I have been living at Williwood apt for less then 90 days. The living conditions in my apartment has been very unsafe. I have been lied on by the office manager. Im trying to find some resolve in terminating my lease agreement and no one would call me back for corporate office. Hi Im making a complaint because we reached out to the apartment manager about our Dryer and one of the bedroom doors nothing has been solved with that. I was told they have to call a contractor out . The 31st of December 2022 I called to tell them that my walls where leaking in the kitchen the wall with the light switch on it . Someone finally came on the 3rd of January 2023 and said its from the roof that contractors have to be called out . I totally get you have to call contractors out but when will that be done if I called in November? Then I called back on the 3rd to tell her that the water is going to my living room . She said she would said maintenance and they never came . It smells in here from that I guess its the moisture and the wet carpet . I have kids and a sickly mother. The water intrusion regarding **************** apartment has been fixed, as well as all sheetrock repairs completed. We also had her carpets shampooed.
The door was temporarily fixed as we have the door on order and will install it when we receive it.
I spoke with the manager and do not have a work order regarding **************** having an issue with her dryer. However, I instructed the manager to write a work order for the dryer and we will have our maintenance technician look at it for any needed repairs.

I have been writing and reporting to request necessary repairs to the property I rent from you, located at ***************************************************************************************** since October 5, 2022.I currently pay $1107 monthly and have been denied any concessions and accommodations. I respectfully request that the following repairs be made to the property immediately because they are emergencies that affect my health and safety, and make it difficult for me to live in the home:?Pests. As a result of faulty plumbing pipes, there is a sewage fly infestation. This is an emergency as sewage flys and gnats carry parasites and spread disease. ?Mold/Dampness. Mold is growing in areas in the apartment where leaks have been reported and have gone unaddressed for 90+ days. This is an emergency because molds digest organic material, eventually destroying the material they grow while also also causing mild to severe health problems. ?Other electrical, gas, or plumbing problems. Damaged pipes have caused a sewage fly + gnat infestation as well as caused structural damage to the ceiling. This is an emergency because mold and gnats have developed, spreading disease that cause serious health problems for myself as well as my service animal.If you do not make the repairs in a timely manner, I intend to use Louisianas Repair and Deduct law. In short, this law legally allows me to make necessary repairs you do not make to the rental property and deduct reasonable out-of-pocket costs from my rental payments, or demand immediate reimbursement. According to ********* Civil Code article ****: If the [landlord] fails to perform his obligations to make necessary repairs within a reasonable time after demand by the [tenant], the [tenant] may cause them to be made. For your reference, details of the offer I reviewed appear below.Please see video attached taken on Monday, November 14, 2022 at 9:16 AM. The video exhibits gnats collected from the swarm in my apartment home over November 12 and 13, 2022. Using my own funds, I purchase traps that I must change every two days.The temporary "fixes" have not solved the larger problem that continues to persist in my apartment home originally reported October 5, 2022. Today's date is November 14, 2022.I would like to clarify the state of my home.The leaks and holes in the ceiling went unaddressed for weeks and were originally reported on October 5th. No maintenance to seal the holes in my ceiling were started until 11/7/2022. During that time, ******** allowed a gnat infestation to plague my home that continues to persist today. As I have spoken with my neighbors, I have come to understand that ******** is knowingly leasing apartment homes that have mice and insect infestations. The pest control company also clarified that any service performed would be ineffective until the root of the problem has been addressed. As I identified in the video attached, the issues have not been resolved and a permanent solution has not been identified.Moreover, the holes around my water heater have not been fully sealed and have allowed mice to enter my home, with two mice captured within 3 days. One captured 11/8 and another on 11/10. At the current rate, I am fearful for the coming weeks.I am one of many residents suffering as a result of neglecting upkeep and proper maintenance of the property. No matter the unit, I am subject to the same issues. With that being said, I will decline Option 2 (letter attached) and all other options that threaten that I am unable to occupy a safe and habitable home unless I pay additional rental fees.Additionally, would ******** please clarify the calculation used to justify $300 in concession for an issue that has been ongoing for two months. I honored my contractual obligations and have paid $2214 to over October and November 2022 although it has not been honored to provide me with a safe, habitable apartment home, free of insect and rodent infestation; a direct violation of ********'s contractual obligation. I am requesting a concession that accurately reflects the damages that have threatened my health and safety as well as the health and safety of my service animal and guests.As I have stated before, due to the condition of the apartment, as soon as I am able to locate alternative housing, I will provide notice to ********. I have satisfied all lease requirements and am not subject to the Lease Buyout Program and other exorbitant fees.

