My name is ****** **** and I am a US Citizen. I currently live in ********* and have been for over 8 years. In May 2023, I received an Outstanding Debt notice-$18k from a ATL based luxury rental agency, for unpaid rent on a lease opened in Nov 2022. It clearly was not me who opened the apartment using my social security number as I lived in ********* at the time, and not in *******. Clearly my social security number and my US postal address was stolen. The leasing company did not perform proper due diligence and check for valid identification. I worked with my parent's local ***************** and the outstanding debt was cancelled thankfully.I believed the issue was over. However, in July 2024, I noticed I had another outstanding debt against my name that appeared in my Experian Credit Report as they were sent to Collections My name has an $11,447 outstanding balance with "935M by Arium", which is your leasing company in *******. I have contacted 935M by Arium by phone in early July 2024, where I was told the relevant Manager is ***** Beach. The staff would not provide any information over the phone and I explained my situation about living abroad and my prior identity theft in the ATL area. I have been emailing 935M REPEATEDLY and their office is not responding. I have email trails showing that I have emailed 935M By Arium over 10+ times in the past 4.5 months never receiving ONE response. One ex. email trail attached. I filed a police report listing the debt against this leasing company with ***********I need thus leasing company to nullify this debt and contact the ****************** as it is severely impacting my credit score each month. Im extremely distressed by this lack of response. Regardless of this company's horrible lack of response to me over the past 4 months, it is their ineffective identity check controls that allowed this criminal to open a lease in my name. ************ **************************************** *********************************************.Business Response

These people hired a towing company that literally preys on the residents that lives in these apartment complexes and their love ones. They require you to register the car of anyone that visits and if you dont register your car the second you park, there will be someone watching and monitoring you from a distance and they will boot your car as soon you leave your car side. They dont give you a ***** period to register your car, they dont even care if you registered 2 minutes after leaving your car. This is how predatory these people are. I know because this happened to me. I came to visit my partner who is a disabled veteran and spent the night to help him with a few things before having to go to work in the morning. I parked my car around 11 pm and my bf registered my car around 11:25 pm because he was having a hard time with pulling up their website which I dont believe to be a coincidence. Got up to go to work in the morning and found a boot on my car! Because of this I had to pay an **** and was late to work. This could have cost me my job! We did the right thing and registered my car like they asked in the email but when I called the tow truck company to make things right she had an attitude and kept making weird sly remarks! But what really upset is that she told me that my car have to be registered the second I parked and they will not refund me my money. There is nothing in the email that stated that we have to register the very second we park. It seems like they are taking advantage of people.Initial Complaint

I signed a lease with Arium ******* **************************************** to move in on 8/22/2024. They claimed that the apartment was ready. I requested them to allow my friend to check the apartment before I moved in because I wasn't there to see it beforehand, but they refused. I drove for about 5 hours with my family only to find an apartment that was not ready on 8/23/2024. I have pictures to prove the condition of the apartment. We had to sleep in a hotel for 3 days, my food got spoiled, I had to put my stuff in storage. I lost 2 days of income Monday 26th and Tuesday 27th of August 2024. The leasing consultants were nonchalant during this whole process including the manager who never bothered to come talk to us about the situation. They treated us like garbage. This company is a scam. I would like compensation for the unplanned expenses because of their negligence and their fraudulence.Initial Complaint

I have rented ****** slip 109 for the past 17 years. Our boat left the ****** for 24 months for repainting and repairs. We continued to lease the slip for ****** per month the entire time. When we checked the slip days prior to returning with our boat we found that the ****** had placed another boat in our slip despite our continued payments. The squatter refuses to leave and the ****** will not force him out. They continue to collect double rent on the slip. The offered us a small credit and another slip inferior to ours. The user of the slip is using all of our lines and equipment that were left at the slip.Initial Complaint

I have been living in ********** apartment for 4 years out of the 4 year maybe like 2/3 year there has been a ***** infestation in the apartment building which I have been asking to get it resolved and nothing ever was done about it. At that point I was determined to move my family in a better healthy environment. When I moved out I was suppose to get my deposit back but the charges on my final bill wasnt making sense. I asked for clarity because I made sure the unit was clean before moving out they are still charging me. I been trying to get a hold of the leasing office to get it reaolved and they failed to speak with me. They gave me a support email to send my concern too and failed to receive a response back. Due to a significant flood in the building that rendered my apartment uninhabitable, I was forced to vacate the premises. Under Georgia law, this situation constitutes a "constructive eviction." As outlined in the Georgia Landlord-Tenant Act, a tenant may be relieved of their obligation to pay rent if the landlords failure to repair or maintain the property makes it uninhabitable. The flood created conditions that could not be repaired with ordinary measures, and as a result, I was compelled to leave the unit for my safety and well-being.Georgia law under O.C.G.A. 44-7-13 requires landlords to keep rental properties in a state of repair suitable for habitation. Since June 2024 we have been experiencing an infestation of roaches from this apartment, weve had nothing to do with these problems, just simply living here. In July 2024 our neighbors across the hall moved out, who was filthy, they had all of the roaches in their apartment but because they left they came over to the renaming apartment. Weve contacted our leasing office many of times and theyve only sprayed us once! I want to get out of this lease without it ruining my credit and without having to pay without breaking it! They dont care about our well being nor the environment they have their tenets living in! They spray everyone elses apartment that no one lives in and leave us here! This management company file a collections report falsely claiming that I didnt provide a 60 day notice to vacate the premises. When I signed the document on or about 6/15/22, the leasing agent promised that she would scan the document and put it in my renters file. After fighting with them ofr over a year, they still wont removed this from my credit report. The other day, I was looking through my old file and found this document that was emailed to me by the property manager. Its shows my balance was zero dollars on the following month which its dated 9/22/2022. They have sinced been purchased by ********** but nobody within the new owership wants to change it without a copy of the move out notice. Another past tenant was also a victim of this incident but she took a photo of the document because she used the night depository box. We have lived at these apartments for about 5 years now and have been through a few management companies, TAM Residential being the absolute worst. We have had leaks in our ceiling that they refuse to repair, we are constantly without hot water, and whenever we do submit a maintenance request, it is marked complete without anyone actually showing up to do anything. This is absolutely ridiculous, and we are currently without water yet again and have little hope that contacting the leasing office will be any good. They never seem to get back to us about anything unless we ****** them via phone, email, and in person. Even then, nothing gets resolved. Absolutely absurd.
