VINEBROOK HOMES LLC ALL OFER THE COUNTRY is a Terrible, Horrible, SCAM. They Bad Business they are Not attentive, they are Out of Sight, Out of Mind, to mention not effective. I don't know how they received a A+. They must be rating themselves. They have a a countless amount of lawsuits against them for literally the same reason I want to sever ties with them. They have a hate group on Facebook with a numerous amount of claims about their shady business. Their business practices should be investigated and they shouldn't be allowed to do business without some kinds of changes made. The maintenance men don't know how to fix ANYTHING, they send them out to put a band aid on situations until you make another request. I had mold, they sent a maintenance man to cut a piece of wood to fit inside of my vanity to COVER UP the mold! SHUT THEM DOWN!!!!!!!!!!Vinebrook Homes Ohio, LLC

If I could give a lower review I would. I am currently a tenent along with my family. We move in last year in June and in fall we figured out the our back sliding door leaks in water and fill my air vent. 5 service tickets have been put in for this issue. 5! They have closed them out saying resolved or “internal close”. I was told we would be getting a new sliding back door.. Nothing has been resolved. My family and myself now have breathing issues because of the mold growing in the vents. I called last week and they said I get a call back from a manager in 3 to 5 days and still nothing. This definitely falls under the fault of the landlord. We are not happy and will not be renewing after this lease term is up.Vinebrook Homes Ohio, LLC

DO NOT IGNORE THE BAD REVIEWS.
The photos provided on my google review show how the unit was rented to me...I was told I would lose my deposit if I did not like the second place I looked at so I stayed in this horror. How could I risk the next place being worse?!
I have since complained of mold and fire hazards, TOILET WATER LEAKING FROM CEILING ... and after several phone calls and waiting in the office for over half an hour...instead of providing me with a livable unit..that is up to code...their best solution is we part ways and I rent from another company.
What??? Your companies commitment to negligence is greater than your commitment to provide me a home I love as plastered in your office? Truly unbelievable experience. My next course of action is to involve the City Code Official and The Chief of the Department of Fire to inspect this place. NO ONE SHOULD BE SUBJECT TO LIVE IN THIS CONDITION. I encourage everyone dealing with this negligence to do the same as this company cannot be stopped if we don't hold them accountable.

Please do not use Vinebrook. This house has been a disaster.
I wont even go into the history, just the present issue. As a current tenant, I am stuck in a “hotbox” home. I live in Alabama which consistently have temperatures over 100 degrees. The home I’m renting from them is not properly insulated therefore as the sun beams down it’s overpowering my ac unit and my home is essentially hot ALL DAY LONG. It really doesn’t matter what I have it set to, by lunch time it will be 10 degrees hotter than its set for and it climbs until the sun goes down. Vinebrook sent an AC repair man who said for a fact that it’s the insulation. I talk to a supervisor who tells me to put in a ticket. A few hours later I get a call back from this supervisor telling me they will not fix the insulation or provide any units to help. I am on my own. As long as it’s lower than the temperature outside it’s out of their hands.
On a day where it was 108 outside my home was 88 degrees before I stopped looking at the thermostat and I work from home so I am here all day sweating myself out.
The audacity of this is insane, I will NEVER rent from these people again. To have a completely unsafe home is a violation of the lease they had me sign. If there is any health issues brought on by this to me or my child I will sue. In their lease it states: Maintenance by Landlord: Landlord agrees to comply with all Applicable Laws, including all applicable building,
housing, health and safety codes. Landlord agrees to make reasonably necessary repairs to put and keep the Property in a fit and habitable condition and, applicable only to multi-family dwellings where Landlord is responsible for common areas, keep all common areas of the Property in a safe and sanitary condition. Yet they want me to stay in a very UNSAFE condition.

