I do not give them any stars at all. ELP has unqualified and nonprofessional persons running ***** ***** and lots of other properties. I have been here for 6 years and am being kicked out because they had a problem with my son's truck. They sent me an eviction notice and I took them to court and won because I have broken no rules. I am 79 years old and was told that as long as I was out of the camp grounds for 2 week per year I could spend the rest of my time there. i worked for 40 years to have a place at the beach. I have a home with my sister in ****** when I am not at ***** *****. there was nothing in the lease that said they could demand proof of ownership outside the park. My sister came and testified in court that I live with her. They would not accept that and even though they had to honor my lease until March 31, ****, they would not give me a new lease and now I have to sell my place that I love or move it. It is a custom-built mobile home and everything that they required of me cost me all my savings. I am trying to sell but with inflation and tons of properties for sell here, I think I am going to have to move it. ELP does not have any concern for the people who pay their salaries. *********************** treats us like title 8 people. She is rude and disrespectful and lies about things that never happened. I am going to *** her for defamation of character because she told the court that I assaulted her and she had to call the sheriff. That never happened. I just want people to be aware of what they are getting into when they get property at ***** *****. Do Not Do It!

I have been a Snowbird for 4 yrs at ************ Park and Golf in Fla. A new manger was brought in last year to clean up park. I agree many RV and Park Models needed to be taken down and moved out. I blame past management for not doing their job.Current management is not over seeing important issues such as making sure propane is refilled before needed so that laundry and pool are in working order. Also trash is not picked up often enough. Not unusual to have trash bags on top and laying in front of bins. The trash dumpsters are next to residential homes. I mean right next to homes. They need to be relocated to an area in the back of the park. Not around people. The sell is horrible. I see it as a safety and health concern. Plus disrespectful to campers. Upper management needs to come to park and see for themselves what is happening.

Re: Shangri La MHP A SENIOR COMMUNITY Dont know who put this new manager ******************* here, but since shes been here shes turned our wonderful park into an uproar since day one. Shes threatened to have people evicted if they dont do what she wants when she wants. We are a mostly senior resident park, a lot of us are disabled but she doesnt care. We have residents here that are in their 90s. But she still expects them to comply. She doesnt answer phone calls or emails. She was supposed to video with me & when she finally logged on she was eating popcorn & continued to chew while talking then dumped the rest of the bag into her mouth. Then low & behold we got disconnected that was over a week ago, I still havent heard back from her. But frankly now I dont want to. Shes been making people jump thru hoops to get things done that she says are wrong with our homes , but not doing anything to fix what is wrong with our streets & other things here. Shes removing everything that shows the history of our beloved park, photo albums, shuffle board *************** Wants to remove all books saying the clubhouse isnt a library, took away the poker table that residents paid for. There are residents that play a marbles game on Wednesday mornings, their 2small card tables cant be left folded on the stage or anywhere in the clubhouse. My friend just had surgery on her foot, had a cast on for a month & still has a ************ on her foot. She just lost her ************ mother lives with her & is also disabled, they have a ramp on their house & use mobility scooters to get to the front door. ***** told her she cant have the scooters on the porch. She keeps telling us go look at Hillcrest MHP & see the improvement she made there, how do we know what was done or how it looked before. Anytime anyone does get to talk to her shes very rude & dissmissive. She only wants to talk about how great she is . To me & other residents its like shes only trying to pad her resume.

************************* is a criminal. He harassed my fianc for money when you he kicked her out of her lease he bullied her with t racial slurs, and conned her out of $300 she is a single mom that works all the time and he was so mean and nasty to her and he made her pay $300 for no reason which she paid because she was scared and then he started calling her names that were racist because she is an immigrant and he says I don't want any dirty immigrants here.

I feel ELS discriminates against older people. Many of their properties are over 55 mobile home or manufactured home communities. They promote many amenities but once people move in they find many of those amenities in disrepair, neglect or just not available. They routinely neglect their properties, raise lot rents and drive people out so they can raise the lot rent for new buyers. It is truly appalling that they have an established pattern of neglect within their properties that I consider elder abuse since some people are threatened with eviction if they speak up. Avoid ever falling for their lies! Find a park that ELS doesnt own.

ELS only cares about the people that lives on their properties as an investment. If PEOPLE that lived on ELS properties NEVER had any problems ( mostly created by poor ELS "management"), ELS would be quite content, indeed. Basically, ELS is just a glorified company of slumlords , that will take your money, bht will NOT do anything for their tenants. EVER. Sorry to say- BUYER BEWARE!

my negative experience at Thousand Trails Seaside encountered a series of issues with the property manager and the overall conditions at the campground.I have Document Everything including detailed record of your interactions with the property manager, including dates, times, and the nature of the conversations.I have pictures of the issues that I have encountered, such as the leaking air conditioner, mold, and the condition of the cooking pans and knives.I also reached out to Thousand Trails ****** Services again, providing them with the documentation of my experience by clearly outlining the issues I faced, including the accusations made by the property manager and the suspension of my camping pass. I Inquired about any notices that were allegedly sent to me, and request copies if they exist.where they requested submitting a formal written complaint to Thousand Trails, outlining the details of my experience and expressing my dissatisfaction that Includes any evidence I have, such as photos, medical bills related to health issues caused by mold, and any correspondence with the property manager. I plan on sharing my experience on review websites and social media platforms. that are honest and factual, providing details of both the positive and negative aspects of my stay. The goal is to grab the attention of the management and prompt them to address my concerns. If my concerns are not adequately addressed by Thousand Trails, I may consider filing complaints with relevant consumer protection agencies in my area.If the situation escalates or if I believe I have been treated unfairly, I might want to consult with a legal professional to explore my options. It's unfortunate that I had such a negative experience, and I hope that the steps outlined above can help find a resolution.

Equity Lifestyle Properties owns thousand trails seaside where the property manager was very rude accusing me of dirty dishes and extra cleaning and demanding $100 or having my membership through thousand trails suspenended after reporting a leaking air conditioner that caused damage and mold that got me sick. He also went ahead and called the resort that I was staying to evict me due to the so called damage I have caused and that I have caused damage at the other properties. I was also informed that there was notices sent to me about this manner via mail and e-mail that was not true. When I called member services they do not have any records of the accusations other then my account becoming suspended after I made the call to seaside. The accusations did not start until I reported to the manager that I put in bad reviews for the park where he denied there having any issues to the unit which I reported before I left and have photos and medical bills that lead him to demand $100 before he suspended my camping pass and left nasty remarks on their system for all the other resorts to see. I have had issues with them in the past where there were no staff to check people in that lead to long check in lines and dirty unmaintained cabins that the cooking pans and knifes are old scratched up falling apart and barely work. The cooking pans barely have any teflon left on them and the knifes are so dull that they won't cut through anything.

Equity Lifestyle Properties owns my Mobile Home Park and I own my home; ELS has ignored or is not informed by the Park Mgt about the serious rain run off that has caused my home to shift I can tell using leveling devices and the floor board squeak in some areas. My yard was graveled nicely when I moved here and since moving here I even spent money and added more gravel for appearance. It is all ruined now. The only thing ELS tells Park Mgt is tell, coerce residents and owners to pull their weeds. Honestly, they hired a low bidding contractor who played cheap underlayment instead of surveying the terrain to ensure this would be a lasting application. All the new home yards look like c*** After speaking to previous residents before they were priced up by predatory practices, they wanted to buy, but there are some very dishonest actors in this corporation.
