They were great through the application process, that's what got them an extra star, up from one. They transferred my loan to NewRez in the first month, things went to h*** after that. ****** is horrible, and apparently I have no choice in this decision.Rate

5 starsWell, everyone's situation is different, as are experiences. Our was exceptional.. Hats off to *****, the Senior Vice President of PCAP. The primary reason we chose rate.com was to leverage Power Bid Approval, which gave ** an edge in our offer and ability to FHA close in about 25 days. Truly a miracle and testament to the commitment of the team. There was a curve ball we didn't expect, but ***** did address the issue with his team so to make sure expectations are communicated to work from home clients to prepare them better for documentation needed.**************** kept us updated every step of the way!Review fromAlaska J

Guaranteed rate, More like guaranteed waste of time, pre-approved for a loan, 5 months later still hasn't closed, The scrutiny of every deposit made and explained over and over only to be kicked back out to you because that explanation wasn't good enough, You're debt to income ratio, not a problem at first then we came a problem, applied for a credit card during the loan not the smartest thing to do never activated still in the envelope,, however guaranteed rate finds it wants proof that it's at a zero balance as credit bureau states, can't provide that proof never set up the account never took the card ******************* told them it was not activated, in writing prove that it's not activated, can't really do that maybe if you send a link to where maybe we can upload a picture or a statement from the credit card company themselves stating that is not activated, nope can't do that send back to your task prove how it's not activated this is going back and forth like a ping pong match now for 2 weeks, along with prove this deposit which we give an explanation to, a house that we should have been able to move into in mid-December and now the closing date looks like it might be ******* got the price down because of a low appraisal I say we just offer cash dump this company avoid all the stupid closing costs, get a personal loan do the minor repair that needs to be done instead of the home renovation loan that guaranteed rate was going to provide. Do the work wait 6 months cash out refinance pay everything off. Stay away from this company if you don't want a headache, I got a headache just from writing this because I hate even mentioning their name.Rate

My and my fiance's forever home search story started with a very positive connection with O.C., Branch Manager/VP of Mortgage Lending, Guaranteed Rate. From the onset, *************** was extremely knowledgeable, detailed, reassuring & provided very clear and concise information about every step of the process from securing pre-approval through to closure. Overall, the process was very smooth, and ****** guided us through every step of the way, even as our unique scenario raised challenges that were beyond ******** control. Although we faced these extremely challenging obstacles, ****** was resourceful and extremely calm and collected during the most difficult of times. ****** displayed a tremendous amount of professionalism and fortitude under a circumstance in which many would have faltered. I can say with great confidence that without ****************, our attempt to secure our forever home would have slipped away.Im disappointed in the senior management levels at Guaranteed Rate, who did not appear to support ****** and as a result initially lacked supporting us as a client during our complex transaction. Im also extremely disappointed in the actions they took to pull ****** from our account during these challenges when we looked to him to help us and guide us through. None of these challenges faced were due to inadequacies in the services that ****** was providing. O.C. is a true professional and I will forever hold him at a high regard as he was instrumental and key to us securing our forever home. He changed our lives, and the connection ran deep from our initial engagement, because of his compassion and ability to set a solid foundation as an ally that truly has your best interest at heart. From the beginning to even after my mortgage has closed its been a nightmare. The banker did not pull my credit, which is excellent, but failed to recognize outstanding debt. In the end I had to come up with an extra $35,000 in order to close on my house. I was told that I could recast my mortgage at any time once I sold my former home. I went to recasted and was told that it was never eligible for recast. The loan officer was not only from this company, but so is the mortgage servicer. Total disaster. Ive now got thousands of dollars sitting in an account and Im very high house payment. The only thing I can do is refinance all based on someone not doing their job and giving inaccurate information.Rate

