I am a former resident at this apartment complex. I paid a $300 security deposit when I first moved in. I moved out on February 26, 2025 and provided my 60 days move out notice in advance. When I provided my notice, I left my forwarding mailing address with the lady at the front desk. I was told my security deposit would be mailed within 30 days. I never received my security deposit back. I called the business several times and was told someone would return my call and no one did until I informed them of my legal rights. The property manager ****** ****** reached out and said there was no forwarding address left and that is why I did not receive it. I explained I did leave it and gave it to her again. ****** emailed me on April 2, 2025 stating my refund is on the way. I reached out on April 8th informing her I still did not receive it and wanted to confirm my address - she did not respond. I sent another email on April 11th asking for another update since she was not getting back to me about the issue. Still no response. Now it is April 15th, 2025, 13 days after the property manager stated my refund was on the way. I still do not have and still my messages are not being returned. I would like my money back as soon as possible before I decide to take legal action.Customer Answer

Brookfield Properties has added an additional tenant to my lease that does not exist. Because of this, I am being charged 1.6x utilities by Conservice since August. I have asked Brookfield for months to amend this and have confirmed with Conservice directly that Brookfield needs to update this. I have been unable to get an update or any recent information from Brookfield and the issue persists. I'm a tenant at ******* at ****************************************************************************** - one of Brookfield Properties' apartment buildings. There was a ******************** on 2/7/2025, and the fire activated the sprinkler system and caused significant water to enter my apartment. To repair, the building management sent restoration teams to remove all the flooring and bottom (~2ft above the ground and to the ground) of basically all the walls in my apartment. There were loud industrial fans and a dehumidifier running. As of 2/12/2025, my stove and dishwasher were disconnected and unusable. The water faucets and sink in the kitchen were also disconnected and not working. My apartment has been inhospitable and unsafe to live since 2/8/2025, and I was forced to live in a hotel on 2/10/2025. The building still hasn't told me exactly how long the repair would take. I have been living at the Merian for a little over two years. Brookfield took over our building has gone down hill. Elevators are an huge issue and I know that is grounds for breaking a lease because its a habitable situation. Especially when you live on the 18th floor and the elevators are broken. Or youre waiting 20 minutes because only 1 is working out of the 4. However, as of 3 months ago, the unit above me keeps a dog outside and it ****** down to my patio. Everyday Im cleaning it. I sent 4 emails to leasing over a months time. Ignored. It took me to reach out to corporate for leasing to reach out. Telling me that they have other things going on in the building and that if it continues take pictures and annotate it. Because they already left notices and there are more steps they need to take to pursue. Ive sent emails with the rules that they were breaking per the lease. ignored.The fobs to our elevator have been down for over two months, which means anyone can get onto your floor which is unsafe and dangerous. ************** is always broken. Right now both Parcel Pending boxes are broken and there has not been an update email sent out to any of the residents. I am in the military and got short fused orders. And because Im with a dog that ****** down to my unit which makes my whole unit smell like ****. because theres one window and a patio door for ventilation they are telling me I have to pay a full month of rent, though I have been inconvenience for almost 2 months pet urination. And theyre not trying to budge at all. Even though its not my fault. I understand the **** act. However, we normally get months notice ahead to PCS. But not in my case literally have to leave within a month. I will be contacting corporate. ****** ***** knowledge and ignores residents couldnt even tell me how to terminate my lease right. The apartment complex reached out, telling me I need to pay, even though I moved out over a month and a half ago due to them, not upholding their part of the lease and myself getting military orders. however the main corporate guy dealing with multifamily apartments for Brookfield properties has not reached out yet his assistant keeps emailing me saying that he will my issue has not been resolved at all