Nothing is serious with this company. I've been without air for 4 days. I'm strugging to breathe every night. I can't request appointment days for less serious issues. They raised the rent but can't fix anything. My gutters are falling, the porches are falling apart the basement leaks the furnace leaks. And i had to scrub this place clean before moving in and it still smells like animals and feces. I don't have any animals. It took multiple people coming out to fix the toilet. I request a cover for the dryer vent outside and never got it. I requested the bay window be fixed as it is leaning which means three wood is rotted around it. They put silicone on that window. The window in the screen door is the wrong size so its not secure. And they are way too comfortable coming into my home when I am not here. For 5 years, 6 months I lived at **** ********* *** ******** **. The neighborhood was great. When we moved in the house was so dirty that Stephen, the move-in inspector, refused to inspect it and we were given a $250 credit to clean it. At the time of initial move-in, the house was managed by Prager. Vinebrook took over in 2022. Without a phone call or an inspection, Vinebrook raised our rent $200. We stayed because the area was great and it was within walking distance from my daughter's job.
There were major plumbing issues with the house. The roof leaked, the garage flooded and my BR was flooded twice. The kitchen floor had to be dug up to clear tree roots that punctured the pipes. Their "techs" who were actually handymen would show up without notice. Nate, the maintenance supervisor, who told me to call him anytime, would not answer calls or texts. The techs, who were not certified mostly did not do a good job. Then the snakes came. They started out small and began to get larger. That was the last straw. We moved out April, 2025. Vinebrook made up damages and unfounded charges to not return most of our deposit. Our rent was NEVER late. It was only after we threatened to take the repairs out of our rent did we get action.
The customer service was terrible. Noone could be reached in an emergency (and we had several) but the answering service who could only pass on our problem. Repairs were inadequate and some had to be done more than once. Vinebrook drastically raises your rent without improving the property. Now this property is up for sale and I am wondering if I should advise the listing agent of the existing major problems in this house that are not obvious to the naked eye?
If you are looking for an ethical property management company, avoid Vinebrook. If you are looking for a company that takes your repair requests seriously, avoid Vinebrook. Actually, unless you love paying your money and being mistreated, steer clear of Vinebrook.Vinebrook Homes Ohio, LLC

While the property was managed by a different company at the time of your move-in, VineBrook assumed management in 2022.
Regarding the rent increase, all adjustments were made in accordance with Georgia landlord-tenant laws, which require written notice in advance. Phone calls are not a legal requirement for rent changes, but we strive to maintain open communication through email and provide sufficient time for residents to prepare.
Corrective maintenance is a normal part of homeownership. Systems can fail or reach the end of their life expectancy, and while we work to respond promptly, some repairs may take time or require multiple visits. We apologize if the resolution process did not meet your expectations.
Emergency calls are routed through our 24/7 answering service, and pest or wildlife issues are addressed upon notification. We regret any delays or dissatisfaction with service quality.
Move-out charges were assessed based on a final inspection and in compliance with Georgia’s security deposit laws. I use to rent from them 3 years ago. I feel so bad for the current tenants. I am grateful to have have purchased a beautiful home in a safe community. This company was and still is a slump lord. I don’t personally rent from them but they own 8 out of the 12 homes in my cul-de-sac. They are ALL falling apart. Gutters falling off the houses, writing or graffiti on the brick, grass over a foot tall, deteriorating roofs and chimneys. You name it! This is in Westerville which is a very nice area and this company is decreasing the value of the surrounding homes. We spoke to a neighbor who is a Vinebrook tenant & they say they have maintenance requests that haven’t been reviewed for months!Vinebrook Homes Ohio, LLC

this company is a slumlord. there’s so many families getting screwed over by them. currently pursuing legal action to get every cent back. we haven’t even moved in! got keys and half rhe fragrance plug ins they used to disguise the smoke smell is gone… my children and i all had asthma attacks within hours. this company needs to rot, just like their houses are!!Vinebrook Homes Ohio, LLC

Me and my children are about to be homeless. I hit a rough patch. Vinebrook filed evictions on me. I paid in full and am still here. They decided to not renew my lease. So I can't rent from them, because of the filed evictions, no one will rent to me, and I can't stay. I never thought I'd be homeless. I work every day. Please read the lease.