I don't write reviews but I truly feel people should be aware of this company and their scam. We went through this company on recommendation from our real estate company, the worst decision made!! We recently sold our home and the monies from the sale were to be applied to the purchase of our new home. The loan terms seemed good, we even purchased points to reduce the rate. However, it turned out the loan was made in the total amount of the new home purchase price and not the remaining balance from the sales-I questioned the amount throughout the process with no response via phone (messages left were not returned-staff would text for a paper trail but not respond to questions) or email. During our closing we received a check from our sales. My lawyer, spouse and I were confused thinking the check would later be turned over to Guarantee. However, when I reached out to our sales person about where to send the check, I was told "you can't pay off your loan with your check I will lose my commission" and was directed to their customer service. Also to add insult to injury was told "you didn't respond to an email; therefore the loan was processed as is." Confused by it all we called their customer service to request a recast. I explained about the error and they told us "there was nothing we can do and we would have to wait to recast with one of their investors". When asked about a timeline we were told it could be anywhere from 1 month up to 1 year for someone to get in contact with us (banks usually wont refinance a home less than 6 mth of purchase). We are now left paying a monthly mortgage greater than $ 6K for the next 2 years until the balance is paid off when our total loan amount should've been between 70K-80K after our sale to be paid off over ***** years (big difference). This experience has put a tremendous strain on my family. If you are in the market to purchase a home please go with a reputable company and work one-on-one in person with someone.Rate

I set up automatic payment for my first month and they never took the money out. I called them to confirm what happened. They said that it was set up for the 5th of december even though on my end it was for the 5th of november. The worst part is that I spoke with the customer service representative and they just said that I was wrong and then hung up on me. Poor customer service.Rate

Overall it was a good experience...until we applied for a mortgage recast. We told the lender upfront that we would be doing that as soon as our former house sold. 2 months after we received our mortgage we applied for the recast. Our current mortgage payment which is on AutoPay, was put into a suspense account and not applied to our mortgage. When I called customer service, we were told they "didn't know where to put it, so it went into suspense". I reiterated it was on AutoPay, to which they had no reply. Then we received the recast document for signature and had questions about how it was calculated. The customer rep just kep saying it's correct. I want to see the new amortization schedule and she told me to check the website, which only shows the current schedule before recast. We wanted an explanation HOW it was calculated because it did not make sense. I called and emailed the *** of Mortgage Lending who processed our mortgage and now he is *** and won't respond. And their mortgage website where you log in is awful. They have our mortgage contract plus a huge chunk of money for the recast and it sits in limbo because no one will respond to answer my questions. Awful customer service in my opinion.Rate

This past summer in August of 2023, I had a discussion with ******************* of Guaranteed Rate Mortgage in the **********, ** area about getting a loan peauthorization letter for a new home purchase.I had worked with **** 18 months earlier on a previous new home purchase. I trusted his opinion and knowledge of the mortgage business.Last July I asked and received a pre authorization letter for a home purchase amount of $475,000. At that time **** stated that we did not need the rent amount on our current house that would become a rental property or we did not need to pay off my truck loan with excite credit union.Two weeks ago we made an offer on a new house for $474,000. We made a down payment with the builder of $4,740. We also paid t for a Home Inspectors $500.00 for the home inspection plus $675.00 to Guaranteed Rate for house/property appraisal. These numbers add up to a total of $5915.00.Yesterday, I was informed by ******************* that we needed an additional $10,000 cash/ check for the closing. No monies from our HELOC loan could be used for this amount. He stated that since we could not use any of our accounts for the $10,000 due to high debt to ratio income that we should ask a family member for a $10,000 gift ..really? Remember that in July, **** and Guaranteed Rate approved a pre authorization letter along with the promise that we could get house of $500.000 or higher without Any problems??? Yet, yesterday Im told that we Need ask a family member for a gift of $10,000.00. Im 72 years old. Not going to ask for a handout from a family member. The bottom line is weve invested $5915.00 in non refundable monies for this home loanDue to ***** negligence in being forthright with the truth on the pre authorization letter, we are left with no other choice but to cancel the loan request. We think it only right that Guaranteed Rate reimburse us for $5915.00 that this debacle cost us. *** and *******************************Rate
