I received an eviction and notice to quit a week apart for a water bill not included in the lease. I then get a notice for a quarterly inspection that's not in the lease as well. When I went into the office to get copies of my renewed lease, the manager, ********************, stated that we should set a meeting because with her being the new manager there's so many changes and she did so with a couple who lives here and now everything is well. When I decided I didn't need the meeting, the manager revealed that the meeting was secretly with a neighbor and she then called me *****. I went into the office to tell her don't talk to me crazy, talk to her kids crazy. Her last words were to take it up with corporate. I then got two lease violations after business hours April 12th that were completely invalid saying to take care of the situation immediately. The apartment notices are misleading due to the manager always telling me to take it up with corporate. I put in a complaint with the manager and the neighbor on April 15th and got another invalid lease violation on April 24th after business hours saying the neighbor has a greasy substance on their patio and I have 24 hours to clean it. I contacted the police today to find out the manager said if I go into the office for any reason she will call the police and give me another lease violation (illegal). The police stated there's no way I did damage, the company has to have proof I did (which they don't), and recommended I contact the BBB along with an attorney. I have recordings, call logs, documents, screenshots and all to prove my innocence and the company needs to stop harassing me over little things I'm not doing that I can assume as retaliation. I also requested the names and phone numbers of those in the office, corporate, and the owner involved with these specific apartments but I was refused. It is my right to know that information. I request they stop violating me without proof or without it being in the lease.Business Response

Complaint: 21625811I am rejecting this response because:Two out of three invalid lease violations were removed, but they ultimately could have been the reason for me being evicted. The police officer told me the apartments were trying to get me evicted and to contact the Better Business Bureau. There's still one remaining invalid lease violation in my file. I've talked to management and corporate multiple times and they have no proof of what was stated. I did not get a call from the manager a week prior and I did not make any complaints to the office about the neighbor prior. I even asked corporate to view the cameras which seems to be impossible. I respectfully refuse to be insulted, criticized, or manipulated into taking a lease violation that's not true about me. I even called corporate before putting in my complaint to the Better Business Bureau and told her exactly the same thing the police told me but she cut me off by telling me what the police officer didn't say and how she's ready for everyone to get out. I have all my conversations between management and corporate recorded since the week of April 15th to avoid any unnecessary violations and to remove to ones that are still invalid. I am rejecting this response because:***** most recent response about not removing the invalid violation due to conduct with staff and regional management proves why I am entitled to having my innocence granted. I was not approached or questioned about any violations, so thank goodness Im making every effort to prove my innocence. That violation was also given before speaking with corporate.
Those 3 bogus violations in my file almost had me wrongfully evicted. From the beginning, I stated ALL the violations were invalid and my resolution is to get them removed. Starting with the very first sentence on that violation still in my file, it is untrue. I have call logs to prove, plus more.
I have every conversation with corporate recorded to prove my innocence, along with recordings of conversations with management and staff. The statement about my conduct with others is not true. Me constantly being firm about my actions (things I have and havent done) and exercising my rights is mistaken for me being rude, obviously.
Due to **** in corporate stating I can not step foot in the office without being violated and the police being called and how Im not allowed to call her but to have my attorney call her. I do have it recorded but request to have it in writing and need a copy of my FULL tenant file, not just the lease that I went into the office for on April 9th.
More about misleading documents, the apartments dont allow outside cameras but are allowing apartment 512 to have multiple outdoor cameras. Picture and document included.
For all of these reasons, I do not accept any invalid, bogus, or fraudulent violations in my file.

I lived at ************* Apartments and had to move due to a hostel environment and ***** the Manager commenting harassment, fraud and retaliation. My Attorney said to go this route first to prove I am willing to resolve this issue fairly. ***** signed the *** Move-Out notice with HUD agreeing to let me out of my lease and to return my despoil within 30 days and to also send an itemized list after move out. Neither happened. I want my $200 deposit refunded it goes to court. If I have to do all that I will be suing also for discrimination and retaliation as well. $200 verses thousands. 8/12/24 KH: I reached out to the consumer, she has not had any resolution with the business and wants to continue to with mediation. I will be reaching out to the business to inform them of the consumers decision.
8/22/24 KH: I spoke with consumer to advise that the business will not be providing a refund. She stated to me that the business signed an agreement with the Section 8/HUD Housing, I informed her to reach out to HUD and the complaint would have to be closed due this being a Government issue.

I live in ******************************** in ******************** and the maintenance man changed out our thermostat....ever since then our heat only works on emergency and our air conditioning doesn't work.....it has been 4 months now and I been trying to get it fixed but for some reason they will not fix it saying that they are waiting for a part to come in but that's been 3 months ago. I have sent numerous emails to the company with no results....I am a 73 year old woman with cancer and other health issues and have explained this to them but it's like they don't care. I pay my rent every month and have been here for 3 plus years and has never been treated in a manner in which this company is doing. To Whom it May ****************** received the complaint from ***************************** in unit 1613 at ************ We have been trying to fix her air conditioning unit, as our maintenance technician is HVAC certified. On December 21, 2023, we installed a new thermostat. On January 18, 2024, *************** reported that the unit was not turning off and on. This was checked by maintenance, as he left stating the unit was working properly. On February 19, 2024, Ms. ****** reported problems with the unit again,as a capacitator was ordered. This was back ordered and received March 13, 2024. During the time of back order, **************** originally refused a window unit, but then accepted one on March 11, 2024. The new capacitor was installed on March 14, 2024. **************** continued to report problems with the unit, as a circuit board was ordered on April 2, 2024, and installed on April 8, 2024. This has not corrected the problem, as a vendor is being called out today to look at this issue. We hope to resolve this for **************** as soon as possible.

