1 year ago I signed up with SMTN to sell my time share. They encouraged me list because they list internationally. They charged me over $2500 to list. I feel foolish because why am I charged to list? I have lowered the price twice and frankly would give it away. Now the time share is trying to charge me $4000 for maintenance. Not one level of interest and no communication other than an annual fee to maintain. It is a scam as far as I can telll

i went through Sell my timeshare now because of the salesman telling me they were the number 1 time share seller for $999.00 on 05-23-24. I understood later they were a time share listing company. Since I had a Spinnaker Plus ownership palace view timeshare in ******* with the availability to use in *********** S.C., and also ************ in ***** I thought my time share was a steal since January this Year I paid the low maintenance of, and it is not due again until January 2027. Timeshares by owner's told that SMTN was just a listing company. I definitely feel taken advantage of. I updated my low cost of advertising several times with no buyer connections.

Paid SMTN $5900 by credit card December 2024. Was told timeshare would be sold and I would be reimbursed in cash for 2024 $2800 maintenance fees as soon as paid and sent proof to them. When sent proof to them I am told I had to wait until March. In March I am told I qualified but had to take travel voucher. I am 82 and caregiver for husband **** who is under hospice care. I am now ***************************************************************************** contact with any buyer. Please help me get this contract ? Resolved as soon as possible. I know I was scammed and falsely informed of what would be done. I was desperately trying to get rid of timeshare as I cannot pay the fees and now owe more than I did! I appreciate any suggestions and help to get this refunded. Thank you.

I entered into a contract with SMTN on 3/18/2023 at the cost of $1,598 to sell my timeshare. I was told by the salesman that the fair market rate for my timeshare was $10,000, so we started there for the listing price. It's now been over 2 years (and 4 price reductions) and the only "offer" I've had was a service that charges you a fee to basically surrender the timeshare for no monetary compensation. In the first year I also paid the resorts maintenance fee of $949 (might have been a little more at that point). I have now drained my savings for what was supposed to be a gift from my ex husband to fund my son's first car.

I do not accept the business's response as a resolution to my complaint because: I've been unable to get ahold of them to resolve. It's already difficult as their hours of operation are the hours that I work. I only get a short lunch break. But when I tried twice to reach them today, the first time I was put on hold for over 10 minutes before they disconnected the call; the second time I was sent to a voicemail. I also tried to respond to the email they sent me.

I've had to hire an attorney to try & get me out of the timeshare.

    Sincerely,

    Shana Estes

In January 2024, I fell for the over the phone advertising sales pitch to sell my timeshare, that customers are very satisfied and it should sell quickly because my location is in very high demand and my asking price is much lower that what the actual timeshare location is asking of $30,000 (I'm asking $16,000). I spoke with a nice man (x 4203) who assured me I would have no problem selling my timeshare fast, and he even talked me into purchasing the loyalty program for extra $$$ where my full maintenance fee would be reimbursed each year until it sells so I won't lose out on anything. He made it sound like it's a win-win situation. I did it last year, and they did reimburse me my maintenance fee. I attempted to do it again this year only to find out my account is frozen. I have attempted numerous times over the last few months to get in touch with someone about this. I have been transferred when I call and have been disconnected and hung up on many times. This is very frustrating. Now I believe they just were out to get my money. I have read over my contract and found there is an annual maintenance fee that has to be paid each year. This was never told to me, and frankly I believe the sales pitch is not to mention it. I mean who really looks at every line word for word in the numerous page documents! I would have definitely thought it out more if this was explained to me in the first place. I feel I was taken advantage of, may never sell (or have to decrease my price substantially to do so) and am out $2600.00.

During the signup process with the organization, I was assured that the company would handle all aspects of selling my timeshares and that I would receive a refund for the amounts that I paid in maintenance fees. I did not receive a check - when I called to determine the status, I was told to send copies of the deeds and maintenance fees invoices. I did this immediately, and then waited for the check. 6 weeks later I was informed that I would have to secure reservations at each of the properties and wait ****** days after the stay was complete to receive the payment. Had I known the complex process to receive reimbursement, I would not have signed up for their services. And, it was the promise of the maintenance fee refund that made the charged amount appear more reasonable - I would not have spent $7000 if I had been informed at the time that this process required multiple steps on my part to ensure that payment was made. I was hoping to sell my timeshares to relieve extra burden from my life, not to add additional burden as this is doing.I will appreciate any assistance that you can provide.

