      I moved into Cortland Stonebriar Apartments in ******, ***** in October 2023 where I pay $1986 a month for a one bedroom apartment. I immediately noticed a birds nest on the fire sprinkler on my patio. I made repeated requests to have it removed. Cortlands maintenance manager assured me back in December that it would be removed, as he told me it would not pass a fire safety inspection. It is now almost June, and Cortland has refused to remove the nest. For the past three months there have been birds in the nest. They are loud, intrusive, aggressive, and unsanitary. Their f**** are all over my patio and personal belongings. My patio furniture and rug are ruined. The bird f**** draws flies and gnats that are swarming my patio and coming into my residence. I have made countless service requests and requests in email and by phone to have the problem resolved and Cortland refuses.

      They claim to be a smoke free establishment. Signs plastered everywhere People continue to smoke and nothing is done. There are smokers in every building and nothing done to minimize the harmful affects to children(I have 2) and those with any health issues(allergies/asthma).

      I have lived in Cortland Apartments since May 2018, making next month 6 years since I've been a resident. Last year I was sexually assaulted in my apartment by my ex fiance which led to an order of protection being issues from a judge for 2 years. This was done December of 2023. In March of 2024 I uncovered that my ex fiance was not officially served the notice because the sheriff cannot find him. He began taunting me and harassing me again and due to the nature of the abuse I went through I have decided to relocate myself and my son for my safety. My son is in the 6th grade and I need him to finish out the school year so we have been staying with friends and/or friends stay over with us because I am fearful of my ex fiance. There is currently an open investigation for him with a detective from the Special Victims Unit. My current lease ends July 15, 2024 and I have been treated horribly with trying to leave only 1 month earlier on June 2, 2024. I would like to speak to someone higher than whoever runs this property. I signed a 60 day notice and I am trying to leave on good terms but the management will not work with me. I've provided the order or protection, the detectives information, statements from the cops, etc... due to this being an open investigation there is no completed police report at this time. I've raised my son here. It's not ideal to move, but I have to for our safety. I've been a long term resident and my apartment is being left in immaculate condition. I was told if I do not pay the lease break fee by the time I leave on June 2nd that they will put a judgement against me. I've rented since I was 18 with stellar rental history. That's **************************************************** because I simply cannot afford to pay that and I'm leaving for my protection. I also feel like they retaliated against me and tried to evict me this month over it.

      This apartment complex is trying to get over on me for ***** dollars they claim I owe them upon move out. Not only did I not receive a move out statement directly from complex I did not know about the balance until a woman named ***************************** an account settlement specialist emailed me offering me 20% my final balance due when I notified her on April 19th this is my first time hearing about this considering I returned keys beginning of March she lied & stated I received an email March 27th. Upon reviewing the move out statement she gave me Im being fraudulently charged for one singular stain on the carpet which is supposed to be changed anyway due to me having a pet & is considered normal wear & tear. They are also trying to charge me for blinds THEY replaced upon move in that had barely noticeable little scratches. Evictions fees when an eviction was never preformed I willingly moved out , fees for ************* dating back when I moved in when that was included in rent which I paid. Upon me notifying ******* she has went completely ghost & has not tried to address any of my concerns nor has anyone reached back out to me.

      I am writing to file a complaint against Cortland Properties regarding unresolved charges and non-transparent billing practices following the termination of my lease. The nature of my dispute centers on an erroneous charge for an additional day of rent and a questionable pet deodorizing fee.My lease effectively concluded on March 30, 2024, with all keys returned and the unit vacated. Although rent for the entire month of March was paid in full on March 1, 2024, a fact acknowledged in person by the office. Despite this, Cortland billed an additional $75.68 for March 31, citing non-charges for utilities since the keys were returned a day early. This additional rent charge appears to be an attempt to offset the utility costs by double charging a day of rent, which conflicts with proven payment of the full month of rent. I do not understand why I am being charged for 1.) A day I did not reside in the unit or 2.) A day in which I had already paid for earlier that month. Additionally, I was charged $200 for pet deodorizing, despite no evidence of pet-related damage or odors, as the carpets were covered during occupancy and the apartment was cleaned upon departure. This fee seems arbitrary, lacking substantiation, and not in line with the property's commitment to clear and fair charges as initially promised.Cortland has not responded adequately to repeated requests for clarification and justification of these charges, ignoring documented proofs and previous agreements. I would urge Cortland to review my email correspondences with ******************** Engagement Manager to corroborate the details I have briefly mentioned in this complaint. This lack of response and resolution has compelled me to seek assistance from the BBB to resolve these inaccuracies and ensure fair treatment.I look forward to rectifying these charges and settling my account with ********************** Properties as soon as possible. Thank you for your attention to this matter.

