      Our builder was excellent at keeping us informed, was very organized, and cared for us well during the project. Our initial contact person with TOA was also very pleasant, honest, and informative as we began the process. Our designer was friendly and competent in her creative skills. Her email communications however lagged several times during the process. We didnt get our custom closets installed until the day of closing, and we had finalized them with H2 three months before.

      Develpoment was sold to us by the sales office and realtor as gated community. Now informed by TOA that gates will not be installed. ************ and ********************** still list GP as a gated community. Roads are not complete, sidewalks still need repair, fences still not installed. Have not seen a single contractor working in the development for 6 months. Have had constant issues with pool.Very disappointing for homes in this price range.

      We appreciate the opportunity to provide clarification regarding the planning, development and construction of the Traditions of America at ********** community. Early during the entitlement process, a gate was considered as one of several potential solutions to address traffic flow concerns. However, when the entrance was ultimately relocated to ***************, the need for a gate was eliminated. This change was made after careful planning and was fully documented as part of the final land development plan approval process and in the public offering materials provided to all homeowners prior to purchase. As a company with over three decades of experience building active adult communities, we have learned that gates often create more inconvenience and ongoing maintenance costs for residents than they prevent. Our decision not to include gates reflects our commitment to creating communities that are both enjoyable and practical for homeowners long-term. We respect and value the input of all residents, and it's important to note that the ********************** retains the right to add gates in the future if the community chooses to do so. We are continuing to work with the local municipality and other governmental bodies to complete all of the improvements in accordance with the approved land development plans. We remain committed to the continued success and quality of the ********** community.

      Appreciate your response. However, this development was sold to all perspective buyers as a gated community. Over a 5 year period, there was never a mention gates were eliminated. The entrances to the development were never moved from day one! How do you build 229 homes and claim you moved the entrances?Gated community home values are 10-15% higher than non gated. So we all lost home value after TOA backed out of building the gates. So now, the homeowners, have the "option" of shelling out even more money to install the gates on our own!Another month has passed and still not a single TOA contractor has arrived to complete the sidewalk repair, fencing, pond work, roads, etc. It appears once all the homes are sold, *** will abandon you, and will simply move on to their next project.

      Company initially advertised as gated community, after 3 years decided not too. This is a company that should not be trusted in any way. Numerous problems within community since day 1.

      Your response is not consistent with the conduct of the sales and construction of the Green Pond community. The approximately 200 pages of fine print provided to TOA purchasers on a thumb drive included a Public Offering Statement that confirmed the advertising materials and sales personnel assurances that TOA at ********** would be a gated community unless TOA sought approval from ****************** to eliminate the gates. If, as you state, *** had obtained that approval prior to selling any homes, why were the 229 buyers who purchased homes not given updated materials that reflected a non-gated community? Buyers were not provided a copy of the ********************** Plan you reference, but only given an illegible drawing entitled plats and plans that purported to depict the entire development on one page. Your response suggests that after being given a sales presentation and advertising materials showing a gated community, buyers were expected to locate a copy of a 112-page ********************** Plan on the ****************** website to verify that the community would, in fact, be gated. Over the entire 4-year period of building and selling homes, TOAs conduct was consistent with building a gated community and included approving a budget with a line item for gate maintenance, and numerous gate installation date estimates from the revolving construction managers on site. Almost one year after the last home sale closed, TOA advised the *** that the community would not be gated.

      We had a very good experience with *** from **** in Sales, ***** in Design to *****, the builder. **** addressed all concerns immediately and always checked back to see if we were satisfied. She is an outstanding ***************** did a phenomenal job suggesting the interior design and exterior upgrades. ***** knew immediately our taste and proceeded in that direction with the design. ***** is top-notch, kept us apprised every step in the building process and also addressed concerns immediately to ensure construction was completed as we expected. Our home in **************** is above and beyond what we envisioned thanks to ****, ***** and *****!!

      Other than a few very minor wrinkles with the kitchen window, everything went very smoothly. From our first encounter with the sales team who took their time to walk us through the models and the purchasing process to working with Hanna for our design decisions. Hanna was very good and very responsive to our multiple requests.
      As we went into the building phase of the house we were introduced to Todd Rosenberger who did an outstanding job walking us through the building process. We had weekly conference calls where Todd would discuss the progress and always followed up with multiple photos of our house. During our onsite meetings, Todd answered all our questions and adjusted what needed correction and by the next conference call he had satisfied our requests. As noted in other reviews, all our neighbors and staff here at TOA are very friendly and easy to get along with.

      For the most part we had a very good experience with TOA of Richland. Like anything else there were issues but they were all addressed. Our first contact was with Julie Rodemoyer (our salesperson) who was nothing short of amazing with us. She went above and beyond to answer any concerns we had, even right before the closing of our home. Hannah (design) was very helpful with selections for our home. Our Contractor Ben McKnight was a pleasure to work with. He updated us every week as he said he would on the progress of our home. Any questions or concerns we had he made sure he addressed them. We are in our home almost 5 weeks now and he is still hands on with any concerns we have. TOA of Richland is a wonderful community with so many friendly homeowners. It’s such a pleasure for my husband and I . The gym and clubhouse are beautiful and the employees there are so pleasant and helpful as well. We are so very glad we made the decision to go with Traditions. We are very happy with our new home and the community.

      Overall experience was good (barely). Individuals we worked with: Colleen (sales), Ken (builder), Donna/Sharon (design), Veronica (reception), Tony & Nick (site management and warranty) were terrific but there were too many instances of things being done incorrectly or needing immediate repair. Problems included tile/cabinetry/ vinyl flooring. Painting and cleaning were especially shoddy. We rarely received pushback in addressing these numerous items (many still outstanding after almost 6 months) but it is still a series of ongoing inconveniences that should not have been necessary. We expected more, especially considering the amount of money we paid.

      I'm sitting here reading these reviews and I'm sure that some have merit, but when you consider how few complaints there are to how many thousands of homes that have been built by TOA......well that tells you something about this builder. I've lived in Florida with a competitor of TOA and I have to say that TOA is a much better build then you will EVER get at Pulte. The biggest plus to these 55+ communities is the fact that they protect you from people that want to open a side job in their garage (motorcycle repair), car repair, vehicles parked everywhere and even some vehicles on blocks with wheels and parts removed. No, no thank you, I prefer my real estate values to go up, not down. I also like the fact that my wife enjoys all the amenities that come with TOA and others....yoga, pool, hot tub, various indoor games, library, mowing and snow removal.
      I also saw where someone complained about the upgrades....that is so true, but expected with each and every builder I've ever met. The only way around that is to make certain the "bones" of your home is upgraded (flooring, insulation, roofing, etc. Things such as carpet and kitchen cabinets can and will be changed out eventually when your time or budget permits it. I would be more concerned with whom your neighbor is compared to the small stuff. Enjoy every day as if it were your last and treat others as you would want to be treated. Life is good. God Bless.