I am immensely concerned regarding the dishonest response I have received. At no point in time did I reject any offer to exit the lease agreement without penalty. In fact, in my last response, I declared that I would be leaving and would provide notice as soon as I identified suitable housing.To provide clarification, I rejected all offers to provide safe and habitable housing at an increased rental rate as it is also predatory and dishonest.
Furthermore, in my last letter, I requested clarification of the proposed concession. Instead of receiving that clarification, ******* has chosen to continue her tactics to intimidate and deflect. I have yet to receive a response.
I am requesting fair concession based on the incidents that have been recorded and documented since October 5th.

Im reaching out about a collection which is due for payment,but before I attempt to pay Id like pictures and receipts of carpet replacement fees which I know did not cost $983 for the cheap carpet they always use. And Im questioning why I have to pay for acid tub wash fee when the tub was as clean as it was the day I moved in with the same paint peeling spot that Im sure they covered again! I refuse to pay for things that I did not damage. The carpet had normal wear and tear before I left and I have pictures as well. *** called to see about the collection and *************** is so ***** that she doesnt care about anything but for me to pay this ********** just lost my 5 month old son on Fathers Day. I've lived at the Lakes of Chateau Apartments for about a year. This is a very nice First Lake Property, but garbage pickup has always been a problem. The situation has gradually gotten worse, creating a possible health hazard.I have called the office a few times about this issue and the staff is always polite, although they haven't been able to solve the problem so far. Right before Labor Day, for instance, I was told that the manager had called the garbage collection company and they had informed her that the reason for their delay was that they had lost workers. The company did pick up before the long weekend, but then 10 days passed without collection. And it has continued to be that way until now! The containers are full and garbage bags are piling up all around them. Next to the containers, there are dry branches, a mattress, and pieces of furniture that have been there for weeks. Now people are throwing garbage anywhere. Across the parking lot from my building (# ****), there is a car wheel, a car battery, a pillow, a shoe, empty bottles, twisted pieces of iron, underwear, etc. To make matters worse, the ducks that live in the lake area tear the garbage bags to find something to eat, and garbage spills everywhere.I pay $ **** a month for a one-bedroom apartment. But First Lake Properties is not even providing a clean, safe environment. And this is unacceptable.Business Response

I moved to Citrus Creek East May 16th, 2022 I relocated to the *********** area from Alexandria for work with my 10yr old son. Their requirements is that you sign a lease to hold your apartment before actually renting it. I did that in April of 2022. I kept calling the office so I could actually walk inside and view the apartment. They showed me a model unit. The day before move in I begged to see my apartment so I could see if my bed would fit. The leasing agent walked me into the apartment and said he could have gotten fired for letting me see it. I didnt understand that. We were in there all but 1 min. Long story short Ive had major maintenance issues since June 2022. Every maintenance request I put in they were falsifying the documents saying it was completed. I have a canary and Ring doorbell and no one was entering my apartment. July I complained about it raining in my apartment. It was close to an electrical socket and I was afraid for my ******** safety. Allegedly someone went to the apartment on top me and fixed it the next day someone else came and gutted the wall out. It still rained in my apartment and caused mold from the water on the ****************** Until this day the wall is still missing and raining in the apartment. I requested help from the property & had to go further & speak to corporate. They agreed to let me out my lease. I sent an email 9/3 to request my rent be waived for the month as a courtesy for the inconvenience for having to move. On 9/21 the book keeper called ****** said I had to pay $1482 that day or eviction would be filed. I had a move out day for 9/26. They did not do ANYTHING to try to accommodate me for their fault. They filed for an eviction without no written notice! They are crooked & instead of using the deposit to go towards the rent they want it forfeited. This was all out of spite because I voiced my concerns & contacted corporate. If rent was due on the 5th why file for eviction on the 21st? SPITE!Customer Answer

