Worst Mortgage Lenders you could ever work with. I am 100% disabled so I don't have to pay property tax in the **************** and Cardinal will not take taxes out of my monthly bill. They do not care about their customers nor will they put in any effort to work with you. If I were you I would stay away from this company and do business with a company that will actually help you. 1) Loan was finalized in Dec '23, rcvd stmt showing pymt for ******* was $1367.58. We paid in ******* ******) Rcvd letter dated 01/15/24 stating pymt will be $1514.31 (this amount did not incl any fees due escrow).3) We started receiving delinquent notices February. I called on 2/14 and was advised that we had made a partial payment and we owed an addt'l $146.73. 4) This person noticed that our pymt had a "misapplication reversal" and was put up in holding. Also, in holding was another $1059.75 payment which she stated was "our" money.5) We agreed to move our *** pymt and $146.73 out of the holding to apply to ******* to close out that month. We would then owe $533.85 and the balance left in holding of $980.46 would be moved to pay off February. 6) I was instructed to call back in two days and prompt them to move the money out of holding and apply to the Feb pymt.7) I called on Friday, 2/16, spoke to Star. Star informs me that our mtg pymt has now increased to $1698.57??? so, the figure that I was informed of $533.85 on Wed was not correct. Now we owe an addtl $184.26 to make Feb pymt complete.8) Star checked the documentation of the call from Wed and the only thing documented was about moving the money out of holding to apply to ******** mention of the $533.85 was documented. Unfortunately, I do not have names for who quoted the $533.85. Perhaps the phone calls are recorded which would help me verify my part of the conversation? 8) We made the pymt of $184.26 Fri 2/16. Let's hope nothing changes. 9) In closing the call, I'm informed by Star that we may owe addtl $ for *** as *** pd did not incl ins and taxes. 10) I call on Tues (Spoke to ****), the 20th and my pymt from Fri is not posted and now I owe a late fee. Instructed to call back tomorrow. She did waive the late fee, but advises me it's a "one-time" only waive. How do you pay a bill in full if the amount keeps increasing?Cardinal Financial Company, Limited Partnership

I paid off my loan in late August 2023 after some trouble / confusion making the final payment. Cardinal had me send a wire transfer for $7.05 which cost me $30 and then got immediately returned, then accepted payment by phone.Supposedly the refund of escrow was issued on 9/13 but no check was ever received nor was any of the final paperwork. When I called to check on the escrow refund on 9/29 I was told a request for reissue would be put in, but when I called again on 10/12 they said it was cancelled because it had not been 30 days. When I called again on 10/16 to request reissue of the refund I was told that it would take up to 90 business days which is a ridiculous amount of time and there was nothing that can be done to speed up the time.Their customer service representatives were invariably polite which is the only reason this review is more than 1 star.Cardinal Financial Company, Limited Partnership

Where to begin... We bought land and did a 1 step close including land and build costs. Closed, settled, paid closing costs in May 2022. Certificate of Occupancy was issued June 2023. We moved in, kids in school, working parents....building a life! We have never missed a payment. I get a phone call the other day from Cardinal Financial stating they were not able to transfer my loan to a traditional mortgage and they are going to start foreclosure process or we have to come up with over 100k!!! Never will I ever use Cardinal again or refer them to anyone. They better make this right or we are going to have big problems.Cardinal Financial Company, Limited Partnership