      I had to spend the entire night/morning listening to people host a party in the hallways and then start an all out BRAWL in the hallways at 6AM. Security is contracted and clearly needs to do better job of selecting candidates that know they are there to OBSERVE AND REPORT, not physically assault a guest in your hotel (me) for recording the incident at hand. Management promised to send written proof that they would refund our stay because we literally were unable to sleep at all because the ratchet guests were ongoing from 3am until 6am when ************************* finally showed their sorry behinds up to handle the situation. I still have not received the requested information from the manager on duty ********************************** to support my refund request from the 3rd party booking company. I am requesting all charges be refunded, including the $100 incidental fee that we were not made aware of until check in. If this issue is not resolved I will go public with the video footage as well as pursue legal matters with not only the contracted security company but this one as well.

      I came came to these apartments filled out and application on January 27, 2024. I paid an application fee and an administrative fee, the admin fee was $200 and they said if you do not get approved it is refundable. Well I got denied on Feb. 2 2024 when I got denied they said that that I would receive a check in the mail within 30 days. Well its April 10 and I havent received anything, I called them and the young lady stated I got denied on March 23 so I need to give them 30 days and then I should call back. I said no, I was denied on Feb 2. I then pulled of the letter and she proceeds to tell me that they resubmitted my application on March 23, now my question is why would you run an application again? That means you just unnecessarily ran my credit again, without my permission. I asked why would you all do that, she stated she didnt know it was a different manger there at the time and now its a new one. So because of that I have to wait another 30 days before I receive my refund. Sounds like a scam to me and if I dont get my money soon its going to be a problem. The way you got my money is how I shouldve gotten it back, on my card not through a check in the mail.

      I moved into ************************** in July 2023. Upon moving in they charged me $25 per month until January for not having renter insurance even though I had submitted it to them through their portal and email multiple times. I emailed them over 20 times over the course of the months with no response until I threatened legal action. I submitted a work order and clearly requested that no one enter my apartment without my consent. I got home from work to an unlocked front door and a copy of the completed work order on my counter. After reviewing my indoor security cameras, the maintenance worker entered my apartment with no consent and left my door unlocked for over 5 hours. I reached out to the manager about this and she told me that next time I need to request no entry and when I sent her the work orders that clearly stated no entry she offered me a $25 gift card. Now, in April 2024, a family member offered to pay my rent as a birthday present. It was paid in full on the first with his debit card and the transaction cleared in his account that day. I have record of all of this. There is no way to remove your autopay from your account online. On the 3rd, they overdrafted my account by $1500 because they took the money out even though my rent had been paid. Now, they are trying to charge me a $150 late rent and bounced check fee. My rent was NOT late and the check bounced because you charged the rent two separate times to two separate accounts. Between scamming me for money and entering my apartment without notice, I feel unsafe and I want to take legal action. I would like to have at least $200 taken off my rent each month due to the constant over billing and not getting back to me about any of it.

      Hello, our names are ******** and ********. We currently live in ***************** apartment complexes owned by Cortland. My wife and I have recently bought our first home and have informed our leasing office of our departure. We have submitted our notice to leasing office. Twice. We paid the buy out fee of $2334.00. That cleared our accounts on the 27th. We have never missed or have been late on a payment in the 4 years we've lived here. Per our contract, once we have paid the buy out fee we are no longer liable to pay rent as long as we are moved out by our termination date. However, our community is attempting to collect rent on the first of April and May. Nowhere in our contract does it stipulate that we are responsible for the next 60 days of rent. We have shown our contract to several people and the unanimous understanding is that we are not responsible for rental fees. Can you please look into this. If we are wrong, we can pay. However, if we are right, who knows how many people have been taken advantage of?
