I recently purchased a vehicle & financed part of it through Huntington, as recommended by the dealership, who entered my information into the application on my behalf.

After receiving my paperwork, I tried to enroll online to access my loan details and make my first payment but couldnt proceed because the phone number on file didnt match. I noticed it was off by just one digit, a mistake the dealership also caught and corrected in their system last week.

Since there was no other verification option, I contacted customer service.

The first representative, ****** disconnected me after I explained the issue.

The second representative, *******, was unhelpful and rude, insisting he couldnt assist due to the mismatched phone number, despite it being a minor error outside my control. I asked if there was another way to verify my identity or if I could add my email as an option, especially since they had my social security number and account number. He claimed my ONLY option was to visit a branch, even though there are no branches in the entire state of *******, where I live. When I asked for a manager, he said they dont have them on standby and ended the chat, claiming hed done all he could.

I find it unacceptable that my only solution is to travel out of state to fix a simple clerical error that I didnt even make.

Before escalating this matter to the State Attorney General or further and before exploring other lenders to transfer my loan to that are more accommodating and respectful to their customers, I wanted to file this complaint with the BBB in hopes of finding a more reasonable resolution and giving Huntington a chance to address this directly.

There is a limited time frame before Huntington may share my personal information with other entities, and if I decide to transfer lenders, Id prefer to resolve this beforehand.

I respectfully request that Huntington treat this issue as a priority and address it ************* history available upon request.

A bank account was fraudulently opened in my name at Huntington National Bank. I spoke to a representative, manager (*******), and senior manager (*****) today 3/20/25, and no one would provide any information regarding who had opened the account, when, how (online or in person), and how much money had moved into or out of the account because "they could not verify my identity." I was willing to provide my SSN, bank statement (attached,) address, DOB, or any other personal information via email but they would not accept this. I am being told that I need to go to a physical branch to prove my identity. However, the nearest bank is in ********, **** - 6 hours away. I work as a physician and cannot simply take time off work to drive across the state of ************ to correct an error on their end. Particularly this will be costly for both travel expenses and time off work, not to mention is unfair to the people for whom I care. It is ridiculous to me that someone was able to open an account without providing appropriate proof of identity, but that I must physically appear before them to prove I am who I say I am. As this is clearly identify theft, I want all information from the account including the signature of the person who opened it and all historical transactions. I am recently divorced and want to ensure that money was not unknowingly siphoned away from me by my ex-spouse.

Huntington Bank created an escrow account and paid half (year) of my property taxes without my consent. My intent was to pay the full year and have the funds to do so. In fact, I have paid the second half which pays my property taxes in full. I am ready to repay Huntington for the first half (which they paid) but cannot get anyone from their escrow department to work with me. See desired settlement, explanation below for more details.

      Good afternoon.

      (1) Have received messages from BBB requesting information.  I will provide sufficient artifacts to support my complaint and frustration.  I will attempt to respond as quickly as possible but am busy in the evening with a special needs child.

      (2) Spoke with another representative from Huntington today and was advised that the only way to close the escrow is to refinance!  Since that would bring (1) refinancing charges/fees, (2) a higher interest, and (3) reset the amount of the monthly payment going to principal (i.e. less to principal), the resolution offered by Huntington is UNACCEPTABLE.  I will outline WHY in my artifacts.

      Thank you for assisting.

      Good morning.

In an attempt to provide sufficient information to convey my dissatisfaction, below is an explanation of the events (via attached ARTIFACTS)that have occurred up to this point.  There are also references that may be useful.

PLEASE let me know if this is confusing will offer to discuss over the phone if easier.

ARTIFACT 1 Closing Disclosure with signatures
PDF pg 3 deposit to builder (applied to purchase) = $32,434 down payment = $180,000 loan amount = $285,170 and current balance (as of Dec 2024) = $223,365
PDF pg 4 discusses approved declination of escrow and states nothing about delinquent property taxes
PDF pg 6 no escrow account established at closing, i.e. no funds from borrower required

      ARTIFACT 2 *********** Tax 1st Half 2023 and 2nd Half 2023
NOTE: Closed on the home in May 2023, taxes paid by me NOT Huntington
PDF pg 3 Payment submitted late; learned fees charged for late payment which is billed later see ARTIFACT 3
PDF pgs 2 & 4 Bank statement from USAA proving payment was cashed

