I am a former telecommunication employee. I retired two years ago and decided to go into real estate to help my finance. In July of 2022 I signed a contract with Qazzo for leads generation and pay them $1347. They were supposed to provide a certain number of real estate buyers and sellers leads. We will leave for another day the fact that the leads turned out to be completely worthless. Their representative (Christian) who introduced us to the system mentioned that they can renew us on a monthly basis when the original contract ends. I emphatically told him that I was not interested and that I will renew if I am satisfied. He didn't object. Our agreement expired in October. I thought that was the end and was resigned to have wasted my money and was willing to move on. However, upon checking my credit card statement I noticed that I was built $299 by Qazzo in October. I called their office and talked to Nikki S*****. She was not helping and refused to let me talk to a supervisor or manager. In two separate instances, she told me that she would have to relay my message to them and she will let me know the answer which has been the same on both occasions: my money will not be refunded. Please help me come to a resolution on this and advise what government entity regulates this kind of business. It's my belief that the way they are operating is fraudulent and should be reviewed and audited. Nikki made it clear that they have a large law department behind them, but I don't think that should give Qazzo carte blanche to mislead and abuse. Thanks in advance for your help on this matter.

As the client wrote in the complaint, their background/expertise is not in real estate. They decided to enter this industry during a tumultuous period, expecting leads to be the only tool they needed in their toolbox to experience success. A seasoned agent would know that much more goes into converting a lead than merely having a name and number.
As stated in the welcome call and in the receipt, it fell upon the client to tell us if they wanted to cancel, not if they wanted to continue. As we were not informed of the cancellation the renewal occurred.
While the leads and coaching were available to the client, we failed to properly convey how to access either. It is for this reason that we reached an agreement with the customer to issue a full refund of the renewal and not to charge them again.

We were charged three times again after the initial charge of $847 on June 30th 2021. There was a telephone call with Tom Pappas at that time and nothing came up regarding recurring charges. We are disputing $847 being charged on 9/30/2021, 12/30/2021 and again on 3/30/2022. We were told we'd get a discount if we did this that same day because the salesman was in a hurry to get it in before month end . A copy of the invoice is also attached. We would appreciate our money refunded from 9/30/2021, 12/30/2021 and 3/30/2022. Here are the bullet points of the conversation on 6/30/2021:

This client was billed according to their agreement. Automatic billing was covered in the initial sales call, the receipt, and the welcome call.
Despite claiming to have canceled, the client continued to actively claim leads on our website as recently as September of this year. The client also returned leads as recently as May of this year.
No refund is due or merited, especially considering that the client has been actively using our services during large chunks of the time periods in question.Initial Complaint

On September 22, I went into an agrement with this company for month to month package. Qazzo went on to charge my credit card for a 3 month periord. These leads are a fake, the client's ask me how did I get there information and that they never registered with a company to purchase or sell thier home. I contacted this company on October 12th to cancel my contract with them and to get a refund of my additional months due to the scam that is going on. I have listened to my recording where the guy stated that I may cancel my contract can be canceled at anytime no where did he say that you couldn't get a refund. I am a new agent and $847 is to much money to just dish out for someone to scam me on. This Nikki chick that is suppose to be in customer service department, came off rude and defensive. All leads are user submitted directly to Qazzoo and our network of affiliates. Invalid leads are eligible for replacement.
The refund policy is spelled out in our receipt as well as our terms of service.
The additional time and payment were committed to via an audio signature from the client.
The client has since filed a dispute with their credit card company. Once a dispute is filed we lose the ability to issue a refund and are forced to deal with the credit card company and not the consumer.Initial Complaint

I purchased the lead program from Qazzoo on August 31 for $299. I was told that the leads were only send to one Loan officer and that it would not be a competition between multiple lenders. I was also told that the leads were strong leads with good conversion rate. I was not able to start my lead calling until I returned from vacation on the 12 of September. I have attempted to use the leads sent but I have gotten nothing but junk leads. I have only been able to connect with one person who indicated that they had been called by several other people as well and they were not even in the market for buying a home. I tried cancelling on the first day back but due to the account being open since the 31 they would not refund my money. I have called multiple times and spoke with Nikki and she refuses to refund my money for a service that I feel is misrepresented. The leads are not valid. I am very disappointed in the service provided. On their website it indicates that their leads are Guaranteed. What they failed to mention is that they are Guaranteed to (suck!!) not be valid leads.Business Response

