-On December 27th, 2022, Cascades at Northlake (a Cortland property) had vendors come into my apartment (building **** apartment 305) to cut a 11x13 hole in my living room to search for a leak in the pipes of my apartment that affected apartments 205 and 105 in the *************************************************The leak never came from my apartment as the leakage came solely from Apartment 205 in building ****.-CASCADES AT NORTHLAKE, a Cortland property never called, emailed or communicated with me that they and their vendors created damages to wall of my apartment.-On January 17th, 2023, a SECOND 11x13 hole was cut into the wall of my apartment.This second hole in my spare closet led to over $6,000 worth of property damage to my shoes, bags, and leather coats. Just like the FIRST 11x13 hole, there was NO email, phone call or communication to me from CASCADES AT NORTHLAKE, a Cortland Property. The two holes were not fixed until January 23rd, 2023. That means from December 27th, 2022, to January 23rd, 2023, or a TOTAL OF 28 DAYS. I have had two holes in my apartment, and I have paid rent for the month of January 2023. I have paid $1, 346.28 for the month of January 2023 (receipt is attached)My lease was renewed in December 2022. On November 30th, 2022, I have paid $1000.00 in rent (receipt is attached) I have paid $366.06 for the month of December 2022. If you divide $1, 366.06 (the total from November 30th, 2022, and December 2022) by 31 days the result is $44.06. The FIRST Hole was damaged to my living wall on December 27th, 2022, to December 31st, 2022, is 5 days in the month of December so $44.06 a day times 5 days of damage created by Cascades at North Lake result is $220.33.The rent for January 2023 is $1,346.28. $1,346.28 divide by 31 days in the month of January result is $43.43.$43.43 times 23 days of TWO holes damaged to my apartment is $998.89.$900 dollars of stolen property from the vendors in my apartment while fixing the holes on January 23rd, 2023.I am owed $900 + $998.89 + $220.33 = $2119.22 is owed back to me in accordance with the North ******** ****************Law-General Clauses Rights: Every tenant has the right to fair housing, which means a property that complies with local safety and housing regulations. If there are any damages to the property, tenants can send the landlord a notice for repair, to which the latter has to respond promptly.If the landlord doesn't respond within the specified time frame, tenant rights in North ******** allow them to stop paying rent until the landlord provides the required repairs.The electrical wattage and water used and consumed by the vendors to repair the damages to apartment 305 in building **** is to be paid by Cascades at Northlake, a Cortland Property. The vendors have stolen $1000 pair of sneakers from my apartment while repairing my apartment. I was not present in the apartment, at the time. Also, the vendors utilized my bathroom and used my household products while repairing the apartment unbeknownst to **** was given a $100 gift card and Cascades at Northlake still owes me $900 for my stolen property. I am owed $900 + $998.89 + $220.33 = $2119.22 I want a refund of $2119.22.Initial Complaint

On the 15th of November I moved out of the apartment # *** in Cortland Farmers Market. I called to give them my new address so that they may forward my refund check there. They said it will take a month and I should get it in later December. I waited until then to reach back out, only to hear that they never put in my forwarding address. I gave them my address again and waited another month.I checked the tracking number and it is saying that a label was created but Fed ex never received the check. It has now been 3 months since I moved out and have been waiting on my refund.Initial Complaint

February 16, 2023 my car was towed from the apartment complex. I am a resident of the apartment complex of two years and I have paid for a parking permit. Apartment complex does not provide enough spots for the residents. People are able to pay extra for a designated parking spot- although they are not always used and the only parking available spots at time. On 2/16/2023, all of parking spots were filled within the parking spots, except for the designated parking spots. There was no parking outside of the gate, only parking spot was a bank across the street. *********** comes in and towed my car- a car with a permit (but not for the reserved parking) and did not tow people who are not residents. I feel this is unfair for the apartment complex to penalize the residents and tow them for parking in someone's spot when there are no more available, rather than towing people who are not residents and not paying for a lease and parking. Towing fees were $317 and apartment complex was unable to provide which location the cars were towed to.Initial Complaint

