      I'm referring to *********** apts. I lived here for 10 yrs. Rent always on time. Never caused problems. Well i became disabled and I was on housing assistance for the past yr. The owner recently stopped taking housing assistance. At the beginning of June 2023, I received a notice that housing assistance can't be used anymore and that i have 30 days to vacate (well 6 weeks) I currently need a 3-bedroom apt and there are none available, so, myself, who is disabled as is my older daughter. My younger daughter became a mom in Jan 2023. And they didn't even offer a rent contract so 4 people are going to be homeless unless a miracle happens b4 July 31st 2023. do not rent if you want to save major grief. How can he not offer the place that you lived at for 10 yrs. suddenly be taken away.

      I live at The ******* in ************** and have had nothing but problems since Ive been here. I have had to move from my original apartment due to an extreme termite infestation that took them WEEKS to get an exterminator out to do one treatment that didnt work. They never came back to try and fix the issue again so I asked to move to a townhome that I saw was available online. My rent was raised $225 from my original. They didnt offer to move me their self and I had to pay the remainder of my new security deposit. This unit was a previous smoker unit which I knew about but I was never told there were cats living there. The carpets reek of cat urine, walls are not painted all the way only repainted in certain spots, there is mold and also termites. My back door doesnt lock, ceiling fan is falling off as well as the vent in my bathroom. Definitely do not recommend this place they are clearly just here for the money.

      I lived in the apartment complex at Arbors of Montgomery for 2 years. I will start with the single positive thing I can say about this place - the location, it is very close to ****** and many other stores you would need. Now onto the negatives. Things were fine for nearly 6 months until new management (which is the current management) came and completely ruined the place. The summer of 2022 they began maintenance on the water pipes and siding of the buildings the same time. During this time the normal Ohio rains caused the unit, and not just ours, to literally flood with water in some places. Mold grew in the apartments, and ruined some of my possessions. The property manager literally did nothing about this. Maintenance did literally nothing about this after 4 house visits. We lived with mold for over a year inside this apartment. But that's not all. Maintenance will take weeks to come for simple things, on two separate occasions they marked my work orders as complete without actually performing the work. The grounds are hideous outside as well, muddy and disgusting. On any given day you try to call the office no one will answer you. Before they had a outsourced phone operator but now it goes directly to them yet no one will answer the phone so don't bother. Incompetency is an understatement for these people. I implore you if you have any other options go and live elsewhere. I would rate this a 0 if I could.

      This company is very very crooked. They bought out the apartment complex that I lived in for 7 years and raised the rent as well as refused to fix maintenance issues so I was forced to find another apartment to live in. Before that, I had to sign a lease with them that they "lost" they then had me sign a new lease. The new lease had addings onto it that the orignial lease did not have and the company did not disclose these changes to me. They told me that I was signing the same lease but I was not. As a result, when I moved out a month early and broke my lease- they charged me $1500 for the lease buyout but my rent was only $775 for the month NOT $1500. Then they charged me a re let fee of $775 for them having to release my apartment. They then kept my $200 deposit and charged me a deposit forfeiture fee. I do not understand why I had to pay them $200 to keep my $200 deposit. This company came into this small town, bought out one of the main apartment complexes- jacked the rent up and then unfairly charged 1000s to those who chose not to renew their lease. This is completely unfair and unprofessional, especially considering that they "lost my lease" at one point during all of this.

      This company is ridiculous they think people will pay thousands of $$ to live in a trailer park that has nothing but some over flow parking and a few picnic tables. I have lived on this property going on 10 years. I’ve never ever had a problem paying rent until this company took over: miserable customer service and they decided to change the settings on an app so you can’t make more than one form of payment. They over charged people for water and raised the lot rent $75 in one month. Absolutely horrible horrible experience!!!! No wonder the previous property manager left. Keep taking advantage of people on fixed incomes or single mothers who are working and don’t receive government assistance. Just working to get by. These people don’t give two ***** about anything but $$… let’s run the people out who actually stay on your disgusting property for almost 10 years.

      Miserable company. I'm in LEX at MP and it's dreadful. The manager is a manipulative loser, they can't keep staff. The washers and dryers hit or miss. The apartments...omg just look at the other reviews and PLEASE LISTEN. This property manager showed up on the 60TH DAY of a 60 day notice from the building inspector and then copped an attitude with me about it bc I can't make last minute room in my life for their terrible remodeling. Plugs with HOLES in them, won't hold plugs in them at all. The bathroom fan was so swallowed in dust that you couldn't see thru it!! I've kept pictures and screenshots to back everything up and I feel like I'm going to need every single one. The bathtub is old and painted, with gross fixtures to match sticking out of the wall without much insulation. The balconies have gross old wood that WILL cause splinters and small feet to get caught. The railing is about 3.5' high with missing bars. The lighting is bad. It's $120 for a STUDIO in electric. You get a wall unit in the living area. That's it. This company is dangerous and it's only a matter of time before they get shut down (I hope).

      Neighbors had their dishwasher down for 3 months. Which led to a drain flu problem so obscene and impalpable for them and their 2 year old. Their neighbors above had such a bad roach problem that they started ripping out cabinetry and fixtures to fix the problem. Now we are on a bi-weekly spray. My dryer that I RENT has been down for 30 days today. No response. They send contractors that day it needs replaced. It’s probably a simple things like a door switch but still no response. We get these text messages like the property manager (we will call him Erik to keep his anonymity), is some gen-Z fresh out of high school that only knows how to talk to people with his thumbs on a screen. I was promised a modest rent increase but to have them renege before the reply due date only to Jack it up an additional $200. My covered parking was being repaired for 30 days and after countless requests for an abatement of the $30 for one month they completely ignored me, even after they said they would take care of it. Why do any of these people still have jobs? My shower which was “repaired” by ********* still has adult sized holes that have not been repaired after 6 months (unusable). ********* says not their problem (most due to leak from upstairs, rest was the ********* line replacement but still not fixed. I have to hang laundry all over to apartment to dry like I’m in a third world country. They keep working on the outside of the complex but NO ONE returns phone calls. There’s zero customer service. My A/C went out in August and still hasn’t been repaired. My neighbors A/C and heat has been out since the beginning of summer and all they got were some window a/c units. I didn’t even get that. My neighbors posted google reviews which Sundance had removed. The entire company needs condemned. All personnel removed from managing the site. And a new company installed that cares about human beings. We are people with families and we need a fully functioning home with people that care

      The only thing they managed, is money going to they're bank account. Take months to make repairs and the repairs are not professional. They are Slumloards and they love to have criminals live in they're properties, because they are criminals themselves.

      I am being overcharged by Sundance Properties for my rent. They don't keep their appointments or back up their people even when you follow all of their instructions. They just keep adding late fees to cover late fees for something that I was told I would never be charged for. They never solve the problem and are very hard to get a hold of through text, voicemail, or email.