This complaint is against the Property Owner (Brookfield Properties) DBA ******************************************************************* a company in charge of management of *********************** Apartments located at ******************************************** ******* E. ***** and ******* ***** ******** are currently RESIDENTS locked in a "one year" lease with *********************** ********************* LLC the "MANAGER".This complaint is based on the fact that the management company did not follow through on fixing a mold issue at the apartment.The residents have been complaining for months that their leased apartment has an extreme mold issue and their messages and emails were never answer by the apartment's leasing office. Multiple Emails were sent to them and phone calls.Also, we were badly treated and disrespected by the Property Manager, ***** ******.The situation started in December of 2023 when the ceiling started showing signs of ******* of today, the residents have decided to vacate the apartment due to health risk issues and they are asking the management office to allow them to break the lease and walk away without penalties and reimburse residents all money deposited plus two months of rental already paid because as previously stated, they vacated the apartment due to health risk.We would like a quick resolution from this issue or we will escalate this matter against ***********************************************.Initial Complaint

I am a resident of ***** for the past year and I have had problems with the assistant general manager and general manager trying to get a check for rental assistance to her. They never return emails and the only way I can contact them is by going into their office to physically talk to them. I have been trying to get her cooperation for the last year, having started this process in October of 23. It is now December of 24. The agency who issues the rental assistance, sent a form for the payment to be direct deposit to Brookfield Properties but I was told by the assistant property manager that they do not take direct deposits. So I am out of ways to get it to them. I could have had this resolved a lot sooner with their participation.Customer Answer

My boyfriend and I live at the *** in ***********. ***** began 8/24/2024 and ends 9/23/2025. We pay ~$3900 monthly. Since moving in, most of our requests for health and safety updates have been ignored, or have not provided improvement. before moving in, we requested a new ** because our was growing mold. We were not provided with a new **, and the mold quickly grew back. We cannot sleep with how loud the ** is, and this issue has still not been fixed (3.5 months later). The doors to the building did not lock, and guests were not required to sign in. This allowed anyone into the apartment building, and I feared for my safety. There have been homeless people wandering around the floors, and a man broke into the women's bathroom while in use. I do not feel safe. We want to exit our lease and have requested this five times. ************** has ignored or not responded to this portion of our emails. I wanted this to be a warning about the character and ethical practices of the Brookfield **************************** so maybe I can save another from being destroyed by this company. I am a small business, and I want to get in a property in another location. I got a call from the leasing agent, who tried to convivence me that they wanted me to replace the current business there. He told me to keep up with what the property wanted that I need to sign a permeant lease and put a lot of money into the property. He keeps talking to me after I told him that I felt very uncomfortable going into the property with the current person that does the same business as me there. He told me all about the property owner and then assured me that they were not going to be there in 7 months. I should have known not to trust him since when I first started talking to him, he said that there wasn't in the business on the same property. He talked to me for a period of 4 months trying to convince me to trust him. He then told me that he could put the fact of non-compete in the lease because of other people already doing the services. Which I could understand that there were some businesses that did some things we did but not exactly. Those where not an issue it was just a duplicate store. So, I had to put an expensive sign, remodel the place, the other place did not even have a sign at the time. The other business got a temp lease that they could decide to stay or go. I could not and by the time it was for the other business to sign a new lease, the leasing agent would not respond. I spent all my saving and money I had to they made me sigh a lease I can't fight, All the property around me closing due to no traffic and moving away from my sections. I pay all that I can every month and they did talk about giving me a reduction but would not let me out the lease. It was like maybe 800 which this causes me to in financial ruin. While living in this apartment complex, my air conditioner leaked all over my floor in August of 2023, June 18-July 2024. In the beginning of July, my two year old son and I was left without air conditioning. We were given a portable unit that only cooled one area of my apartment. I tried to be nice and patient with the property management team but at no time did they rectify the situation. Therefore I chose not to resign with them. I also went to the office multiple times to talk to Jazz about Valet trash not being picked up properly and she said she would handle it. There was no improvement the organization still did not pick up on days they were supposed to. Now that I have moved, they have taken my deposit and are trying to charge me 287 dollars for multiple trash fees . They are saying I was supposed to be paying three trash fees which is incorrect. I only paid two EVERY MONTH I HAVE LIVE THERE. But this property management time is saying I owe three months worth of trash fees which is not valid due to behind 90 days behind on the fee. I have included bank statements. My rent was only 1321 monthly plus a 89 dollar cable and internet bill. Therefore my calculations show additional expenses that account for the trash fees.