Cortland north ***** is coming after my husband and I for charges that were never there since November- February. My husband and I moved out ******* 13th and moved our ****** electric , water and all bills over to our new apartment. Cortland north ***** sent us an itemized bill for $302.83 for things that NEVER existed. There are rent and statements that are paid in FULL NO LEFTOVER BALANCE from our rental history with Cortland. They are even charging us for FEBRUARY 2023 when I have documents and statements from the resident manager that we ended lease on Jan 31st and moved out in ******* 13th as well as moved over bills. There are charges from November when nothing EVER existed prior to our move out??? There has been construction crew and maintenance in and out since we left using the electricity and water and bills/ etc and that has NOT been US using their services since we MOVED OUT JAN 13 2023. THIS ontop of a sprinkler system bursting Dec 24th and us not being taken care of properly being forced to pay ******* rent and bills in FULL and December as well even after moldy unlivable conditions living out of half of our living room even though we paid full rent and bills for our 1 bedroom 1 bathroom but could only live infront of our TV and kitchen because everything was soaked and we have proof of it all. Cortland did nothing but let us end our lease and move out. Rent was never reimbursed for our unlivable conditions VIOLATING THEIR OWN LEASE AGREEMENT. They only waived the lease break fee and did not take the blame of faulty sprinkler system and called it a natural disaster. There was no natural disaster no hurricane no tornado no storm. Cortland is RIDICULOUS and do not care about their tenants and are doing EVERYTHING and even making up things to squeeze out money from us and probably other tenants too.Initial Complaint

Cortland Apartment Building and Tenant dispute. Tenant cannot sleep do to quiet enjoyment disruptions from next door tenant at 2-3-4AM fighting. Additionally the **** system outside her window (was not disclosed to her the **** noise at time move in) disrupts sleep. Tenant tried to remedy with on-site management **************************************** and off-site supervisor *************************************** The tenant currently has a 6 month lease (with 4 months remaining) and was offered a free transfer to relocate to another unit, however management now says it's contingent on a 13 month lease and a market increase on rent, to solve a ongoing noise complaint, which is pure greed and no regard for the tenants health and safety.Initial Complaint

After move out, few charges are applied on my account is very high and not justifying. 1. Refrigerator was working fine and having slight spot on front door of adhesive after removing sticker which may be clear with expert but instead of it door has been changed and total cost of $712.58 applied on me.2. Stove top is made of glass. I had clean it as much as I can but used it for two year for cooking so it can not be as same as new and $175 charged on my account for resurfacing.3. We pay monthly pest control fees, and in December a note appeared on the door for "routine pest control spraying". Last week I called the office about a complaint that I had seen a bug after googling it, it appeared to be a cockroach. They said in 6 days they'd come spray and that it's okay to keep living there and to clean thoroughly. I move the fridge and there is a full blown infestation. I call again and they come and put traps the "preferred treatment" they said, then why did it take two calls to get the preferred treatment? I refuse to stay here because the infestation is so bad. No compensation. The bugs are now on the walls of the bedroom, living room, and on our furniture. They reassure us someone will come out in a couple days. We are paying for February rent although we can't stay there and we want out of our lease and they are making us pay a penalty. Wouldn't this infestation break the terms of our lease? We pay *****+ a month, including the pest control fee and the current condition of the place is not livable.Initial Complaint

DID NOT RECEIVE 50% Off next rent payment after making the full first month rent; offered military special. Same ********** Flags! I did not pay attention to the other reviews, but yes, it is smoke and mirrors. I moved into a 2/2 and after two months, started the process to relocate on Thanksgiving Day! There were issues with the unit within the first week. Loud noise, the heavy smell of marijuana, major maintenance issues and the parking is scarce near your apartment (parking decals for residents is a must). The day of the move-in, I had to explain that I had a garage - this was overlooked. I did not receive an opener. The auto billing via ********** for two months was not correct and it was tasking to communicate with Staff. I was informed not to pay attention to **********, because its never correct, but the resident payment portal, same issue - not correct! There are no response to voice messages, but you will eventually receive an email, when you requested a return phone call and provided your availability. I was offered a special upon moving in, that never happened. So, I moved on, there is a issue with memory loss, side-eyes and overlooking. For the building where I resided, the plumbing was an on-going issue; the debris came up through the shower and the water exploded out the toilet and onto the floor. I requested a clean up! No one never arrived to clean it or contacted me about the clean up. So, I left it there! There was a continuous foul smell like f**** Due to the problematic building, for some residents, there were compensation offers made and then were asked to keep it on the hush. So foul! I packed, left the apartment and returned, it was worse. This is a large community - I can only say, Do Better! Improve the communication! Good **************** can go a very long way and fair treatment is necessary across the board. There will be conflict and uncomfortable situations, but when someone makes a life decision to reside in a rental property, it should be taken very seriously. Things will happen, but how it is handled, speaks volumes. With a rental rate estimate of 2K per month, it was a decision and huge mistake, there were other endless options. It did not meet the expectations for a work and life balance.