I signed a lease with 1st Lake Properties and reside at their Artesia Apartment Complex. I moved in April 6th 2022. I have had a broken dishwasher the entire time. I have called and spoken with property managers in person about the dishwasher. To date I have been given no information that my dishwasher will be repaired or replaced. I have even reached out to the corporate office and have gotten no reply from them as well. I would like a billing adjustment for the months of April, May, June, July and now August and so on until the repair or replacement is made. My rent is $2035.00 a month for a two bedroom apartment. I lived at Parktowne apts owned by First Lake from Nov 2017 to May 2022. The large front window cracked 3 times. This began a couple years after we moved in and shortly after a large tree in the front yard providing shade was cut down. First the window cracked it was replaced with no issue. The second time it was replaced without issue until weeks later in Dec. 2020 when we were informed we were being charged $240 for the window. There was no evidence of impact and yet they claimed we were at fault. We argued this and in January 2021 were told they determined it was our responsibility and the charge is $250. The co-leaseholder emailed research on this type of crack which was a stress crack and often caused by the heat/cold difference the window is exposed to with the sun beating on the window from outside and the room above it being cool inside or by structural damaging/sifting of the building. In July 2021 I received a text that "it was determined that the entire building has been affected by settlement" - we weren't charged. Again, the window cracked, same type of crack as before and same location. We are being charged $645.14 - nearly 3 times the amount as before for replacement and it was replaced with a different type of glass. I called within hours to resolve and was pushed back and forth between property and main office. I was threatened I'd be sent to a collection agency for not paying now. The collections associate was very rude. We emailed the previous research to collections and received no response. A couple days later we received a letter claiming we have not contacted them to resolve, and they are adding a $25 fee. I called the home office, was given the run around again. Then received a call that we are now being charged (2 months after move out) for the carpet also, which was marked on the move in checklist as damaged. I was told they would review then another call a day later that "we can negotiate if you are willing to pay for the window."Business Response

I am not satisfied with the resolution for the following reasons:1) We were not the cause of the crack to the window. I have a text from the property manager, Viickie, stating that there is structural damage to the property causing a prior window crack. That structural damage was not repaired.2)The charge for the most recent window is nearly three times that of the previous window replacement.3)The carpet should have been replaced prior to our move in as the previous manager, ****, stated that the carpet needed to be changed because of the pets the previous resident had. The carpet was not changed prior to move in as it was postponed and we were not able to push our move in date back.4) The move in checklist noted damage to the carpet.

I lived at one of 1st Lake properties "Cherrywood Apts". They haven't had a manager at this property since April 2022. Everybody who have been put there to ''fill in'' the spot temporarily didn't know what they were doing and communication was horrible. First I received a letter that I owed money for my final month's rent that was already paid. They claim they fixed that issue. NOW, this morning I called this property to see where was the deposit that I was supposed to receive back and I'm being told that I owe $150 for carpet damages. I was leased this apartment in October 2021 right AFTER Hurricane *** hit ********* and left severe damages. This property was damaged by *** and I should have not leased this apartment. Less than 30 days AFTER moving in November 2021, I had water coming from my ceiling from different areas of the apartment. This later resulted in mold growth and flies. Maintenance came out several times from the corporate office but FAILED to treat or repair ceiling. They lied about coming out to make repairs, tested the ceiling and wall with a ''Moisture meter'' and said that they had to wait for the walls and ceiling to completely dry. Maintenance keep coming out and every time they asked ''now whats going on?'' letting me know that there was no communication. Water dripped from ceiling to floor which caused me to walk in it and it dripped on the carpet. The carpet that 1st lake properties have is cheaply made/looking old-fashioned carpets that stains easily. The entire apartment is carpet even places there should clearly be no carpet. If you come inside with wet shoes, that's an easy stain. Maintenance had to come several time. Cherrywood normal maintenance guy works very sloppy and never clean up behind himself. He replaced my hot water heater that was very old/rotten/***** and falling apart. he had to pull the old ***** dirty stove in my living room in order to get to the heater. He also had to drag the heater on the rug. I have pictures.Business Response

