Summer of June 2025. I sat down for an interview with the manager. I explained I was interested in an apartment but unsure if I would be staying at my new job. She told me to give a deposit and not to worry because there was a waiting list for my apartment and they wouldn't lose any money. She had me sign papers. The job did not work out. Two prior to moving in I told them they can rent to next person on waiting list. She didn't refund the deposit and asked for $7,0000 for breaking the lease. Nature of Complaint: Ongoing Neglect, Safety Concerns, and Request for Early Lease ****************** at Hawthorne Manor Apartments has been a constant source of frustration due to unresolved maintenance issues, safety concerns, and privacy violations. Despite repeated attempts to address these matters with management, the issues persist, leaving us in an untenable living situation.1.Unresolved Maintenance Issues: For months, black powder came from our bathtub faucet despite multiple service requests and photographic evidence. Managements dismissive suggestion to monitor water usage did nothing to fix the issue. Other requests, such as a broken patio screen door and a non-draining sink, were ignored or delayed.2.Privacy Violations: A maintenance worker entered our apartment without notice while I was showering, claiming it was a maintenance emergency. This unannounced intrusion was deeply unsettling and unacceptable.3.Lack of Security: The buildings front door is frequently propped open, compromising safety. Despite notifying management, nothing has been done to address the issue. When we installed a security camera, management ordered its removal, further eroding our sense of safety.4.Disrespect for Property: During a plumbing visit, we returned to find our apartment door left open for hours. Inside, our belongings had been disturbed, and personal items were carelessly dumped onto the bed.5.Unfair Late Fee: After a $25 rent payment was declined due to a bank error, management imposed a late fee without notifying us or giving us the opportunity to resolve the issue, demonstrating a lack of communication and fairness.These repeated failures breach the implied warranty of habitability and tenant rights. I am formally requesting the ability to terminate our lease early without penalty or fees. The Regency under A R Building Company is NOT a safe place to live. They have no compassion or care for their tenants. There are over 100 people living in an apartment complex that has had close to 10 fire alarms in a 12 month period. We receive no communication as to what is causing the issue. People almost dont take it seriously since it happens so frequently. Management said were handling when I called to inquire about it. As if thats a sufficient response. They send out no correspondence as to an ongoing issue. They believe its faulty wiring. So we pay upwards of $1700-$2000 which includes a $200 ancillary fee when the building isnt even fully functioning properly. What kind of sense does this make? They shouldnt be able to rob us blind when so many issues are happening behind the scenes that we are unaware of. All tenants should be entitled to some sort of compensation. We are paying to live in apartments which arent safe.Initial Complaint

A.R. Building Company owns and operates ************************************** at ********************************************. I leased an apartment from A.R Building ** from June to December 2024. I am a military service member and broke my lease lawfully in December of 2024 in order to execute a Permanent Change of Station. The lease I signed states that the rental unit shall be cleaned and left in the same condition as when it was leased. Prior to leaving I cleaned the apartment and noted no damage beyond normal wear and tear. In addition, the landlord did not conduct a move-in inspection or a move-out inspection. When I moved in I noted some minor damage to the landlord. The carpets suffered no damage during my lease.Around 10 days after we moved out the landlord billed us a $190 'carpet cleaning fee.' When I asked the property manager why we were being billed this amount she said it "auto populates" whenever anyone moves out and noted that she understood we were only in the unit for 6 months but that the charge was 'mandatory.' I protested that the lease does not require a $190 mandatory carpet cleaning fee. The manager referred to a section in the lease, tacked on to the paragraph about returning the unit in the same condition as when leased, which simply states "TENANT agrees to pay a carpet cleaning fee, in addition to any of the above charges, when notice to vacate is given." Additionally, in a form titled "lease acknowledgement form" there is a bullet that states "Termination Instructions and Mandatory Professional Carpet Cleaning by our designated carpet cleaning service." Finally, in an unsigned word document, the company states that the rate for carpet cleaning for a 2bd unit is $190. I believe this practice is unlawful as the landlord specifically places a vague term in the lease in order to charge whatever amount they desire. Additionally, it is uncertain the company hires a company to complete the service. On 27 Dec I paid the fee.Initial Complaint