I received a call from SMTN, **** *****, because I had asked for information to sell my timeshare on April 22, 2024. **** stated that SMTN had just sold a similar timeshare last month for $18,000 and suggested I sell mine for $16,500. I kept reassuring him that this is really how it works because it sounded to good to be true. He stated he would think it would see by June because that is a very busy month since people are on vacation with kids being out of school. He said it is cheaper to pay the closing costs up front, in which I thought was the $2498 but it actually included their advertising costs. I kept emailing asking if I had any offers and he kept saying to adjust the price and so I did. I also emailed him twice stating that I was not happy with being misled and asked for a refund. I never received an email or phone call until I let them know I was going to contact my attorney to see how to move forward on March 4, 2025. I then received a phone call saying they would boost my ad and hopefully I would get an offer. There was no communication so I requested a full refund. It was sent to management. The agent called an said management would have an answer by March 17. Never heard back until March 24, 2025 and she promised a resolution before Wednesday March 26, 2025. I never heard back. I called and left messages and never heard back. I have all the dates for phone calls and emails.

The manager's name that had contacted me on March 24, 2025 is **** ******.  She had given me her direct phone number if I had any questions. When I called that phone number she gave me it was a general customer service number. Therefore I looked back at the phone number she had called from, ************** and it was here direct number and I had left a message for her and she never called back.

I am very disgusted how I was misled by the sales pitch.  Looking at other comments on the internet, this is a normal action for SMTN. I told **** ****** that I am requesting a full refund for $2498 and she was supposed to review the case and get back to me.  Very disappointed.

I entered into an agreement with SMTN on May 9, 2024. I have 2 primary concerns. First, what their salespersons are suggesting as a starting listing price, and what these these timeshares are actually selling for, I feel, is criminal false advertising. They hide behind a smoke screen of saying that they never really know what they sell for because that goes through a third party brokerage service. They should be very clear in their sales pitch that what they think is a reasonable asking price is based solely on the average of what is currently listed on their website. This creates a conflict in interest in that the higher they can get you to set your initial listing the higher the average will be for the the next buyer who comes along.Second, I felt that they were creating an agent/seller relationship. Similar to a real estate transaction. When in fact, this is simply a hosting site. When I have called on several occasions on advice on how to get this seen or sold (I have not had a single message yet), the only I advice I am given is to lower the price.Side note: What sold me on this service is the the number of visits to the website. It was very impressive. When I thought about it later, what they conveniently don't have the "numbers" on is who is visiting to buy and who is visiting to sell. Sadly, I feel it is the later. I think this company should be investigated and made to produce results for how many properties are actually getting sold and they sales price.I am requesting full refund for false advertising and creating a false sense of a fiduciary relationship.

In September of 2019 I paid SellMyTimeShareNow $999 to list and sell my 'timeshare' with BlueGreen. Not only have they not done any legwork on getting it sold, they simply have not communicated with me AT ALL about the status of my timeshare or any attempts to make good on our agreement. I have sent numerous customer service messages, none of which went answered. ONE message I sent was requesting to change the list price, which they never responded to but did change the list price, so I KNOW they are seeing my messages.

I do not accept the business's response as a resolution to my complaint because:

SMTN refuses to work with me via email and did not provide the regulation or guideline that precludes them from doing so. They also did not list or provide  qualifications that list how refund requests are handled, or exactly why I was rejected. Not having me on the phone is an insufficient reason, and it would never hold up in a legal setting.

Again, I will not do business on the phone with them precisely because they do not give clear and concise information. They are welcome to email me or use the **** to communicate.

I do not accept the business's response as a resolution to my complaint because: They have not rendered sufficient service or provided consistent communication over the past years. They decline to issue a refund based on their policy, which I was FINALLY able to get a copy of after multiple requests (See attached email).

They assured me from the beginning, that even having a non-physical property, and only having 'points' with the timeshare (Bluegreen), wouldn't matter. That someone would still be very interested. Five years later, and I have receive NO VALUE.

BBB Business Profiles generally cover a three-year reporting period, except for customer reviews. Customer reviews posted prior to July 5, 2024, will no longer be published when they reach three years from their submission date. Customer reviews posted on/after July 5, 2024, will be published indefinitely unless otherwise voluntarily retracted by the user who submitted the content, or BBB no longer believes the review is authentic. BBB Business Profiles are subject to change at any time. If you choose to do business with this company, please let them know that you checked their record with BBB.

As a matter of policy, BBB does not endorse any product, service or business. Businesses are under no obligation to seek BBB accreditation, and some businesses are not accredited because they have not sought BBB accreditation. BBB charges a fee for BBB Accreditation. This fee supports BBB's efforts to fulfill its mission of advancing marketplace trust.
