remove a large section at our own expense because it violated County regulations. This should have been disclosed when selecting our lot, as we likely would have chosen a different one. Instead, we paid a $32k premium for a lot that is largely unusablerestricted on one side by the easement and on the other by Beazer's habit of building on slopes, leaving us with little functional backyard space.Beyond these major oversights, we've faced erosion issues due to poor grading, a leaking roof, and excessively creaky floorsall within less than two years of living in a "brand new" home.Beazer Homes failed to stick to their timeline, communicate critical lot restrictions, and prevent costly mistakes that homeowners end up paying for. The lack of attention to detail and accountability has made what should have been an exciting homeownership experience incredibly frustrating. Buyers, bewaredo your research before trusting Beazer Homes.

      We appreciate your feedback regarding your Beazer Home. As with any new home construction, there are things that may arise, and we have investigated the items you mentioned in your review. We are happy to see that all warranty claims that you have previously submitted were addressed by our team.We did recognize the fence matter that you brought to our attention, and we have discussed the issue with the local *** and county municipality regarding the fence being constructed on a sewer easement. Upon our investigation, we found that a conditional approval from the *** was provided to you, but you did not receive the required approval needed from the local County municipality per the conditions outlined. The *** advised that the homeowner was responsible for obtaining local municipality approval for the fence. We apologize for any inconvenience caused.The new home journey is an exciting experience but there can be little speedbumps that come up along the way and we are here to help you. If you have any warranty items remaining with your home, please reach out to us with any questions as we are happy to continue to look into anything else that may be warranted.

      I am filing a complaint against Beazer Home Builder in their role as *** for the ******************** in ************, ***** April 2024, I was interested and reviewed the rules of the community regarding an extension of my driveway. I did not read nor was I provided any information from the property management company (***) of any specific rules or regulations about driveway extensions. I took the time to contact several concrete businesses/contractors to obtain quotes for the installation of additional concrete on the left side of my driveway to provide additional off-street parking. After obtaining and reviewing the quotes, I submitted the necessary documents from the *** for approval, paying a $45 application ****** May 2024, approx. a month later, I received a letter in the mail from *** that the application was denied, stating: driveway extensions may not extend beyond corners of the garage.The application and the associated paperwork do not provide this clear line of prohibited improvements. If this specific rule or language would have been included on the application and rules, I could have easily determined that the application would not have been approved, and not wasted time and money for the improvement.I inquired if there was an appeal process as this was an unfair denial. After several emails, I was informed that the current *** board members were employees of the builder (Beazer), and the same members were the appeal board. I suggest that this is unfair.I requested that my complaint be forwarded for review by the appeal board, and requested a refund of my application fee. In December 2024, I received an email that the appeal board denied my request for a ********* state legislators, ******, and any others with interest of the *** issues, I suggest my scenario is indicative of unfair and unprofessional practices by Beazer Homes and ***s, and require further safeguards and rules that protect homeowner of unfair practices.

      The *** does not list all possible reasons for application approval or denial, as its impossible to cover every scenario. Many homeowners have been denied for various reasons and understand this process. Beazer Homes is not involved in third-party decisions.The application fee covers administrative work, not approval. *** documents do not guarantee a refund if denied. An email stated, You may resubmit with adjusted plans at no cost" to every homeowner upon denied claims.

      Unreliable Builder - Avoid if You Expect Warranty Support**I am extremely disappointed with Beazer homes. When we initially chose this builder, we were assured that any foundation or structural issues would be covered under their warranty. Unfortunately, that promise has proven to be worthless.Within 2 years, we noticed significant issues with our foundationcracks, uneven floors, and doors that no longer close properly. Despite being well within the warranty period. Beazer homes refused to honor their commitments. Their customer service has been either unresponsive or sound clueless when we ask question, and when we do get a reply, it's filled with excuses and blame-shifting.*Also I'm not the only one in this neighborhood who's facing these issues. There are multiple beazer home owners on my street who are facing similar issues*I strongly advise anyone considering Beazer homes to look elsewhere. A builder who doesnt stand behind their warranty is a builder you cant trust.

      We understand that you are disappointed with the current state of your foundation. Beazer Homes wants to reassure you that we have taken this matter seriously. Our team has conducted several on-site inspections (in 2022, 2023, and 2024) and each time weve provided detailed reports from a licensed engineer. According to the most recent engineering report, the foundation is performing as designed and remains within the tolerances outlined by the **************** of Civil Engineers (ASCE).The movement observed in your foundation is consistent with the characteristics of **** soils in the *********** area, which are both elastic and expansive. This type of soil movement can manifest as drywall cracks, nail pops, and minor cracks in brick and mortar, which are generally considered normal and not covered under warranty.Additionally, last years engineering report included recommendations for maintenance to help stabilize the foundation. We have noticed that these recommended practices have not yet been followed. Its important to note that foundation stability can be influenced by various factors such as time, weather, moisture, and regular maintenance.Beazer Homes remains committed to transparency and responsiveness. We stand by our warranty and are here to support you throughout this process. We will continue to work with you to address any concerns and provide the necessary service under your warranty.