i paid application fees to this company i was told weeks ago i would get 250 dollar credit i got nothing and the employee ***** appears to be ignoring me. i want it ***** and the 150 dollars why? application was not processed correctly as i am disabled. their recirds will show i dont need a dog my doctor clearly indicated i am disabled and never got the right paper to indicate the connection between dog and disability. as such they promptly rejected my animal application so despite me being told by one person it was approved i was told i was denied. I was charged for a cancellation fee with Chatham Commons Community after I moved out of the complex. I was told on the final move out date, when turning in my keys, that I had no other fees associated with my account, and that I was good to go. I received a confirmation email with my original written notice that the only fees I owed were for carpet cleaning, in which I paid with the last month rent. I was never informed in this confirmation email with my 30-day written notice that I would be making any type of violation, and according to the leasing document, I did not. I had a written lease with Chatham Commons from 06.01.23 through 09.30.24. In July, I notified the leasing office 60 days in advance that I would not be signing another full term lease. I asked if there was any way I could get additional month if needed, and was told that it needed to be approved by corporate and that I would receive communication when confirmed. I received notice that I was approved for a month to month basis, but could not exceed 6 months before needing to sign another full term lease. I asked what the notice would be for moving out with a month to month agreement and was told that I needed to give at least a 30-day notice. On 08.29.24 I notified the property manager that I would not need any additional months and would be moving out by 09.30.24. It was never communicated to me that this is a violation and the leasing documents with Chatham Commons for a month to month basis do not state there are any minimums. On 10.15.24 I received written notice via mail from Chatham Commons that I owed their company $1,962.75. Prior to receiving this notice in the mail, I received communications via email from Resident Advocate that I was in violation and that I should have already received communications from Chatham Commons. My information was sent to a third party prior to any other communication from the company. I was told I had 1 week to respond before being sent for collection.Initial Complaint

I need for someone in higher management beside of the office manger (******* ******) to give me a call. On the morning of 12/02/2024 I received an email from an anonymous email supposedly a neighbor from around the apartment complex calling me a "Donkey" and telling me to shut the f*** up. The apartment complex manager is the only person that has my email information or any of my information. I have never given my information to anyone around the complex because i stay completely to myself. I have had multiple altercations with the property manager and i have asked to speak with higher management multiple times. The property manager would never give me the proper information. This situation has recently worsened when i was charged a bunch of extra fees and i gave her a phone call to fix the situation and the property manager hung up the phone on me as i was asking about the extra charges. I then walked down to the management office to speak to her about the situation. As soon as i walked into the office ******* threatened to call the police on me. I never threatened her in any way or called her out of her name so i do not understand why she threatened to call the police on me. So i then called the police onto the property for my own protection. The situation was never resolved between myself and ******* but now I am receiving unknown emails like this. which is very unprofessional. This is a form of harassment. I know that this situation will not get any better at this point. I would like to be removed from this lease. i am no longer comfortable with being here. We complained of weed smoke at our non smoking apartment since August. We were ignored until October. They told us we then had to wait for an addendum to be active to seek a remedy. Then told us to wait to file a complaint again. I said I had health issues and they refused to let us out of our lease with 2 months left unless we pay 5000 dollars! They broke the lease as far as I am concerned. They said since we didnt ask to move after the first time that they wouldnt allow it. I lost my job so they said it is because of that that we want to move which is untrue backed by my emails going back months ago. I want out of this lease without that fee due to THEM breaking our lease. On top of that our garage hasnt been able to open since move in due to our neighbors.Initial Complaint

I understand that companies have the right to terminate a lease at will. However, while I wasnt entirely surprised by the decision, I was hoping I was wrong. I have always been an honest tenant. In September, I contacted ******* to inform her that I was starting a new job and would need a signed notice to quit in order to provide documentation for Principal to process a financial hardship request.Then in October, I reached out again to share that my son had been involved in a serious accident. On October 5, he overturned in a gas tanker truck, and the incident was in the news. During this difficult time, I reminded ******* about the signed notice to quit that I needed. On October 16, I contacted the office again and spoke with ******, who informed me that ******* was in a meeting and would not return until October 18. I also contacted ******* at AR Building via email that day, explaining the urgency of the matter.Unfortunately, because I could not obtain the signed notice to quit in a timely manner, I filed a complaint with the ************************ to avoid eviction. However, an inaccurate response was provided to the ************************, and less than 15 days later, I received notification that my lease would not be renewed. While I wasnt surprised, I was deeply disappointed. I didnt want to believe AR Building would retaliate.I have consistently paid my rent, even late a lot. AR Building can acknowledge that while I have faced challenges, I have always fulfilled my obligations. It is troubling that my lease is not being renewed now, given that if I were truly an unreliable tenant, the company could have chosen not to renew my lease in any of the prior years (2017 through 2024). Legally, they had the option to revoke the lease during any renewal period, yet they did not. This situation leaves me feeling as though the decision to not renew my lease is less about my history as a tenant and more about circumstances beyond my control.Customer Answer

Prayerfully this will be the last email to add. If Corporate needs to verify the validity of my complaint, they can read an email sent by ******* that noted that she spoke with me earlier in October about needing a signed notice to quit. I am asking them to read all emails because I even specified that I would reach out to the ****************'s Office for assistance to make sure I had a chance to still pay my rent. I have never paid late whereas an eviction process had to be followed. Again, I have been late frequently but never once was my lease nonrenewed, and this is why I find the timing to line up with retaliation because I complained to the attorney general's office. Again, no hard feelings but I wanted to inform someone about the tactics used against me.

