    I purchased Riverbend Lot 9, in November with a down payment of $50. I signed a contract for a $63K loan, with payment being due November 15th. On November 16, 24 hrs after my first payment wasn't received, they foreclosed on my property and it's at risk for resale. I begged with them to allow me to make first payment on December 1st, before I take possession. I agreed to not take possession until payment was received and they had agreed, but a week later, told me payment was needed immediately, despite not agreeing to hold off on possession. I feel it's unfair to demand rent payment before possession if obtained, as is normal under rental. How can I feel comfortable after I purchased and place my personal belongings on a property that if my check is late by just ONE day, I will lose my land, my belongings, and my children will be homeless? I NEED this lot for the future of my family. Please remove the listing from the website, or if purchased in the meantime, please refund new purchaser and return my property I paid money down to hold.

    I signed a contract with online land sales in 2020, which was a land contract for $24,500 for 6 acres of raw land in TN, at 9% interest. I paid it off in April of this year, and they have not yet filed the deed in my name. Come to find out, they are a middle-man, and have not paid the actual deed holder, so this property that I have been living on and paid in full 4 months ago cannot be built on. At this point, I have paid almost $30k for nothing. I have tried calling, emailing, texting, sending FB messages, everything possible. They either try to stall me or don't return my calls. I have been in contact with the actual land owner, and they have reported that they no longer do business with online land sales, and online land sales has not paid them the money that I have been sending for 4 years, and I am just one of the complaints they have had, so they have severed the relationship. Online land sales has a Dropbox in Nevada, but don't be fooled. They are fully operating out of the Phillipines. All I want is for the land owner to be paid and to get my deed in my name, recorded in my county.

    Thank you for your comments.  We have delivered the deed for your property as requested, free and clear with property taxes up to date.  We do use other companies to assist in holding titles on some properties, and this was one. The chain of title still never ceased to end with you, the customer.  We have always delivered on our contracts.   We appreciate your accelerated payoff and that may be part of what is at issue.  We will continue to be in contact with you throughout the recording process of your deed.  We have employees in different parts of the country and world, but we are based in NV, with the owner and others working there.     Started land purchase in 2013. Paid each month and finally in 2024 asked for a payoff amount through the web payment/managment portal. Multiple text requests, No answer. Multiple calls, no answer. Multiple attempts no answer. Finally a woman in the *********** called me and gave me the payoff figure 3 weeks later. I overnight the check to ****************** (multiple PO Box address) and they cash the check a week later. (Accounting ***** problems). After this they disappear. I call again and again, send email after email and finally after 6 months and contacting the actual owners of my property (classic country land) they tell me that *********************** never actually paid off the land. He makes payments on it to them monthly like I was to him. Turns out he never actually owns any land. He just takes the money in on contracts he writes with them and could default just like anyone could and you could still pay off and never get your deed. They tried to send me a Deed with no signature or Notary but not legal. Then they tried to offer me $250.00 for my trouble. I gave them over 30k and still no deed. Classic country land sales are sympathetic to my situation but they say he has done this to others. They know all about him yet they keep doing business with him. Hey he pays on time and isnt ever late. Some woman from the Phillipines called me today saying they paid off the land with classic country land today and that my deed will be delivered. I spoke to CCL before OLLS called me and they said not paid off. I told them I want all my money back or the deed. *** meeting on Monday. calling it a Land Ponzi Scheme and wire fraud. You can find ****************** home address in **** on the ****** SOS site. Took my lawyer 2 minutes. Also found his corporate registered agent. NorthWest Registered Agent. Reno ******. Can provide all proof of claims to anyone.

    I am rejecting this response because: 
    In early January of 2024 I requested a pay-off amount from Online Land Sales for Lot 15 of Trophy Ridge III, ******** which was paid for monthly and effectively since September of 2013. It took several weeks of phone calls, text messages and emails to get someone to respond to me. I was finally given a pay off amount and I sent via courier the amount in a check form which was cashed on the 22nd of January 2024. I was then told that a deed would be forth coming. I waited for several months and send more emails, text messages and phone calls with no response. I began my research in to online land sales and found that *********************** never owned the land he represented to me that he did. He was paying for it in installments to Classic Country Land LLC in *****. Once I determined for them that I paid off the land and am wanting my deed, they told me that " this is problem for many of *****'s customers. We get calls all the time from them because he doesn't service them." I then told them I would be moving forward with a more formal investigation with law enforcement due to the wire fraud and ponzi scheme elements that were clearly present. If I was paying him and he had not paid them then he could default and I would be defrauded out of more than $30,000.00. They told me they would try to reach out to him as "he always answers emails from them". Once they let him know that I was pressing Classic Country Land regarding my deed, He sent me an unexecuted and non notarized deed on June *******. This was not any thing that was acceptable. I responded with "Why have you sent this? with no reply. 

