      Horrible experience!!!! My family and I where moving to another out of state location and buying a home. In the beginning I thought the loan officer was great! He was really working with us and trying to make our loan work. He gave us a bunch of scenarios that really worked with our circumstances. As we went along in the process, we where initially approved for the loan and we where excited. We are transparent as possible with all paperwork and handed everything in a timely manner. As we moved to 3 days before closing. We received a call from the ** that our loan was denied because of a circumstances we made the ** aware of from the beginning!!! Then the ** tried to bait and switch us and offer a loan that is 3x closing costs and you use the 3 days to close as pressure to sign. We obviously did not take the deal. The worst part about this... We received a call from regional operational manager of ** accusing us of criminal activity!!! Saying we misrepresented our circumstances even though we where extremely transparent!!! The manager should have been apologizing for bad service. Now, we are going with another company. but we paid for appraisal, and a title search fee!!!! We lost close to 1k to ** and potentially our house deposit (10k) because of this. After reading this company the riot act I am hoping they will allow us to recover the fees lost! We are people of color and to be accused of criminal activity was awful. My wife and I have master degrees and have well paying jobs. We are just trying to move closer to our family. ** acted like we where low level citizens because the color of our skin.....

      I had a terrible experience with Guaranteed Rate. Simply put, our lender lied to us twice. If we hadn't been super diligent, we would have paid $8k more than we owed in closing costs and $600 more a month than we owed in interest payments. STAY AWAY.

      I had a terrible experience with Guaranteed Rate specifically with ***************************. He was very unresponsive the entire process and everything took so long. I called this gentleman 5 times, left voicemails, emails and text messages. No response or return call. He did not communicate with me or review mortgage numbers with me. He rushed my realtor off the phone when she tried to speak with him about a potential property. Unseasoned and unprofessional. I told him about my concerns and he got defensive telling me he has over 60+ clients a day. I was put off by the is statement and felt like 1 in a dozen and my loan was not important to ******************. I went with a different lender and closing. Never work with them if you want a personalized and genuine experience with purchasing a home. Their loads are too large.

      Do not use them. I have paid $5k+ in penalties because the failed to pay my property taxes and the continue to mess up my escrow account. I bought a house in 2021. They withheld over $24k to pay my taxes. Since I bought my house in April, most of the bill was an assessment. They did not pay it. I didn't know anything was wrong until I got a $5k delinquent bill from the assessor. Guaranteed Rate denied any liability even though any person could have looked at the account and seen a way over funded escrow and seen the closing doc tax figures.I cancelled having them pay my taxes and only withhold for insurance. It worked for a year. Until December 2023 when I went to pay my taxes and they already had even though there were not funds in the escrow account. So now I am having to reimburse Guaranteed Rate instead of pay the assessor directly. I called to fix and low and behold they cancelled my insurance escrow and I just discovered (five months later) the bill had not been paid. This is the most incompetent company and they assume no responsibility even when they cause real monetary damages. AVOID AT ALL COSTS

      This company *****. They keep charging us late fees for mistakes the representatives are doing!!! They typed in our account/ routing number wrong 2 ************ said theyre waiving the fees. I got on the phone just now trying to pay my mortgage for next ************ told me theres a fee AGAIN.This place seriously is so unprofessional & ridiculous.

      If it's to good to be true it probally is. I got preapproved for ****** HELO only to find out I can't use my wife's income. Doesn't say that when you apply. They gave me some BS story that ** isn't a community property. BS again because I've shopped around and was able to get it with a co signer and my wife's income with other companies.They told me to reapply so I did and now I'm not qualified for the loan. They string you along, take forever and just when you think your good, they pull some kind stunt.

      Awful experience! Promises made though NOT kept. Here are just a couple, I have more but not enough room to type all. 1. Embedded in my docusign copies was a letter charging a $125.00 fee due to the Loan Officers mistake. I asked the Loan Officer why I was being charged for his mistake, and he said it was not him, it was "AI" and he could not remove it. So I reached out to two other GR employees that were part of my loan process and one of them said, "Most people don't even notice that fee." SHOCKING RESPONSE. After days of back/forth emails/calls, the Escrow Officer finally removed it before COE. I have email proof. 2. The same Loan Officer promised that my monthly statement will only have my name on it since the PO Box charges per name. Statement has two names on it so called Loan Officer and was told that he no longer works for the company. So reached out to GR CS via email and the response from Dywane included two "strangers" 1098 forms. Nothing to do with my question so called escalations department Amanda Lee and she said it was a "human error and to disregard the 1098 forms for other people." My concern as a victim of Identity Theft is that "my" 1098 went to strangers. So Amanda offered a one year credit protection which I already have as a victim of identity theft so asked for the monies instead so I can pay for the the additional PO box cost due to one of their Loan Officers broken promises. Then I received a call from a Jessica who said NO to my request and if this process has been time consuming and I am losing time/money from work, "Why do I keep calling them?" Again another SHOCKING RESPONSE. So last week reached out via email to the following executive team members though still NO response. Victor Adillia, Stefani, Todd or Dan. Hoping to hear back this week as my request is more than fair based on the colossal monetary/safety mess GR caused

      Guaranteed Rate provided great customer service with fast preapprovals and low rates. I can't believe we were able to get our loan cleared to close in only days! I'm not sure why people complain about getting a mortgage as I found it to be easy!

      My sister is buying a home and Ive been with her through this entire process. I wish I could leave no star at all and still write a review. This company has been a complete nightmare from start to it feels like never finishing. The communication is awful. They say all these things to get you to proceed with them but the moment you do it turns into a s*** show. I wouldnt suggest this company even to an enemy. This experience has been one of the most unsettling and unpleasant encounters *** ever had to deal with. If youre trying to buy a home this is one place I wouldnt consider going through at all. Save yourself the trouble and headache.