In September, after starting my new job as a CTE Teacher, I informed ******* that I would be late paying my rent for October because I wouldnt receive a check until October 31. However, on October 5, 2024, my son was involved in a severe accident in front of ***** Club in **********, *******. The incident was covered in the news. Thankfully, God spared my sons life. Despite the severity of the crash, where tanker trucks were involved and could have exploded, no one else was injured. My son sustained a broken right humerus and a left collarbone. I immediately called ******* to share this with her.
At no point did I say I had to withdraw money from my 401K to help with medical bills. What I did mention in September and October was that I needed a signed Notice to Quit in order to submit a financial hardship request.
Additionally, ******* never spoke to me about any meeting. I only learned of it when I called the office on October 16, 2024, and spoke with ******. I also called a number in ************ and spoke with someone named *******, who gave me her email address and said she would do her best to reach someone. ******* confirmed that the managers were in a meeting at that time. I was deeply disappointed by Tiffanys response, especially given my respect for her. I never imagined she would misrepresent the situation, but I was mistaken.

Suppose a representative from the **************** reviews my history from 2017 to the present. In that case, they will see that while I have been late with payments at times, I have always communicated promptly with local management. Additionally, in 2019, when my daughter and I dealt with a rat infestation in our apartment, I allowed the company to resolve the issue and chose not to involve health authorities or other agencies.
However, I cannot ignore that the decision not to renew my lease came shortly after I raised concerns with the *************************. Had this timing been different, I would not perceive it as retaliation. I expected one of two things to happen: either a significant rent increase or the non-renewal of my lease. Unfortunately, the company has chosen the latter.
Whether my lease is renewed or not after the processing of the complaint, I feel it is important to speak out about how this company operates, and I hope that they do not treat the next person the way I have been treated because I wanted to know my rights about not having a signed Notice to Quit.

For your reference, details of the offer I reviewed appear below.If the company really read the initial complaint, they would have read an honest complaint. It is fine that they nonrenewed my lease but as stated previously, the timing lines up with retaliation and this is something they have to live with and in the meantime, nothing good comes out of lies. Thank you, BBB, for all of your support in this matter, and they could have nonrenewed the lease as shared between *********, the timing lines up with my complaint to the *********************** and I stand by what I have shared with your company and wish to have my complaint publicly posted for others to view. It goes to show that they could only reply with "Tenant was late" but never acknowledge why the late payments never contributed to them nonrenewing the lease before now.
Thanks again for your assistance.
May God bless the ones that are in charge and the ones that have lied as well as know deep within, they retaliated. Nothing good will come of it!

It all started the day I moved in to my new apartment on October 18th. I went to get into my apartment for the first time and the agent gave me the one keys so I couldnt get into my apartment and then proceeded to tell me they had to find them she sent the maintenance guy to the wrong apartment 45 mins went by before I was let into my apartment and he had to go find the right keys. From there on it was awful and got worse everyday I filled out multiple work orders within my first week of living there that I will attach down below. The apartment was dirty and had not been cleaned upon moving in. My dishwasher was broken upon moving in. The apartment was covered in cat hair I even had to go to the doctor because I got sick from it being as Im allergic to cats. Pictures of all the lumps of cat hair will be provided. My ******** is falling out of the wall, still hasnt been fixed. I had to call emergency maintenance when a horrible smell was in my apartment that gave me a headache to where I had to leave. My air conditioner/heater had to be kept off because it was blowing out black stuff all over my mattress and when it got so hot I had to use the air I moved my bed in the living room just to be able to be comfortable and not get covered in black dirty stuff. After 9 days of being in the apartment I had gnats show up everyone an absolute infestation to which had nothing to do with me. Ive paid for 7 traps along with about 20 refills and bottles of sprays. The apartments had pest control come out multiple times but these were so bad they were in my fridge and freezer and still are to this day to where Im not even staying there anymore. They were so bad they somehow got inside my freezer boxes of food and died on my food to where I threw out absolutely everything in my freezer because that is absolutely disgusting and no one should have to deal with this. I was informed in emails of things and will show dirty living conditions/unsanitary conditions. I have more photos
