      The manager *********, came to my door and said I am getting a lot of complaints. My son needed to get on the lease. We got the application and put him on the lease, signed. 2 weeks later she said that he had to go because the application hadn't went through, so he left. 3 weeks past by and we sign another lease for my son to be there with me. Last week she came up with that application didn't go through, refused to give me the first to correct it. The second one she said that hadn't went through and he had to go, he is no longer there. She then told me she would not renew my lease because of my son, and the banging and noise. She followed me in my car on the street, she said I gave her the finger while driving. She is accusing me. One of the reasons she doesn't want to renew my lease. She says I am parking too close to cars, which is untrue. I made a complaint on the girl under me for knocking and beating on the walls, she switched it around on me. Took all the complaint slips away. I have a deadly disease and she spread the information to other tenants, about my personal health problems. She is telling the tenants she is not renewing my lease. She has been harassing me and the maintenance man. Had to get a storage room because things were coming up missing- food, clothes, money, tissues, soap. Someone was putting oil on my floors and I brought it to her attention, she said no one could get in my apartment. She had every apartment on the 4th floor sprayed for bugs but me, 402. I asked bug man, he replied ********* told him not to. I am wanting to renew my lease again because I have a deadly disease, I do not have the energy to find another. She threatened if I do anything else wrong, I am going to lose my voucher.

      I've lived with at the arbors at ******** for 5 years now, they have renamed them to The ******** recently, for 4 years now I've been promised new carpets as they are falling apart at every seam. They are failing to repair any thing that has just simply over time fallen apart. My cabinets in both my bathroom and kitchen are falling off the hinges from the wood in the cabinet just rotting not being able to hold the weight of the doors any longer they are really old stripped they never fix this, recently one of the wall pipes was leaking into my hallway and into the floor through the neighbors ceilling, they came on Tuesday the 17th shut my water off to my bathrooms have not fixed the issue at all since, my water is still off and I have 6 children in the apartment plus myself. I work in Healthcare so showering is extremely needed. I have called and reached out numerous times with no answers or I get a "will call you back" response with no solution. I've paid this business thousands of dollars and I'm not the only ***** out here having this issues numerous apartments with special needs clients having the same issues and the apartments are refusing to ever fix the issue but have no issue raising the rent prices 100+ every year. They also raised my rent when they weren't suppose to via Holcombs order during covid. I've been charged multiple fees for "trash on the ground" that they could not prove came from my unit but because it was outside I was charged 75 dollars multiple times for this. Very corrupt business stealing money from families and special needs clients on there property.

      Hello, In regards to this complaint:

      We charged her 2 times for trash, as the lease permits.

      We installed new hinges on her cabinets on 5/31/24.

      In regards to the water situation the resident removed the * Trap under the sink, and flooded the unit below her. 

      The water is turned off to the bath tub and sink- in 1 bedroom, she has an additional bathroom. 

      The water is being extracted and the repairs has been completed. 

      There is also issues with the condition of this unit, cleanliness etc. 

      As far as the carpet depending upon the condition of her unit, and why there are repairs needed, we will follow our normal protocol for replacement/repairs. 

      There is no need for monetary settlement on this situation. We feel that this is resolved.

      Cool spring Estates Apartment complaint: I'm new in this apartment almost year paying rent using check october first is when we pay rent and come back as refer to maker, I contact my bank account and check provider is theirs's something wrong with the check they tole me no. so the apartment charge me $75 dollar fee for just return check even we pay on time.I got to office and talk to them about the charges and they told me that they don't control the charges it domuso and give me phone number of domuso and contacted them within the minutes they told me that domuso is not the one who charge use , it was the apartment manager , Comeback couple days ago the apartment manager was rude and not helpful to us and just answer the question so fast and wanting us to leave.And they tell us that they cannot do anything because their not the one charging the fee and its domuso and keep putting us everywhere and no clear direction and we told them to call domuso but they wont and we receive email domuso that they don't control the fee and they are just third party company, I been emailing them about those and no one respond even the property manager wont see us they are going everywhere everytime we try to go downstairs and talk to them.they are rude and not helpful and never get the refund back to us yet that are going silent and every time we go their they tell use the same answer, even we are trying to transfer for 1 bedroom that are not even speaking to us they are super rude and not even capable of their job. Domuso said that the check was returned because it not clear picture that clearly they approve the check already and that's not our end if we knew we should give them new photo but they are the one who accept and approve the check first of all. we pay ***** because we are scared to get charge late fee again We wanna transfer in one bedroom but they keep saying they don't have available even one of my friends got it couple weeks.

