      BEWARE: Unethical MONEY NETWORK DEBIT MASTERCARD issued by MY BANKING DIRECT (Flagstar Bank, N.A.) practices. JUNE 2024, received my EDD disability benefits. Opted for the MONEY NETWORK DEBIT MASTERCARD instead of direct deposit, a choice I deeply regret. Days aft successful card activation/purchase, it declined. MN/800 cust *** stated the card was locked due to suspicious activity. No details were provided. I was directed to contact EDD. EDD phone attempts are futile. Aft 3rd office visit, *** confirmed no suspicious activity, benefits issued correctly, problem is entirely with MN. 11/8, months aft delays due to limited ********** hrs & unhelpful *********** contacted MN with EDD's info. I requested a replacement card or direct deposit of my funds, but MN refused, citing MN protocols. MN informed me my ACCOUNT would be CLOSED/check would be sent via **** within ***** days. 11/22, NO CHECK! MN revealed due to holiday check was mailed 11/12. I was given option to void check restarting ***** day process or wait till 11/25 to see if it arrives. At this point, my financial situation is dire. I'm depleting my savings. 12/9, spoke with unprofessional & dismissive MN mgr. She interrupted me repeatedly. Gave generic explanation of MN protocol to void missing check that would take 3-5 days, followed by additional ***** days for new check. My request for expedited shipping or certified mail was flatly refused. MN suggestion to return funds to my CLOSED ACCOUNT was nonsensical, given that my MONEY NETWORK APP showed $0 balance & 11/13 check issuance. Requested escalation. Placed on lengthy hold. Sarcastically told **** was unavailable. Option given to leave message for a callback in ***** hrs. Call ended with, Thanks for using MONEY NETWORK, before hanging up. This ordeal is causing financial & emotional stress. MN consistently FAILS to provide meaningful resolution, instead hides behind rigid protocols. I demand IMMEDIATE *************** to my funds.

      Stay away from this company. They bought out my mortgage and *** had nothing but trouble from them. **************** is horrible and the staff are incompetent. I send my payments via online banking. My bank sends them a check every month to the same address. Someone at Flagstar misplaced my check and it was fraudently cashed. They took no accountability. As a result it took months to get the money back which resulted in them reporting me to the credit bureau as 30 days late every month since they were posting my monthly payment for the previous month. There is nobody available in the credit reporting **** other than via email. Ive submitted documentation twice as evidence and I keep getting a generic letter that refuses to correct it. My mortgage has since been sold to another company thank goodness, however my credit has been ruined at no fault of mine. Im going to be forced to seek legal action to get it corrected. *** never experienced such poor service from a company.

      Applied for a "HELOAN"; I requested 3 times to speak to management in writing and never got a call or email after a month of back and forth!!! Worst experience with a loan product ever. I felt they denied my loan because I questioned the underwriter and requested them to relook at my file more than once. My scenario: 720+ score, 76%CLTV, no job gaps, no declining income, no late payments, I have reserves and responded immediately when asked for more documentation. The product applied for was a manual underwrite under a portfolio product, they could approve loan if they wanted. Reason for denial relayed to me was that I am a month short from being at my current job (experience all in same industry for 26 years) to be able to use variable pay income. I have a history of 26 years of variable pay and proved it with pay stubs from last employer. Denied because the verbiage of how my variable pay was written on my paystubs not match from one employer to the next. They wanted me to reapply when I hit my 2 year anniversary vs clearing all conditions and closing on my 2 year anniversary date. No compromise, no creative working, no empathy, no conversation, all via email avoidance! Never had a conversation with me on if I had additional income, husbands income or reserves for compensating factors or a letter of explanation as to why new debt was taken on or that I carry student loans of my son's on my credit?? We got hit by 2 hurricanes in one month in *******!! They were looking for an excuse to not approve the loan. Maybe they are not approving loans in ******* until next year? Is this REDLINING? Or is it pride of the underwriter being questioned by an informed consumer? Is there not a bank out there that looks at the individual loan and circumstance? A 30 day discrepancy on a guide according to the bank loan overlays. I am not a risk, I am a responsible consumer who gets paid in variable pay.

      They sold the servicing of my mortgage to Mr. ****** in a deal announced months ago and yet they just sent me the Notice of Servicing Transfer which didn't even meet the 15 day notification requirement. They have the worst website in the financial industry.

      I opened up a ** online as there aren't any branches near me. Closing out a ** was more difficult than all of the other banks I have ever dealt with. It took several days to even get a response via the message center. I was asked to provide name, address, acct #, and phone number which I promptly did. The next day, I was asked to provide the exact same information again. I provided the same information again only this time I called their customer service number to confirm they received it. I was asked to send the exact same information again! This is now the THIRD time I responded to the request!! After all that, the customer service agent said the person who could confirm that they received my message, was out for the day. So, there is only one person who could view messages from the online portal, and they were out for the day?? The agent said it may be three or so business days to get a response! It is Friday so now I am looking at waiting another 5 days to even get confirmation that they received what they need. In the meantime, the ** is closed out and not accruing interest, yet they are conveniently holding on to my money. It is costing me as they are tying up my funds without paying interest so I will avoid using this bank in the future no matter how attractive their rates are.

      Flagstar is transferring my loan to another Company and they sent me a letter a little over a week before the transfer is supposed to happen. Terrible communication from this company. They are always transferring loans and it doesnt make sense. They just transferred another one of my loans a few months back. I definitely will not be doing business with them again.

      Currently in the process of selling my home, we are doing an assumption. Flagstar has been absolutely unresponsive to my buyers and I. We ask for updates or if anything else is needed for the buyers to be able to assume my loan and take over the payments. We have contacted the assumptions department NUMEROUS time to no avail. I am currently late to my deployment because of their delays and their unwillingness to even help out. We were told documents would be reviewed within 48 to 72 hours by the underwrite and we are now on day 7 with no updates. We were supposed to close 0n 10/18/2024 and we are still waiting on underwriting to finalize documents. I am late to my deployment and have to keep doing special requests because they will not speed up our FHA assumption or provide us with any dates. And to make matters worse I can't get my family into our new home before I deploy due to Flagstar dragging their feet and no one trying to help out at all. I would like for them to reach out and assist to close this assumption by the end of the week as we have been in escrow since late August.