      My heart hurts because of Beazer. I am a first time homeowner and this is the most disappointing decision I have ever made in my life. My house is a COVID 19 house and my house is falling apart since move in. Wiring catching on fire in the walls. Grass growing in the master bed. Foundation sinking. Water coming in windows. ** works went it wonts. Can wipe the walls down or I will be wiping drywall. Just a mess. And everyone wants to send me from person to person and not taking accountability. I should not be having theses issues with a brand new built home less than 2.5 years old. It is really tough as a single mom and also having to deal with a new home and all of the issues. Just terrible and dont care! I would have been better off building my own house and I aint no builder. Nothing but lies! My thing is why do my family and I have to suffer and pay the cost for Beazer? One star is being kind.

Our findings indicate that the ************* Representative has successfully completed all service requests submitted up to November 2023. Specifically, the smoke detector request was addressed, and no grass was found growing in the bedroom.Regarding the foundation and water intrusion issues, we have not received information about these concerns.       Im writing to formally express my dissatisfaction with the recent experience I had with Beazer Homes. On 03/15/2024, I was scheduled to sign documents at the title company. One day before at 5pm *********************, the Beazer Sales Director called me telling me to be there at noon, because everything was set to sign the documents. However, upon arrival, I had to wait for an unacceptable seven hours due to the fact that Beazer Homes had not provided the necessary survey documents. This delay not only caused significant inconvenience but also resulted in unexpected expenses amounting to several thousand dollars.The situation was further exacerbated by the unprofessional and rude behavior of *********************. His response to the issue was dismissive and lacking in courtesy, which only added to my frustration and disappointment.After we sent the company our receipts for the reimbursement (hotel, meal, pajamas, essential items and an extra amount from the moving company), it took almost ONE month to the same unprofessional and rude *********************, get back to us saying they will NOT reimburse anything, making fun of our chick fil a meal and with a suggestion that we should have slept on the floor because we had a house. This was incredibly insensitive and dismissive, particularly considering that we had no furniture, not even a mattress for my two little kids, because the truck was unable to be unloaded at 7pm.When I told him that I got the keys at 7pm and that wasnt a way to get anything set for my family, he asked: but what time do you go to bed? What? I couldnt believe what I was hearing! As a customer, I expected RESPECT, a higher standard of service and professionalism from a company of Beazer Homes' standing. I trust that you will address these issues promptly and take the necessary actions to prevent such occurrences in the future.       We appreciate the opportunity to respond to the homeowner. Every effort was made with intention to ensure the new home closed on Friday as promised. Our ** of Sales listened with empathy and understanding as the buyer vented about their experience. The buyers realtor contacted Beazer the day before the closing to ensure the appointment was still scheduled for Friday. The buyer joined the call and voiced concerns the new home would not close on Friday. Per protocol Customer received notice the closing was scheduled for Friday. This was confirmed with the buyer and buyer directed to follow the instructions and be at the title company by noon. Beazer ** of Sales confirmed the Friday closing with our closing coordinator/lender/and title company.On Friday, the buyer arrived for the noon appointment with the title company. ***** called ** of Sales stating the documents were not ready. Our ** explained sometimes closings are delayed for one reason or another, as stated on their contract. Unfortunately, the buyer had tried to simultaneously close their existing home and the new home for the same day. The ** worked diligently with the lender and title company to ensure the process was moving forward and the new home to close as promised on Friday. Days later, the homeowner demanded that expenses they incurred be reimbursed. ** of Sales again listened and attempted to put himself in their shoes and shared of his own closing experience. He did not intend for that sharing to be misconstrued as a suggestion for the customers family to sleep on the floor and apologizes for the misunderstanding.The home closed on Friday as promised. As such, we would not be responsible for expenses incurred by the homeowner. We pride ourselves on customer satisfaction and do everything within reason to ensure a 5-star experience is provided.

After the inspection, the findings were shared with the homeowner by the ************* Representative. Unfortunately, due to the age of the home, these items are not covered under warranty.

      Please avoid purchasing from this builder. Our home is probably the worst quality ever. We have spots that weren't even painted, outlet holes too big for the outlet covers, three roof leaks, window leaks, front door not latching, poor texture, HVAC unbalanced, and many many more things. I think our home was rushed to closing so they can include it in their year-end earnings. POOR POOR POOR quality.

      Absolutely the worst company to deal with. Its all about numbers not quality. Two years in and continuing to have problems Leaking roof, squeaking floors doors that wont stay open because the walls are not plumb.Absolutely DO NOT BUY A BEAZER home.