My experience with Cardinal Financial was a nightmare. As veterans purchasing land in **, we anticipated a year or so of living in a camper, and at least 3-5 months off-grid while building our home. We applied for a VA new construction loan in Aug 2022 with ***************************, who later transferred us to ***************************. Problems arose with our debt-to-income ratio due to *******'s errors, triggering a mortgage fraud investigation. We lost $8k on original home plans. ****** fixed the issue but our closing costs skyrocketed from $12k to nearly $45k with no explanation. We received no answers for months and were left hanging when ****** went out of office. Not a transaction coordinator or a construction coordinator or our originator could communicate clearly with us about the process or provide updates, leaving us brimming with unease and anxiety. Despite our attempts to contact managers, promises of callbacks were never fulfilled. After an online customer complaint, we struggled for more than three weeks to get answers, incurring over $18k in additional costs over a year while living in our camper just trying to move forward in the loan process. We couldn't believe we were expected to have to pull $45k out of our butts with no answers. After hours on customer service 2 weeks ago we were finally connected to Arch and ******. They were able to resolve everything *within 24 hours* what we had been waiting months and months and months for answers on. Cardinal Financial's misrepresentation, miscommunication, and indifference to our family's situation due to their incompetence caused us immense financial hardship. As one of the few VA New Construction Loan providers, we felt trapped, exploited, and utterly deceived. While we are continuing to work with **** and ****** (who've been amazing) to service our loan, we warn any veterans to only request them or to stay away from this institution completely.Cardinal Financial Company, Limited Partnership

Stole $8,740 and blamed Realtor!My husband and I decided to purchase a home in Indiana County ************ in January 2023. We decided to go with Cardinal Financial due to the low interest rates. Started the purchasing process and what we thought was a great deal for closing costs bit ** on the behinds! Our original closing costs were $24,310 with everything! Taxes, real estate costs, home owners insurance, etc. Two weeks before closing Cardinal lost ALL of my husbands paperwork so we had to resend it, one week before closing lost his W2s, 4 days before closing lost his 401k information and they sent ** new closing documents showing closing costs went from $24k to $31k. Called immediately and ************************* on March 10, 2023 told ** not to worry the closing costs will go back down to the original $24k that we were told. WRONG!!!! Day before closing our paperwork was still not completed and we were looking into a possible two day delay in closing. We told ****** that Cardinal Financial will be paying for boarding for our dogs, storage fees for our U-haul and paying for hotel costs for **. Tuesday morning day of closing we got what we thought was the final closing costs.. nope! Got to closing and our closing costs went up to $32,245. Cardinal Financial now blames our Realtor for a $600 fee. After weeks speaking with ****** from Cardinal Financial our realtor and us were to blame! Absolutely inexcusable behavior from this company! We are now out an additional $8740 from where we started and stuck with it them until October of this year!Cardinal Financial Company, Limited Partnership

On March 15, 2022, my realtor ************************************** referred me to *************************, Producing Branch Manager NMLS #****** who was hired to process the purchase of the new residential mortgage loan 45 prior to closing on the new property with a closing date of April 29, 2022. I paid the $2,000 ******* money after my contract was approved by the seller on March 17, 2022. I had a closing date of April 25, 2022 for the sale of my previous home I sold. Everything was ready except for ****************. During the 35 days he had all my documents and never touched it. After numerous emails sent by me, the realtor, and the seller's agent, he completely ignored all of us. He sent text messages to my realtor stating he was busy visiting colleges for his son and preparing the photographs for his son's prom. There were 10 days left for closing on the new property, I paid the appraisal, and he never ordered the appraisal. I came very close to loosing my new home and my previous home as it was sold. I was going to be left homeless with my two children of which one is disabled with Autism Spectrum disorder. The seller's agent, ******************************* of Napo Realty, felt sorry for me and proceeded to help me. By the miracle of God, my close friend referred me to his realtor, ********************************* and she referred me to her mortgage lender, Supreme Lending, *** ********************* His team from Supreme Lending processed my loan within three days after receiving my documents and was able to get the loan approved and we were able to close right on time. I placed the worst review on ****** about BKG of ATL, where my former realtor works at, and did nothing to help me. This was the worst experience I have ever encountered and **************** ****** should not be allowed to conduct this kind of mortgage loan business. He only cares about his personal issues and completely ignored my purchase needs. I'm leaving this review because the public needs to be informed, forewarned and not fall into this disgrace.
