1 star-1 to be exact. I am a current resident and have requested an exterminator for 3 weeks for services. I found a rodent in my home on March 27th and since has turned into an infestation. They have chewed through walls in a water heater closet and possibly compromised electrical wiring that can be a fire hazard in my home. The property manager and staff have lied about sending an exterminator for weeks. Do not rent here. They are aware of an infestation damaging community property and harmful to community health. Their gross negligence is comprising the community they claim to serve and care for.Review fromBreanna W

1 starI don't even want to rate this not 1 star! Tuscany Pointe In Tampa, FL. The maintenance sucks. I moved in the end of Feb 2023, was charged a prorated rent for NOTHING to be ready and have an INFESTATION of roaches! I have submitted ENDLESS request and still have not received any feedback. 1 starThings were great until around 2020 after COVID-19 hit in full force. I had seen cockroach carcasses before but nothing living in either the halls or our apartment until one day I saw a live one in the hallway to which I immediately called the office. They informed me they’d have the exterminator do an extra treatment during their scheduled visit. A few years after we moved in, the locks on the lobby and side doors were removed so anyone could just come into the building. I suppose it became “too expensive” to afford the residents this small bit of safety. Not so coincidentally, packages began “disappearing” i.e. being stolen. but instead of putting cameras into the lobby, we were told to just send items to the office, which would only hold them for a certain amount of time because MP was too cheap to do anything useful. In addition to the roaches, the complex is also infested with bedbugs, but shock and awe (sarcasm FYI), absolutely nothing was done. We attempted to alleviate both bug problems ourselves to little result. When my husband spoke to the exterminators, they were at least honest with him and said the work needed to be done was more than Kingswood/Morgan Properties was willing to pay for. We should’ve started escrowing our rent at this point, but we’d been house hunting since 2020 and hoped to be out that year. When we did buy, we had to trash a decent couch because your slumlord rental company is too cheap to do anything about the bug infestations. It also cost us over $2k to get someone who’d even throw it and other items away. No cleaning company would come in with the bedbugs, which is why things were left undone when we left. STAY THE HELL AWAY FROM THIS COMPANY. Clearly they're still making money hand over fist if this kind of stuff is allowed to fly. Hopefully this and other reviews will make enough of a dent in their bottom line that they'll actually give a damn and do something.Review fromAllison H

1 starThis is in regards to Bishops View in Cherry Hill. I moved in 5 months ago and have already had 25 service requests. The most recent was a hose that came loose on our washer and flooded the garage and half of our first floor. They said "this always happens" and fixed the hose with a zip-tie because that's how they "always do it". I requested a new hose or a new washer and they said that would not be needed. They did not get someone onsite until 23 hours after the incident. I called their 24 hr service 3 times but the claim they have no record - I have my call logs to prove otherwise. This is typical though, they do not address service requests timely, they do not provide notice of someone arriving, they call same day and say "can someone come now" and expect you to be there or allow it. I have been charged 4 months for insurance after providing my own before move in and taking the warning letters to the office to advise them of the discrepancy. Their response "corporate always does this" and assured it would be taken care of. It still has not been. I have tried to get out of my lease with no penalties and refund of my security deposit after this most recent incident (which is still ongoing) but they only responded with the standard buy-out agreement. I have warned them twice that I will be getting lawyer and after their generic response, I am now following through with it. I will tell everyone I know (which is a large community) that they are to steer clear of Bishops View and Morgan Properties.Review fromKathleen M

1 starApartments horrible, parking lots horrible, backyards horrible, leasing agent talking about other people personal business about being evicted, outdated appliances, utility closet using as a food pantry that's dusty and dirty and never been cleaned by maintenance not enough closets to store your clothing you have to rent a storage unit to place your extra belongings. Rent over priced. I can't believe how they allow these units to go down and want to try to say they upgraded some of the apartment's, because they add the black appliances every apartment should have received them not just some to make the rent higher for those units, everyone deserves new appliances.Review fromRegina A

1 starMy son and his girlfriend live there. They are young and getting taken advantage of probably because of their age. They have mold on the wall, windows, and dish waster. They can barely use their sinks due to being stopped up with something that he and his girlfriend have continuously tried to fix. DON'T MOVE HERE!!!!Review fromCheri J

1 starMy bathtub has a hole and mildew, my refrigerator door does not close completely, there is peeling paint in the kitchen, and water damage in the master bedroom. I've been calling North Hampton Management for these repairs since May 11, 2022, the day I moved in, and nothing has been done All I want is for the damages to be repaired so I can take a bath instead of washing up in the bathroom sink for the past nine months. I have been treated like trash and repeatedly lied to over and over again. The damages are still present when the housing inspector returns to inspect the unit thirty days after the initial visit. Three months were given by the housing inspector for them to repair the damage, but nothing was done. The unit is currently under abatement as of February 1, 2023. I have been visiting the office every day of February 2023 to inquire about the timing of their arrival to repair the damage to my unit. North Hampton Management team believes they can do whatever they want when they want and treat their tenants, however, they want. This here is unacceptable, unprofessional, and unsanitary. North Hampton Management team provides poor customer service and places their tenants in dangerous situations with no regard for their safety leaving their tenants in poor conditions. The courts expect landlords to complete all safety-related repairs within 30 days or less. In my case, safety-related repairs were neglected for nine months and still being neglected. Furthermore, landlords must provide tenants with a safe and livable rental home, and the landlord is responsible for keeping the rental unit livable.