I have waited eight months to get in this apartment I am disabled. I am on housing. Ive called emailed multiple times to corporate. It has been eight months going on nine months and Im still not approved for this apartment. They say that theyre waiting on compliance I cant get any answers from management and I am rally upset. White people are moving in Hispanic people are moving in Im African-American and in a wheelchair and I cant move in. This is absolutely ridiculous and Ive called and called and called and been promised someone would call me back and no one has called me back emailed replied left. Nothing I cant get no response from you people this is absolutely ridiculous. I AM ON HOUSING AND IM AT RISK OF LOOSING MY HOUSING. I have been in the hospital over this. I am living with my cousin who also has heart problems and has a pacemaker in her heart. We are both over the age of 55 and this is very stressful. I know that the emails were received because I got a response saying we will get back with you again were going on nine months and still nothing has changed. without giving us a written notice to vacate. For this reason, her $300 deposit was forfeited.
A 30-day notice to vacate is required, per the lease. There should have been a notice
fulfillment fee of $586 added to the ledger due to her failure to provide a written notice.
Due to a clerical error, this was not charged. As this was our error, we will not go back and
add this fee.
At the walk through, there were damages for broken blinds totaling $400, $5 for a missing
toilet paper roller and $10 for unit keys that were not returned. The move out inspection
form listing these charges was signed by ******************** on 9-30-2023. A copy has been
attached.
At this time, we show that ******************** owes $430. Upon review of this move out, a $15
error was found that we will credit back to ********************. She was charged $25 for the
missing keys, and this should only have been $10. We will correct this to show $415 owed
to our company and resubmit it to *****************************, our collection agency.

I am rejecting this response because:
I spoke with the manager verbally on the phone and asked her if she needed me to bring in a written notice and she assured me I did not need to. I had already moved out of town at this point and she said it was not necessary. I did try to extend my lease and was rejected because I had in fact given her a 30 day notice, she mentioned my home had already been rented out to another tenant and I needed to vacate. I am sure if you look at the documents of said new tenants this will support my claims. I did in fact agree to all the damages and am not denying them, I wouls be happy to pay the difference of my $300 deposit. I also submitted this claim because NO effort was made in attempt to contact me about any charges after move out date. The manager actually mentioned I would receive a check in the mail for the differences because we both thought my deposit was $500. Due to the lack of effort to contact me in anyway (my phone number never changed) this was sent to collections and now a negative impact has been made on my credit for no reason. Had I been contacted (mail or phone) I wouldve resolved this before it got to that point.

Section 44 and 45 review the move out procedure. "If you move out prior to the end of the Lease Contract term, you must give our representative advance written notice of your intention to vacate..." Also if any bill was in fact mailed it shouldve gone to the 198 oaklawn that I vacated, and I had a forwarding address before I moved out. I also did not receive a phone call in attempt to collect anything from me? I didnt even know I owed the property anything until checking my credit report, and that is where my issue is. I am filing a complaint against my apartment complex (***** *****) in Houston, Tx managed by Wilhoit Properties. I pay my rent in full on time every month with the exception on one month and I included the late fees on that money order. When Wilhoit Properties bought the property, I had paid my rent early for the month of March 2023. The money was never applied to my account correctly. As of today 1/23/2024, my ledger has accrued late fees along with the misapplied funds for my March payment. I have sent proof of payment 3 times via email and the office has made paper copies. I have been told multiple times that the proof has been received. I was told that only a manager can see the emails sent to the email provided, once the manager saw the email, she stated that she will send it to her supervisor, once that supervisor spoke to me, she told me that she meds to check with her supervisor on how to remove the misapplied funds off my ledger. This has been over a week and I have not received not 1 call from anyone regarding this matter. I was overcharged rent by ***** Mariposa a wilhoit property and the leasing office stated that I was not about to get a refund. I reached out to corporate office and ******************* the front desk receptionist has been making my life a living h*** just to receive back money owed to me from the company. The company sent me two checks that i was NOT able to cash through their bank (BOA) or my own personal bank. When speaking with the front desk receptionist ******************* she was very passive aggressive and rude. She stated that she witnessed the owner sign the check himself and she doesnt know what else to tell me about receive another invalid and uncashable check. The banks wont even allow a deposit to verify the check. All I have been asking for is to have my money returned to me. This entire ordeal has caused me to lose my job, attempting to go back and forth to the leasing office and constantly calling the corporate office and not being able to get work due to needing to be refunded and not being able to reach anybody. I overpaid my rent on September 2nd 2023 as stated by ****************** I paid on my debit card through the resident portal a total of $1,032.81. The company sent an invalid, unverifiable check of $1,001.76. Once addressing the error with the check I was told to return it to the leasing office and another check will be issued. Another check of $1,001.76 was issued overnight on 12/05/2023 where I took it to the companies bank to cash and was told that the name signed on the check was from an unauthorized person I was told by the manager of the bank that he went through at least 50 similar checks with the company and not one of the said checks have the same name. Upon investigating the first check the company sent, it appears that two different people signed both checks. I was told by the companys bank BOA that the company is able to wire the money back to my debit card, because that is how I paid them in the first place via the resident portal.Business Response

