      I have been a tenant in the same apartment complex for five years I have been up most upstanding tenant keeping my property clean inside and out try to avoid any problems and issues I’ve made several complaints regarding nonresident issues with parking in front of resident building’s! As well as noise complaints and fighting inside and out of the apartment building’s! And marijuana being smoked in the breezeway and vehicles parked in front of buildings! No preventive action has been done as well as living in a home that produces mold due to window structure not being completely sealed correctly for ongoing 2 years without correction as well as certain maintenance issues regarding installation of a toilet! I went to the new property manager to ask about a current violation that was posted at my door! That was non-proof of any of these incidents for her to tell me rudely she don’t have to tell me anything also made the remark that none of my neighbors like me! which is not some thing a management professional/adult would say to a tenant! I follow my lease requirements! The property manager refused to give me the violation paper back and proceeded to call the police on me when I asked her for her supervisors number she gave me a fake number and told me to look up the email online! I wrote Wilholt properties several times and have tried to get in contact with her boss in regards of this matter! When I had sent an email off I went to my doctor to return home to find a eviction notice on my door to vacate the premises and be out on Thanksgiving day! I am medically ill with kidney disease as well has 2 small children that reside in my home she will not return my phone calls she will not give me a reason on why this was posted to my door she completely ignores me is this discrimination due to the fact I told her she wasn’t doing a very good job with handling the situation of the apartment complex with people breaking the lease?management shouldn’t treat people this way

      It is unfortunate to hear how many issues *** ***** have encountered on our property.  In reference to the maintenance issue, management has spoken with maintenance, a schedule will be completed so that any issues she may have can be inspected and addressed.  
      In reference to the complaints regarding neighbors, we would as
      k that *** ***** put those complaints in writing, specify which resident and include their apartment number.

      The notice to vacate  was issued because the manager received several written complaints from different residents regarding *** ***** actions, there have been two lease violations issued and they are attached and due to the manner in which she treated the manager on the last violation. 

      Upon receiving the last violation *** ***** came into the office upset about the violation.  The manager ask *** ***** to calm down, once that did not happen the manager contacted the regional manager to ask for further instructions because *** ***** continued yelling at her and refused to calm down or leave the office.
      The regional manager could also hear *** ***** yelling at the manager while on the phone, the manager was instructed to contact the police.   Police arrived but *** ***** still refused to leave the office, but after the officer continued to speak *** ***** decided to leave the office.

      Based on the violations and the actions taken by *** ***** in the office, a lease termination was issued.

      I have mold in my house & nothing has been done I been telling them for the past three years I have five kids that stay in this house and they have been getting sick ! Mold in they rooms and my kitchen ! It’s water coming up in my kitchen and bathrooms under the tiles!

      *** ******** allegations of mold in her house are false.  What she alleges is mold is what can be routinely cleaned up with common housekeeping practices by cleaning her baseboards and her windows on the interior and exterior.  *** ****** has never reported any issues regarding water coming up in her kitchen and bathrooms under the tiles to the office nor the property manager.  Currently, onsite maintenance and management staff are investigating this allegation of water and will address it accordingly if it is discovered there is water.

      09/16/2022 Wilhoit Properties, Zimmerman Properties Construction, LLC ****************** Zimmerman, *************** Wilhoit, ********************************* Customer Manager This letter serves as a formal complaint against *********************************, Maintenance at Avalon Park Apartments **********************, under the management of ******. I have contacted your business by both phone and in person. As of 10:30 am, September 16, 2022. There has been no response. On September 15, 2022, at approx. 6:45 - 7:00 pm, As I was arriving home from work ******** crosses in front of my car as I was approaching to station in my parking space. ******** then proceeds to knock on my car window, I then crack the driver window down to see what she is needing. ******** then proceeds to ask if that was my trash that was sitting on my porch. I replied, yes. ******** then commands, well you need to go pick it up the wind blew it over there. Pointing down the sidewalk. I rolled my window up, parked my car, got off my car & started to pick up the trash. ******** then goes into her apartment, walks out onto the balcony, makes a phone call & makes comments of I told that fat b**** to pick up her trash. (Discrimination) I turned to look at her and ask what? As why is she saying that and what is it to anyones concern about the trash? ******** then continued to verbally insult me, stating I am not talking to you b**** but I have video of you and your apartment. (Violation of Home and Physical Privacy) As you tenant of 11 years this is the first time, I feel fear of her unexpected visits to my home. I then said, show me. I currently have confirmation that she been taking photographs and video of my apartment. ******** then stated this is my job and I am not picking up your ******** trash you ***************. And that she was going to tell her boss. I told her to go ahead, and I would like to talk to your boss and let her know about her employees behavior and the violation youre in.       ***************************, Regional Manager of Avalon Park Apartments,reach out to *********************** on Friday the 16th of September and apologized for Veronicas behavior toward *****. ***** also informed her that ******** was a temp and not a Wilhoit Employee. ***** let ***** know that this would be taken care of on Friday the 16th. ******** has been released as a temporary worker for Avalon Park Apartments. ***** was very happy that ***** reached out to her and explained ********* affiliation with Avalon Park Apartments and Wilhoit Properties and apologized that this happened to her. There have been no other complaints from ***** on this situation.

