1 starOur account was transferred from Caliber Home Loans to NewRez in November 2022, so our first payment with NewRez was posted on 12/1/22. We got a fee on our first mortgage statement. When calling to clarify what the fee was for, the rep named Deborah was extremely rude, impatient, talked down to me, and had a condescending attitude and tone with me. I was extremely surprised that this is someone taking calls.
We are considering refinancing with another company if this is how we are going to be treated anytime we call in for something.Review fromChristy B

Newrez breach my husband’s contract after his refinance was signed and completed in August. Newrez alleged my husband didn’t informed them about a pool bought in May. The pool company put a lien on his house 10 weeks after the pool was purchased without us knowing and Newrez missed it when they closed my husband’s refinance. Here’s the kicker. The pool is in my name and I am NOT on the mortgage loan. I made the pool payments from my owe separate account and paid the pool off and took the lien off the house. For Newrez to approved my husbands exceptional credit and then blame him for not reporting a debt that he never inquired is illegal. Newrez tried to shift the breach of contract on my husband when indeed the proof shows Newrez breach the contract. Newrez made my husband go back to his old loan with a higher interest. They called him on a daily basis demanding money and when my husband gave in and gave them two months of mortgage payments they called for 2 weeks demanding the same payments when my husband already paid them. Ya, their accounting sucks but remember they were trying to hide they breached his contract so they put his money in a separate account until they could figure out how to get away of their breach of contract. With that being said my husband open a separate account where he was putting his monthly mortgage payments to have proof we had them because we lost all faith in Newrez. Because of this Newrez harassed us on a daily basis for monthly payments then we started getting foreclosure letters in the mail. Mind you we had the money all along to pay them but why would we when they have been so….incompetent. My husband was forced into a mortification or we were going to loose out dream farm. According to our records, you expressed dissatisfaction with NewRez Originations regarding options available after we discovered that you took out additional credit (prior to the application closing on August 4th, 2020, while a new lien for this credit was placed against your home at NC HWY 49 N Mount Pleasant, NC 28124. Additionally, you are refusing to pay your existing mortgage that is currently being serviced by Shellpoint Mortgage Servicing.
First lie from Patrick C*****; my husband Ryan B**** who is the only one on this loan DID NOT take out additional credit. I did Christy B****. The pool was in my name and I made the payments from my own separate account and had the pool paid off by January 2021 and took the lien off the house. Those pool payments automatically came out of MY account. No miss payments. No reason in hell to put a lien on Ryan’s house. Didn’t advised me that a lien would be put on our house ever! We didn’t find out about the lien until well after we closed with Newrez because Newrez spent months playing games with us trying to get out of their breach of contract. Lying to us. Making up stories to shift the blame on my husband. Proof is all in the emails I have from Melanie N. , Patricia Z. Ben C, and Patrick C. Yes, my husband was refusing to make the August & September payments because Newrez was full of mistruths. My husband was told by your notary that came to our house in August where he closed on his refinance that he didn’t have to make his 1st payment until October 2020. Melonie N. said he didn’t owe these payments when he closed. No one called him from Newrez to informed him of anything they were doing with his refinance. I had to reach out to several representatives that gave me different stories of what may of happen. Like give it time. Oh they paid off his new loan instead of his old loan. It wasn’t until I dragged it out of Melonie N. and Patricia Z. threw email that I was told what you all were doing with my husband’s refinance loan. I have the emails to prove Newrez incompetence to for fill my husbands refinance. Let me ask you this. When my husband did for fill the August & September payments why did your collections agency harass my husband on a daily basis for the same payments he made to them for 3 weeks after he made those payments? Making him send in bank statements twice because they say they don’t have it. Then I get a email from Sales manager Ben C. to make those same payments that my husband made? Incompetent!! That’s when we started looking into legal advice. Why would my husband keep paying monthly payments to Newrez after they breached his contract then when he paid over $3000 in payments. Newrez harassed him for 3 weeks after stating they never received payments. So my husband started putting his payments in a escrow account each month to prove he had his payments because he obviously lost all confidence and faith in Newrez incompetence. My husband had the payments all along and has banking statements to prove it. Then Newrez/ Shellpoint starts sending us foreclosure letters making us think we were going to loose our house that we paid out $65,000 down on and my husband faithfully made mortgage payments on since we bought our home. So, in a nut shell, my husband puts his payments in his escrow account up until he’s forced to sign the modification due to foreclosure threats, he faithfully makes all his modification payments, he’s sold off to SN serving right after and has been faithfully making monthly payments since that are hired payments than his very first loan with Newrez before the refinance. So explain to me where my husband can’t afford his payments?? You can’t because he can and always has. His payment history shows it. I had nothing to do with this loan so explain to me why Newrez dragged my finances into it? My payment history is perfect as well. My responsibility was to make the pool payments and I paid it off and took the lien off the house. So why was my finances brought into a loan of my husband’s? Why did Newrez commit forgery using my husband’s signature on a pool loan that didn’t belong to him?
Please be advised that we could not fund your loan becauseof a UCC lien that was discovered. Also, please note that we offered to restructure the existing application to pay off the current lien. In order to proceed with the existing application, we would need: updated income, credit, and appraisal would need to be ordered. This new loan would include paying off the UCC lien. All loan programs are subject to credit, underwriting,and property approval. Your prompt submission of these items will further expedite the review process.
Let’s talk about this statement from Patrick C. He missed the part when Newrez emailed Blue World Pools (Jason R.) using my husband’s signature from the so called cancel refinance loan and got information regarding payoff on a loan that is my name not Ryan’s. FYI the only reason Newrez received the information back from Jason Ross is because he communicated it threw email with me and showed me the copy Newrez emailed him with a copy of my husband’s signature. I gave Jason R. the okay to see what Newrez was going to do with it and as you can see from Patrick C. email he too confirmed he reach out to Blue World Pools without my or my husbands permission to seek finance information on me!!! That’s illegal. I’m not on any loans of Newrez and my husband wasn’t on any loans from Blue World Pools. That was forgery on Newrez part. It’s completely illegal!! And why on earth would my husband add a 10,000 pool that I’m paying for with my own money to his refinance loan? He only applied for this refinance to save the extra $160 a month in mortgage payments which would of been awesome since the pandemic was hitting. We had and have always had our finances straight. My husband had no problems making any type of mortgage payments prior to this incident. I have no problems making payments to any of my finances. NEVER!! So explain to me if my husband was approved with his exceptional credit why did you cancel his refinance loan and not notified us at the beginning before we seek legal advice and now know our rights. No I don’t have a attorney but have worked on building this case since August 2020 with legal advisors. I don’t need a attorney. I have all the proof I need threw emails, mail, cell phone records, etc…
As a courtesy, we suppressed the credit reporting for your existing loan for the months of August, September, and October. This was done because of the lack of communication from NewRez Originations regarding the funding issue. We will not suppress the credit any further. Your loan is currently due for October and all subsequent payments.
And this above statement is preposterous!! As a courtesy, we suppressed my husband’s credit reporting?? As far as I know Newrez didn’t report any miss payments to my husband’s credit report threw out the whole time Newrez was mailing us out foreclosure letters then forced my husband into a modification when my husband had his payments in his escrow account the whole time but because of Newrez obvious incompetence he wasn’t going to give them anymore money until they gave him back the fundings for his refinance because Newez breach the contract in August 2020 when my husband closed on his loan. Newrez never told us there was a issue/lien with our refinance prior to closing. Therefore it was Newrez responsibility to fund my husband’s loan because Newrez cause all the errors and cause the breach of contract on top of forgery, fraud, accounting errors, etc… and Newrez/Shellpoint wants to shift the blame on my husband??? Then right after my husband’s force to sign the modification due to foreclosure threats. Then Newrez sells his loan off to a bank we have no clue about that didn’t even send us a mortgage bill. I had to call them and you know what they said oh we don’t even know your address and I had to set up payments and a account with them a bank that didn’t know crap about taking over our loan. Then had to argue with them (SN Serving) because they were trying to charge my husband $800 from the get go stating it came from his Newrez’s modification. Mortgage services CANNOT charge fees for loan modifications. It’s a violation of regulation X. Another accounting error on Newrez’s part. Newrez has continued to cause illegal acts towards us.
We are seeking a settlement of $525,000 due to Newrez/Shellpoint breach of contract, forgery, fraudulent acts, misleading information, accounting errors, cost of legal advice, deception, harm to consumers, and emotional stress from hell and back. Once BBB gets back to me with your response that’s when I will make my decision to prepare our case to go to court in front of a jury. We never wanted this nor did we ask for it. We were just consumers looking to save some money with a refinance. Newrez/Shellpoint put us in this situation.Review fromFelicia P