*********************** was not overcharged, she overpaid on her rent on our resident portal. ****** came to the office to ask if the overpaid amount could be refunded to her. The regional manager advised the manager to submit a check request for the amount that was overpaid and to the accountant.The accountant received check request which was sent with US Mail's overnight service. ****** received the check on 12/4/23 and tried to cash it but her bank and a few other places would not cash the check. A replacement check was mailed using US Mail's overnight
service to ****** on 12/5/23 and ****** claimed no one would cash that check either. Subsequently, the regional manager requested an ACH transfer be done so we could get the owed funds to ******. ACH transfer was set up on 12/6/23 to the account Tajsia provided. Funds should be received by 12/8/2023.

I applied for these apartments at the beginning of October and I have been called back for revisions at least 5 times. I have been run around in circles because I need a place to stay. Nobody told me it takes 2 weeks or longer to run this application. And I was not told my deposit is not refundable if I want to cancel. *** had to take off work to do these corrections because they are not open on weekends and I work during normal business hours. I called them to cancel and they told me my deposit is not refund able since my application is still processing. Why would I pay a deposit to hold an apartment if Im not moving in?? Also the Hispanic lady was very rude to me the assistant manager I think because she told me to go wait outside after I was frustrated from being called up there for the 5th time to make revisions on my application. This is so ridiculous and I want my money back. I called the corporate office and have not received an answer from them either. They are robbing folks of their money and then not refunding them. I am rejecting this response because:I have been called for corrections 5 times over the course of the month. This student verification just came up and is now another delay they are adding. This company is lying. They are not sending all corrections at one time, they are making me come back for the same corrections for different things at different times. Id like a resolution or I will be making another complaint to the affordable housing authority. Also nobody mentions how their representative in the office was rude to me for no reason on my part. The school says the 3 rd party requesting information has to reach out, but this apartment complex is requesting I send them verification that I am enrolled in school. I have told the apartments that they must request that from the school but they are just now telling me its my responsibility when Ive already provided them all details they need in my file. This complex is discriminating against me and lying on this complaint

This company has wrote me a fraud check, and then blamed it on me. The lady *********************** up on my face and ******* just rude as h*** They say I told them to put a stop payment on the check. Why would I ever do that and I have emails to prove it. I will call the police every day until this company fixes this issue. I went to cash a deposit I received back at PLS, PLS called me and said the check is bad & fraudulent. I called timber run apartments on *******************************************. *********************** up on me and told me to call PLS to get the information. PLS will not talk to me because they want to talk to the people who wrote the check. I hate this company to the core and dont move here. I will call the police every day if I have toBusiness Response

********************** applied to live at ********** Apartments. The approval process took longer than anticipated due to delays by both parties. There was some back-and-forth communication about what was still needed, then ********************** couldnt provide us with the documents required to get the file approved, and the application was canceled. The deposit was refunded to ************************, and we ended up having to stop payment due to her not receiving it. We are having issues with the management at the office due to vandalism and criminal mischiefs and manager ***** and her assistant dont want to help us. They said its not my car not my problem but they dont want to fix the property gate nor install camaras or an alarm system, they dont even want to contact corporate to help us .They are Threatening us to stop calling the cops on the people stealing from us , saying they are not going to renew contract .please help usBusiness Response

Unfortunately, crime has no zip code, and with the recent occurrences, the property is putting extra measures to hopefully dissuade people from engaging in criminal activity on our property. We have upgraded the lighting, started a neighborhood watch program, hired a security patrol company and have engaged with the local police department for guidance in handling these issues.Initial Complaint

Have emailed this company many times about work orders, complaints on the apartment management, and no call back. Management is disclosing tenant information within the apartment complex and favors tenants and uses tenants to take pics of others business. Submit work orders and none to be fixed and Management tries to bully everyone by stating her background being ******* military and work for an attorney and is a so called WITCH She has disclosed this to several tenants as to making her above everyone . I have lived there for 9 yrs and our community complex has 27 vacant properties thats lowest ever. All due to this management. What assistance can I get from BBB to help with the management and unresolved work orders They even file under equal housing and most of theses tenants do not have accommodation to meet the low income assistance to comply with. Even all the mail boxes in the complex have been broken and no locks on mailboxes , kids in the area have tampered with I thought that was a federal offense ************** wants to send violations on parking , unloading stuff and parking to unload , and visitation violations but doesnt take care of the necessities or work orders. This has been an ongoing issue with management but we dont know where else to go to make aware of situation.Business Response