      ARTIFACT 3 *********** Tax 1st Half 2024
Homestead Reduction is a discount for 100% disabled veterans see references below
Payment was due on February 28, 2025 and Huntington paid 1st Half on January 31, 2025 (see ARTIFACT 5) WITHOUT MY APPROVAL THUS LOCKING ME INTO THEIR ESCROW!I have/had the funds and was going to pay the full year (see ARTIFACT X)

      ARTIFACT 4a AND 4b *********** Tax 1st Half 2024
Shows I paid the remainder of the taxes for the current billing period as I planned to do with ARTIFACT 3 until Huntington did (without consent) one month early

ARTIFACT 5 Property Account per Greene County Treasurer (i.e. record of payments)
Note that Huntington paid the taxes on January 31, 2025 (which now locked me into an escrow account) the taxes were due on February 28, 2025
Note I still had nearly a full MONTH to pay which I was intending to do and pay the full year (see ARTIFACT 4a AND 4b)

      ARTIFACT 6 Huntington Escrow Waiver
This was signed by ***** (spouse) and I immediately and returned.I did not scan a copy of the signed waiver Huntington denied the waiver which is unacceptable and unjustified
Unjustified because only the delinquent criteria in their waiver applied but only because they paid the taxes one month early PREVENTING me from paying the $7.81 delinquent amount (see ARTIFACT 3)

ARTIFACT 7a AND 7b Letter Demanding Escrow be Closed and Mortgage Payment
The letter demanding escrow closure definitely has emotion but I was very unhappy at the time and expense this would cost me, i.e. interest charged on principal
The mortgage payment details how my funds should be applied Huntington completely ignored my demand

      ARTIFACT 8 Annual Escrow Analysis
Received from Huntington after mortgage payment, see ARTIFACT 6b
The JUL 25 payment has already been paid to prove I dont need an escrow account (see ARTIFACT 4a AND 4b) again Huntington paid (without consent) nearly one month before the due date and has now locked me into their escrow account process
See the Required Cushion of $1,063.74 this is absurd that they can take this money from me and just hold it.

Wednesday, March 19, 2025 Discussion ****** *************) in the Huntington Escrow Department:
      Waiver disproved
Huntington will ONLY remove escrow if I refinance ****** confirmed this would incur refinance costs/fees and would be at current interest rates which is above my current interest rate of 5%

I hope the above ARTIFACTS and Huntingtons ridiculous refinance requirement support (1) my dissatisfaction and unacceptance with Huntingtons ONLY solution and (2) continued pursuit to have the escrow account removed, to include hiring an attorney

The bottom line is simply this:  I have more than 50% equity, made a down payment of more than $200,000 and have paid $3000 per month (more than $61,805 total) toward principal ONLY (i.e. above the regular principal + interest monthly payment) since the beginning of this loan in an attempt to save interest.

Did Huntington pay my property taxes one month early (without consent) to stop me (or slow down) my effort to pay off the mortgage early (saving interest) so they could make more profit from me?

Because, I am currently (as proven by recent mortgage payment) paying more interest because Huntington did NOT apply my last $3000 toward principal.

Is there any uncertainty at this point why I am upset with Huntington and searching for an attorney?More Information...

Hopefully the emails sent last night are not too confusing.  The email below is for your awareness and I'll keep you informed of any progress.

      = = = = =

      Mark,

      THANK YOU!

It would be much appreciated if this could be fixed by simply removing escrow.  I can provide artifacts showing (1) property taxes are paid in full for current period and am ready to submit a check for the full amount Huntington paid back in January AND (2) that my homeowner's insurance is paid thru May 2025.  If needed, I can also show *** fees for 2025 are paid.

Every person I have spoken with on the phone (i.e. three customer service reps * one escrow service **** have not presented me with any options except refinancing.  That cannot be the only option.  No one shows interest in facts or order of events.

I really hope you can make progress and appreciate you trying.

Hello. Please see the email chain below. Borrower originally was not escrowing when he closed on this loan on 5/4/23. We ended up paying his tax bill a month early on 1/31/25. When borrower called to inquire, he was told he was $7.61 delinquent, so we paid the bill and now are making him escrow. He has made a complaint to BBB and is in the process of getting an attorney now. Please reach out to the borrower to get this straightened out.  Lets get this fixed ASAP.

