    We did a purchase for land through their site over 12 months ago. Due to COVID, we were unable to visit the site before this year. We did and it was not as we expected. Its a hillside and there is very little space at the top to build anything. The photo's they advertise on the site and not representing what the land looks like and is falsely represented. To add to this, they also claim each plot or site is clearly marked up with signage and indicators of where the plot starts and ends. Past plot / lot 9 there is nothing. No signage and certainly no markings indicating plots. We can not tell what land we are paying for is ours or some other owners. I have tried calling the company several times and all I get is a recorded message, to which I have left voice messages and nothing. I have sent emails and again nothing. This is not the first time we have had issues with them, the other previous issue was we were paying by debit via our US chequing account, the company then started deducting money for another account, not ours! We were furious and put a stop on this. Yes we got the money back, yet they never contacted us about it. We had to keep chasing them! We have also never received full deeds / titles to the land even though requested in the form of detailed documents in ink, not email which we are entitled to even though mortgaged / financed. I made a proposal to them via email as I think the service they have provided is dreadful and disrespectful to me as a client. They have neglected to uphold what they claim in respect of the deal and communication.I proposed an exchange to a different plot and even offered to pay over the asking price by $1000.00 USD. I thought this was a fair proposal.

    This company is fishy to me a I've called the check on an address and the directions they send you are not good and when you go to make a payment it goes through some weird website and it doesn't even ask for your account number or anything so you don't know where the money's going to and I am not happy about it and I would like a full refund for all my payments and my down payment because I don't believe this company is worthy or reputable to be buying from to many complaints

    Thank you *********** for your comments. We have the best refund policy in the industry, with two months to evaluate your lot and return it for a full refund of any principal amounts paid.  Your account is at 5 months, and is beyond our refund period.  We offer many different payment methods, in addition to the traditional credit card and echeck methods, as a way of being easier to do business with.  Some of these alternatives do not require as much notation, as you mentioned, but all payments are always applied correctly to customer accounts, including yours.  Additionally, the directions to our lots are precise, and we will work with you to make sure you find the corners of your lot.

    We have been trying to communicate with you without success.  Your account is current, and we greatly respect that.  We have decided that we can refund you 2 months of payments, your last 2 months, consistent with our refund policy, but extending it for your case.  If this is acceptable to you, we will issue the refund immediately and close out the account.  You are also welcome to keep the lot, and we will hold the lot for you for another month, to give you time to decide.  We will continue to attempt communications with you during this time.  Thanks for your business.

    I am rejecting this response because: I want to keep my lots but I want to be able to know where my payments are going and when these weird things come up and don't ask for an account number to me that's odd way of paying an account every account that you owe for as a number I'm not accepting a refund for 2 months I'm keeping my lots but I want a better way to pay

    This customer is happily doing business with us and is in communication with us.  The rejection was to indicate that customer simply wanted to keep the lot, and was rejecting the idea of a 2 month refund as proposed as one of the options.  Additionally, we credited the customer's account for a monthly payment on 11/21/22, to give the customer a free month - basically time to decide.  Since then the customer has made regular payments.  We are in a happy long term relationship.  Thank you.

    I bought some land from online land sales they're very hard to get ahold of I've already went through this on my first complaint about the way they make you make payments so I've been using the cash I have to pay them and for some reason my payment went lower but then they've got it we're only like $1.92 is going to principal but they didn't tell me when I bought it that I could not have agricultural my horses on the land and they won't give refunds that I've been trying to get ahold of someone to trade for some land that they said was there as I have a screenshot but it's not theirs it belongs to Country something some country land sales who said they didn't know why they had it for sale when it was theirs in ******** and Shannon County and it's online land sales will not get back with you and I was going to trade it so I didn't make the payment then they sent me a thing that they were going to foreclose on me I was 15 days late this ************* is bogus and I want to talk to the attorney general or someone about them because the guy told me from country land sales that they were a third party seller online land sales were so they really don't own the land and if you pay them for it are you ever going to get your land and they've never sent me the tax information or anything so I want to know who to contact from the *************** to find out about these people because I think they're scamming us and they should give a full refund partial there's too many complaints against them then online land sales told me that was not their lot and I have a screenshot of it showing them selling it

    We are sorry to hear you disagree with our policies.  We own all the land we sell and honor all the contracts we enter into.  You are currently a customer, and are current on your loan on your lot in ********, having just made a payment on 8/1.  We pay the taxes on these lots while under contract, and customers reimburse us within 30 days, pursuant to the contracts we have on these.  We show you recently considered getting a new lot in ******** as a possible trade.  Our notes show you are still thinking about it.  Thanks for your business and let ** know how you want to proceed regarding the ******** lot.

    I am rejecting this response because: I've had it over a year and I've got nothing on taxes so most people pay every year when do y'******* and you do not own the land because I talk to the people that do own the land you're a third party seller that's why when I wanted to trade they wondered why you had it for sale when it was there a lot because they had it for sale too and also in your paperwork you never mentioned a $200 a year fee for a gated community by the way

    I had a land contract with on line land sales since 4/2020 for ******************************. I made all payments on time. In 7/2021 I entered into another contract for 48 acres at ***************** CO. All of those payments were made on time. January of 2022 I saw they were offering property in ********** where I already own 36 lots. I approached them with an offer to credit my accounts in exchange for my lots. We agreed to crediting the Cedar Ridge property only. I sent them a copy of my tax rolls so they could verify ownership. I asked how they would like to proceed and I was told by "Val" that my account has been credited and I will receive the Deed in 5-8 weeks. I asked if they wanted me to transfer my Deeds to them, and he stated" not at this time". In March of 2022 I noticed they were offering one of my lots on their site. I printed it out so I have proof. I kept asking for the Deed but never got a response other than, "we are working on it". In May of 2022 I had stopped paying for the ******** property stating my reason as not receiving the Deed to the ** property. I informed them I would pay on my account as soon as I had the Deed. The next day I received a copy of the Deed yet to be recorded. I approved the Deed for recording and paid my account. At that time ****** contacted me and stated she would be handling this now on. I made two more monthly payments for the ******** property and I still have no Deed. I have left numerous messages, texts, and emails, and I get no response.At this point I have $5,030.00 +- paid toward the **, property and $7,428.00 for the ******** property, totally $12,458.00+-. Since they are unable to fulfill their agreement and are offering my property for sale to others I want a full refund as well as the ** of ******, and any other governing board to be made aware that they are selling property that they do not have the right to sale.

    Thank you for the comments.  We are going forward with the originally planned trade with the customer.  This is a highly unusual situation, where an existing customer is using a personal land holding (lots) as trade for their entire outstanding balance on a land contract with us.  It may not have gone as smoothly as both sides had hoped.  We usually only release deeds after payment in full, but in this case we will now release the deed to this customer, before actually receiving the payment to be made in lots the customer is using as payment.   The customer has recently expressed that he will at that time transfer the lots to us as payment on the deal.  Additionally, we gave the customer a special credit on their other account with us where payments had stopped **** made, bringing it current.   We are thankful to do do business with this customer, and want a continued relationship on this and future transactions.
