MGM Associations manages the hoa for the subdivision I live in. They took $45 out of my account for a certified letter fee that they have no legal agreement with me to charge. I pay my *** **** ahead months in advance. My hoa bylaws do lot allow fees to be assessed in this way. A court has to issue a order of relief for fees to be assess and they would go the hoa board, not the management company. The hoa bylaws state the hoa itself would pay any fees then the hoa board could seek relief. MGM Association committed theft without permission or legal authority.Initial Complaint

This is a complaint against *** regarding their failure to provide the meeting minutes I requested via email on 2/19/25. It has been over 16 days since the annual meeting for the Morning View Subdivision occurred on 2/10/25. Despite my repeated efforts to obtain these records, I have yet to receive the requested ************ a homeowner and member of the association, I am entitled to access all association records, including meeting minutes. Under the Idaho law, the association is required to maintain accurate records of all meetings and make them available to its members upon written request. The **** failure to comply with this statutory obligation raises significant concerns about transparency and proper governance.I would like the Better Business Bureau to investigate this matter and assist in ensuring that *** promptly provides the requested meeting minutes in full compliance with Idaho law.Initial Complaint

It has been a number of years that I have provided pictures and information for the *** management company to fix the easement next to my house that is covered with weeds, dead bushes, and grass. They have also been flooding a part of my backyard and its still not ********* cannot speak with someone without leaving a message of textmail.Then they continue to ask for pictures of the issue that they have been given multiple times. The company even has a driver come through the neighborhood and take pictures of peoples houses with small indiscretions. My neighbor even got a warning letter about his trash can. It WAS trash day. Raised *************** for their own unspecified deficit loosely associated with services and management. This HOA is not providing any services, and the only management is their attempt to control the housing development population with meaningless enforcement notices the community majority do not care about. Moved into a community with this company as our management company. The first annual dues we had to pay had had $12,000 worth of landscaping costs we were paying for. The neighborhood isnt even completely built..the landscapers they hire walk around with leaf blowers and move rock around. Ive had three compliance letter about my lawn that was put in when the house was bought by the builder. Riddled with bugs and eating my lawn. Ive done everything short of replacing the lawn (cant afford to) and they have been nothing short of irritating about hints to make it better with waterthey have yet to have a meeting for my community after a year and a half. The rules they make up say they will Have one every quarter. How can we come together and dissolve this HOA? Nothing is ever their fault no responsibility on their end its either the title companys fault or an inanimate object (like ********* fault) they take at least $25,000 just from my neighborhood alone. MGM Association Management is trying to collect four years of *************** for a property, not in the subdivision they manage. We are in the Windsor Creek association subdivision and they manage ******************. And yet they are trying to say that theyve confirmed that we owe them $1754.38 in *** fees when we have confirmed with ********************** that they manage our association (weve even met WCP) at the *** meeting and MGM has nothing to do with our subdivision.Initial Complaint

I sold my house in ******* Estate ******** ***** in January 2023; however, they continue to harass and bully me for payments. I have call them twice and they will not answer their phone. They tell you to leave a message and they will look into the issue and call you back. They don't call you back they send a text message, they want you to do their job for them, they were notified when the house sold and who the new owners were, yet they continue to harass me. I have given them my current address and stated once again the house in ************** address ***************************************************** has been vacant since November 2021 and sold in January 2023. I live in *********** estates housing development in ********, **. ********************** is who runs our *** and is the only point of contact. I have reached out to them several times with multiple concerns regarding the park, fences, and security of the property. I was advised that nothing can be done (not even trashes taken out) without it being voted and approved by the board. This is unacceptable. They charge $450 yearly for the *** and we have called multiple times with no action. There is broken glass, overflowing trash, graffiti, p*** smeared on the playground, trash all over the park. We have requested that signs be put up regarding primary use for residents but nothing. Code enforcement was contacted by another resident and they were aware of multiple other complaints on this specific neighborhood and park. Multiple places have broken fences and damaged security poles for the alternate entrance.Initial Complaint

We continue to get billed for HOA fees on a house we no longer own. The house was sold over a year ago, we have made multiple phone calls to remove our names and told it would be fixed. We are continuing to get billed now with attached late fees and no resolution.