    On July 9th I received an email from *********************** at online land sales.com offering apologies because of some accounting issues. She offered me $250.00 for my troubles. I told her "I don't want anything other than the deed to property or all my money back." She claimed that they were "working things out". I responded several times asking what the status was and of course there was no response. I was in regular contact with Classic Country Land and was CC'd in several emails with Online Land Sales and of course there were lots of issues with when the land would be paid off. Classic Country Land was finally paid off by *********************** on July 19th 2024. He sent me a deed dated and notarized on July 12th 2024. He did not own the land at that time and could not offer me a legal deed. I have repeatedly asked for a deed that reflects accurately my ownership. *********************** will not provide this because he claims I already have one. I do not. I have provided the *** all of the records and offered my bank statements to prove my complaint. The public needs to know what my experience has been so that others may be warned. Whatever happens with respect to law enforcement that is for them to decide.

    I purchased a property in **** ** from online land sale LLC and paid monthly payments (allway on time) and decided to pay off the land so made a large final payment back in June 2023 . Initially they told me it will be a couple months before my deed is ready and due to some family issues I forgot to follow up for a while thinking as long as I get the deed and am able to now pay the property taxes thats all that matters . I have tried to contact them a few times and allways get answers that they have to check with accounting etc and basically a run around . It seems that this company has been having issues in the past couple years may be under new management or ownership but regardless very poorly run . Communication is a key and they lack that to say the least . I am still waiting to hear back from someone with a legitimate answer as to why this has taken as long as it has !! I have purchased many properties from other companies online and have never had any issues . Have all the deeds in my possession and pay my annual taxes on all of them . I was actually interested in some other properties they had in different states but am very preserved to do any more purchases from this company !! Will see .

    Purchased land and was planning to build on it within a year. After, speaking with the county regarding permits it was stated that I could not build on the land. After providing them documentation regarding my purchase, my request was still denied because of the contract provided not having specific information about the owner financed transaction. I did not receive a refund because of Online Land Sale's policy. However, the contract was broken by the former (Online Land Sales) because they said that I could build on the land. Do not buy from them.Update: *********** replied to the review stating they would work will work with the county so I may build on the land as long as continue to make payments. Not to be condescending but if I continue to make payments on a contract that should be voided because it is not recognized by the county I attempted to work with with the contract they provided, that means I would lose more money because it is not valid. They also contacted me previously stating that I could transfer my payments to other parcels. I gave them an opportunity to provide me one free and clear based on the amount of money I paid them and they did not abide. This would have proven to me that they were a legit company and could have kept me as a customer. I was willing to make payments on a whole other parcel if this had occurred. However, after further research, after canceling my contract they didn't even put the parcel I previously owned back up for sale which solidified my doubt in this company as they probably didn't even have contact with the owner of the land. After reading the real reviews about this organization as well, I'm almost certain none of the individuals have received a deed to the land. Still do not buy from this company.

    Thank you BBB and thank you customer.  We have satisfied this customer through continued extensive communications.  The lot is buildable; it would just require that the title holder get involved with the permit process and give the approval for the new home permit.  We do retain title until the loan is paid and regularly assist customers in this fashion - we want our customers to build and we do help.   We have issued thousands of deeds to customers who have paid off their accounts and at that point do not need our assistance with home building permits.

    Thank you BBB.  They have not satisfied this customer through continued extensive communications.  The information they have provided is well known if the land was purchased outright. I wouldn't have dealt with this organization if that was going to be the case. Their contract stated otherwise and I was not able to build on the lot without their assistance. This organization had stated they would issue a refund of the principal paid to remedy the situation when my negative comment was removed and they have yet to do so. This has created a lack of trust and a desire to inform everyone of their poor practices.