I signed up being told that there was no contract/agreement. I paid and worked the leads, none being quality that moved forward after several months. Into the second month I was not getting many lead notifications. I reached out and stated I would like to cancel because it didn't seem the leads would be enough to use what I was paying for every month. I paid for 20 leads per month for my area. I only received 10 notifications for the month of August. So even if every leads was good (which was not my experience) I was not getting the service I was promised when signing up. I decided to give notice and cancel so I would no longer be charged for a program that was not working as promised/guaranteed. The next month I was charged and when I reached out, was told I had a 6 mth contract. The sales person told me the exact opposite and in the agreement it stated a renewal date of the month after I signed. So I trusted his word that it was month to month. I also signed a release to allow them to build me a website. Which I was told was part of my "package". The "agreement" is extremely misleading and deceptive in how it is written (now I know why.) They bold lines that are not important so you overlook items that are. I requested a refund as I told them they were not authorized to charge my card after I requested the cancellation 30 days prior. They refused to and told me they gave me "credits" so their end was done. I asked them to review their recorded calls to see what I was told as well. The client opted into the extended period after the initial sales call, and this was no part of their conversation with the initial salesperson. This agreement was entered into via a signed HelloSign contact by the client.
All leads are just that, leads. They are not referrals and in no way guaranteed to close. Lead notifications are also not indicative of the entire number of leads available to the client by logging into Qazzoo.com. We strongly encourage the client to log into the site to claim their leads for the remainder of their contract.

The "extension conversation" was a call by the website person who contacted me and said their service was part of my plan I already signed up for and that they just needed my permission to publish a site with my information.
Never were additional terms discussed.
They know exactly what they are doing and how they are doing it. Deceiving potential and current customers. Bad business. Also, I never expect a guarantee to close lead. However, I did expect to get the number I was paying for during the month in my area. Reviewing my records I have yet to get enough leads to utilize the number I have been paying for. On August 22, 2022, I agreed to sign up with Qazzoo for $249 a month as long as I could cancel at anytime. My sales rep said yes absolutely and I replied well your only saying it verbally and it's not in writing. He then stated all calls are recorded and it would be in the agreement that i could cancel anytime. Then he offered for me to try the VIP Program free for 3 months. Ok, free not a problem and they will build me a website. Great. Signed the paperwork. Starting using leads provided and not one was of any quality out of 10. One was a realtor and the others the voicemail was not setup. I understand having a couple leads with voicemail not setup but all of them, impossible.
Today, September 7, 2022 I called and text my sales rep Anthony to cancel. He text back stating a customer service rep would call me. Then two hours later I receive a call from Jessica. Jessica was immediately on the defense when I explained my experience with the leads and just kept repeating they have to fill out a very detailed form. Well, either way these leads are not quality leads and I want to cancel. She then said I'm in a contract for 90 days because of the FREE Vip program is for 90 days! Then she curtly states we even built you a website. I have three already provided for me for free through services I use everyday and I don't need a website and I've never seen or used it. Then she states that she has me recorded and in writing that I'm stuck for 90 days. I would love to hear the part that I can cancel at anytime. I'm paying $249 a month for a service to provide quality leads and these leads are fake and I just want to cancel before it gets anymore out of control.Business Response

I signed up for a 3 month period of qazzoo lead generation services. It was suppose to be a service where I could pick and choose the leads for my preferred price ranges and in the areas I prefer to work. The salesman also assured that I would be able to get all the leads that I paid for and that if more than 3 months is needed to reach the total that they guarantee, the period is extended past the 3 months at no additional charge until I get to the # guaranteed in this 3 month package. I paid for this 3 month marketing package up front. That was February of 2022. Before the 3 month period was over, I called in to qazzoo to make sure I wasn't charge for any additional 3 month periods. Instead of this reassurance, someone named Jess A**** told me that if I were to cancel, it would be an additional $282. I explained the situation to her but she kept trying to extend my marketing. She promised extra leads and more time of access to their lead pool. She told me to just start accepting any lead, even the ones that specify their price range to be way too low for my area. I told her I would try that but that I do not want to extend my marketing and I DEFINITELY don't want to pay an additional fee of $282. Then I get a surprise charge on my credit card. They did charge me the extra $282. I called back to make sure this was refunded. She refused
I explained all of this to Jess and told her that the $282 wasn't a justified charge. She assured me she had audio recordings of me saying it was okay to start the website and that I knew I would be charged for it. I asked her several times for a recording of these audio tapes because I didn't not agree to that. She told me twice that she would look up the audio recording and send them to me. She never did.
Please let me know if someone there at Qazzoo can help clear this up. I don't know why I am getting the run around and charged additional costs even though I didn't even get what I paid for originally.Business Response

This is an attempt to recoup funds, several months after the client's own credit card company decided that the charges were valid after the client disputed them. The client's card provider agreed that all services had been agreed to and were valid.