1 starEver since my mortgage was transferred to them it has been a headache. I can't get anyone on the phone and I can't get them to take my money. Took me 2 weeks to pay my November mortgage and I have been trying to pay my December mortgage for a month! I've paid online twice over the phone twice and the money still sits in my account. 1 starThis was the absolute worst worst worst! loan company I've ever dealt with. I have 3 properties and have closed and refinanced a few loans. this was by far the worst experience I've ever had with a loan company.
conflicting information from every person I talked to, that is when I was able to get someone on the phone. and even then I had to shout over their kids or dog in the background. process went on for a couple months before I finally went with another company and got to deal with actual professionals. 1 starHorrible customer service. Paid my mortgage for years using "billpay" through my financial institution. Have it set to pay the 28th of each month for the due date of the 1st the following month. Oct 28th,2022 my account had $2250 pulled out ACH -- only to have it put back into my account Nov 4th. Many calls, trip to the bank, more calls---Turns out that they changed where the payments get made to-- but never notified "billpay" Found out LOTS of folks had the same problem. If I hadn't noticed the amount being put back in-- would have gotten late fees, dinged my credit etc.Review fromCheryl B

1 starThey have no consequences for there negative actions. I wish there was a way to hold them accountable for there wrong doings. I was sent multiple letters in the mail and emails that they took over my mortgage and I needed to set up my payments. I did what they said and ended up getting another payment withdrawn from my account without my permission. I have requested one of The payments back and still haven’t received itReview fromRob R

1 starNewRez purchased our mortgage Oct 01, then failed to pay the property taxes due Oct 31. When I called Dec 09 they tried to deny the liability since the loan had been transferred 'within a month' of the tax due date.