However, given his two previous defaults with us he certainly should understand that we are afraid he may default again.  The money that our agent has been asking for is for the first monthly payment on the new contract he wants to enter into.  Previously defaulted customers can do business with us again (in most circumstances) by paying their first monthly payment in advance.  This is a great opportunity for many to try again.  This is a written policy on the website.     Sometime in, I believe, 2017 I was browsing online and saw some beautiful land at auction by a company called Online Land Sales LLC. I did a little research and saw it was an actual, legit company ( The Better Business Bureau give it an A). The land was, in Pushmataha County, ********, Lot 7 Trophy Ridge III, is **** acres, and for $27,000. I made a payment of around $125 and set up a payment plan for this land. Soon a CONTRACT came in the mail about the payments and the deed to the property which I filled mailed back. The LOAN NUMBER is *******. In this paperwork it stated that I could start building on the land while I was making payments. There was an online payment system set up to make direct payments. I made every single payment, not one late, for well over the due amount. The monthly payment was around $100 and I was making $400-$700 payments. Eventually several years of these payments, I came to my final payment of $275.40 in December of 2022. After I made that final payment, I called accounting of Online Land Sales to ask how we proceed and get the deed to the land signed over. The accounting representative explained to me it would take about 3 months to get the deed transferred. I didnt know any better so I accepted. Then I noticed my online account was completely deleted. I could not sign in to review my payment history. ******* I have proof of all my payments through my bank and credit card statements. I received no email or paperwork of the transaction, or even last payment, was completed. So 4 months go by and I hear nothing. I called the company again an spoke to accounting. They informed me it was taking a little longer than expected. I then waited 2 more months and heard nothing. I called the company and now my calls are going straight to voicemail where I then get a text from *********** stating Already have informed accounting... Now I am being completely ignored. I resent contract Certified mail and it was rejected and sent back.

    Thank you for the comments.  We have prepared the final deed and delivered it in e-format, and have sent the notarized version for the recording process.  We are sorry the online loan management was not accessible after the account was paid off.  We do appreciate this account being paid off in half the projected **** year time, via larger payments than required.  This may have caused some awkwardness when we abruptly and automatically closed the online loan management account without finalizing the deed arrangements. We have since changed this policy, and all online accounts will remain open until the final deed is delivered, so customers can monitor progress and get progress emails from the system.  We have authorized a partial refund of $500 on this transaction.  Thank you for your business.

    I bought some land from online land sales , paid paid $50 down to start then immediately $121 then 10 days later. I paid another $69 for a total of $240 found out about some laws in ******** I canceled within 12 days and they are telling Me I am only getting $43.18 refund do to interest there website even says full refund if not satisfied these people are scatters and I want my money back no one should buy anything from these people buy from someone else or you will be sorry. Like me

    Thanks for the comment.  We have the best refund policy in our industry.  We state this policy on our website and we restate it on our contracts.  We refund all principal paid within the first two months of the contract.  This means you will pay only interest and fees for the first two months, if you return the property.  This policy protects customers who make larger down payments or larger monthly payments, as they will only pay the interest, despite what they may actually pay on their account.  In your case, you paid the minimum payments and you were refunded the principal amounts you paid, pursuant to our refund policy.  We would much prefer to have you as a long term customer, so we have given you a credit at the site that will allow you to buy your next lot for zero down.  Thanks for your business.

    I purchased 16+acres in ******** from Online Land Sales in January 2023, I paid all monthly payments before the due date. The beginning of May 2023 I received a text message stating they had not received my payment, I sent them a screen shot showing they had received my payment on April 26 and they responded it would be taken care of, I received another message a few days later telling me again they did not have my payment. I sent the same information again plus my credit union showing the check had already cleared my account. Then on May 14(?) I received an email stating Bummer, we must move you to default status for not paying your loan payment. I informed them I had paid my payments on time every month and even paid them early, I requested a refund of all monies paid and have still not received $1085.00 they have already resold the property. I did everything as I was supposed, they sent a refund form to complete for the accounting department to process. I just want my money back. Can you help me?

    Thanks for your comment.  We do have a refund policy that is the best in the industry, but you bought your lot in January and asked to return it in May.  Our refund policy is limited to 2 months.  We understand that you received a late payment email in May, when you had in fact made payment.  We immediately reversed the late fee and posted the payment.  Unfortunately, you wanted to return the lot so we took it back.  There is no refund due here pursuant to our written agreement with you, that embodies our written refund policy.  We have honored our contract with you as we always do with our customers.  We granted you the land worth over $23K, and the terms to buy it.  We have added credits to your account at the site so your next transaction with us will be zero down.  We will apply any principal payments on your first account, to your next account if you choose to buy another lot.  Thanks for your business.

