This company is very sneaky and you shouldn't use them. They charged me for insurance that I declined and even sent them my renters insurance from another company. I forwarded it to them yet they sent the claim to my son who has no idea what it was. I honestly don't understand how they conduct business. If the parent is paying for the insurance then they should at the least copy me on the form so I could have addressed. Please note that all communications regarding insurance are sent directly to the head of household listed on the lease. In this case, the resident was notified on June 25, 2024, that the submitted insurance policy did not meet the property’s requirements. We did not receive an updated or qualifying policy until June 18, 2025.
To clarify, the Waiver Program is not renters insurance. It is an alternative option offered when a resident does not provide proof of qualifying third-party coverage. If a resident provides a valid renters insurance policy that meets the landlord’s requirements, they will not be enrolled in the Waiver Program. To meet your landlord's insurance requirements, the policy must:
-Include a minimum of $100,000 in liability coverage
-List the resident’s full insured address, including unit number
-PROPERTY NAME/ADDRESS, ** *** ****** ******** ** ***** as an Additional Interest/Interested Party

EVERY COMPANY NEEDS A ****** ********!!! She assisted me through a credit report dispute where one of the rental properties they work with was on my credit report. She was such a pleasure to work with! She was professional, polite, patient, helpful, knowledgeable, and she went above and beyond! Foxen has been great at streamlining the insurance needs of our residents. Our community mandates coverage and if their coverage lapses or they dont want to take the time to sign up for their own, theyre automatically enrolled with no action needed from management or the resident.Foxen (Foxen Insurance Company)

I called the customer service department to ask some questions, to my surprise, I spoke with the nicest individual named "***** C". The worst insurance company I have ever had. I initially got the renters insurance through my apartment complex, Oxmoor Apartments, because it seemed simple to me to have it just added to my rent every month rather than another bill I had to remember to pay. We had a pipe burst in the attic from freezing during a winter storm and cause massive water damage to my first-floor apartment along with the two apartments above me. I filed my claim as instructed by my apartment management office and after two weeks of not hearing from anyone, I began emailing and calling leaving voicemails to the insurance company. Come to find out, Dynamic Claims handles all claims for Foxen insurance, they do not even handle their own claims. After leaving a message that I was going to contact my attorney, my adjuster finally called me back. She stated that she "didn't want to call me back because she didn't know how to explain to me the situation with my payment." She stated that Foxen has a clause in the policy where they only pay $10,000 max per incident and that all four apartments had to split the $10,000. Ludacris as that is, I have still yet to receive any money, and no one returns my calls. DO NOT USE THIS COMPANY, find another company that will care more about your losses. I missed work, had nowhere to stay, and lots of damage to my property, yet absolutely NO compensation. THEY STEAL YOUR MONEY!!! FRAUD!! FRAUD!!! FRAUD!!!Foxen (Foxen Insurance Company)

But please note that your concerns with the service are not reflective of the terms of the Waiver Program itself.
It's important to clarify that Foxen does not provide insurance to residents. (The name of our company that provided the Waiver Program is Foxen Administration, LLC, not Foxen Insurance.) Your landlords Waiver Program included a reimbursement for damage to their residents personal property. However, the Waiver Program provides reimbursement on a per-incident basis, meaning that the $10,000 limit applies collectively to all impacted residents from a single event. The program terms outline that this amount is shared among affected tenants rather than being allocated in full to one individual. Please refer to the Waiver Program Terms and Conditions included with the Important Resident Announcement you received via email on August 21, 2024. We understand that this may not align with your expectations, and we regret any confusion regarding how the reimbursement is applied.
Lastly, we want to assure you that Foxen operates in full compliance with applicable laws and regulations and is committed to transparency in our program terms. We take claims of fraud seriously and are committed to administrating the program according to the stated terms and conditions.
If you would like to unenroll from the Waiver Program, please feel free to send us a copy of your third-party renter's insurance policy to ********************************* or upload a PDF copy to our website for review.