      The apartments cant keep nobody in the office we have not had Inspections in 2 years! We havnt had new filters in months and they are nasty i have mold in my bathroom the floor is coming up! Iv been needing a new washer for 2 months now! You cant ever get ahold of nobody and they have no Maintenance man out here!! My screen is broke my ceiling fan has been broke for two years! And Bathtub faucet is on backwards My washer put oil spots in my clothes and its been needing fixed. My toilets have been bad since we lived here.

      I have been a tenant at ************ apartments for 6 years. In that time, I have been overcharged on my water bill for a running toilet. The first overage, I was given a credit. The second and third time, the apartment complex would not entertain reimbursing me stating that I did not report the running toilet that they had already fixed once. There were no visible or auditory indications that the toilet was running so this argument makes absolutely no sense, not to mention they had already been out to repair the issue once before. The attached water bill shows my water usage in the last several months and clearly shows where the increases where. This type of thing has also happened to other tenants.

      Maintenance has already been here twice to "FIX" the issue.  The dispute is that it was not fixed correctly the first time, my water bill was over $200, my sewage bill was $245 because it was not fixed properly the first time.  H-I Management reimbursed me the first time this happened but has refused to reimburse me the 2nd and 3rd time.

      I am a resident at Pine Grove Apartments. On February 20, 2024 I filed a maintenance request for my washer to be fixed it is not spinning out. Today is April 5, 2024 they have yet to fix it. While I was on an app to pay my rent I noticed the maintenance request has been marked as completed. That is not the case; however 2 weeks ago a maintenance man did come by to fix the problem but was unable to do so and he said that he would be back the following Friday to try and fix it. I have had a toilet that has sat for a year without being fixed a closet that has been down for six months and then the second time around it was down for several months and I have proof of all of this and documentation via emails.My rent is $1131 a month and that includes the service of a washer however I am spending anywhere from $65-$90 every two weeks at the laundromat and they refuse to meet me in the middle and give me some sort of compensation which I do feel ***********

      Greetings,I am filing this complaint due to unethical and questionable billing practices by ***************** (The Forge), as well as their continued violation of written and verbal contracts with my spouse and me. We moved to The Forge because they advertised having an on-site fitness center, mail room, keyless building entry, and a bike garage. We signed our lease in May 2022, under the promise that they would have all the amenities completed by the beginning of August. While we were not happy signing the lease without all the amenities, with few options available to select from we decided to accept their promise and sign the lease. Upon entering our apartment, several issues were identified, of which only 2 were corrected. The two that were corrected took maintenance almost a month to correct, despite it putting our pets in jeopardy. The other issues were never corrected, with the threshold and master bedroom entry issue posing a risk of injury to the tenants (my spouse and me): the threshold was placed too far into the hall allowing the carpet to lift and create a tripping hazard, and the carpet tacks were poking through the carpet, to the point they were stabbing our feet. The trip hazard was an issue and led to a trip to the hospital over an injured toe that still gives me problems today. The last issue that was never corrected caused sleepless nights: the upstairs tenants threw parties at all hours of the night. By not correcting these issues, according to the arrangements of the lease, they broke the contract, but would not allow us to move without payment of penalty for breaking the lease agreement. When we finally moved out less than one month early, they slapped us with a $ *****+ charge. Upon our leave, the mail room and fitness center was not open to tenants until the end of 2022 and the beginning of 2023, and the bike garage had not been completed. Also, despite my spouse being the primary on the lease, they slapped the refusal to pay on my credit.

      ***************** is a new property that was undergoing construction. As with any project there are delays. We offer amenities however, they are not contractual they are amenities. Our contract agreement refers to the unit that is being leased. I am sorry to hear that you had a few maintenance items that needed resolved. I am glad to hear they were resolved. The contract that was signed spelled out the terms of the lease very clearly and upon move-in should have been discussed or not signed if not agreed upon. You are free to call and discuss this with the management team if you feel you did not breach the contract that you willingly signed at move in. However, if you did sign this agreement then ***************** was within its rights to charge any fees associated with moving out early and terminating a lease mid-lease agreement.       HI Management started all maintenance issues were addressed, which they were not. They stated that the amenities are not contractual, yet, in business, when amenities are advertised and promised but not provided, then it is considered a false advertisement and breaks a social contract. Also, the terms of our lease, though I do not remember it verbatim, stated something like if ***************** failed to address concerns they are required to address, such as neighbors in violation of the lease or failing to address maintenance issues brought to their attention, they would have broken the lease agreement. However, they are not concerned with their violations of contract and have refused to address my concerns or come to an agreement. Additionally, they have now plainly lied, stating they addressed the maintenance issues during our stay, which they did not.

