1 starThe credit check came back with approval with conditions. I was never told what the conditions would be before they started taking fees from my account. Also, when asked to see the appartment..the leasing agent proclaimed she could not find the keys and started rattling off move in costs-fees. I asked will I be receiving a written copy. Her reply was yes. I have not received any copies pertaining to my conditional approval. I contacted the appartment(Morgan Properties-reserves at the lake)to let them know that I had decided to lease with a different apartment company. I requested a refund per the agent none will be coming. I have filed a claim with my bank.Review fromJennifer L

The female project manager at willow lake apartment Laurel is very unprofessional. She is very rude to residents!! And she needs to be cautioned before it get too bad. I went there as a resident for help and she started laughing at me and making fun of me with the rest of the leasing agents. I pay my rent frequently and don't owe the apartment any money so this behavior should be immediately cautioned to prevent it from affecting future residents at this prestigious apartment.Morgan Properties

Absolutely disgusting and unprofessional behavior from the Kingswood Apartment Management. I stayed here for one year. Never made a late payment. They made it hard to clear from the property with inflated closing costs which included ridiculous fees for damages despite leaving the unit squeaky clean and with no damages to the fixtures. Nevertheless, I made the final bill by the due date only to later receive a collection letter from the NCAA. Everything about this apartments is regrettable. Poor condition of the units which cannot justify the asking rent price. Electric and water bills are communal or opaque at best with standard inflated amount every single month irrespective of your usage. I noticed a $70 dollar difference in my electric bill once I moved to my new apartment where the PECO account is under my name and everything about the bill is transparentMorgan Properties

Don’t rent at Morgan Properties Royal St George in West Palm Beach. It’s is the most horrendous filthy living experience of my life. Not only do basically none of the appliances work when moving in, maintenance will close out your order without ever coming to your home or contacting you. Then when they finally showed up, they ripped a whole in my base board to “investigate” a leak, left a gaping hole exposing mold (I’m a type 1 diabetic btw too) and now the office is completely avoiding us and the only response we’ve gotten in 3 weeks is that they are contacting a contractor. This issue was caused by a Morgan Properties employee who had no idea what they were doin in the first place. The manager Jasmine and her staff have been giving my mother and I the run around every time and the most incompetent group of people I have ever interacted with. This is the worst place to live and they overcharge rent for this shitty apartment so I’d call the whole thing a major scam to be honest.Morgan Properties

1 starSince they bought Mount Vernon Square in Alexandria, VA, things have gone downhill. They got rid of the FOB key entrances since doing that you've had homeless people living in the hallways. They got rid of overnight security, since then we've had two shootings (to my knowledge) and people stealing car tires and packages. It seems like they keep letting the most questionable folks, the front desk associates in the front office are the laziest people I ever seen from not picking up the phone when they we're sitting next to it the entire time to giving half assed answers towards questions. With everything going on along down Richmond Hwy (building new apartments and stores) all of the former things I mentioned should be things that Morgan Properties shouldn't have done when they bought MVS. Wouldn't be surprised if other tenants especially ones who have been here longer are contemplating moving.Review fromMonique W

1 starI moved in to the skylark apartments which Morgan property own I been here since 2021 there is people who live in apt G at 4 Peabody court the noise is horrible it’s The noise sound like a generator they play loud music the children running slamming door yelling the person play loud music 4:30 in the morning I wrote a letter and emailed the property manager no response police was called 5 times . I have to sleep with head phones on because of the loud noise mean while they sleeping good . This is giving me anxiety if I knock on the door I am going to jail and losing everything I have not worth it . The police when called asked do the rental office know I yelled yes they know and the police said I could put my rent in escrow until the rental office handle the matter you hear loud noise everyday I can hear nothing in my own apartment because of the noise horrible can’t stand it I am going to take the police up on their suggestion because the rental office people sleeping good at night no one wants to do their job with this matter again the noise sound like a loud generator makes me think there may not be no electricity in that apartment the noise horrible I am not living like this hopefully this is read because this is a serious matterReview fromNicole G

1 starI relocated from Georgia in August and tried to lease an apartment unit at the Ross Ridge location. I was approved and moved in on a Friday only to find my apartment unit uninhabitable with a roach infestation. The roaches came out as soon as it got dark. They were under the cabinets, under the refrigerator, inside the dishwasher, crawling on the walls of the dining area, living room and the bedrooms. This was supposed to be an updated unit with granite counterops, stainless steels appliances, and new carpet but they failed to mention the roaches. They were large roaches and the babies were crawling all along the walls after I sprayed inside the cabinets and along all edges of the floor. And this was the first night! I didn't even stay there! I emailed maintenance and the property management that night and Morgan properties to let them know about the conditions. The next morning I received my money orders back but have yet to received my $100 refundable deposit because the property manager kept apologizing for the conditions and literally backed out my whole lease. I have yet to hear back from Morgan properties but I want others to know about this apartment complex and Morgan properties lack of attention on their roach and mice infested properties. I find it extremely hard to believe nobody else has complained about the infested properties for a $1700/month unit. BEWARE: Do NOT move into any MORGAN PROPERTIES locations!!!!Review fromDee H.

Atkins Circle was better managed when it was owned by Weinstein Properties and Berkshire. When the complex was sold to Morgan, things went downhill. Mice came out of the woodwork, landscaping started looking awful, ants and roaches started marching through my apartment, trash began piling up at the dumpsters, resident complaints were not addressed and management began retaliating against residents when they pointed out and challenged billing discrepancies. They failed to properly allocate the funds they received from the Charlotte RAMP program to my account, and when I asked what happened, I was met with aggression. I have lived here for going on three years, and that is not how you treat a loyal resident. I now have to take the time to contact legal aid to have this addressed and prepare arrangements to move because I cannot continue to deal with this. The piss poor customer service, awful landscaping, and nasty groundskeeping have turned me completely off.Morgan Properties

Do not move into Cedar Gardens and Towers. This property has a bad mice infestation. I’ve complained about mice since 3/21 until I was evicted 7/22.I took them to court and was offered 1 free month of rent. After that, the problem got worst. I was on the pest control weekly from 10/21-7/22. That didn’t help much. In 3/22 I caught 4 mice in 2-3 days on traps. All the holes were sealed to my knowledge. When I moved out in 7/22, I found a hole in the wall behind my sofa. When I bought that sofa in 9/ 2021 that hole was not there. When I moved the sofa I found 2 dead mice behind the sofa. I lost my ability to taste and smell due to Covid 10/20 and I have not regained it as of 8/18/22. I had to live in such inhumane conditions. I’ve been inhaling dead mice for and I didn’t know I was. That’s disgusting ??.Having Pest Control come out weekly they never told me they smell dead mice. I talked to the pest control guy and he knew I can’t smell. I have had mice run out on people feet twice in the kitchen and I let the front office know and they did not do anything about it. I’ve been complaining about hearing mice in walls and that the entire building need to be fumigated. Once I contacted Code Inspection about the condition of the unit, they accelerated my eviction. I lost my income due to Covid. They was working with me. Soon as code enforcement was contacted they evicted me. I applied for eviction prevention multiple times and was denied 5/22. In6/22 eviction prevention opened the program back up if you received help in the past, you could apply again. I let Cedar Gardens know I applied for assistance and they evicted me. I have so many pics of dead mice and droppings it don’t make no sense. I wish I could upload them to this site. Cedar Garden need to be shut down because they are slumlords. They only care about collecting rent money. When u put in work orders, u have to put in multiple orders for the same job bc they do sloppy work and cutting corners. Don’t move here!!Morgan Properties
