    Health Department Case Manager attempting to help clients move into an apartment. They ignore phone calls and emails. They act like they can't hear you on the phone and do not respond to emails. The tenants have signed the lease and have had utilities in transferred into their name for several days, payed for the required rental insurance and two $35 applications fees. They have paid partial rent and have vouchers to pay for January but no one will respond to us or them and they still do not have keys to an apartment. They are receiving late fee notices via email. Several other current tenants have been at the office in waterloo and no one will acknowledge or help them. We contacted the housing authority and were told EPM is awful to work with/rent from but they have already received money from this family so they are not able to move on and find a better situation. It's really sad they are allowed to take advantage of people and not communicate with them at all. Staff in the office has repeatedly ignored attempts to talk to someone in person.

    New tenant moving in. First experience was great always got back with me through email or phone call. Jazmin was excellent she kept me updated on everything throughout the whole process. The apartment was clean and smelled wonderful as if it was just cleaned. Hopefully my stay will be awesome as the beginning was.

    DO NOT RENT FROM THEM....They don't mow, or remove snow I *** they should. My neighbors went and bought a push mower to mow our apartment lawns. My brother gave me his old electric lawn mower or the neighbors dad would mow it. The neighbor and I would shovel each others and some of the older people sidewalks for them. It get changes a maintenance fee for them to do NOTHING. Did everything that was required when I was moving out after giving them a month notice abs I receive a letter I. The mail saying I owe them and they can't provide pictures of a list of things that were supposedly dirty or black stuff over the walls. Not sure what it was and all the pictures I have taken in the place they say can't and won't be accepted. They refuse to email me back or set up a walk though of my place with me there. They have turned me into a credit bureau and I'm still fighting them on this matter.

    I am a 66 year old veteran. In all my years of renting I have never encountered such incompetence, lies, confusion and misrepresentation. Maintenance is a joke. **** care is almost non-existent. Snow removal takes way too long and is not completed adequately. In the apartment complex I live in there is a $25 monthly fee for services a good landlord would provide for free. They do not abide by the lease. They have inadequate appliances that they won't replace or repair. Against my lease they are trying to charge me over $130 in increased fees and rent. If you are looking for a place to live, do NOT look to EPM Iowa. I would rather bivouac in a tent. This site made me leave a star rating or I couldn't post. I wouldn't give them the one star if I had a choice.

    We had an absolutely horrible experience with EPM Iowa. I had to fight for our deposits back for 4 weeks after the 30 day waiting period and could never get a list of cleaning/repairs charges, which is all against ********. We rarely got anyone to respond to emails or answer the phone throughout our 3 years there. Properties are not maintained very well and units are not cleaned/repaired in between tenants. They were always a huge headache to deal with.