      I have placed several complaints against HI Management and *********** Apartments for their lack of maintenance, not resolving issues, etc. All of my complaints are posted here, and this is the only way I can get someone to rectify anything! After their false promises to upgrade my apartment, finally a regional manager came out to address the many issues in my apartment, including mold, and still nothing was completed or done. I had someone come out to start the patio out of all things, and left it unfinished, nails exposed, slats missing in the 2nd floor porch. I have tons of pictures of everything that I am willing to post. I did not sign another lease and was living month to month. I did put my notice in with the property manager at the time, *********, and inquired about my deposit of ******. I left the apartment completely clean and trash free with all original doors, locks, etc. Everything accounted for! I STILL have not heard anything. Big surprise. I WANT my deposit back. The only things that happened to the apartment were "normal wear and tear", which the apartment was definitely aware of, because they NEVER fixed anything. I went without a working stove for over 2 months. I have all my emails and service requests saved. If someone could contact me, I want an itemized statement as well as my deposit back. I would NEVER recommend these folks. Horrible! The only time I felt they listened is when the regional gentleman came, and he was great. Other than that, they already have my apartment up and running while the people downstairs are working with neighborhood code about mold. Ridiculous. I haven't heard back from management because they cannot keep staff. Makes sense!

      This has nothing to do with the current repairs. The apartment is already remodeled. I am looking for my deposit of ****** that I paid when moving in. I have tried to contact your business constantly, and can never get anything rectified, hence the reason I moved out. All the repairs that were promised to be made never happened. Again, I have multiple complaints, countless emails, copious pictures of the negligence you all have from your end and the poor communication. 

      I want my deposit back from you all of ******. That is what I am asking for.

      This is my second complaint towards HI Management, and their "team"! Horrible! I have been trying to have someone at corporate get a hold of me for literally over a year. When my home was inhabitable by a carbon monoxide leak, I found a managers number, sent her a text, and her only response was, "How did you get this number?" I could not even go into my unit until maintenance came to verify and "make safe". Reinventions were supposed to start, but they can't even keep staff. I went without a dryer for over a month, there is BLACK MOLD in my closest that I sent pics of to the site manager, and nothing was ever done. Its still there and growing. Cool HUH! Now they are trying to raise my rent, but literally have done nothing. Nobody takes care of the grounds, trash everywhere! Literally embarrassing to live here at the moment. My lease is up this month and how am I supposed to sign when there is no staff? I NEED to talk to someone about reinventions and raising this rent. Absolutely ridiculous! I am getting a hold of the ********************************* since there are Section 8 tenants here, and they are ABSOLUTELY not keeping their properties up, nor do they care enough to reach out. Over it!

      There was no information on what property this was in reference to. We investigated and found the property, it is always helpful to mention that in any complaint. There has been a full-time staff at this property for over 1 year, and every time we have made a property visit the property has been pristine. If there was some trash over the weekend, our maintenance staff are off and do not clean grounds. It is helpful if the residents ensure they are not littering to help keep this reasonable. We have to adhere to Housing standards and they inspect frequently the property and the units. We are not in violation of any housing standards.

      *********************** was the person who helped us a guided since the first day we applied for the apartment that were renting thats why I felt  confident  to pay her cash as she requested.


      Im from the *********************** and I never imagined this was going to happen, Im also a j1 exchange teacher at ***** HS and I am writing to confirm that I did pay my rent to *********************** on November 14th  in CASH,  I should not be held liable if their employee did not deposit the rent payment.

      Our policy at HI-Management and Preston ****** is that we do not accept cash on site. There are signs in the office as well that state we do not accept cash. If you have a receipt for the money paid please submit so we can investigate where the money is located. If you did not and you did provide cash we recommend doing a police report as we have no evidence that there was any mishandling of funds. Again, we are willing to investigate once we have materials available to do so.