I paid for a 3 month marketing period! I did NOT give them permission to add an additional 3 months to use their marketing program. They told me that they had a phone call that was recorded and that I gave permission to make it a 6 month contract but it is NOT TRUE. I have asked for this recording multiple times and they will not provide it to me or to the credit card company when I tried to stop the scam with VISA. The whole scam make no sense. I had to pay them up front for the 3 month period. They didn't even deliver the # of leads that was included with their 3 month marketing plan. I NEVER gave them permission or signed for this "extra" 3 month period. I am more than happy to discuss more details as needed. They know what they did. During the week of 08/15/2022 I contacted this company regarding leads for home loans. I signed up, paid them $899, $500 was an onboarding fee and $399 was the first month's fee. In the week that I attempted to use the leads they sent I got nothing but junk. Ninety-nine percent of people I talked to advised me that they DID NOT request any mortgage information. I contacted the company to ask for a refund, they advised me that due to a contract I signed they would refuse a refund. I never signed a contract. They sent me one, but I never signed anything. I am not sure how they generate the leads they offer but I have a feeling it's through deceptive practices.Business Response

I agreed to purchase leads from Qazzoo for three months ONLY to test it out and the company charged me for SIX months at $249 a month. I stressed the fact that I wanted to check quality of the leads and don't want to go beyond 90 days. The Sales person (Tom) assured me that the auto debit to my CC would not continue after the first three months was over, but they kept on charging me my CC. I called and complained and they stopped the recurring charges, but did not credit me back for over charges.
I have reached out by phone and email to get credit for the $747 that they owe me to no avail.Business Response

The client agreed to a 6-month commitment. During this 6-month period they became unemployed. To assist the client during this hard time we gave them an additional 3 months to get back on their feet. Billing continued at the end of that 3-month period for the remainder of their commitment. We have already given the client services for free to assist them, we will not be issuing a refund as well.

The number of complaints this company gets speaks volumes of their predatory practices.
My agreement with them was for THREE Months only, Period. It defies logic for me to agree to such a commitment to a service that I had not tested out.
I asked them to provide any proof that I had agreed to six months and they could not.
According to what they told me, I would receive certain number of leads every month (I believe 25 leads pers month) for three months to test it out. They leads could accumulate and be transferred to the next month.
They are making it sound like they are doing me a favor by giving me more time. Whereas it is the number of leads that I purchased which I have not even used so far.Initial Complaint

I only signed up at the beginning of this year for a six month contract and made very clear to them that I only wanted it for the six months no longer. I notice I receive a charge on my credit card in the amount of $1644.00 on Jul 24th. I got no notice of any sort of auto renew or anything and I never set up my account to autorenew. A copy of the original receipt has been shared with the BBB. In the receipt, the terms of the agreement are spelled out to prevent this type of misunderstanding. It was made very clear at the time of sale, the welcome call, and in the receipt that the client was setup for biannual, automatic renewal. All that was required to cancel was an email to [email protected] at least 48 hours prior to renewal.
Unfortunately, the client has indicated that they have take their issue to the bank as a dispute. Even if a refund had been merited, it is no longer a possibility.

I was not provided anything about biannual auto renewal and there is no proof the company ever sent me that information or discussed if verbally. The business makes it impossible to cancel in their online portal even if I knew they set me up for auto renewal which was not agreed to at time of purchase over six months ago by now. They sent me no auto renewal reminders or instructions for cancelling by email. I never signed up for biannual auto renewal and my terms were only the original six months which have already been fulfilled. I told the business multiple times that I don't care to use their service and shut down my account with them. As the business alludes to I would be merited a full refund, but they flat out refuse to do the extra work and prevent charges with my bank which is illegal. I do not accept the business response.