      I moved out of a property of theirs and paid $750 by check for carpet cleaning and other cleaning. The check has cleared. Now the company has sent that amount into collections! When I called them they said they show that I didn't pay. They said they would check with accounting and get back with me and I haven't heard from them since. I have called again and left voicemails but they are not returning calls.

      I have been living at ******* ********** since July 2019 and Wilhoit Properties brought this property in August or September of 2020. It has been a nightmare since they took over this property, the manager in the office is unprofessional and the district supervisor is not any better than her. My apartment has flooded 4 times since they have owned this property and nothing has been done. I have replaced a washer due to the flooding, I have thrown away over $4000 worth of clothes between my mother and my mother and I have been having headaches, sinus infections due to the unknown in the walls from the flooding. I have asked for my apartment to be tested for mold and mildew but my request have gone unanswered. The lasted flood was Friday, August 19, 2022, all of my bedroom furniture, and living room furniture is being damaged from the on going flooding. Nothing is being done by management or corporate. Enough is enough. Every room in my apartment floods when it rains hard.

      I am rejecting this response because:

      They moved my mother and I out of the unit that floods when it rain so quickly after my email. However, I
      have several concerns with the unit (Building 8 Apt. 8B) that I have been moved
      into. Here are a list of my concerns:
      The front door DOES NOT close proper and the deadbolt lock DOES NOT LOCK!!! THE FRAME NEEDS TO BE REPLACED!!! The door gets stuck and that is a safety hazard.
      All of the blinds need to be replaced (they are either broken, dirty or don’t fit the window).
      The refrigerator is too large for the unit and it is blocking the door from closing to my laundry room.
      The bathroom in the hallway DOES NOT work; the toilet DOES NOT flush; the tub DOES NOT drain; the shower head need to be replace. The shower head has all type of scum on it.
      The master bedroom bathroom shower head need to be replace it has scum on it.
      The ceiling fans need to replace they are knocking and the one in the living room does not have a string on it for the light. I will like to have ceiling fans in all my bedrooms like I had in my other unit, my only issue in my other unit was the flooding not my living conditions.
      I am missing globes over some of my light fixtures and some of my sockets don’t have covers.
      The fire extinguisher was not hung properly.
      NONE OF THE DOORS CLOSE PROPERLY IN THIS UNIT!!! I MEAN NONE OF THE DOORS CLOSE!!! PLEASE FIX THIS MATTER!!!
      I was locked out of my unit on Saturday and called for someone to unlock my door and no one came or returned my call and I had to call a locksmith and pay $110.00 to get in my unit.
      My living conditions in Building * **** ** was
      not an issue, the flooding was. I will like to be comfortable like I was in my
      old unit and the quiet tenant that you all didn’t hear from. I am not trying to
      go from bad to worse with these apartments.

      I lived at the **** **** ********** for about 7 years and paid a $589 deposit. I bought a home and moved this past May. I was careful to leave it in as good a condition as I could and the manager agreed that there were no issues other than normal wear and tear which would be no fees. When I did the final walk through, I left all of my forwarding information including phones numbers. I waited about a month with no word and then started getting calls from a collection agency. When I talked to the agency, I found out that they had turned it over to collections without contacting me. I did not get call or anything in the mail. I contacted the apartment manager to get status but did not get return call. The next day I got a notice in mail that not only did they keep my deposit but also said that I owed 1 month for getting out of the lease early (as per the lease). The notice that Wilhoit sent to me clearly showed that there were no charges for damages and they had no reasons for keeping the deposit. Fast forward to now to August and I am still fighting with them. I have called many times, had to go to speak with the apartment manager many times, I was told that it would be applied "as an exception" but they would do it after vacation, or something else. I have been strung along for months. The apartment manager (who is nice and stuck in the middle) even provided document which shows the deposit applied and final fee of $68 since that is what she was told would happen but it never did. I am now getting the collection calls again and still have not heard from Wilhoit. I am only trying to get the deposit applied to may balance as promised and collection calls stopped. For all of the issues and stress I feel they should adjust the $68 balance as well as good will. Please take heed before doing business with this company.

There was no agreement or even communication from them or than sending me to collections and me having to take off and run back and forth to the apartment manager to try to get this done. As long as my full deposit was applied to the fee allowing me to get out of my lease and the remaining balance is the $68, I am in agreement.

I tried with the apartment manager and she cannot take the payment. I have tried to contact them the whole time and to send me to collections poor business practices when it is not warranted.
