      I moved out of a property of theirs and paid $750 by check for carpet cleaning and other cleaning. The check has cleared. Now the company has sent that amount into collections! When I called them they said they show that I didn't pay. They said they would check with accounting and get back with me and I haven't heard from them since. I have called again and left voicemails but they are not returning calls.

      ******* ******* is a single-family housing community in ***********, MO.  The information below is in response to the complaint made by **** **** on September 7, 2022. 

      **** **** moved out of our community on June 30, 2022.  Our collection agency, Hunter Warfield, automatically pulls accounts from our ******* system.    The system pulled this account for collections as $735 was owed.  **** **** made a payment of $735 to her account on July 31, 2022.  Attached is an email showing that the account was paid in full and no longer with the collection agency.

      I have been living at ******* ********** since July 2019 and Wilhoit Properties brought this property in August or September of 2020. It has been a nightmare since they took over this property, the manager in the office is unprofessional and the district supervisor is not any better than her. My apartment has flooded 4 times since they have owned this property and nothing has been done. I have replaced a washer due to the flooding, I have thrown away over $4000 worth of clothes between my mother and my mother and I have been having headaches, sinus infections due to the unknown in the walls from the flooding. I have asked for my apartment to be tested for mold and mildew but my request have gone unanswered. The lasted flood was Friday, August 19, 2022, all of my bedroom furniture, and living room furniture is being damaged from the on going flooding. Nothing is being done by management or corporate. Enough is enough. Every room in my apartment floods when it rains hard.

      I am rejecting this response because:

      They moved my mother and I out of the unit that floods when it rain so quickly after my email. However, I have several concerns with the unit (Building 8 Apt. 8B) that I have been moved into. Here are a list of my concerns:
      The front door DOES NOT close proper and the deadbolt lock DOES NOT LOCK!!! THE FRAME NEEDS TO BE REPLACED!!! The door gets stuck and that is a safety hazard.
      All of the blinds need to be replaced (they are either broken, dirty or don’t fit the window).
      The refrigerator is too large for the unit and it is blocking the door from closing to my laundry room.
      The bathroom in the hallway DOES NOT work; the toilet DOES NOT flush; the tub DOES NOT drain; the shower head need to be replace. The shower head has all type of scum on it.
      The master bedroom bathroom shower head need to be replace it has scum on it.
      The ceiling fans need to replace they are knocking and the one in the living room does not have a string on it for the light. I will like to have ceiling fans in all my bedrooms like I had in my other unit, my only issue in my other unit was the flooding not my living conditions.
      I am missing globes over some of my light fixtures and some of my sockets don’t have covers.
      The fire extinguisher was not hung properly.
      NONE OF THE DOORS CLOSE PROPERLY IN THIS UNIT!!! I MEAN NONE OF THE DOORS CLOSE!!! PLEASE FIX THIS MATTER!!!
      I was locked out of my unit on Saturday and called for someone to unlock my door and no one came or returned my call and I had to call a locksmith and pay $110.00 to get in my unit.
      My living conditions in Building * **** ** was not an issue, the flooding was. I will like to be comfortable like I was in my old unit and the quiet tenant that you all didn’t hear from. I am not trying to go from bad to worse with these apartments.

      I lived at the **** **** ********** for about 7 years and paid a $589 deposit. I bought a home and moved this past May. I was careful to leave it in as good a condition as I could and the manager agreed that there were no issues other than normal wear and tear which would be no fees. When I did the final walk through, I left all of my forwarding information including phones numbers. I waited about a month with no word and then started getting calls from a collection agency. When I talked to the agency, I found out that they had turned it over to collections without contacting me. I did not get call or anything in the mail. I contacted the apartment manager to get status but did not get return call. The next day I got a notice in mail that not only did they keep my deposit but also said that I owed 1 month for getting out of the lease early (as per the lease). The notice that Wilhoit sent to me clearly showed that there were no charges for damages and they had no reasons for keeping the deposit. Fast forward to now to August and I am still fighting with them. I have called many times, had to go to speak with the apartment manager many times, I was told that it would be applied "as an exception" but they would do it after vacation, or something else. I have been strung along for months. The apartment manager (who is nice and stuck in the middle) even provided document which shows the deposit applied and final fee of $68 since that is what she was told would happen but it never did. I am now getting the collection calls again and still have not heard from Wilhoit. I am only trying to get the deposit applied to may balance as promised and collection calls stopped. For all of the issues and stress I feel they should adjust the $68 balance as well as good will. Please take heed before doing business with this company.

      They say this was our agreement but this is what I have been trying to get done since April. There was no agreement or even communication from them or than sending me to collections and me having to take off and run back and forth to the apartment manager to try to get this done. As long as my full deposit was applied to the fee allowing me to get out of my lease and the remaining balance is the $68, I am in agreement.

      I am rejecting this response because: I should not be in collections. They need to recall the account from collections and reactivate the portal so that I can make my payment directly with them or provide another way to make my credit card payment. I tried with the apartment manager and she cannot take the payment. I have tried to contact them the whole time and to send me to collections poor business practices when it is not warranted.

      I have been patiently waiting in the return of my deposit of $250 from an application from lansborough apartments application was filed 2/14/2022 application declined 3/15/2022 I called last week to find that they sent it to my previous address listed on the application and no one I’ve spoken to seems to be able to get me to the correct department in regards to a replacement. So that I can give them the correct address I keep being transferred to this person and that person and no one can help me.

      We were staying in ******* ********** in Jackson, Ms, 2240 TV Road & my mom passed away roughly 2 months ago. It’s been a hassle trying to retrieve the security deposit back from the property management. The lady in the office is rude and ******, and doesn’t know how to talk to people. You have to literally call 6+ times to get someone on the phone during office hours, if they pick up at all. I’ve been calling for over a month now and I was lied to 2 days ago. The lady stated that our security deposit is getting sent back to Hud Housing, which was a lie because I called and they stated that they don’t get deposits that people pay out of their own pockets. I’ve been calling back and the woman in the apartment office picked up the phone with an attitude once I stated who I was. She then told me I won’t get that much back, if I get anything back due to damages. As I was waiting for her to let me know what I was getting back, she then stated that my mom owes over $2600 for property damages. I asked what those damages were because I know for a fact we cleaned before moving out and she stated that the floors and walls had stains and spots and the blinds were damaged. Everyone knows that a majority is normal wear and tear, blinds are $7-10, and carpet cleans aren’t expensive at all. And if there was money owed for damages, when were they going to let us know? They weren’t! I don’t recommend anyway moving to those apartments & I’m looking forward to taking legal actions and suing for 2-3x what the deposit was for wrongful withholding. My mom was sick with cancer before she passed and that apartment was recommended to us by a friend. To try and keep a grieving family’s “not too much” deposit, and be rude when talking to someone is distasteful and the office manager has ran across the right one!

      I am rejecting this response because I received the checks and they were supposed to be issued in MY name. My mom is deceased is and I’m the next person on the lease, so I don’t know why they’ve been issued in her anyway. I don’t know what kind of games this business is trying to play or if they’re trying to cover themselves because we were wrongfully evicted from the apartment and lied to for weeks about the deposit, but I’m gone take legal actions because I’m tired of getting the run around. I’m having a baby in the next week and my mom died in MARCH. This should’ve been resolved.