      Thanks,

      Hey *******,

I called ************* and they said the taxes were paid both from us and by him . He was not escrowing originally and as you know they force place a tax escrow when this happens.  Evidently they applied the overage to the 2nd half of the taxes and dont issue refunds.

      Thanks for your advice

      ***,

I'm sorry, I didn't look at the names when I replied all, was a little late.  I hope this isn't/doesn't inconvenience you.

      The short version  ...

Received my property tax bill in January for first half of 2024 ... due date of 28 February
Huntington (without my consent/approval) paid the bill on 31 January (one month before due date) and created an escrow account (without my consent/approval)!
NOTE: I have the funds and was planning to pay the full year!!!
I asked why and (a) Huntington said they were contacted by Greene County Treasurer (GCT) regarding a delinquency, bill shows $7.81 delinquent ... (b) GCT told me they don't contact banks
NOTE: No value in determining who is telling the truth.
I paid the remaining tax bill balance (2nd half of 2024) so now my taxes are paid in full!  Huntington has presented a difficult/tedious process to adjust the escrow.
      To cancel the escrow:
Huntington first made me complete a waiver ... then denied it with the reason "You never had an escrow account before therefore we can't cancel it".
After contacting the BBB, Huntington contacted me and said the only way to cancel the escrow is to refinance!  ****** (**** confirmed: refinance charges would apply and interest rate would be higher.

I've told the BBB that is unacceptable and I'm curious if Huntington doesn't like my actions to pay off the mortgage early and are trying to get more money from me.  Sharing this only as a reference and with hesitation, I've already paid more than an additional $61,000 off the principal, i.e. on top of regular payments.  Maybe Huntington doesn't like that.  Also, the escrow amount being charged is $4,000* more than my current property taxes and insurance.

HERE'S WHERE YOU CAN POSSIBLY HELP:  Do you know an attorney that would take this case for me?  Huntington has not been receptive to my request/demands and continues to do what they want.  It is now costing me money because my extra payment each month (i.e. $3,000) are not going to principal.  This is why I've contacted the BBB.

So, if you know of a good attorney that will take this from a 100% disabled veteran (my final status with the VA) then I'll see if I can get things back to the way they were.

      It's a mess.

MOST IMPORTANTLY - ***** and I have been thinking about you and your family hoping everyone is doing well.

      Thanks for asking ...

      *****

      Hello ****.

      1) Funds transferred we in the (exact) amount specified below, $151,667.34, in order to be in complete agreement with the contract.  Although ...

      2) On Tuesday, I sent a test wire transfer of $20 but did not add it to today's transfer so that the amounts (wired and on contract) agreed.  How would you like to handle the $20?  You can apply it to the loan or send it back, whichever is easier.

Just let me know what you prefer.

      Thanks.

Bank stole money out of my account with no prior authorization.

Bank violated the Fair Debt Collection Practices Act when a *** for the bank did not disclose required information and then basically laughed at me on the phone for inquiring about this stolen money when I didn't understand what the sketchy "miscellaneous" pending charge on my account was for, and then transferred me to a department that was closed, effectively wasting my very long time on hold trying to resolve this and ending my ability to still speak with a human.

On 12/17/2024, ****** said that they would honor only one of the two $400 bonuses because it is only 1 bonus per SSN.I believe a "bait and switch" / false advertising has occurred. In the terms and conditions of both personal and business checking offers, it does not state that customers are only eligible for one total bonus per SSN irrespective of product (i.e., business checking is a product; personal checking is a different product). For example, a person should be eligible for a $400 business checking promotion with SSN 123-456-7890 (i.e., EIN for a sole proprietor) and a $400 personal checking promotion with SSN 123-456-7890 and receive $800 total. I used a promo code to open up a checking account online. I ended up opening two accounts during this time by mistake and I called customer service to let them know what happened and that I used a promo code. I was informed by customer service that my promo would still be good since the accounts were opened at the same time. Three months later Im getting the run around about receiving my bonus cash. I have my emails with account documents stating both accounts were opened at the same time. I have contacted customer service with this matter and its still not resolved. I just want whats rightfully mine.

Opened up an online checking account. I found it. Then they locked me out and refuse to transfer my money back in the account that theyverified was mine online appropriately. Its my money and they want to make me travel over two hours to get my money in person when I didntsign up for that. I asked them to close down my account that I just opened and transfer the money back where it came from and they refused To me They are committing fraud. Thats not their money. Its my money and they wont give it back and it came from a verified account.