    I am rejecting this response because:You did not reverse late fee as you never bothered to tell me there was a late fee, you put me into default without cause in May and in March and April  you said I was late  paying my payment, I had to prove payment made each month. I can't/won't due business with an incompetent company with an incompetent accounting department. I want my $1085 back as I WILL NOT BE PURCHASING FROM ONLINE LAND SALES AGAIN.

    This company is a fraud.. stole money and doesn't even own land they're selling.. They misrepresented a 5acre piece of land to me as a property suitable to build a cabin and have some horses..I originally made a $171 down payment and the 1st payment of $406 dollars just to receive a call that the land they sold me was mistakenly sold to me.They offered me a different lot 10 miles away but when I got there it was someone's house.I went to the county and they gave me coordinates and also told me that Online land sales did not own the property.. they were sub selling it as a 3rd party..I hired a surveyor to goto the property and spent a total of $3500 to find out that the land was a cliff with 2 to 3 ft deep ravines and was not buildable for what I had purchased it for due to houses below for falling rock and trees etc.. it was not even safe for atvs..I told the company they would have to refund me in full! Or risk court and all of my attorneys ***s.. land surveyor travel ***s etc..They refunded $60 dollars and that was it..Then they lied on a review I posted and stated they gave me full refund immediately which is a total lie.. The $60 portion of refund that they still owe $500 of was done 2mos after I filed 1st complaint.. and here we are 4mos later and still nothing. This company has 45 complaints and I've never seen a company with that many..I gave them until June 1st before I file a $10,000 -15,000 suit against them to include all lost monies atty *** and surveyor ***s..They should of just reimbursed the customer for a misleading sale.. This customer happens to not be the average buyer they're used to.. and financially can afford to go after them legally.. I'm not down on my luck or suffering trying to find a place like many they prey on I simply wanted land by the river and it was hard to find within a 2hr drive of my current horse farm .. I will be filing suit as promised June 1st and will post court case info for everyone..

    Thank you for your comments.  We have the best refund policy in our industry, giving our customers 2 months to evaluate their land and return it for a full refund of any principal paid.  This protects customers from buying anything they do not want.  We are so sorry you are not happy with your land deals.  We can assure you we own all lots we sell, and are not an agency. We also stand by all of our transactions, forever.  You canceled your first transaction with us in 2022 because you did not like the covenants that do not allow you to cut more than 20% of the trees on your property.  That was reasonable of you, and we refunded your down payment, completely.  You never signed the contract on that deal so you owed nothing.  In your second transaction, you signed the contract and made one payment.  In a case like that, we deduct interest and any fees when computing the refund.  This is a written policy that is part of the contract of sale.    We understand you made your payment before you realized you did not like the lot.  We are empathetic.  As such, we will go beyond our usual refund policy, and refund your interest and fees also.   We have been in business for almost 20 years, and have processed over ***** real estate transactions.  We are super easy to get a hold of.  Feel free to contact ** at any time.  We will follow up with you regarding your receipt of the remainder of your refund shortly.     I have every intention of suing this company and am filing after the 1st of June as stated.. 

    They are lying and taking no responsibility for their wrong doing.. only passing blame onto a person who had kindly given them a 2nd chance..

    The 1st experience with them was a lot I purchased near the river that was sold to me as a buildable property for horses and cabin.. 

    But after purchasing was sent covenants stating I could only use 20% of land and could not remove any trees also could not build within 70 ft of any road which meant the property could not be used AT ALL for what I was mislead into believing I could use it for..again... more wasted time.. time off work.. time walking the property etc just to realize it was not a buildable property as I was falsely lead it to be..

    I found another piece of land by the river this year and much to my displeasure they were the ones listing it.. i decided to move forward anyway.. again much fuel time off work and on this one I had costs of actual land surveyors and trips to the county to find location of lot because NO they're not easy to get ahold of once they realize there may be an is***.. just as many of the complaints suggest..

    But they are very easy to get ahold of if they want a payment.. once payment is made.. even early they're on top of it but then they disappear..

    The county specifically said they did not own the lot.. nor was their business name on deed.. nor would they show me proof of ownership when asked..

    The reason I decided to *** and gave them until the 1st .. was not just for my wasted time and energy but all the other costs.. I wanted a refund absolutely and would've walked away if they had been remorseful for my wasted life on all of this and money out.. 

    Now I will move forward and post the legal documents after court and the outcome..