[I strongly DISAGREE with this decision that Cherrywood Apts/1st Lake properties made because everything *************************** stated is NOT true. Those COLORED pictures she call herself attaching to her response of this complaint are the SAME pictures I uploaded when I first filed my complaint. Along with the pictures of the ceiling that was leaking (which grew mold and created flies) AND the ***** leaking OLD OUTDATED hot water heater that was literally dragged through the small apartment by the lazy maintenance guy who literally took an ENTIRE DAY to exchange and put in a so called new hot water heater.That fact the ******* just sit in the corporate office behind a computer and FAILED to actually DO HER JOB & actually research/investigation this matter is ridiculous. How else would I know of this account balance/situation and I haven't even receive a letter in the mail yet? As a matter of fact I realized that it had been well over a month that I had turned my keys in and I had not receive my deposit back via mail at my new address so I became concerned & called the ONE OF MANY LADIES who have been temporarily working at the Cherrywood office. NONE of them NEVER have a answer because everyday 1st Lake Properties scrabble to find someone to work (Cherrywood location/this have been going on for months) and NO ONE COMMUNICATES. When I finally spoke with someone about the account which was the SAME day I filed this complaint I was told that I had owe $150 which STILL was a problem. NOW ALL OF SUDDEN IT'S $258.67. The lady in the COLLECTIONS **** for 1st lake told me that she could not speak with me about this account UNTIL i received my letter in the mail. I told her fine because I had already spoken to someone who gave me enough information and I would be filing a complaint with the BBB and other agencies. Apparently my file was sitting on someone desk and when I called that when they decided to mail out a letter.Upper level/supervisor of 1st lake property Maintenance men came to my apartment SEVERAL TIMES asking the SAME questions about the ceiling damage from the roof and making the same promises about coming to repair. This let me knew that there were NO communication between 1st Lake corporate office and the ********************* manager. Most likely/9 times out of 10 I bet the ceiling and roof is still NOT repaired and its about to be 1 yr. I'm sure they have yet AGAIN rented that apartment to someone else who does not even know of that problem and when they report it to the office they will swear its their 1st time hearing of it. Communication is HORRIBLE within 1st Lake Properties which explains why ******* know nothing about me contacting 1st Lake about this account and claims to not see no previous history of major issues or multiple calls. Of course you can't see none of this, 1st Lake is the parent name or company but all these different locations and apartments and individually named under 1st lake and managed very differently. It's not my fault that the manager failed to properly document everything. ******* is correct about ONE thing, those pictures of mold and flies is NO MAJOR ISSUE in 1st lake/ Cherrywood Apts eyes.Throughout my stay YES ONLY 8 MONTHS I had to continuously go to the office to report maintenance problems. When the guy changed the hot water heater out I complained to the office about the rug also, and I was told the someone would come and clean the carpet and NO ONE came. Eventually I became overwhelmed reporting maintenance problems and nothing was getting done. I was ONLY there because I was affected by Hurricane *** which was already stressful. 8 months straight I lived there and my rent ALWAYS was paid on time, the 1st of EVERY month. NOT 1 LEASE VIOLATION. Where are those receipts *******??? I just made up my mind that I would just stop begging for Cherrywood to come fix their botched up property and move as soon as my lease is over. I WAS APPROVED FOR A NEWLY BUILT 4 YR OLD LUXURY APT ON MAY 13- I was so disgusted/stressed with the way Cherrywood Apt, I starting sleeping in my new place that SAME night on a air mattress and never slept at Cherrywood again. I would ONLY visit just to pack my belongings. I hired a moving guy and moved ALL my furniture & belongings on MAY 28. My lease end date was JUNE 19. I STILL PAID MY RENT FOR ***** Why do I need to purposely damage an OLD OUTDATED CARPET?? That ENTIRE apartment complex is outdated and needs work. All underneath the sink where water have been leaking since BEFORE I moved there- Its stink of mold underneath and of course it NEVER got fixed and most likely never will.This is exactly why there was a mistake with my LAST payment that was paid JUNE 1, 2022-ON TIME, due to LACK OF COMMUNICATION I received a letter on my door that I would be receiving an eviction notice. I had to track down the so called ''acting manager'' of Cherrywood who originally works at another property and when I informed her that my lawyer would be giving her a call she ALL OF SUDDEN seen that my rent was actually PAID ON TIME & IT WAS THE CORRECT AMOUNT. Cherrywood-1st Lake property can continue to refuse taking responsibility for their actions/property but I won't stop with my complaints and I'm also in the process of finding out exactly which insurance company they filed the insurance claim with for apartment #3 that was damaged from the roof, which caused water to leak on the floor and also water damage on the floor and expect me to pay for it. I lived in that moldy apartment for 8 month and NOTHING was done about it.You can clearly see that carpet is OLD, USED & OUTDATED. If you literally do something as simple as walk in side with wet shoes on from running in the rain from your car and step on the carpet IT WILL STAIN EASILY. This is just beyond sad. Cherrywood/1st Lake Properties I will NOT be held accountable for ya'll actions. If anything, you'll owe me. Respectfully. ]
