1 starDO NOT move into any of their properties! The customer service is horrible, overpriced, and need updated. I had trouble making rent payments multiple times because now all of sudden they don’t accept money orders, which is ridiculous!Review fromMichael C

1 starWexford Apartments owned by Morgan Properties in Charlotte on Wexford Meadows Dr------I would not recommend these apts. to anyone in their right mind. Ever changing and poor management,substandard maintenance,trespassers using the dumpsters, dealing drugs in the parking lot,drugs being dealt out if the apts.,horrible weed smell is always present,2 drive by's in so many years,visitors must pay for Pango parking or be towed$$,And tenants after leaving and waiting for their security find they're charged for damage that was several years old before we occupied the apt.So in short a horrible experience from start to finish!! 1 starI would give 0 if I could !! I live at the apartments of Diamond ridge ! The worse place ever my rent is $1570 +9 trash fee + 60 water bill, added every month totaling $1648-$1650 my problem is the rent increased but the property wasn’t remodeled when I moved here they barley wanted to give me a new refrigerator to match the stove,one item was black one item was white , ok I’ve been here since April the pool was always dirty throughout the whole summer , we’re charged a gym fee but nothing in there works ! My real issue is the constant rudeness from the rental office and the ventilation in my second bed room which is occupied by my 8 year old ! It’s freezing cold it literally feels like out side and on top of that the ceiling was leaking water which they did fix but never the vents ! They sent out letters about painting and asked for all of the patio furniture to be removed , or u will have a $50 fine , I did my part moved my furniture to clutter my living room 2 days pass by no painters , I called the leasing office to find the exact date so that I can move this furniture of course it’s never a straight answer ! And also the trash , they charge you for trash but it looks like on some days tht trash is not picked up for 7 weeks this business needs to charge residents what they are actually worth ! 1 starThe property at Oxford Manor- Mechanicsburg, PA. (I had posted a review on Google and copied and pasted from review). This place is a pile of garbage and it smells of musty mold and mildew. We moved to this place back in April and were disappointed in the management change after the first manager had been moved to a different location. The new property manager is so unprofessional and unqualified to manage a property. She called my sister and my mom a liar about the habituality of the apartment when the property manager did not care about the wellbeing of residents. The property manager had yelled at my mother and lied multiple times about multiple things such as an ADA form as my mother is handicapped. We found mold in the apartment and we developed new health problems. My mother's diabetic and she developed a diabetic ulcer which had ruptured on her right foot and is now worried about amputation as it is a major concern since her diabetes became uncontrollable because of the condition of the apartment. I developed anxiety, depression, and eczema (which I have never had before.). It is saddening as this is by far the worst I have ever came across. Another reason I don't recommend this place is how long it takes for maintenance to come by or be told it is not emergency or the apartment doesn't exist but solely for rent. The smoke detector is not connected it's mostly decoration as it is battery operated and we had a small fire and it didn't go off. So if you value safety, proper management, and those other things that check the boxes look elsewhere where you can get more. After these things had occurred, we had asked for an inspection of the apartment through the township to be told nothing can be done as "nothing was wrong" I was sick with borderline pneumonia for a over a month. The inspector didn't even have a note pad or inspect properly. All this led to eviction- beware there are no concerns for your health. DO NOT LEASE HERE.Review fromMariah L

1 starThis company is pathetic! I cannot wait until my lawyers gets his hands on this! I had someone shot under my window they did nothing i have caught 20 mice (thanks to my cat) they did nothing! I dealt with animal abuse under me they did nothing! And also a gnat infestation because of the abuse under me DO NOT RENT WITH THIS COMPANY i have so much proof of everything for the past years i kept quiet until i left but im just getting started. 1 starI would pick zero stars if allowed. I left an apartment I loved because Morgan properties took over. And recently I had a friend have the same experience I had so I decided to add my complaint here as well. Not only did they start charging for parking spaces, raise the amount on the laundry machines, and ignore a massive roach problem (spaying 1 apartment, but not the building, sending roaches EVERYWHERE).. but true to prior reviews, the "damage" in my apartment when I left was just about exactly what my security deposit was. Even with proof, they kept my deposit, as is customary for them. They charged me for "damage to the kitchen floor" that was clearly part of the cheap wood-look floor covering (as "damage" was repeated in several spots). Rude doesn't begin to describe the office staff/leasing agents, and if you try to go to corporate... guess what, they don't answer the phone and route the complaint BACK to the leasing agent of the property you reside in. The whole company is a scam. I would live in my car before I would rent from them again.Review fromJamilla B.

5 starsI moved to Briarwood Place, Laurel, Maryland in October of 2022 and it was a horrible experience! Everything was wrong from the customer service to everything in my unit upon moving in and to no avail no one listened and tried to make the situation right but on January 22, 2023, some of that changed due to Ricardo Rivera! I put in a ticket for my washer for the 4th time and he showed up in more ways than one! He listened to my concerns and then acted on it! I’m so happy that at least I know I can count on him to follow through on his promises! Big Kudos to him! Thank you for showing concern and then fixing some of my concerns! 5 starsHello we everyone. It saddens me to read so many complaints from unhappy tenants. I do rent from Morgan Properties and have been for 2yrs. I have never had a problem out of these people. My situation may be a little different from others but my leasing team is awesome. They go above and beyond maintenance included. Morgan Properties does not appear to have a reason for me to come on here and bash who I rent from. This is what open door policy in our leasing office is for. I love my community ???? my apartment ????my neighbors ????my leasing office ???? my maintenance team ????. I'm just happy and grateful to be here. 1 starOn Christmas Eve we were out of town and were one of the hundreds of people that had a pipe burst in their apartment. From the beginning there has been very little communication on how this will be handled, to no fault of individuals working in the office, they have no information for anything that is asked. We have asked numerous questions, all of which were answered with "we still don't know" or "we don't have any guidance right now, we are waiting on answers too". This is very sad and disappointing that there is no information to be passed on and if any updates are provided, it is day-of. We do not know who is entering our apartment, we don't know what they are doing, there has been no specific list of repairs given other than saying our carpet will be replaced. According to the fire department, when they were in our unit at the time of the flooding, they opened our bedroom door to boot-height water...Our neighbors had a severe mold problem that caused physical health issues right next to us. We consistently experience mold problems, on the ceiling and around the baseboards. When discussed, it is solved by spraying over it with primer. It is not taken seriously. Considering the amount of water that was soaking the floor and bottoms of the walls in our unit for days, there needs to be a major overhaul for the apartment and likely the building. We have been displaced for almost two weeks with essentially no direction for what is going on. I asked about moving the furniture because we have not removed furniture yet for insurance reasons. I was told the vendors could not move furniture, they can lift it though while the carpet is installed. There is a full furniture set and a king size bed, this is not possible to simply lift while the carpet is being installed. What sense does it make to lift up damp or wet furniture, “repair the carpet” and then set the damp and water-damaged furniture back onto the brand new carpet?
